E

veryone knows a story of somebody buying their dream car, only to spend the rest of their time and money continually trying to liberate it from the mechanic’s clutches. These cars are called “lemons,” and we all know what the residential equavilent of a lemon is — the dreaded “money pit.” A great way to avoid this vortex of time and finances is to buy new. This gives you the opportunity to do research into the reputation and past track record of your developer and builder, and to ask the important questions about what you can expect in terms of maintenence, additional costs and lifetime of materials.

And building technology has come a long way in the last few years, providing homes with more efficient and costeffective heating and cooling, lighting, and improved air quality — not to mention being more sustainable by using less energy. And like with buying a new car, you can’t underestimate the value of a warranty. Every new home built in BC must include the 2-5-10 warranty — one of the most stringent in North America. So avoid the money pit by buying into any one of the many options developers and builders are creating right here in the place you love to live.

The St. George Townhomes City Homes witH Country spaCe » by Stephanie MacDonalD Entering The St. George’s enclave, you can immediately feel the thought that went into designing this collection of 16 townhomes nestled on a quiet, verdant street right between East Van’s most popular and most up-and-coming neighbourhoods. Outside the architecture by Stuart Howard Architects complements the established neighbourhood with classic heritage details, clean lines, and an elegant, tone-on-tone colour palette. Green spaces with benches and lush landscaping entice you to sit and enjoy the outdoors. Inside the spaces are even more inviting. 18 METRO VANCOUVER NEW HOME GUIDE | MAY 2 - 16, 2014

CEntrEd in thE hEart of EaSt VanCouVEr People are becoming accustomed to the fact that for many, living in the city means sacrificing space for lifestyle. One of the first things you notice about a home at The St. George is that there is room for a full-sized life. Each home features three bedrooms over three storeys, with floor plans ranging from 1,353 to 1,500 square feet. The large, formal dining room can comfortably seat up to 10 people, the long kitchen island accommodates breakfasts as well as room to cook, and the spacious living room, which

opens out onto a large patio, is big enough to entertain a crowd or to cozy up and watch a movie. The kitchens are equipped with a stainless steel, gourmet appliance package, including a built-in microwave, an integrated dishwasher, KitchenAid gas range and a French door-style refrigerator. A powder room and clever under-stairs storage room round out the main floor. The second floor has a large bedroom, easily accommodating a king-size bed with room to spare, two large closets and views into the quiet, green courtyard that anchors the property. Attached is a generous ensuite,

featuring double vanity sinks, Caesarstone countertop and a deep soaker tub. A second bedroom on the middle floor is next to a versatile flex room, perfect for storage or an in-home office. The top floor is home to the master bedroom and another expansive, well-appointed ensuite, with generous storage space, and tranquil views onto the greenspace and the neighbourhood gardens. “With this versatile layout we’ve seen families use the master bedroom for a large playroom, and the parents use the middle floor as the master to be near their baby’s room, We’ve also had many people looking to downsize into a turnkey ready home without feeling as though they are losing space,” explains James Evans of Silk Properties. A strata home makes for a low-maintenance lifestyle, and the common areas are green and inviting, bringing residents outside and giving the property a real community atmosphere. For young families the layout is ideal, parents can escape to the master oasis on the top floor, and kids have the space they need to grow and thrive. Large patios off the living areas extend into the park-like landscaping and act like an extension of the living area on sunny days.

James believes this development will appeal to a large array of different buyers: “These homes will be attractive to those people who need square footage. We’ve also learned that people like versatility in their homes. You can’t predict all the ways that people will live.” The St. George comes on the heels of the previously successful Silk Properties project, The Jeffs Residences, a beautiful heritage redevelopment on Charles and Salsbury in the heart of the Commercial Drive neighbourhood. Being in the middle of a very desirable Vancouver neighbourhood is one of the things that The St. George has going for it too. “We are one block from Fraser Street, which is really the next Main Street,” explains James. Shops, restaurants and a library are a short stroll out the front door. The Cambie Street transit corridor is a few blocks away, as is Queen Elizabeth Park, Hillcrest Recreation Centre, Oakridge Mall, and all the great dining and shopping opportunities of Main Street. Surrounded by single-family homes, across the street from John Oliver High School, everywhere you look you’ll see gardens and greenery.

The central courtyard will offer little ones a safe place to play, including a natureinspired playground that blends the fun of playing in the forest with the natural charm of the landscaping. Everything you could want from a single-family home is here – both inside and out – without relentless yard work and maintenance, and at a price you would never expect to see west of Burnaby.

