Shopping for a home builder

Y

SUSAN LEGGE

ou’ve decided that a new home or townhome is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/developer before you sign on the dotted line. Start by finding out how long the company has been in business. Ask a sales representative or visit the company’s website. Next, find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into during your tour. Naturally, you should spend some

time visiting several different sales offices and model homes. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are many other builders and salespeople out there who pride themselves on putting the customer first. When you do find the right home and the right builder, making that big decision will be a whole lot easier and more enjoyable.

The mysterious Millennials?

12 METRO VANCOUVER NEW HOME GUIDE | JUNE 26 - JULY 10, 2015

n June 12th I had the pleasure of attending the Urban Development Institute’s informational lunch called “Millennials are Here. Are You Ready?” Born into in some sort of “Lost Generation” postBoomer purgatory myself, I was eager to hear from the panellists, two of whom are Millennials, about what we oldies can expect from these up-and-coming whippersnappers. Considering that 75 per cent of firsttime home buyers are Millennial, this is clearly a demographic that, though still young, has got to be understood and catered to by marketers, builders and city planners well into the future. So what did I learn from City of Vancouver councillor Melissa De Genova, Jon Stovell of Reliance Properties and Karm Sumal, co-founder of the blog Vancity Buzz? Millennials are smart. Though Melissa De Genova is currently the

only Millennial on City Council, she is exceptionally dialled-in to the changing needs of the workforce in Vancouver, stressing the need to address affordability through smaller, entry-level housing options with diverse amenities, as well as re-zoning for more creative uses for currently industrial areas. Rezoning was also addressed by John Stevell, who lobbied for more micro-lofts, live/work spaces and the large market for these type of homes. Karm Sumal described all the new ways Millennials get their information and engage with their communities. It was a fascinating afternoon, and you can learn more about the in-depth discussion by this interesting panel of individuals by checking out ypnexthome.ca. Whether you’re a Millennial or not, New Home Guide, as always, has everything you need to find your perfect place to live. Happy home hunting!

FAMILY HOMES ON BURKE MOUNTAIN

In the natural setting of Coquitlam’s Burke Mountain, Colborne Lane by Polygon is a rare find. Its spacious three and four bedroom duplex homes boast breathtaking views, ample patios and yards, and gourmet kitchens with extra-large islands. Best of all is Colborne Lane’s location. Peaceful neighbourhood trails are close at hand, and so are the conveniences of SkyTrain, schools, shopping and all the amenities of Coquitlam Centre.

COLBORNE LANE soon to Captivate Coquitlam POLYGON’S NEW DUPLEX HOMES OFFER ABUNDANT LIVING SPACE FOR HOMEOWNERS LOOKING TO GROW THEIR FAMILIES ON BURKE MOUNTAIN » by JANINE MACKIE Families and empty-nesters alike are infatuated with Burke Mountain, and for good reason. This growing neighbourhood in Northeast Coquitlam boasts every possible amenity — great schools, parks and playgrounds, nature trails for weekend scenic walks or mountain biking, expansive views, and plenty of future improvements from friendly 16 METRO VANCOUVER NEW HOME GUIDE | JUNE 26 - JULY 10, 2015

village shopping and recreation areas, to proximity to a new rapid transit line that will make the Coquitlam-to-Vancouver communte easier than ever before. Until now, there has been just one challenge for those who want to live here — Burke Mountain has had a limited supply of spacious, new townhomes.

“There are very few opportunities to buy this type of home in this area,” explains Goldie Alam, senior vice president marketing at Polygon Homes, who has some good news to share with prospective homebuyers. NEW ADDITION TO COQUITLAM’S SMILING CREEK SUBDIVISION

This summer Polygon will introduce Colborne Lane, the muchanticipated collection of 95 duplex homes in the new Smiling Creek subdivision on Burke Mountain. “We’re very excited about this community because we know that Colborne Lane will give people an opportunity for home ownership that they’ve been looking for,” says Alam. “With floor plans up to 2,497 square feet, these three- and four-bedroom duplex homes will give families and downsizers alike the space they need. It’s going to be an excellent choice for people to get that family-home lifestyle they’ve been looking for.” High atop Burke Mountain, the homes at Colborne Lane will offer picturesque views overlooking Coquitlam and Port Moody. Enjoying stunning perspectives year-round, this enclave of striking homes imparts the peace and tranquillity of living in a quiet tree-lined residential neighbourhood. Plus, there’s the added confidence that buying a home at Colborne Lane is an investment with a healthy future — community plans show designated areas in this desirable subdivision for a community centre, retail, parks and both an elementary and middle school.

