Choosing the right place to call “home”

M

ost newcomers to Canada tend to settle in larger cities such as Toronto, Vancouver and Montreal. Since housing costs vary greatly across the country, finding the right place to live and work means doing some homework. Not everyone has the same housing needs, so list the important features that you want to have in your community. Perhaps it’s great schools, proximity to transit, or plentiful job opportunities. There are always trade-offs in the real world. Smaller cities usually have lower living costs, but you may require multiple

vehicles to get your family from point A to B. Larger cities offer more transit and job opportunities, but you will have to deal with traffic, congestion and a possible increase in housing costs. Choosing a place to live is one of the biggest financial decisions you’ll ever have to make and your decision will ultimately affect your way of life. Look for good value in the home you’re considering, and look for a place that offers a reasonable cost of living based realistically on your finances, as well as a great quality of life. You can’t go wrong when you know the realities.

OPPORTUNITIES UNFOLD WITH THE EVERGREEN LINE » by DIANE DUFLOT

Maillardville: Where it all began In 1889, Frank Ross and James McLaren opened what would become Fraser Mills, a lumber mill on the north bank of the Fraser River, and within two years, the District of Coquitlam was incorporated. By 1908, a mill town including a store, a post office, a hospital, an office block, a barbershop and a pool hall had sprung up around the mill. In 1909, due to a labour shortage in BC, Fraser Mills recruited francophones from Quebec and Ontario to work in its mill. These early French Canadian settlers populated the area in Coquitlam that was eventually to become Maillardville, Coquitlam’s oldest neighbourhood. Maillardville is the locus of some of the area’s most interesting cultural centres, such as the Place des Arts, 30 METRO VANCOUVER NEW HOME GUIDE | MAY 15 - 29, 2015

which offers educational programs in music, dance, visual arts, theatre arts and creative writing, Place Maillardville Community Centre, which celebrates the neighbourhood’s unique French heritage and Mackin House Museum, which was built to house members of the growing Fraser Mills Company in 1909 and currently features exhibits of life at the turn of the century. The first group of 110 francophone settlers arrived on the “Honeymoon Special,” a train that was given this name because so many couples married the night before leaving. $2.50 an hour for ten hours a day, six days a week, as well as land to settle on and lumber with which to build a house (for $150 repayable at $5 a month) was the offer that made the pilgrimage out West impossible to refuse.

Coquitlam Today Over a hundred years later, Coquitlam is again a city on the cusp of big changes, and city planners have big ideas about its the future. Coquitlam is slated to become a success story of mixed-opportunity housing, with densely populated zones nestled alongside single-family areas. Burquitlam In a way reminiscent of a celebrity couple, the names “Burnaby” and “Coquitlam” have been united in the name “Burquitlam” to describe the area where these cities meet. This neighbourhood is situated north of the Vancouver Gold Club, east of North Road and south of Port Moody.

It is an area in flux, and there is an air of excitement about what the future holds. As the area transforms, even more amenities will arrive on the scene, including an already-planned 50,000 square foot grocery store located at Burquitlam Plaza and a YMCA Community Centre offering 60,000 square feet of recreational space. People investing in this area are investing in its future and relying on the fact that when Burquitlam SkyTrain station opens, it will be that much easier to get to and from this neighbourhood. Not only is a new rapid transit station proposed for Burquitlam, but factors such as its proximity to Simon Fraser University, its alignment along Clarke Road, rapid bus service to the Lougheed SkyTrain Station and Coquitlam’s Regional Town Centre are all part of its potential. When you add wonderful parks, such as Burnaby Lake and Como Lake, and the malls and shops already in this neighbourhood, you can see what the buzz is all about. Since Burquitlam conveniently straddles Burnaby and Coquitlam, current residents of the area have relatively easy access to the services offered by either city. When the Evergreen line opens, this location will become all the more convenient, and while prices are soaring in Burnaby, this area remains comparatively affordable. Access to the downtown core will be an easy train ride away and nature is right around the corner. Who wouldn’t want to live here?” Burke Mountain Burke Mountain, which was a ski village until the 1970s, is a unique mix of rural and semi-rural that is conveniently located a short drive from the City of Coquitlam’s Centre. There’s a sense of quiet retreat on Burke Mountain that is reminiscent of a vacation at a mountain cabin in the interior. The great hiking and cycling trails here reinforce that feeling, and Sherry Whitter, sales representative at Foxridge Homes points out, this neighbourhood very much has “a North Shore feel.” Certainly, when you’re up high on the mountain soaking in the breathtaking views of distant Mount Baker, it’s hard to believe that you’re a mere fiveminute drive from downtown Coquitlam. This area, too, will get a boost from the incoming TransLink line. Although it’s not terribly convenient to ride public transit to and from Burke Mountain at the moment, that will change when the neighbourhod is

What do lenders look at when qualifying me for a mortgage? Most lenders look at the following factors when determining whether you qualify for a mortgage: » Income » Debts » Employment History » Credit history » Value and marketability of the property you wish to purchase. HOW MUCH CAN I QUALIFY FOR WHEN BUYING A HOME?

