ost newcomers to Canada tend to settle in larger cities such as Toronto, Vancouver and Montreal. Since housing costs vary greatly across the country, finding the right place to live and work means doing some homework. Not everyone has the same housing needs, so list the important features that you want to have in your community. Perhaps it’s great schools, proximity to transit, or plentiful job opportunities. There are always trade-offs in the real world. Smaller cities usually have lower living costs, but you may require multiple vehicles to get your family from point A to B. Larger cities offer more transit and job opportunities, but you will have to deal with traffic, congestion and a possible increase in housing costs. Choosing a place to live is one of the biggest financial decisions you’ll ever have to make and your decision will ultimately affect your way of life. Look for good value in the home you’re considering, and look for a place that offers a reasonable cost of living based realistically on your finances, as well as a great quality of life. You can’t go wrong when you know the realities.

t the Urban Development Institute’s Annual luncheon at the Hyatt Regency Hotel in May, Bob Rennie spoke of the future of residential development in our city. He noted that our area is geographically confined, with a population that is expected to grow by over 30,000 residents a year for the forseeable future, and that’s just the city proper. This means building up, and densifying neighbourhoods that are currently dominated by single-family homes. If you are to take a walk around Southeast False Creek in Vancouver, Metrotown, or Surrey City Centre right now, you’ll see buildings going up everywhere, and you will think, “Who is going to move into all these new condos? There must be a glut.” In fact, the contrary is true, according to Bob Rennie, the amount of completed units going on sale this year is not even close to the number of units that were available in the near past, and more people are moving here than ever before. So what does this mean? Simple rules of supply and demand will tell you that Metro Vancouver real estate is a good investment.

A group of local kids are engaged in a spontaneous game of tag while two fathers with high-tech strollers are doing some pre-jog exercises. The air is fresh and clean, and light breeze is rustling through the many trees dotted throughout the property. All in all, a regular afternoon in this inviting Panorama neighbourhood in Surrey. I’ve always loved this charming, whimsical interpretation of San Francisco’s iconic “painted ladies” — the colourful Victorian and Edwardian homes clustered onto many of the city’s hillsides. The Canadian government has implemented new credit card regulations, which it says increase transparency and protect consumers. Here are some of the new regulations now in place: » Credit contracts and application forms must have a “summary box” that clearly explains interest rates, fees, and how long it would take to fully repay a balance if only minimum monthly payments are made. » Banks must give advance disclosure of interest rate increases, even if this information is already in the credit contract. » You must give your consent before your credit limit can be increased. » If you transfer your balance to a lowerinterest card, your payments now have to be allocated in your favour. » There’s now a limit on certain debt collection practices used by financial institutions. » Banks can’t charge over-the-limit fees resulting from holds placed by merchants. » One of the most significant changes you’ll have a minimum 21-day interest-free grace period on all new purchases if you pay your outstanding balance in full by the due date. Critics of the new rules say they don’t go far enough. However, at least the government is trying to make an effort to help consumers avoid predatory lending practices. And that’s a good thing. However, an even better strategy is to start weaning yourself off of credit card debt. Unlike taking out a mortgage to buy a home or revenue property, buying stuff with your credit card at high interest rates doesn’t

yield any returns - it simply gets you deeper in debt. The following are some tips to help you use your credit card responsibly so you don’t pay unnecessary charges and get in trouble with credit card debt: » When you pay for something with a credit card, you are taking out a loan and you have to pay it back. » Pay the balance in full each month » If you can’t pay it in full, pay as much as you can » Don’t make only the minimum payment » If you always carry a balance, get a low rate card » Pay a few days before the due date » If you have a line of credit, transfer the balance to your line of credit with a lower rate. The goal is to pay down your debt and not go further into debt. Put yourself on a budget, take a part-time job (or start a home business) and eventually get your credit cards paid off. You’ll be astonished how much extra money you’ll have to invest in assets that actually appreciate in value and put cash in your pocket!

In a recent story in The New Yorker, financial writer James Surowiecki pointed out a fact that is common knowledge to anyone in BC, but is clearly surprising to most Americans: Vancouver has the most expensive housing market in North America. More expensive than famously expensive cities like San Francisco and New York City, both with a plethora of highincome industries (such as tech and finance, respectively) to support the demand for expensive property.

appeal consists of “social and political security… and it also offers long-term protection against climate change.” So here we are, fortunate to reside in this beautiful, secure, “by all accounts, wonderful” place to live, but most of us are unfortunate not to be foreign billionaires looking to park a few million dollars for a while. “This is the reality of living in a popular city where people want to live”, explains Scott Brown, president of Fifth