ARTS AND CRAFTS ARCHITECTURE: WELCOMING FRONT PORCHES AND WINDOW BOXES

Complementing the surrounding single-family communities, the Arts & Crafts-inspired duplex homes will feature welcoming front porches, window bays, wood shingles and natural timber and cultured stone details. With double-car garages designed to accommodate extra storage or even a workshop, generous fenced yards and all-season patios, families can live large year round. Inside, contemporary interiors include all the features of a single-family home in an open-plan design with overheight ceilings, main-floor powder rooms and chic linear fireplaces with custom mantels in many of the floor plans. At the heart of each Colborne Lane home is a true family kitchen complete with modern flat-panel cabinetry, recycling centre, engineered stone countertops, large kitchen islands, and top-of-the-line KitchenAid appliances. BUILDING A GOOD REPUTATION:

Locally owned since 1980, Polygon has built over 25,000 homes throughout the Lower Mainland, and is among the most established and respected homebuilders in BC. With many past

communities in Coquitlam, including the sold-out Bridlewood townhome development just down the road on Burke Mountain, Polygon has an impressive track record for building homes that truly enhance communities. Colborne Lane’s presentation centre and show homes are coming to 3400 Devonshire Ave. in Coquitlam this summer. //HOT OFF THE WEB

HOT off the web The skinny on what’s happening in real estate in the lower mainland. » by DIANE DUFLOT

VANCOUVERITES BELIEVE DEVELOPERS WIELD HEAVY INFLUENCE

Last November, 68 per cent of those who responded to an Insights West poll in Metro Vancouver indicated that they felt that developers and lobbyists had too much influence in their municipality. In the City of Vancouver, that number was even higher (73 per cent). When The Vancouver Sun set out recently to discover if Vancouverites feel the same way about change in their neighbourhoods, it found that 37 per cent of residents believe that developers wield the most influence in the look and feel of their neighbourhood, while 27 per cent think the municipal government is calling the shots and only 22 per cent think their community is in control. Many still believe, however, that development can bring positive change. DIANE DUFLOT

Former Vancouver Editor of New Home Guide, New Condo Guide and Home Decor and Renovations, Diane Duflot is currently enjoying the life of a freelance writer and editor. She can be reached at diane.duflot@ypnexthome.ca

VANCOUVER MAYOR WANTS TO CURB HOUSING SPECULATION

Mayor Robertson recently wrote a letter to Premier Clark proposing solutions for Vancouver’s housing affordability crisis. Among these are a provincial “luxury housing” tax, a tax on property flippers and the authority to reduce the number of vacancies. Robertson believes it is the province’s responsibility to curb housing speculation by “the world’s wealthiest citizens.” Robertson remained vague on several details, however, such as, how people might qualify as Metro’s wealthiest citizens, how much the fund might generate and what kind of penalty owning an empty home might incur. TRANSLINK INVESTMENT KEY TO ECONOMIC VITALITY

Avison Young, a real-estate services firm, recently released their white paper, which concluded that a “yes” vote in the plebiscite would contribute to the health of Metro Vancouver’s commercial real estate industry. Avison Young called the chance to vote on the plebiscite “a rare opportunity” for the citizens of Metro Vancouver that “would be the envy of most metropolitan centres around the globe.” The results of the transit plebiscite are expected by the end of June. CAN WE MAKE VANCOUVER MORE AFFORDABLE?

In a recent column in The Vancouver Sun, Tsur Sommerville, director of the Centre for Urban Economics and Real Estate at the Sauder School of Business, University of British Columbia, makes a call to local government and to the development community to “offer choices that are less jarring to the existing built form. Planners must move to saying yes to developments that may not perfectly fit the myriad of design rules propagated by local government.” He also asks that citizens of Metro Vancouver be more accepting of seeing change in their neighbourhoods, because “the way we approach land use in our neighbourhoods now is making life here less affordable and accessible everyday.” Can we make Vancouver more affordable? Yes, we can, but it’s on you, citizens of Metro Vancouver. 18 METRO VANCOUVER NEW HOME GUIDE | JUNE 26 - JULY 10, 2015

Outdoor TRENDS » by CARSON ARTHUR

Whether you have a large backyard or a balcony built for two, outdoor living and renovating has become a trend in itself. With new stats coming out every day about the impact of outdoor renovations on home value, landscaping is quickly rising to the top of the to-do list. So, whether you are planning on renovating or just sitting outside and enjoying the sun, here are my top outdoor trends for 2015.

$219.

weber.com 1 COLOURFUL BARBECUES. Building on its success of the

condo-sized Q-1200 propane barbecue, Weber has launched a new line of the popular model with bright and colourful lids! Now you can have a grill that also adds a splash of colour to your balcony. These small-scale units use liquid propane cylinders versus the big tanks, making them portable and space saving. They’re functional and stylish at the same time!

$109.