The 16 three-level, three bedroom homes’ pricing starts in the mid 600s. The presentation centre and display home are open from noon to 5 pm, every day except friday, at 5731 St. George Street in Vancouver. Visit www.stgeorgetownhomes.ca or call 604.558.1907 for more information. MAY 2 - 16, 2014 | METRO VANCOUVER NEW HOME GUIDE 19

Your Mortgage in a Divorce or Separation – What’s the best Way to deal With the matrimonial home and mortgage? » by kris grasty

kris grasty

is a mortgage broker with Dominion Lending Centre’s Canadian Mortgage Experts and an active member of the MBABC. Kris maintains a strong focus on educating clients on all options. For more information visit his website at www.krisgrasty.ca or reach him at kris@cmexp.com.

This is not a fun topic nor is it a desirable situation, but the fact is that 41% of marriages end in divorce according to Statistics Canada. And about 10,000 of these occur right here in BC. That figure doesn’t include people living as Common-Law, but the four in ten average is likely similar to this group as well. Whether legally married or living common law, if you both have ownership of the home and are registered on the mortgage together this information applies. It would be great if it was as easy as just cutting the home in half, but since you can’t, there are several options to consider when dividing your personal interest in the home. Here are the common options:

Retain your original mortgage while one party resides in the home – Many people without the proper guidance go this route due to the perceived ease of this transition, yet it has some potentially undesirable effects. Issues to be aware of – Both parties remain on the mortgage and on title, so both parties are liable to maintain the payments. If the occupier ceases to make payments or loses the ability to pay, then the former spouse is still on the hook financially to make these payments. This can lead to increased monthly costs and an undesirable foreclosure that could eventually cause damage to your credit.

Sell the home – You could list and sell the home, using the proceeds to pay off the joint mortgage and possibly some of the joint consumer debt accounts, then divide the remaining proceeds as agreed and move on in your different directions. Things to consider – There are several costs involved in selling the home; prepayment penalties owing to the lender by breaking the mortgage, Realtor fees, legal fees and closing costs associated with the transaction. You will have to carefully asses the current property value and existing equity remaining to accomplish the desired outcome. You must also requalify for your respective mortgages on your own if again pursuing homeownership. Buy out your former Spouse, yet remain in the home – If you 22 METRO VANCOUVER NEW HOME GUIDE | MAY 2 - 16, 2014

have enough savings to pay your former spouse their half of the equity then you could simply buy them out. The mortgage and title will still need to be adjusted and some legal protection put in place.

Assume the mortgage – The mortgage must

be assumable and your lender must agree to this change. You will be required to qualify for the mortgage on your own merit and must maintain the current payments at the current interest rate and amortization. “Assuming” a mortgage is less costly than refinancing or selling, but there is no flexibility in terms of other changes to the existing contract

Refinance the home – You can refinance

to access the equity required to pay out your former spouse. This method may have more flexibility due to being able to renegotiate rate, term and amortization but will require legal fees and you may incur penalties for breaking the existing mortgage contract. The spouse leaving may want to obtain a “Deed of Trust to Secure Assumption” allowing them to take back the home if payments are missed and would want to be notified by the lender of any arrears should they occur. The party retaining the home may want to have the former spouse sign a “Quit Claim Deed” relinquishing any rights that they have to the home. Do you know about SpouSal buy-out programS? Many lenders and the mortgage insurers understand that a divorce is a costly and

You could list and sell the home, using the proceeds to pay off the joint mortgage and possibly some of the joint consumer debt accounts, then divide the remaining proceeds as agreed and move on in your different directions.

extensive life event. As such, spousal buy-outs are treated differently than normal refinances and lenders will allow up to 95% of the home’s value to be refinanced as opposed to the 80% limit imposed by today’s lending rules. Both parties are required to have been on current title and the refinance is structured as a purchase with a legal sales agreement and may require a mortgage insurance premium.

moving on! Often overlooked during all of the chaos is how will you qualify for this or your next property? Whether looking to assume, refinance or purchase another home, many lenders will require a legally prepared separation agreement and may require proof of 3 months Alimony and/or Child Support payments received. This is especially important if you need to include these amounts as income to qualify and may

cause a delay in homeownership for one or both parties. The end goal for everyone is to obtain financial independence, maintain healthy credit and ensure that the division of assets is completed fairly and equitably as agreed upon. It is highly recommended that you both seek independent legal advice and consult with a mortgage broker in order to help you navigate through this difficult situation. //FUNDAMENTALLY SPEAKING