In order to determine the amount for which you will qualify, there are two calculations that are used. The first is your Gross Debt Service (GDS) ratio. GDS looks at your proposed new housing costs (mortgage payments, taxes, heating costs and strata/ condo fees, if applicable). Generally speaking, this amount should not be more than 35% 39% of your gross monthly income. For example, if your gross monthly income is $4,400, you should not be spending more than $1,716 in monthly housing expenses. Second, your Total Debt Service (TDS) ratio is calculated. The TDS ratio measures your total debt obligations (including housing costs, loans, car payments and credit card bills). Generally speaking, your TDS ratio should be no more than 42% - 44% of your gross monthly income. The GDS and TDS will depend on your credit. Keep in mind that these numbers are prescribed maximums and that you should strive for lower ratios for a more affordable lifestyle. Before falling in love with a potential new home, you may want to get pre-qualified by a Mortgage Expert. This will help you stay within your price range and spend your time looking at homes you can reasonably afford.

HOW MUCH MONEY DO I NEED FOR A DOWN PAYMENT?

The minimum down payment required is 5% of the purchase price of the home when you are an employee. When you are self-employed it will depend if you are qualifying based on what you are declaring on your income tax then it will be 5% and at least 10% down payment when you are self-employed and qualifying with an “estimated” gross income instead of the incoming showing on your income tax return. In order to avoid paying mortgage default insurance, you need to have at least a 20% down payment. IF I DON’T HAVE THE FULL DOWN PAYMENT AMOUNT, WHAT CAN I DO?

There are programs available that enable you to use other forms of down payment, such as from your RRSPs, or a gift from a parent, child or siblings. Also, you can borrow the down payment from a line of credit, loan or credit cards. However, in order to qualify you still have to be within the TDS ratios as mentioned above.

The number one way to increase your credit score is to pay down your credit cards so they are below 50% of your limits.

WHAT ELSE DO I HAVE TO PAY TO PURCHASE A HOME?

You will have to pay for the closing costs. The lenders require you to have in your bank account at least 1.5% of the purchase price (in addition to the down payment) strictly to cover closing costs. You must have this amount but it doesn’t mean you are going to spend it. The following are some of the closing costs: » Legal costs » Property tax adjustments » Strata/ condo fee adjustments (if applicable) » Cost to register property in land title office, etc. WHAT WOULD BE MY MORTGAGE PAYMENTS?

Monthly mortgage payments vary based on several factors, including: the size of your mortgage; whether you are paying mortgage default insurance; your mortgage amortization; your interest rate; and your frequency of making mortgage payments. WHAT IS BETTER A FIXED OR VARIABLE RATE MORTGAGE?

The answer to this question depends on your personal risk tolerance. For instance, you are a first-time homebuyer and/or you have a set budget that you can comfortably spend on your mortgage, it’s smart to lock into a fixed mortgage with predictable payments over a specific period of time. If your financial situation can handle the fluctuations of a variable rate mortgage, this may save you some money over the long run. WHAT IS THE BEST INTEREST RATE THAT I CAN GET?

Your credit score plays a big part in the interest rate for which you will qualify, as the riskier you appear as a borrower, the higher your rate will be. Rate is definitely not the most important aspect of a mortgage, however, as many rock-bottom rates often come from no frills mortgage products. In other words, even if you qualify for the lowest rate, you often have to give up other things such as pre-payments and portability privileges when opting for the lowest-rate product. Remember not to focus on the lowest interest rate but on finding the best mortgage with the most favorable terms and rate. While you might end up having a lower rate, it can end up costing you thousands of dollars of unnecessary costs in the long run. WHAT CREDIT SCORE DO I NEED TO QUALIFY?

Generally speaking, you are a prime candidate for a mortgage if your credit score is 680 and above. The higher you score the better, as you will have more options and advantages. These days almost anyone can obtain a mortgage, but the key for those with lower credit scores their options will be more limited and interest rates could be higher. But don’t worry consult a Mortgage Expert to see how they can help you in obtaining a mortgage. WHAT HAPPENS IF MY CREDIT SCORE ISN’T GREAT?