Canadiantire.ca/ Canvas 2 OUTDOOR RUGS… that look like grass! Canadian Tire’s new private label, Canvas, is coming into the market place with a rug that surprised me with its unique innovation. Combining the look of turf with a classic baroque design, these carpets are not to be confused with the indoor models. Finally, we have a carpet that complements outdoor living. 3 HEIRLOOM VEGETABLES. The “grow-it-yourself ” movement

has firmly taken root in Canada! GIY has been my mantra for several years, and now homeowners are jumping on board with planters and gardens full of vintage veggies and herbs. This trend of growing food that you know is safe for your family has really resonated with the younger generation, with millennials starting seed saving companies and protesting anything GMO. MORGAN CREST

LARGE LOTS AND GRAND-SCALE HOMES NOW SELLING IN SOUTH SURREY » by JANINE MACKIE Ever find yourself wondering, “Where have all the big lots gone?” This summer, Benchmark Homes answers the call of those dreaming big and yearning for a larger home on a generous property, with its new South Surrey subdivision, Morgan Crest atop the hill at 26B Ave. and 164 St. The beautiful 36-lot site will be home to three distinct home styles ranging from 3,600 to 5000 square feet on various size lots up to 14,000 square feet. “These are going to be substantial executive homes, many with triple garages, full backyards and fully-loaded interiors with high-end specs, professional-grade appliances, ample custom options and finished basements with bar, gym and media room,” says sales and marketing director Ryan MacDonald of Momentum Real Estate Group. Since its recent launch, the response has been phenomenal, with 15 firm sales and several pending. Ryan attributes this to the hot South Surrey market and the good value homebuyers are finding at Morgan Crest. “The quality and value extends well beyond its four walls. It’s in the land and location, the materials Benchmark uses, the way each home is professionally designed and the final fit-and-finish,” says Ryan, referencing the builder’s recent successes including Evergreen in Langley and The Estates at Southwood, here in South Surrey — now the presentation centre for Morgan Crest until show homes open later this fall. A visit to the sales centre is just an appetizer of what’s to come at Morgan Crest — engineered hardwood and quartzite throughout, as well as custom upgrade options like modern tech that can fully automate your house, heated floors and two-way fireplace between master bedroom and ensuite. Beyond its premium homes, Morgan Crest also epitomizes the number one rule in real estate, “Location, Location, Location.” The community is walking distance to Sunnyside Elementary and Southridge Academy, a 10-minute drive to White Rock Beach, a short stroll to the Shops at Morgan Crossing and the new Grandview Heights Aquatic Centre, with great access to HWY 99 heading downtown. For those who expect more in a home, there’s Morgan Crest. Visit the presentation centre open daily, except Fridays from 1 to 5 p.m. at 16780 - 22a Ave in South Surrey. Low lending rates CHANGING CANADIANS’ MORTGAGE HABITS » by LYDIA MCNUTT

LYDIA MCNUTT

is an award-winning writer and editor of New Condo Guide. Lydia’s love of architecture, interior design and the written word have landed her happily at home at Yellow Pages NextHome, where real estate rules. Email Lydia.McNutt@ ypnexthome.ca, and follow her on Twitter @LydiasTweets

Canadians have been sitting, very comfortably, in an ultra-low mortgage interest rate environment for years now. Just when we thought rates couldn’t go any lower, they did, as the Bank of Canada dropped its key lending rate to 0.75 per cent in January, and the big banks followed suit. At the BoC’s latest rate announcement on May 27, that rate stayed put. Twenty years ago, the lending rate for a five-year, fixed-rate mortgage was 10.75 per cent. Back in 1981, it was 20.25 per cent, according to ratehub.ca. Today’s numbers in the two-percent range are hard to believe, and they’re changing how Canadians handle their debt load. Canadians are doing everything they can to make the most of these low lending rates, according to the 2015 Mortgage Consumer Survey by conducted Canada Mortgage and Housing Corp. (CMHC). SURVEY SAYS…

According to CMHC, 60 per cent of mortgage renewers did so before their mortgage term expired, and 55 per cent of them did it to avoid a rise in rates in the future. Furthermore, mortgage renewers reported taking action to pay off their mortgage sooner. Forty-nine per cent set their mortgage payment higher than the minimum required, while 32 per cent made either lump-sum payments, increased their regular payment, or both. GOING BROKER:

CMHC also investigated the share of mortgage consumers who used the services of a mortgage broker. The survey found that broker market share is on the rise, having increased from 32 per cent in 2012 to 42 per cent in 2015.

Canadians are doing everything they can to make the most of these low lending rates, according to the 2015 Mortgage Consumer Survey by conducted Canada Mortgage and Housing Corp. 28 METRO VANCOUVER NEW HOME GUIDE | JUNE 26 - JULY 10, 2015

Almost twice as many homebuyers (both first-time and repeat) used a broker (49 per cent), versus existing homeowners who were refinancing their mortgage (24 per cent). LENDER LOYALTY:

When it comes to loyalty, first-time homebuyers were flightier than their repeat-buyer counterparts. Renewers were more likely to stay with their current lender (86 per cent) whereas only 47 per cent of first-timers stuck with the financial institution they deal with regularly. Interest rates were the main reason for consumers to jump ship to another lender, at 63 per cent.