HOW TO AVOID YOUR OWN

moving horror story » by WAYNE KARL

WAYNE KARL

is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at

wayne.karl@wall2wallmedia.com

or follow him on Twitter at Twitter.com/WayneKarl

When buying a home, you likely will consult with a team of trusted professionals – a mortgage broker, lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. Then, assuming you move ahead with your purchase, eventually you will likely need a mover. People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform – taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. Case in point: the following example, which admittedly doesn’t involve a new-home move, but the experience is all too common. So is the lesson learned – unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last-minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms – including large, well-known companies and smaller, independent ones – I selected a moving company in Whitby, where the pick-up was to take place. Drop-off would be in Waterloo. We agreed on price ($350) and time (9 a.m.) – after I was very clear the move would involve an out-of-town destination. All details were confirmed in a “contract” exchanged via email. The crew was on time for the move the next morning, but almost immediately began talking about a higher rate – $360. Not a huge difference, but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: » The company I originally contracted the job to the night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm. » My original contact, who was easily available on cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival in Waterloo, the movers said the fee was $500. “It’s taking longer than we thought, and the furniture is heavier.” » “Sure,” I said, “right after I call the police.”

30 METRO VANCOUVER NEW HOME GUIDE | MAY 2 - 16, 2014

With that, the sordid tale ended. The job not complete, left for us to move the furniture indoors, now the victims of one of the Top 10 scams monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me. CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing » Get the terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the Better Business Bureau,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fi x a bad situation after-the-fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. Make sure you take the proper steps – and the time – to protect yourself.

packing tips To make your move a little easier • Gather boxes in all sizes from friends, neighbours and stores.

• Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.

• Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home. • Reinforce the bottom of boxes with extra tape for added strength.

• List the contents of the box on the side of it.

• Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

• Don’t move flammable, combustible, corrosive or explosive items such as paint, gasoline and ammunition. • Pack a bag of personal items you’ll need during the move and keep it in an easy-to-find place when you pack.

PANORAMA STATION

Where Everything Connects » by SUSAN M BOYCE It’s been a few months since I visited Panorama Station, so I’m looking forward to some dramatic change. But as I pull into the visitor parking spaces, the word “transformation” immediately pops into my mind. Located on a sloped property in Surrey’s Panorama neighbourhood, Panorama Station is clearly developing its own, unique character. Clusters of townhomes have sprung up between the many mature trees that have been lovingly retained throughout the site, and fresh plantings of rhododendrons are ready to burst into bloom. Roadways have a pleasing, gentle curve and open feeling, as if they’re just waiting for local kids to set up a spontaneous game of street hockey. The entire ambiance is one of lush, green tranquility.

CELEBRATE OUTDOOR LIVING

“Our density of 16.8 units per acre is much lower than the average and actually puts us in the luxury category,” says sales manager 34 METRO VANCOUVER NEW HOME GUIDE | MAY 2 - 16, 2014

Swarn Johal. “Not only does it feel more inviting, it means every home has a huge backyard accessed directly off the main living level.” She’s not kidding when she says these private outdoor spaces are much larger than you typically find in a townhouse. “Some are almost 35 feet long, so they’re great for people with kids or pets. And if you love gardening, just imagine the possibilities — flowers, herbs, veggies…” JOIN THE CLUB

Ready for more good news? Swarn’s got it. “Our clubhouse is now open and getting rave reviews from people who’ve already moved into the fi rst two phases,” she says. Tucked into the community’s central park, Sam’s Clubhouse features a spacious lounge/ kitchen area, yoga room, fitness studio, games room and not one but two media rooms. Good thing it also includes a popcorn station because everyone knows no movie or game of monopoly is truly complete without popcorn.

HERE’S TO THE BOTTOM LINE

Inside, Panorama Station’s upscale fi nishings continue winning the hearts of buyers ranging from fi rst time homeowners to active downsizers. “People appreciate knowing what you see is what you get,” Swarn says. “Everything from the solid maple cabinetry, built-in wooden closet organizers, hardwood laminate flooring, and cozy electric fi replace is included in the price.” Need yet another enticement? How about no tax. That’s right, for a limited time, Swarn says the developer will even pay the entire net GST. “It all adds up to a great opportunity to get into the market at a great price.” Th e Panorama Station sales centre is open noon to 5 p.m. daily expect Fridays at 5957 – 152nd St. in Surrey. Th reebedroom and three-bedroom plus den homes priced from $369,900. For more information visit panoramastation.com or call 604.372.2275.