There are several things you can do to boost your credit fairly quickly. Following are five steps you can use to help attain a speedy credit score boost:

1| Pay down credit cards. The number one way to increase your credit score is to pay down your credit cards so they are below 50% of your limits. 2| Limit the use of credit cards. Racking up a large amount and then paying it off in monthly installments can hurt your credit score. If there is a balance at the end of the month, this affects your score. 3| Check credit limits. If your creditor is slower at reporting monthly transactions, this can have a significant impact on how other lenders view your application. 4| Keep old cards. Older credit is better credit. If you stop using older credit cards, the issuers may stop updating your accounts. Use these cards periodically and then pay them off. 5| Don’t let mistakes build up. Always dispute any mistakes or situations that may harm your score. If, for instance, a cell phone bill is incorrect and the company will not amend it, you can dispute this by making the credit bureau aware of the situation. In today’s new home building market, the sheer choice of finishings like counters, cabinetry, and flooring just keeps getting broader. In this issue of New Home Guide Manuela Mirecki, Ledingham McAllister’s senior vice president of marketing and design, shares her insights on design trends and compares some of the pros and cons of popular products. Q: Not so long ago, granite was the counter material of choice — the material everyone aspired to own. Then marble became the new must have surface. Today, though, composite products like Caesarstone — or quartz as it’s often referred to — seem to be becoming more popular. What the reason for this shift? A: A lot of people don’t realize how much work a marble counter can be. It’s beautiful to look at, but it’s an extremely porous material so it stains easily — oil will leave a permanent mark. It also scratches and you need to seal it frequently. Granite is somewhat more durable, but you still need to seal it. A composite, on the other hand, is impervious to stains, is heat resistant, and is certified as FoodSafe. 42 METRO VANCOUVER NEW HOME GUIDE | MAY 15 - 29, 2015

You also know exactly what the pattern and colour will be. With materials like granite, you might see a beautiful sample in grey-blue but when the counter arrives it’s almost white and the graining is totally different because it was cut from a different section of the quarry. Because composites are a manufactured material, they’re consistent. And since they now come in every conceivable pattern, you can have a counter that looks just like marble or granite without the upkeep or uncertainty. Q: Will the move to a more minimalist aesthetic continue? A: Yes. We’re seeing a definite trend toward less patterning — another reason why composites are gaining popularity.

Q: What about flooring? A: Most people still like carpet in the bedrooms because they want something warm and soft under their feet when they step out of bed in the morning. Again though, it’s not the same carpet as you got a decade ago. Low profi le, cut pile and even sculpted styles are among the most common types used today. Washed oak is also coming back for the main living areas but not with the large grain and knotty look of the ’80s. Today, you’ll see a much tighter grain so the patterning is more subtle.

Another interesting part of this trend is mixing materials and patterns within the same space. It started out by having high-gloss upper cabinets and wood or laminate wrap for the lowers. Now it’s more about creating zones. So you might have a very neutral Caesarstone on the countertops and granite on the eating bar or run glass tiles up behind the stove and then use ceramic subway tiles for the rest of the backsplash. And we’re definitely not seeing the thin stripes of a contrasting material that we used to. For example, in the bath surround, we’ll often put large-format tile on the two narrow, end walls and then use marble on the longer wall. Th is is also a great way to create the feel of luxury without paying the price of having a full marble surround.

Q: Speaking of wood floors, what’s happening in the debate between laminate and wood? A: Genuine hardwood is still something many homeowners want, but it’s expensive so laminate is a good alternative, cost wise. It’s also durable. One material that’s really shaking up the industry, though, is vinyl plank flooring. Th is is not something sold in sheets — it’s actual planking. It’s waterproof not just water resistant, it has great acoustical damping so you don’t get the hollow tapping sound of a laminate, and unless you get down on your hands and knees to look, it’s almost impossible to tell the difference from wood. We actually ran a test in our office where we put down three sections of flooring — hardwood, a high quality laminate, and vinyl plank — and then got our staff to walk across them in whatever kind of shoes they wanted to. I didn’t tell them which was which, just asked them which felt best and looked best. Almost everyone’s favourite was the vinyl planking. But as soon as most customers hear the word “vinyl,” they back off. Q: So maybe we just need a sexier name for it? A: That would probably help. Th is is an unbelievable product and it’s virtually indestructible. We already use in extensively in common areas of our developments and you can see it in places like Shangri-La or Urban Fair — which are extremely upscale. A: Any other cool trends you’re seeing? Q: Roller shades are a trend along with decorative side curtains that give the illusion of being a full

drape at a fraction of the cost.