Rosemary Gate ENJOY THE ADVANTAGES OF TOWNHOME LIVING » by JANINE MACKIE Rosemary Heights may be considered one of the most desirable and affluent neighborhoods in the Lower Mainland, but that doesn’t have to mean breaking the bank to live there. This summer, Park Ridge Homes and Woodbridge Properties have teamed together to bring an exclusive, yet affordable, new community of townhomes to this South Surrey neighbourhood, at the corner of 32nd Avenue and 152nd Street. Reminiscent of a European village, Rosemary Gate’s collection of just 20 homes are architecturally inspired by the Arts-and-Crafts movement with gently sloped rooflines, rounded entries, dormer windows, textured stucco and elegant street lighting. “Being the only new townhome development in Rosemary Heights, I’ve been getting enquiries from here to Vancouver,” says sales manager Katrina Bitkova. “The homes are ideal for downsizers who want to stay in the area and enjoy a lowmaintenance lifestyle, as well as families looking to raise their kids in a great South Surrey neighbourhood.” TOWNHOMES THAT LIVE AND FUNCTION LIKE SINGLE-FAMILY HOMES

Priced from $504,900, the three and four-bedroom townhomes at Rosemary Gate are priced much lower than a single-family home in South Surrey, yet offer ample floor plans from 1,421 to almost 2,000 square feet. Large private backyards and decks, 30 METRO VANCOUVER NEW HOME GUIDE | JUNE 26 - JULY 10, 2015

ample garages for parking and storage, as well as full side-byside driveways make for comfortable and practical living. Bitkova says buyers can feel confident these homes are “not only beautiful but also very well constructed.” She cites plywood construction for durability; kiln dried dimensional lumber for reduced shrinkage and more uniform frame structure and sealed exterior wall plates to prevent air leakage, as a few examples how the builder provides construction excellence. SOPHISTICATED STYLING

AND MODERN CONVENIENCE

Inside, kitchens are sure to inspire with their quartz countertops, over-height cabinets with shaker-style doors and beautiful stainless steel kitchen appliance package with gas range. While walk-in closets and electric fireplaces are standard, there’s also plenty of custom options from crown mouldings to heated bathroom flooring. Located walking distance from SouthPoint Exchange Mall, a short drive from the Shops at Morgan Crossing and in the catchment of highly respected Morgan Elementary, Rosemary Gate offers homeowners terrific value and a quiet retreat from all the nearby activities. Register today and be among the first to view the furnished showhomes opening July 11th at 3303 Rosemary Heights. Learn more at rosemarygate.ca or call 604-541-7400.

Lotus Living A HOME FOR THE FAMILY » by SUSAN M BOYCE long and wide enough to comfortably snuggle down with lots of pillows, a glass of wine, and the latest bestseller mystery. “There’s another one upstairs in the master bedroom,” Bill says seeing my look of appreciation. Really? How cool is that. In the second home, I discover the secret of the turret look that so enchanted me when I arrived. The master bedroom features a soaring, two-storey ceiling and windows on two sides so the entire space is drenched in sunshine. Now this I could get used to in about five minutes. FAMILY NEIGHBOURHOOD

As I turn the corner onto 76th Avenue, there’s no question I’ve arrived at Lotus Living. Bill Szeto, president of Oakwyn Marketing, has already told me Lotus Living was something fresh and different in the Willoughby Heights neighbourhood. He was right. From the street, the architecture has a playful, almost whimsical charm. Front doors are an intriguing pumpkin colour with glass inserts, front yards are framed by traditional fencing and trellises, and there even seems to be turret rooms in some of the homes. Fun, funky, definitely distinctive. I can’t wait to see inside. TIMELESS AND WELCOMING

“Because most of these homes have side-by-side garages they’re wider than the typical townhome, meaning they feel more like a single-family house,” Bill says opening the door to the first showhome. I step inside and experience one of those “ah ha” moments… as in “ah ha, this is smart, beautiful design.” The kitchen cleverly combines an L-shaped counter and a centre island with seating on two sides into an efficient, open culinary hub that immediately gets me thinking about entertaining. Great for just hanging out with the family too. Then I spot one of Lotus Living’s many surprise features — a window box seat in the living room. In a word, it’s huge — I’m guessing at least seven feet

“Willoughby Heights is such a diverse, up-and-coming neighbourhood,” Bill says as we pause to look down the gently curved street to where one of the community’s two playgrounds is taking shape. “Parents appreciate being in the catchment area for the International Baccalaureate School just a couple of blocks away. And because we have such a wide range of floor plans, there’s really something for everyone — including proud grandparents who want to be close to their kids.” The Lotus Living presentation centre and display homes are open noon to 5 p.m. daily except Fridays at 20856 – 76th Avenue in Langley. Prices for these two- and three-bedroom homes start at $319,900. For more information visit liveatlotus.com or call 604.831.0800.