First-time buyers – buy when you’re ready and able » by henry choo chong

Q

This year, my wife and I would like to get into our first home. We have saved almost $80,000 for a down payment. This was three years of eating at home, once per week dine out and no vacations. Movies and pub nights were out, with the odd exception. Although the real estate market has changed, homes are pricier than three years ago. Is this the right time to buy? Or should we wait it out? henry choo chong,

CGA, sits on many committees and provides accounting and tax services to individuals and businesses. Questions to Taxing Issues can be emailed to choochonghcga@yahoo.ca

A

The Canadian real estate landscape, though it has experienced challenges in some areas and housing types, is proving resilient. Experts do not foresee a U.S. style crash, but a decline in sales with moderate price increases is likely for some areas. Quick flips and fast returns may be a thing of the past. First-time homebuyers should not try to time the market, but buy when you are ready and able. Leave market timing to the experts, if such a thing is possible. A home used as your primary residence is a great investment. From a financial and tax perspective, there are at least three good reasons. In Canada, the sale of a family home is tax-free. A home that is a principal residence that is subsequently sold at a higher price than initially purchased, will be exempt from income taxes. That’s right, Stephen Harper will not share in your good fortune. Secondly, pay yourself first, not a landlord. For many, mortgage payments are a way of “forced savings.” It makes more economic sense to fatten your pocket than a landlord. Thirdly, you can decorate and enjoy the home as you please. No money saved, but gratifying to the soul. However, before venturing out into the land of homeownership, it would be prudent to do some homework. There were changes introduced in 2012 by the federal finance ministry that affect mortgages and the housing industry:

›› Buy what you can afford Many times, the heart is bigger than the pocketbook. Know what price range is comfortable and try not to deviate. ›› Get the best interest rate and terms Shop around for the best rate and terms. Financial institutions want your business more than you need them. A half point rate differential can cost you thousands. So can a mortgage that is closed or not portable ›› Big down payment Put down as much as possible to avoid a high-ratio mortgage. Be aware of some new mortgage rules introduced in 2012, such as: 38 METRO VANCOUVER NEW HOME GUIDE | MAY 2 - 16, 2014

• Purchasers requires mortgage insurance

(CMHC) for less than 20 per cent down payment • Amortization period – reduced from 30 to 25 years. Could add several hundred dollars to monthly payments • Gross Debt Service Ratio (GDS) 39 per cent. Banks use this to determine what you can afford based on gross income to housing costs. Check if you are on-side. ›› First-time homebuyers should make sure monthly mortgage payments are manageable and will continue to be so even if interest rates rise as early as next year and payments increase ›› Closing costs Set aside an additional two to three per cent of purchase price of the house for closing such as, Land Transfer Tax, legal costs and unwelcome surprises. You do not want get caught short several thousand dollars on closing day in order to complete the deal. Speak to a real estate lawyer and he or she will give you some ideas ›› HST, Land Transfer Tax Under certain circumstances, first-time homebuyers can qualify for Land Transfer Tax and HST rebates. Remember, you pay 13 per cent HST on new homes, not resales. If you’re buying a new home, check if HST is included in price quoted. What happens to the HST rebate? Who gets it? ›› Home Buyers Plan (HBP) Use your Registered Retirement Savings Plan (RRSP) as part of the down payment. An individual and their spouse, provided they qualify, may withdraw up to $25,000 each, tax-free, from their RRSPs. You then have 15 years to repay the amounts to your RRSP, starting after the second year of your withdrawal.

Brenda and alex

The Home that was Meant to Be » by susan m boyce

Brenda and Alex might consider the Billie Holiday classic “Crazy He Calls Me” their theme song. For this couple the difficult is no problem — they’ll do it right now. The impossible, however, could take a little while — like 14 days.

“When we walked in, it was like we’d arrived home — we fell in love instantly.” - Brenda and Alex at One44 LoVe At First sigHt

“When we sold our townhouse near the PNE, we discovered we had two weeks to find a new home,” Brenda says. “We’d narrowed it down to a condo or a resale townhouse, but neither really worked. Then, on our way back to Vancouver, we happened to see the sign for One44 so we stopped in. We gave them our price range and the features we needed, and they had one home left that fitted our criteria — just one. When we walked in, it was like we’d arrived home — we fell in love instantly.” “Home” is a two-bedroom and den with over 1,350 square feet of living space plus a huge yard that immediately received the official Woof Approval from Rebel, the couple’s English springer spaniel. “Alex works from home so the 44 METRO VANCOUVER NEW HOME GUIDE | MAY 2 - 16, 2014

den is perfect for his office,” Brenda says. “The master bedroom fits our king-sized bed, the guest bedroom is really comfortable, and we have lots of room for entertaining.” And there was another unexpected bonus. “My favourite colour is blue, and the walls here have just the faintest tint of blue in them,” Brenda explains with an irrepressible sparkle of enthusiasm in her eyes. CoMMunity ConneCtion

“Everyone at Vesta is so friendly and meticulous. For example, when we did our walk through, Lisa noticed there was some dust on our dining room chandelier. I certainly hadn’t seen it, but she immediately had everything in the room cleaned again.” Brenda laughs. “If I could figure out a way to work for Vesta, I would.” The company’s quiet, unassuming commitment to giving back both locally and globally was yet another affirmation that buying a home at One44 was absolutely the right decision. “Vesta gives so much back to the communities where they build,” Brenda says citing Surrey’s NightShift Street Ministries, the BC Summer Games, and the Weekend to End Women’s Cancers as just a few examples. But even here, Brenda and Alex experienced one more serendipitous coincidence — Vesta’s long-standing support of Kibaale Timothy Centre in Uganda that provides leadership training for local children under the guidance of Karl and Arleen Bucholz. “Karl used to work for Vesta and my brother, Doug, used to work with Arleen so I’ve actually met her. This really was totally meant to be.” For information about all Vesta’s projects in BC and Alberta, visit vestaproperties.com.