Avenue Real Estate Marketing. In New York and San Francisco it’s true, singlefamily dwellings are vastly outnumbered by townhomes, highrises and other multifamily residences, so why not here? Says Scott Brown, “Densification is more sustainable, and multi-family communities have lots of interesting opportunities for socialization that you just don’t get in a neighbourhood of singlefamily homes. Right now in this growing city, for young families, the single-family home they would have been looking to buy 20 or 30 years ago is now a townhome.” Recently city hall has been fielding requests from both developers and residents looking for more creativity and flexibility in Vancouver’s building and zoning rules. They are hoping to open the doors for a more diverse housing market, which is currently dominated by single-family homes and condos. Recent research from Fifth Avenue Real Estate Marketing shows that the supply for new townhomes in East Vancouver is scarce, at just 21 homes. For instance, the new mixed-use development located at Broadway and Carolina, Midtown, launched 28 METRO VANCOUVER NEW HOME GUIDE | JUN 27 - JUL 11, 2014

only a few weeks ago and quickly sold 50 per cent of the condos offered. With only two concrete townhomes recently released, they are likely to be snapped up quickly given the very limited supply of this type of home in the area. The St George, also in East Vancouver, is a collection of only 16 townhomes, 14 of which were bought within the first two weeks the homes were on the market. Buyers are primarily young families looking to upsize from a condo, according to The St George sales manager Bethany Taylor, who adds, “This really shows there is a need for this type of product in Vancouver that is of great quality, but affordable for young families. Many people who bought put in an offer on their very first visit.” Sixth + Willow, in Southeast False Creek, is one of the few townhome offerings currently available on the West Side of Vancouver. Comprised of 25 ultra-modern townhomes, many have already been snapped up, due to a great location, and a pricetag under $900,000—a bargain for the West Side. All of these developments take up the space of two or three typical Vancouver single-family homes with yards. “These few ‘ground-oriented’ new

communities represent the future of family housing in Vancouver”, says Scott Brown, and many other real estate experts agree. Says Brown, “People are looking at where they want to live and what they can afford, and if they work downtown, most people will be perfectly happy to move into a townhouse in the city.” Diana Wang, of Rennie & Associates Realty can attest to this statement. Wall Centre Central Park is now selling Tower Three, the final phase of this big condo development in Vancouver near Kingsway and Boundary, including 16 townhomes in The Gardens. “These homes have over 1,300 square feet, and residents have full use of all the amenities of the three towers including the indoor swimming pool and all the meeting rooms. At under $600,000, they are such a great deal.” No wonder there are only four left and the rest are going fast. Vancouver has a long way to go before supply meets the demand for this type of home, but when it finally does, there’s a possibility that, for families, Vancouver won’t be so impossible to afford for much longer, and that’s a good thing for the vibrancy and the diversity this city is so celebrated for.

Whether you have a sprawling home with plenty of room or a cosy place that has little in the way of extra space, you need to create a system so that your home functions in a manner that accommodates your lifestyle. And whether you live large or small, chances are there’s a favourite spot in your home that sees more than its fair share of action. It’s a corner of the sofa you curl up in, or a spot at the breakfast counter that has a pile of things you want to get to “when you have a minute” which could use a little bit of help. Without designated spaces, you’re forever tucking things away that don’t have a real home – and wasting far too much time trying to remember where to retrieve them. Develop a place for each activity you do, and a space to keep those items that go with it to add some organization to your home – and your life!

Where did I put the... Have you ever stored a special item in a safe place and then forgotten where you put it when you need it three months later? A simple solution is to create a document in Microsoft Word or a similar program on your computer to record the location of seldom-used articles. Use the ‘find’ feature in Word (located in the Edit drop-down menu) to retrieve the information quickly within the document. Be sure to name the document something obvious so you can find it on your computer.

Where did I leave my keys? The most common excuse for lateness? “I couldn’t find my keys”. It’s hard to be successful if you can’t even leave your home. Save yourself the frustration and embarrassment by simply making an extra set of keys and keeping them in a special place. Give another set to a relative or neighbour in case of emergency. Create a home for your keys and always place them there when you arrive. You can use a bowl, a small basket or a hook. If all else fails, attach a beeper to your keys that you can activate when they go missing.

Name that room. Rooms that don’t have a specific purpose often become dumping grounds for clutter. Before you begin de-cluttering, go through your home, room by room, and determine how you want to use each space. Everything needs a home. Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) you will use it. Store similar things together and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-of-the way spaces. Keep a label maker handy to label drawers, shelves and containers so you don’t have to rely on your memory when you need to find something quickly. What did I do with that manual? Did you add new appliances and electronics to your collection recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category.

When you get ready to start your home hunt, you’ll likely start by compiling a list of “needs” and “wants.” Your needs will include the size of the home, including how many bedrooms and bathrooms your family requires. Your wants, on the other hand, may include more conveniences, like new upgrades and appliances, or extra storage space. If you’re part of a growing family, finding a home near a good school is probably also near the top of your “needs” list. Depending on where you live, it may not always be possible to find something within walking distance. But beyond just proximity, you may be more concerned about the testing results of any schools your kids could potentially go to. So, where can parents find this information? Unfortunately, it can take time to dig around for it online.