PETER AT EXCHANGE

Life from the Rooftop » by SUSAN M BOYCE Ask Peter about Exchange’s biggest wow factor and his response is instant, emphatic, and punctuated by a broad smile. “The rooftop deck. No question. Most townhouses have a tiny little strip of lawn that you can’t really use. Here I’m going to have a huge ‘backyard’ that’s equivalent to having an entire other floor — literally. There’s even a storage room so I have somewhere to keep my patio furniture cushions or store the barbeque in winter.” MEANT TO BE

For Peter, discovering Exchange was more a happy case of serendipity than strategic planning. His original plan had been to purchase a condo near downtown Vancouver where he works. Then one Saturday afternoon when he was driving out to Langley to visit his girlfriend, he noticed a sign for Exchange. Intrigued, he decided to take a look. “I liked the fact Exchange was offering some two-bedroom floorplans. Most townhouses only have plans with three or more, and I don’t need or want that many,” he says. “At just over $300,000, the price was the same as what I’d pay for an older, 500-square-foot one-bedroom in Vancouver — so it’s a far better value.”

Peter laughs as he admits that initially he went to a different presentation centre because he’d written the address down incorrectly. “When I walked in I couldn’t figure out where rooftop decks were.” He persevered, found the right address, and after thinking about it for a few days, realized Exchange was the place he wanted to call home. There was just one problem. “I went back a week later and all the homes I’d been interested in were sold — literally, in one week, every home had a sold sign on it. It was unbelievable.” Luckily, fate was smiling on him. An accepted offer on one of the prime corner homes fell through, and this time Peter didn’t hesitate. Within what seemed like minutes, he became an Exchange homeowner.

Here I’m going to have a huge ‘backyard’ that’s equivalent to having an entire other floor — literally. EASY LIVING

Peter says he particularly looking forward to entertaining in his new home. “I like the way the island separates the kitchen and living room without closing it off. The kitchen appliances are very high-end — way above the usual standard — and I really like the gas range. Plus there’s a gas hook up for my barbeque.” He grins. “And yes, I’m a huge barbeque fan, so one of the first things I do when I move in will be to have friends over — that would be on the rooftop deck of course.” For more information about Exchange, visit hayerlifestyle.com or call 604.371.0044.

Arcadia

PLAY. LOVE. GROW » by SUSAN M BOYCE It’s true. I believe the kitchen really is more than just a place to cook. For me it’s the heart of my home. It’s a place where I love to hang out with friends or just with the company of my latest cookbook — a social hub that should feel inviting, elegant, and beautiful. So when catch my first glimpse of the kitchen at Arcadia, it’s no wonder I hear myself give a sign of sheer appreciation. First of all, it’s massive — easily able to accommodate large groups of guests in comfort. It’s also got a dramatically different ambiance than many townhomes I’ve seen. Here are a few hints just to whet your appetite: waterfall granite island, über sophisticated curved glass hoodfan, and a “get serious about cooking” gas range. No question this space was designed with foodies in mind. HERE’S TO YOUR COMFORT

I soon discover comfort and style is the theme at Arcadia. “One of the things our buyers love is having in-floor radiant heating on all three levels,” says sales manager Margot Jay. “You don’t normally find that in a townhome. Plus it means you get other extras like smooth ceilings and over an inch of concrete between floors for excellent soundproofing — both features that indicate exceptional craftsmanship and quality.” What I find even more intriguing though are the small tags I spot everywhere on features like the matched pendant lights above the eating bar or the rippled glass backsplash. Usually, signs like this say “Optional Upgrade.” At Arcadia, they say “It’s Included.” I peek into the main floor powder room and discover one of the coolest mirrors I’ve seen an ages — a circle of

glass that seems to float on a vertical strip of accent granite. Surely this is an upgrade or designer item? Nope, there’s the sign: “It’s included.” The master bedroom boasts yet another of my favourite features — a vaulted ceiling and a bay window. Okay, so that’s two features. But you’re getting the picture. Arcadia has lots of unexpected delights. SUMMER SIZZLER SALE

And here’s more good news. To celebrate summer, Arcadia has a special program that means you could own a three-bedroom home for as little as $999/month or a four-bedroom for $1,235/month for the first year. Better hurry though, because this sizzlin’ deal won’t last long. Arcadia’s presentation centre and display homes are open noon to 5 p.m. daily except Fridays at 20852 – 77A Avenue in Langley. Prices start at $350,777 (net GST included). For more information visit arcadialiving.ca or call 604.513.9090.

NO REGRETS FOR

Follow his blog posts and commentary on the Canadian housing market at fortressrealdevelopments. com/news or follow him on twitter at @ BenMyers29