Looking to seLL? How staging HeLps

Sometimes details make all the difference » by BoB de Wit Whether you have lived in your condo for a couple of years, or a house for thirty, preparing to sell your home can be an overwhelming experience. All those little annoying things you have put off fixing; the loose hinged drawer, a dripping faucet, a finicky light switch, a worn carpet, are they really so important to making the sale? What is the best use of your time and how much money should you spend to get the greatest return on your investment? Your family and friends all love your home. Why would you change anything? These are all valid questions, and ones an experienced home stager will be able to guide you through. Your home is most likely one of your largest financial investments. Pre-sale preparation will 48 METRO VANCOUVER NEW HOME GUIDE | MAY 2 - 16, 2014

bring you benefits in both time and money. The longer your property is listed, the greater the vulnerability to lower the list price. Selling quickly will not only work in your favour financially, it will also minimize the inconvenience of shuffling the family out of the home for constant showings. To sell at the highest price in the least amount of time, think like a buyer and be objective. This may sound easy, but for most of us, our house is more than a financial investment. It is our home, wrapped up in memories. Stagers bring an objective eye, with a sense of space and design. Objectively de-cluttering rooms can increase visual space for added value, and at the same time will remove your footprint to help buyers visualize

themselves in their new home. While you need to find a way to detach, you will want the buyer to become attached to your home. Buyers arrive with expectations, a “must have list,” but make final decisions based on emotion. Creating a connection between the buyer and your home will lessen their need to have all items ticked off the list. Designing a memorable nook in what was once an awkward corner is just one example of how a stager can help create a unique, emotional selling feature. Here at GVHBA, our custom home builders use “show homes” and “model suites” to showcase their work. Statistically, staged homes sell 2-3 times faster. People perceive staged homes as having added value and can easily visualize and connect to the space. Objectively – a professional home stager will work with you to prepare your investment for its greatest selling potential while helping the buyer emotionally connect to your home. Considering the size of your investment, it makes sense to work with a professional. To find a GVHBA member who does this type of work, visit www.gvhba. org , click on “Find a Service,” and search for “Interior Designer.” Bob de Wit is the CEO of the Greater Vancouver Home Builders’ Association (GVHBA), a not-forprofit society representing the residential construction industry in the Greater Vancouver Area. Celebrating 40 years in 2014, GVHBA has more than 740 members and is proudly affiliated with the provincial and national Canadian Home Builders’ Associations. You can reach Bob at bob@gvhba.org.

Ashbury hill

Home on the Rise » by SuSan M Boyce Spring’s officially arrived here at Ashbury Hill in Surrey’s Panorama neighbourhood. Dancing yellow

daffodils, purple azaleas, and elegant white tulips line the pathways, and a soft breeze rustles through the many stately cedars that dot the landscape. Somehow this whole community of two-bedroom-plus-den and three-bedroom townhomes homes feels fresh and cheerful. So I’m hardly surprised when sales manager Eva Marsh tells me three Ashbury Hill townhomes sold last week alone. “People love the architecture and all the natural greenery we’ve preserved. And being located directly adjacent to three acres of protected green space is such a wonderful bonus — it’s like having a home right on a park.” Love Your Home

Inside the display homes, Ashbury Hill’s fresh, contemporary style shines. One is a two-bedroom-plus-den home with a powder room conveniently located just off the main entry. I’m thinking of the den as a home office or meditation room, although a comfy guest bedroom would definitely be another great option. Next stop is the kitchen, an open concept beauty that connects seamlessly to a massive deck overlooking a private, fully fenced backyard. Okay, I confess I’m already planning my guest list to the season’s first friends and family barbeque. “There’s nothing quite like living next to nature like this,” Eva says. “And you’re still only minutes to shopping, schools, the YMCA and transit to everywhere. Panorama is such a convenient location — really the center of it all.” Then there are the myriad small touches: nine-foot ceilings on main living levels, an armoire niche between the 50 METRO VANCOUVER NEW HOME GUIDE | MAY 2 - 16, 2014