Grey has definitely replaced beige as the new neutral, and we’re seeing an increasing use of brushed matte metals for accents. STRONG HOMEBUYER DEMAND COUPLED WITH BELOW AVERAGE HOME LISTING ACTIVITY HAS CREATED SELLER’S MARKET CONDITIONS WITHIN THE METRO VANCOUVER HOUSING MARKET The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Metro Vancouver reached 4,179 on the Multiple Listing Service® (MLS®) in April 2015. Th is represents a 37 per cent increase compared to the 3,050 sales recorded in April 2014, and a 2.9 per cent increase compared to the 4,060 sales in March 2015. Last month’s sales were 29.3 per cent above the 10-year sales average for the month. “The supply of homes for sale today in the region is not meeting the demand we’re seeing from home buyers. Th is is putting upward pressure on prices, particularly in the detached home market,” Darcy McLeod, REBGV president said. New listings for detached, attached and apartment properties in Metro Vancouver totalled 5,897 in April. Th is represents a 0.9 per cent decrease compared to the 5,950 new listings reported in April 2014. The total number of properties currently listed for sale on the region’s MLS® is 12,436, a 19.8 per cent decline compared to April 2014 and an increase of 0.5 per cent compared to March 2015. “It’s a competitive and fast-moving market today that is tilted in favour of home sellers. To be competitive, it’s important to connect with a local REALTOR® who can help you develop a strategy to meet your home buying or selling needs,” McLeod said. The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $673,000. Th is represents an 8.5 per cent increase compared to April 2014.

Last month’s sales were 29.3 per cent above the 10-year sales average for the month. The sales-to-active-listings ratio in April was 33.6 per cent. Th is is the highest that this ratio has been in Metro Vancouver since June 2007. Sales of detached properties in April 2015 reached 1,815, an increase of 35.9 per cent from the 1,336 detached sales recorded in April 2014, and a 70.6 per cent increase from the 1,064 units sold in April 2013. The benchmark price for a detached property in Metro Vancouver increased 12.5 per cent from April 2014 to $1,078,900. Sales of apartment properties reached 1,579 in April 2015, an increase of 34.7 per cent compared to the 1,172 sales in April 2014, and an increase of 50.1 per cent compared to the 1,052 sales in April 2013. The benchmark price of an apartment property increased 4.4 per cent from April 2014 to $394,200. Attached property sales in April 2015 totalled 785, an increase of 44.8 per cent compared to the 542 sales in April 2014, and a 53.6 per cent increase from the 511 attached properties sold in April 2013. In fact, according to wrayward.com, 63 per cent of architects report outdoor living spaces are the most common special function room in home construction. Now that we’re officially into spring, it’s time to start shifting your thoughts to your new outdoor space. While it may not feel like spring, what better way to raise your spirits than to start planning your outdoor living space in your new home? As a new home or condo owner, you may be interested to know spending money on your outdoor space can improve the value of your home, as this is a large growing trend. In fact, for the first time, more builders are including decks in new homes than ever before. Over the past five years, we have witnessed a significant shift to outdoor living. Clients are seeking outdoor living spaces and equally, outdoor kitchens. This trend has been growing steadily and is evident across North America. In fact, according to wrayward.com, 63 per cent of architects report outdoor living spaces are the most common special function room in home construction. With the increased progression to outdoor living, there are also new trends emerging in the category of outdoor furniture. Most new-home owners are looking for more of an outdoor living room as opposed to the traditional outdoor eating areas. There are more conversation sets and outdoor sofas as a result. Emerging trends include brilliant outdoor furniture. I love seeing outdoor coffee tables, side tables and console tables pop up in my favourite furniture collections. Another trend that is near and dear to my heart is colour. Look for bold punches of vibrant colours being brought to outdoor spaces. This trend far exceeds the usual umbrellas and cushions. We are seeing accessories come to life outdoors including vases, candles, toss cushions, outdoor carpets and more. As our Canadian weather normally doesn’t allow us to stay comfortably outdoors for too long, trends are pushing towards ways to lengthen the outdoor season. Great new products on the market include gas-fueled outdoor fireplaces, heating lamps and built-in displays. Companies such as Napoleon Grills (napoleongrills.com) now offer beautifully designed pieces to create heat and compliment design while extending the outdoor season. There is an increase in multi-purpose outdoor structures. More and more homeowners are turning to pergolas, or covered structures that include lighting and fans installed in the ceiling and with curtains around the exterior. These structures give way to spending evenings outdoors while watching a beautiful rainstorm or when looking for shelter from humidity, wind or bugs.