Perhaps you are one of the people thinking long and hard about buying your first home. It’s a major decision. You can take comfort in knowing that about 280,000 people in Canada make the decision to buy their first home every year, according to a recent survey by the Canadian Association of Accredited Mortgage Professionals (CAAMP). It’s never too late to take the plunge either. Every year, almost 30,000 Canadians age 55 or older buy their first home! The CAAMP survey asked what factors prompted them to buy a home, and 51 per cent of first-time buyers said “to stop renting.” Other top factors for first-time buyers were to build equity (and take advantage of price growth and appreciation), and to experience the pride of ownership. It is hard to describe the satisfaction that home ownership brings, but I suggest you experience it yourself. As for price growth, the average Metro Vancouver resale condominium in May increased five per cent annually – another month, another increase. If you’re young and waiting for the market to cool, you might end up being a senior citizen first-time buyer, like some of the folks I referenced earlier. The majority of first-time buyers surveyed by CAAMP had no regrets about taking on the size of mortgage they did. Just 14 per cent of these buyers had ‘significant’ or ‘a great deal’ of regret with their household financial obligations. The majority of respondents feel that real estate in Canada is a good long-term investment, and that mortgages are good debt. If you’re secure with your job and you have a nice nest egg saved, I’d recommend starting out with a condominium. About 120,000 people a year in Canada make the choice to purchase a condominium apartment. Half of them are first-time buyers. The CAAMP survey also showed that first-time buyers were not willing to compromise on their home’s proximity to amenities and its setting. Interestingly, many more buyers compromised on size. This will continue to be a big trend among folks looking for their first downtown highrise. In my opinion, they will concentrate more on what their immediate community can offer, like great shopping, bars, coffee houses, entertainment, parks and transit, and less on the square footage of their suite.

42 METRO VANCOUVER NEW HOME GUIDE | JUNE 26 - JULY 10, 2015

I can spew all the stats in the world (condo resale transactions in May were up 13 per cent year-over-year in our region), but some people just can’t wrap their heads around the pricing and their perceived risk in owning. I would suggest talking to your peers who have bought a home, discussing your situation with a realtor and a mortgage broker, and reading up on some of the misconceptions about the market on the Fortress Real Developments’ blog.

//MIND OVER MORTGAGE

Conventional or Collateral: DO YOU KNOW HOW YOUR MORTGAGE GETS REGISTERED? » by JORGE & ALISA ARAGON

JORGE & ALISA ARAGON

are Mortgage Experts with Dominion Lending Centres Mountain View. They are active members of the Greater Vancouver Home Builders Association. Jorge & Alisa focus on the overall needs and plans of their clients and then find the best mortgage to suit their needs. For more information visit YourMortgageSolutionsGroup.ca or contact them at aaragon@dominionlending.ca.

Whether you are looking at buying a house or shopping around at your mortgage renewal time, it is important to read the fine print on the mortgage approval and know how it is registered. Remember to ask questions and if you don’t understand something, make sure that it is explained so you are comfortable throughout the entire process. Don’t just sign the documents and move on. Before you sign on any mortgage offering, make sure you get advice from a Mortgage Expert who truly understands the complexity of mortgages. Most people focus on getting the lowest interest rate but forget to focus on the overall mortgage; one that provides not only a great interest rate but favorable terms and options. By asking questions you will ensure that you are making the right choice and have less chance of paying unnecessary costs down the road.

46 METRO VANCOUVER NEW HOME GUIDE | JUNE 26 - JULY 10, 2015

One of the important questions you need to ask is about the mortgage registration. Is it registered as a collateral charge or a conventional (standard) charge? Some lenders register all their mortgages collateral, while others will give you the option only after you ask, but most lenders register their mortgages conventional. With a conventional mortgage, the amount you are borrowing (property value minus down payment) is the amount that’s registered. But with a collateral mortgage, the amount that’s registered is 125-150% of the property value, and the lender has both a promissory note and a lien registered against the property for the total registered amount. For example, if your mortgage amount is $400,000, the lender will register $400,000 plus up to another $200,000 even though the borrower didn’t receive all of those mortgage funds. Collateral mortgages have been around for a while and are used when you have a home equity line of credit (HELOC or secured line of credit) which allows the balance of the loan to float up or down depending on the use by the borrower, but they are newer when it comes to mortgage products only. Bank such as Bank of Montreal, CIBC and most credit unions such as Vancity register their mortgages collateral while TD Canada Trust and Tangerine (ING Direct) switched to collateral mortgages in 2010. The advantage of a collateral mortgage is easy access to credit. Since the mortgage is already registered for a larger amount than you need to buy the house, you can access additional funds in the future without any extra steps or legal fees. This is only beneficial if you are putting more than 20% down payment and as long as you maintain 20% equity in your home, as you can only borrow up to 80% of your property’s value as per the government regulations. If you are buying a home with less than 20% down payment it won’t make sense to have your mortgage registered collateral, as you won’t be able to

SURREY/LANGLEY

Before you sign on any mortgage offering, make sure you get advice from a Mortgage Expert who truly understands the complexity of mortgages. Most people focus on getting the lowest interest rate but forget to focus on the overall mortgage that provides not only a great interest rate but favorable terms and options. refinance until you have at least 20% equity in your home. There are also several downsides of collateral mortgages: » Free transfers or switches to a new lender when your term is up aren’t usually available. Most other lenders don’t like the fine print and restrictions of collateral mortgages and won’t accept them unless you are refinancing, which costs you legal and possible appraisal fees. » You could end up paying a higher interest rate at renewal. If your collateral mortgage makes it difficult to switch lenders at renewal, you don’t have the ability to shop around for the best rate. That could end up costing you more on your mortgage rate. If your goal is to pay off your mortgage faster, a conventional charge mortgage will suit you better. It will give you the option to move the existing balance to another lender at renewal time, without having to incur any legal and appraisal cost. It is important to leave your options open.