“People love the architecture and all the natural greenery we’ve preserved.” Eva Marsh master bedroom’s closets, transom windows above the front door and even window-box seats in many of the bedrooms. “Fairborne is known for this type of quality and attention to detail — you’d be surprised how many people tell us they’ve rather wait than purchase from a different developer,” Eva says. And here’s a cool extra. While there’s plenty

to entice you to explore the Panorama neighbourhood, right here at home Ashbury Hill has an amenity Eva says is already attracting lots of attention — the Creekside Clubhouse and Coach House. Boasting almost 3,000 square feet of comfortable space, it’s rather like having a country club right round the corner — fireside lounge, big screen TV, entertainment kitchen, full fitness studio, and two guest suites. SOUTH SURREY SECRETS Take the road less travelled for savoury restaurants, fashion troves and parks for idling away weekends » by Janine Mackie

S

outh Surrey is that place where fearless kids jump into the ocean off a wooden pier in July, and come January lace up their skates and play hockey atop the frozen Serpentine River. Active retirees love its mild winters, foodies adore its diverse palate of restaurants and families flock here as a destination to achieve the suburban dream of owning a single-family home and a patch of grass. About 12 years ago, our family became part of the South Surrey club — a society that seems to hold a similar portfolio of assets: mortgage, Nexus card and SUV to chauffeur kids to and from soccer games, field trips and violin recitals. With its beach-town vibe, top-rated schools, proximity to the US border, plus a plethora of parks, sports fields, golf courses, 54 METRO VANCOUVER NEW HOME GUIDE | MAY 2 - 16, 2014

outdoor shopping malls and trendy new restaurants — South Surrey tops the radar for families of all ages looking for a safe, clean, vibrant place to set down their roots. Charm is found in the juxtaposition of streetscapes – new family townhomes next door to hobby farms selling farm fresh eggs and bundles of garden dahlias for five dollars. “You really couldn’t ask for a better community to raise kids,” says Moe Johal, owner of CJ Auto Repair, who has lived and worked in South Surrey for 30 years. “I’ve seen a lot of changes over the years, from a community of grey hair to one that’s a healthy mix of young and old. It just keeps growing and growing!” It is small businesses like this — big on friendly service, which are impetuses for developing a healthy economic base in

South Surrey. Shop local is a way of life for many who live within its well-established neighbourhoods — Semiahmoo Town Centre, Crescent Beach, Ocean Park, Elgin, Grandview Heights, Morgan Creek, Rosemary Heights, Sunnyside and Douglas. Sure you’ll find big box stores like Winners and Walmart here, plus fashion boutiques and outlets galore at The Shops at Morgan Crossing, but when it comes to style; it’s the fabulous independently owned boutiques that have South Surrey women looking runway ready. When style connoisseur Christine Good goes to pick up her boys from school, she sports a new era in fashion – wearing locally sourced high-end, low-end, classic labels and up-and-coming designers all at the same time. The secret Good says, is knowing

where to shop. A great pair of Mavi jeans can be scored at JJ + Whiskey in Ocean Park (128th St. and 16th Ave. ), a Halston Heritage handbag or pair of Louis Vuitton wedges at REwind Consignment (152nd St. and 19th Ave.) and the sexy vegan leather jackets at Jack & Jill (Grandview Corners) can be worn guilt free. On Saturday around 7pm, the lineup at South Surrey’s newest hot spot, Famosa Neapolitan Pizzeria (24th and Croydon) is stretched around the corner and down the block. For those with the patience to wait almost an hour for a table, the dining room is abuzz with conversation and rich pizza aromas. Manager Ken Mitchell suggests trying the Cavoletti, a pizza topped with oven roasted Brussels sprouts, gorgonzola cheese, dates, walnuts and a drizzle of honey.

The kids at the adjacent table would rather spoon rich vanilla gelato in their mouths. Next door, My Shanti (“Peace” in Hindi), is anticipated to open any day by acclaimed restaurateur Vikram Vij, known for turning skeptics into lovers of Indian cuisine. While South Surrey’s hipsters may not mind queuing up for a lamb popsicle, local foodies know there’s delicious plates being served up along other unassuming streetscapes. The Seahorse Grill on Sullivan St. in Crescent Beach has that “feels like home atmosphere,” and is a destination on Sunday nights for its prime rib special. The Sunflower Cafe on Beecher St. draws a loyal following for its real roast beef, turkey sandwiches with cranberry sauce, and homemade soups, while Tap Restaurant in the Rosemary Heights neighbourhood is a