Every year, the Fraser Institute releases “report cards” for schools all across Canada. Divided by province and then again by elementary and secondary schools, parents can view charts online and download PDFs that reveal everything, from average exam marks, fail rates and graduation rates, to gender gaps in certain studies and more. Each school then receives an overall rating out of 10 – 10 being the best score a school can get. In most provinces, there are also other organizations that measure student achievement through standardized tests. For example, the Education Quality and Accountability Office (EQAO) in Ontario is responsible for measuring achievement in reading, writing and mathematics in relation to the province’s curriculum requirements. EQAO takes the average scores of these tests (in percentages) and gives each school a grade between zero and 100 – 100 being a perfect score. The task of looking for these scores for every individual school your kids could potentially go to is daunting. Finding a home you can commit to buying is hard enough – making sure it’s within the boundaries of the school district you want, and close to good schools, only adds to your stress throughout the process.

When you make the decision to buy a townhome, the last thing you want to do is clutter it with unnecessary “stuff.” You know, the boxes of items you never use but have avoided getting rid of because you might need them someday, or because they hold sentimental value, or you only purchased because they were on sale. At Baker Real Estate Inc., we often hear from purchasers who are moving from large family homes that they don’t know what to do with all of their belongings. And the larger the home, the more things they have amassed. The good news is that buying into a new townhome usually means you have quite a bit of time to organize and sort possessions before you move in. First, you need to measure up and figure out which furniture items you own and wish to keep that will actually fit into your new space. You receive dimensions from your builder, and when you go for your Pre-Delivery Inspection, you can measure again to be sure. Then begin the purging process. Even for townhome buyers who are keen to de-clutter and simplify their belongings, however, the task may seem overwhelming. One approach is the garage/ yard sale – one of the oldest forms of recycling. Put the money you make toward closing costs or buying new items that fit with your convenient new lifestyle. You may sell a large dining room set, for example, and purchase one of the modern coffee tables with a swing-up top that can serve as a dining table. There are several other ways to de-clutter, of course. People often give away possessions to their family and friends, which is another way to recycle. Heirlooms

and cherished items can be welcome additions in the homes of those who mean a lot to you. Whether they are antiques, appliances, toys or household accessories, wouldn’t it be lovely to know that someone you love will be using and appreciating these items? Your cast-offs can also be donated to charity shops, which is also a great way to pass things along. And of course, there is the trash can for items that are beyond salvage – and who doesn’t have a few of those hanging around? I also know of many people who have hired a home organizer. Contrary to what you may think, an organizer will not try to force you to throw out items you really want to keep. In reality, these professionals have an eye for organization – for sorting piles and closets of things into categories, then guiding you through a process that helps you gradually weed out items. This is a wonderful time to designate heirlooms to go to family members without feeling rushed. The beds and dressers that you will not need in your new place could solve a problem for an acquaintance with growing children. Remember the Internet? You can give items away on Freecycle.com – the deal is that the first person who responds who is willing to come and pick up the item gets it free. And there are other sites where you can sell things online. Ask your home organizer for suggestions. And remember that a neat, tidy, uncluttered house will sell more quickly than one that is packed full. One of the first things home stagers do is suggest de-cluttering. Move into your gorgeous new home with enough stuff to keep you happy yet allow the design, features and finishes to shine.

For real estate investors, the tax-free savings account (TFSA) represents an opportunity to begin to assemble a war chest for future investments, while investing the funds on a tax-free basis. But be aware of recontribution rules – A costly mistake that 72,000 Canadians made in 2010. Generally speaking, your contribution room to a TFSA is set at $5,500 per year as of 2013, cumulative. So, after three years, you can contribute $16,500 to your TFSA in total, if you started in 2013. The beauty of the TFSA is you can take the funds out and recontribute the same amount without losing any contribution room. In other words, you can take $4,000 out, recontribute the same and invest on a tax-free basis within the TFSA. A catch is that the recontribution must be done in the next calendar year. Mortgage interest rates, still at historical lows and expected to remain so until later this year and maybe even into 2015, represent a window of opportunity for those looking to buy a home. The Bank of Canada, in its latest rate announcement on June 4, once again held its influential overnight target rate at one per cent – where it has been since September 2010. Indeed, the mortgage industry remains ultra-competitive, lenders often introduce new products and otherwise there are plenty of options for borrowers. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, there has been some talk recently about cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart

borrowing – everything from putting down a larger down payment to taking advantage of pre-payment options and even “stress-testing” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances. The mortgage market is a complex beast, and as a prospective homebuyer, these are not lessons you’re going to learn overnight – nor do you likely want to. You’re focused on saving a down payment, getting your finances in order, searching potential neighbourhoods, choosing a home and selecting interior finishings. But just as important is to also spend as much time as necessary to find a broker or banker you trust and who knows their business. More so than in any other area of homebuying, you’re going to rely on the advice of this member of your team – now more than ever. It will prove to be time well spent.