Obviously, it’s very important for you to know up front whether you are getting into a collateral mortgage or a conventional mortgage. Unfortunately, many people don’t realize they have a collateral mortgage until it comes time to renew and they don’t have the flexibility they need. By understanding the difference you can make sure you get the mortgage that best fits your long term goals. As professional Mortgage Experts, we ensure that we find our clients the best mortgage and explain every detail of the mortgage approval so they are informed and happy with the decisions they make.

I knew right away that this space would host an eclectic mix of furnishings, including those inspired by the Mid-Century Modern era. When my firm Toronto Interior Design Group first entered this home, the white walls were bare and there was little furniture. The possibilities were endless, as the clients allowed us to really let our imagination run wild with this project and trusted us completely with whatever we wanted to do. The first task was determining the floor plan and flow of the space. After the homeowners fell in love with the layout, it was time to create a design they would fall in love with, too. JUNE 26 - JULY 10, 2015 | METRO VANCOUVER NEW HOME GUIDE 51

We brought in a mix of chrome and brass, which really balanced out the entire look, while also adding the edge and sophistication. For a hint of exotic, a natural cowhide rug hugs the floor, while extremely textural horse sculptures linger in the background near the retro-style walnut lamp. But the element that we all felt really brought life to the room was the amazing art piece by world photographer Tony Koukos.

//DESIGN ADVICE

Top 5 mistakes people make

WHEN CHOOSING PAINT COLOUR Does the thought of choosing a paint colour turn you yellow with fear? “When it comes to paint colour, many people are so afraid of change that they end up sticking with the same colours for years,” says Martin Tustin-Fuchs, brand manager, Dulux Paints. “Yet, all they often need is a bit of guidance to get out of their colour rut and adopt a more current look for their living spaces.” Top 5 mistakes people make when choosing paint colour and how to avoid them: 1. CHOOSING A PAINT COLOUR OUT OF CONTEXT.

Contrary to popular belief, taping a small swatch to a wall won’t help you choose the right colour for your room. Instead, examine paint chips against furniture, rugs, accessories, countertops and other items in the room, making sure to test the colours in direct, indirect and artificial light at all times of day. 2. PLAYING IT SAFE WITH NEUTR ALS. Neutral paint colours

tend to be a popular choice, yet there are times when a more saturated colour may bring out the best in a room. A good way to introduce some colour to your walls is to apply the “new neutrals” – whites, beiges or greys that are infused with a small amount of colour such as lilac, sage or blue. Take a neutral room up a notch by painting an accent wall a deeper shade of the wall colour or a more vibrant, coordinating colour. 3. GOING WITH THE SAME OLD, SAME OLD. Just like an

out-of-date hairstyle, it’s easy to get comfortable in your room’s décor. Take a step back, examine your space and ask: What year is this room stuck in? If the answer dates back at least a decade, it might be time for a change.

4. FEAR OF USING MORE THAN ONE COLOUR. There’s no

reason to use only one paint colour on the walls of a room. In fact, using two or even three shades can turn a room from ordinary to extraordinary. A good rule of thumb is to use a base colour in about two-thirds of the room and introduce other colours in smaller quantities. To achieve an elegant, relaxing feel, try a monochromatic colour scheme, with one main colour supported by others from the same colour family. For a harmonious effect, combine colours located beside each other on the colour wheel. To create a dynamic look, choose complementary colours found directly across from one another on the wheel.

54 METRO VANCOUVER NEW HOME GUIDE | JUNE 26 - JULY 10, 2015

5. FAILING TO CONSIDER A ROOM’S FUNCTION. Will you be playing,

sleeping, eating or relaxing in the space to be painted? Make sure you choose your colour accordingly. Yellow, red and orange, as well as soft grey, violet, blue and green, are known to be more conducive to appetite-building, entertaining and conversation, making them good choices for the kitchen and any main-floor living space. Bright red will energize and stimulate kids in a playroom, while cooler blues have a calming, serene effect ideal for a bedroom. Golden yellows and warm apricots tend to flatter any skin tone in a bathroom. “A change of wall colour is the best and most economical decorating tool out there,” Tustin-Fuchs says. “If your room is stuck in the 1990s, you can bring it forward to 2015 just by swapping out pastel peach and moss green for a more modern palette such as turquoise blue with lime green accents. With paint, the possibilities are endless.” For more information, visit dulux.ca