high-end fusion of French cooking and West Coast ingredients. When the mood strikes for a basket of fish and chips, locals flock to Hooked Fish Bar at Crescent Beach or the Fish Boat along Marine Dr. in White Rock. Need an amazing homemade dessert in a pinch? Be forewarned: it’s near impossible to stop at just one slice of the chocolate ganache cake made at Michaels’s Artisan Bakery & Cafe. All this food talk may have you counting calories. With at least one or two gyms, personal trainers or rec centres found in each of South Surrey’s intermingling neighbourhoods, a balanced lifestyle is achievable. A trail run through the Sunnyside Urban Forest followed by a yoga class at the newly expanded South Surrey Recreation and Arts Centre is the perfect way to unwind. Homes for all seasons Ocean view, fairway living, condo or single-family – there’s a home for every season and budget in South Surrey. High end is $4.5 million for an estate in the Elgin Chantrell neighbourhood, and best apartment price to be found is $140,000 around Sunnyside Park. Lots of new modern home projects underway — Adagio, Royce and Newport at West Beach, as well as townhome projects like On the Course, adjacent the Peace Arch Golf Course from the mid $300,000s. Duplex homes in the $659,000 ballpark are proving popular at Elevate at The Hamptons, a masterplanned community in Grandview Heights and beautiful single-family homes like Southbrooke on 10th Ave & 165th meet every luxurious whim for just over $1-million.

56 METRO VANCOUVER NEW HOME GUIDE | MAY 2 - 16, 2014

And then there’s the weekend. While hockey families commute back and forth to the arena, soccer parents take shelter under their umbrellas as the Coastal home team runs up and down the turf. There’s no shortage of clubs to join -- Peninsula Runners for those who want to improve their 10k time, Learn to Row at the Nicomekl Rowing Club, Champion Cheer, Toast Masters and numerous classes and outings for seniors offered through the Kent Activity Centre. For those times when you just want to get away from it all and enjoy the solitude of nature, Kwomais Point Park is a local secret – a romantic place to watch the sunset – tucked away behind 128th St. in Ocean Park overlooking the bay to Tsawwassen and beyond to Vancouver Island and the San Juan Islands. Barred owls have even known to be spotted in the forested trails that chicane through the park. Not far from

here is 1001 Steps (end of 15A Ave off 126 A), a great alternative to the Stairmaster as you zigzag downwards, over and under the train tracks onto a rocky beach where crabs and starfish are plentiful and harbour seals are known to sunbathe. Those with kids will want to plug the coordinates of Redwood Park into their GPS - 17900 20 Ave., an enchanting park with picnic tables, large playground for kids big and small, nature trails fi lled with beautiful trees — look closely for the fairy doorways, and even a tree fort that’s opened on occasion for summer story time. Of course there’s a few secrets too sacred to be shared — like the amazing hairdresser who works from her South Surrey basement, or the fishing spot where seasonally you’re sure to reel in a wild coho salmon. But once you move here, you’re sure to discover a few gems of your own.

Fraser institute school report card

2014 Rankings Spotlight Improving Schools Students can succeed despite perceived barriers to learning, finds the Fraser Institute’s annual school rankings. The Report Card on B.C.’s Elementary Schools 2014 ranks 982 public and independent elementary schools based on 10 academic indicators using data from the annual Foundation Skills Assessments (FSAs) administered by the B.C. Ministry of Education. According to the Report Card, 45 schools across the province showed improvement over the past five years, including Strawberry Hill, a public school in Surrey. Strawberry Hill posted an overall rating of 3.4 out of 10 in 2009, then improved steadily each year to post a 5.4 in 2013 even though 68.2 per cent of students were in ESL programs. “A school like Strawberry Hill in Surrey counters one of the misconceptions about student performance. It has a high percentage of ESL students, yet it’s improving every year. The Fraser Institute Report Card consistently demonstrates that any school can improve regardless of the challenges students face,” said Peter Cowley, Fraser Institute director of school performance studies. At compareschoolrankings.org, parents can measure their school’s performance over the past five years, noting areas of improvement and decline. They can also compare their school with schools across British Columbia. One good benchmark school might be W. D. Ferris, a public school in Richmond, which posted an overall rating of 7.9 out of 10 (and a five-year average of 7.8) despite a 58.2 ESL student percentage. Or Lord Roberts, a public school in downtown Vancouver, which posted an overall rating of 5.5 (up from 62 METRO VANCOUVER NEW HOME GUIDE | MAY 2 - 16, 2014

3.6 in 2009) even though 35.1 per cent of students were in ESL programs and an above average percentage of students had a special need. What’s going on at W. D. Ferris and Lord Roberts? Educators across B.C. should be eager to find out. “Our website provides parents and educators with objective information that’s hard to find anywhere else. If you’re a parent at a school with a consistently low ranking, or a school with declining results, you should ask the principal about improvement plans and when student performance is expected to improve,” Cowley said.

For the complete results on all ranked schools, visit www.compareschoolrankings.org.