Mosaic Homes

MAKING HOMEOWNERSHIP EASIER » by SUSAN M BOYCE Summer’s here and it’s not just the weather that’s hot. Throughout Metro Vancouver and the Lower Mainland, the real estate market continues gaining strength with no sign of slowing down any time soon. “Given the positive economic outlook province-wide and low mortgage rates, consumers have a lot of confidence when it comes to taking the step into homeownership,” says Geoff Duyker from MOSAIC Homes. “But there are still a lot of young, often first-time buyers who have great jobs so they’re able to handle a mortgage payment, they just haven’t had enough time in the workforce to save up a down payment yet. We want to assist those buyers, so we came up with an innovative way to help.” DEPOSIT MATCHING

The solution is MOSAIC’s ‘You Deposit. We Match.’ program, and it’s ingenious in its simplicity. “For a limited time, when you purchase a home at FREMONT, YORK, or CLAYTON MARKET, we will match your deposit up to $10,000,” Geoff explains. Response has been overwhelming. “In the first three weeks alone, we sold 70 homes — that’s almost three homes every day,” Geoff says. “Buyers understand they’re getting a unique opportunity to purchase a great home in a great neighbourhood, and they’re responding.”

FIND YOUR PERFECT NEIGHBOURHOOD

The ‘You Deposit. We Match.’ is being offered at four of MOSAIC Homes’ properties, meaning there’s plenty of choice about product and location. Located adjacent to the Pitt River in Port Coquitlam, FREMONT GREEN and FREMONT INDIGO (2332 Ranger Lane) offer a choice of riverside apartment residences priced from $189,900 or two-, three- and four-bedroom townhomes from $389,900. And this July will mark the much-anticipated opening of the 12,500-square-foot Riverclub. “This is such an exciting milestone,” Geoff says adding that a pool, gymnasium, billiards room, child’s play area, and multi-media theatre room are just some of the amenities that will now become part of this master planned community. Farther south in Langley’s thriving Willoughby neighbourhood, YORK (8476 – 207A Street) continues to sell rapidly thanks to it’s eye-catching shingle-style architecture and affordable pricing — starting from just $309,900. Great proximity to schools, parks, and transit too. And in Surrey’s popular East Clayton, CLAYTON MARKET (192nd Street and Fraser Highway) offers move-in ready rowhomes starting at $317,900. Geoff’s also happy to announce there will be a MOSAIC-designed and owned retail component to this community. “People want to be able to walk to things like the grocer or the coffee shop, so this new retail will become part of the neighbourhood’s overall amenities — lively, dynamic and highly walkable.” For more information about MOSAIC’s ‘You Deposit. We Match.’ program, visit mosaichomes.com or visit one of their on-site Home Stores. JUNE 26 - JULY 10, 2015 | METRO VANCOUVER NEW HOME GUIDE 57

//IN THE NEWS

Competitive spring market continues

COMPETITION CONTINUES TO PUT UPWARD PRESSURE ON HOME PRICES, PARTICULARLY IN THE DETACHED HOME MARKET. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Metro Vancouver reached 4,056 on the Multiple Listing Service® (MLS®) in May 2015. This represents a 23.4 per cent increase compared to the 3,286 sales recorded in May 2014, and a decrease of 2.9 per cent compared to the 4,179 sales in April 2015. Last month’s sales were 16.7 per cent above the 10-year sales average for the month. “We continue to see strong competition for homes that are priced right for today’s market,” Darcy McLeod, REBGV president said. “It’s important to remember that real estate is hyper local, particularly in a seller’s market. This means that conditions and prices vary depending on property type, neighbourhood, and other factors.” New listings for detached, attached and apartment properties in Metro Vancouver totalled 5,641 in May. This represents a 5 per cent decrease compared to the 5,936 new listings reported in May 2014. The total number of properties currently listed for sale on the region’s MLS® is 12,336, a 23.2 per cent decline compared to May 2014 and a 0.8 per cent decline compared to April 2015. “While the supply of homes for sale remains below what’s typical for this time of year, our region continues to offer a diverse selection of housing options at different price points,” McLeod said. “This diversity within the housing stock is part of what’s driving today’s home sale activity.” The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $684,400. This represents a 9.4 per cent increase compared to May 2014. The sales-to-active-listings ratio in May was 32.9 per cent. This is the highest that this ratio has been in Metro Vancouver since June 2007. Sales of detached properties in May 2015 reached 1,723, an increase of 18.6 per cent from the 1,453 detached sales recorded in May 2014, and a 42.2 per cent increase from the 1,212 units sold in May 2013. The benchmark price for a detached property in Metro Vancouver increased 14.1 per cent from May 2014 to $1,104,900. Sales of apartment properties reached 1,600 in May 2015, an increase of 24.4 per cent compared to the 1,286 sales in May 2014, and an increase of 40.8 per cent compared to the 1,136 sales in May 2013. The benchmark price of an apartment property increased 4.6 per cent from May 2014 to $396,900. Attached property sales in May 2015 totalled 733, an increase of 34 per cent compared to the 547 sales in May 2014, and a 37.3 per cent increase from the 534 attached properties sold in May 2013. The benchmark price of an attached unit increased 6.4 per cent between May 2014 and 2015 to $501,000.