You’ve Arrived » by SuSan M Boyce Looking back from the walking trail beside the Fraser River, it’s clear there’s something unique about River Green. Elegant glass and concrete tower residences wrap themselves round terraced water gardens with waterfalls and intertwining pathways. A woman, apparently totally engrossed in her book, is comfortably ensconced on a lounge chair in one of the gazebo-style pavilions that appear to float on the water. There’s a sense of refined tranquility here, of graceful living at its finest. A PRoud TRAdiTion oF ExcELLEncE

Located on the river directly west of the Olympic Oval, River Green is the latest addition to Aspac’s legacy of exceptional residences in exceptional settings that began at Coal Harbour and continued at UBC. Like its predecessors, River Green focuses on creating the ambiance of an exclusive, five-star resort: 24-hour concierge, soaring lobbies in marble and naturalwoods, plus more than 20,000 square feet of amenities that include a golf simulator room, music room with piano, study rooms with full internet services, fitness centre, and a 25-metre, infinity lap pool with adjacent children’s pool and hot tub. comE HomE To ELEGAncE

Inside, River Green homes sophisticated styling is omnipresent. Kitchens are iconic: built-in cappuccino makers, steamer ovens, and the élan of flush cabinetry. And now River Green has introduced another twist on exceptional living — the European Luxury Car Program. For a limited time, every River Green home comes with its very own Audi. “Aspac Development has partnered with Audi of Richmond so a one-bedroom comes with an

Available exclusively to people who live in an Aspac community like River Green, this prestigious club provides insider access to brands like Holt Renfrew, Cowell Auto Group (luxury vehicle brands include Audi, Land Rover, Jaguar), BC Golf, Spa Utopia, the Richmond Olympic Oval, and many other partners. River Green is located at 5171 Brighouse Way in Richmond. Three furnished display suites are open for viewing by appointment. For more information visit rivergreen.com or call 604.233.2633. For information on the Aspac club, visit aspacclub.com.

Lift

Get More on the Mountain » by SuSan M Boyce UniverCity. One of the Lower Mainland’s coolest locations: at the peak of Burnaby Mountain and surrounded by forest, blue skies, plus the educational and cultural delights of Simon Fraser University. Now if this is the place you want to call home, you’ll need to hurry. Why? Because this May, Porte is releasing the final phase of townhomes at Lift and once they’re gone, they’re gone for good. Room foR YoUR Life

“People love the size of these homes,” says Jeanette Chaput, director of marketing and sales. “Being able to get a brand new, two bedroom townhome or even our last three-bedroom is fantastic for young or growing families who need that bit of extra space. We’ve already had several buyers tell us they’re planning to have kids soon and wanted a home they’d grow into rather than out of.” Then there’s Lift’s outdoor spaces — as in big, bright, outdoor spaces. “This final release offers a choice of garden homes with huge patios or two-level skyhomes with private, roof-top decks,” Jeanette says. “People have such great ideas about what they’re going to do with them — lawn furniture, plants and of course, barbequing, because every private outdoor space has a gas hookup.” URban Savv Y Living

Inside, Lift’s emphasis is on luxury: in-floor radiant heating, marble bathroom counters, nine-foot ceilings, the list goes on. And here’s a cool bonus. “Lift’s kitchens are awesome, but for these townhomes we’ve included a separate hoodfan and gas range rather than the combo microwave/fan,” Jeanette says. “It’s a more stylish, contemporary look and foodies love them.” 70 METRO VANCOUVER NEW HOME GUIDE | MAY 2 - 16, 2014

“This final release offers a choice of garden homes with huge patios or twolevel skyhomes with private, roof-top decks.” Jeanette Chaput The integrated breakfast bars are more than a convenience. “This design is a perfect social hub for people who love to entertain or just hang out casually at home.” neighboURhood Living

For sheer convenience, Lift is a winner too. “People often don’t realize how close SFU is

to everything,” Jeanette explains. “Up here, you’re really only 35 minutes from downtown Vancouver and no tunnels or bridges. It often takes almost that long to get from UBC to Gastown, and you’re certainly not going to be able to buy a brand new, two-bedroom townhome for just over $400,000 anywhere in Vancouver.” don’t miSS oUt

Lift’s presentation centre and townhome display open soon at 9350 University high Street. better hurry though, because this is the final release and only 10, two-bedroom townhomes remain. Priced from just $418,800. for more information visit porte.ca/lift or call 604.320.3386.

homebuyers’ help//

Homebuyers’ Resource Section You love the home, see what you can afford! » Compare mortgage rates for your best deal

» Calculate your mortgage payments using the mortgage payment calculation chart

MAY 2 - 16, 2014 | METRO VANCOUVER NEW HOME GUIDE 77

Calculate your mortgage payments interest rate

amortization period

Chart figure

example: 5%

25 Years

5.82

mortgage amount ÷ 1,000 (mortgage amount $125,000)

125

monthly payment

$

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.
