How low can you go?

T

SUSAN LEGGE

he Bank of Canada’s recent announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since

it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement this year. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. So, what are you waiting for?

Dawson + Sawyer Fleetwood Mac Go your own way » by SuSan M Boyce Picture this: a community where neighbours are friendly, flowerboxes and gardens overflow with colourful blossoms, and homes offer spacious, sun-drenched living with plenty of room for your growing family. Now say hello to Dawson + Sawyer Fleetwood Mac: a collection of just 51 townhomes that have it all… and then some. Outstanding OPPOrtunity “Dawson + Sawyer Fleetwood Mac is one of the very few opportunities to purchase a brand new townhome in the Fleetwood neighbourhood,” says Paul, sales manager. “Plus it’s rare to find a home with four-bedrooms and a powder room on the main floor — both features that appeal to growing families. And when was the last time you saw a townhome with a sunken living room? It’s a great feature that feels elegant and increases these homes’ sense of airiness.” 16 METRO VANCOUVER NEW HOME GUIDE | AUGUST 8 - 22, 2014

“You can already get everywhere in Surrey really quickly and the SkyTrain to downtown Vancouver is only a 10-minute bus ride away so it’s already a great location for commuters,” Paul says. “And with a new light rail transit corridor proposed, it’s just going to get better. We’re already seeing many young families choosing to have only one car — or in some cases, no car at all.”

Families, he adds, are definitely taking note. “There’s a really strong community feel here,” he says. “We’re getting a huge response from buyers who’ve seen our other projects but have been waiting for the opportunity to live in the Fleetwood neighbourhood. Now you really can ‘go your own way’ when it comes to your home.” Celebrate yOur ’HOOd People in the know, have long known that Fleetwood’s location is ideal for active, contemporary living. “The walkability and proximity is amazing,” Paul says. Rapidly, he lists off just a few of the local amenities nearby: Guildford Town Centre, three golf courses, Surrey Sport & Leisure Centre, six schools, restaurants ranging from a get-me-going morning coffee to romantic dinner out, and one of my personal favourites, Green Timbers Urban Park.

a traditiOn Of exCellenCe “Dawson + Sawyer has sold more than 120 homes over the last five months in Surrey and consistently offer the best value in the market,” Paul says. “Semiahmoo Trail, 35 townhomes in South Surrey, sold out in a record breaking six weeks. On The Course has only one home remaining out of 48, and Creekside in the Clayton Heights area had a fantastic launch where we sold over 30 homes in the first six weeks alone. We’re expecting Fleetwood Mac will enjoy the same level of success, so be sure to register early.” dawson + sawyer fleetwood Mac will offer a total of just 51 townhomes ranging from two-bedroom and den to a spacious, four-bedroom plan ideal for growing families. Prices anticipated to start in the low $300,000s. Presentation centre opens late september at 15152 – 91st avenue in surrey. for more information and to register, visit dawsonsawyer.ca or email fleetwoodmac@dawsonsawyer.ca. Second quarter 2014 market update » by kris grasty

After a slow start in the first quarter of 2014, the Real Estate Market in the Lower Mainland erupted into a fury of activity. The media often spurs on negative speculation, and with a slower start to the year; some media outlets and economists again rang the alarm bells signaling a perceived beginning to a “hard landing” or rapid decline in the market. But fast-forward just a few months: the regular spring market was gaining ground once again! The June 2014 numbers are in, and the earlier predictions or warnings in the media could not have been further from the truth. The Real Estate Board of Greater Vancouver has reported a 28%+ increase in sales over June 2013. When compared to the 10 year history we are only 0.6% off the average. The benchmark home price in Vancouver has risen 4.4% and Surrey/Langley has seen an average 3% increase over the home prices of June 2013. Listings are up 9.5% in Greater Vancouver and up 13% in the Fraser Valley for the same time period. With positive employment and immigration there is a continued need for the supply of housing. A stable job market and steady employment rates assist in propping up our average home prices. Our region is seeing continued increases to income levels that further support higher Vancouver home values. Immigration to BC is both international and interprovincial because we live in such a desirable place; a coastal paradise with temperate climate and a variety of activities just outside your doorstep. The largest issue with affordability in Greater Vancouver seems to be the ability to put together a decent down payment. For First

Time Buyers, this is daunting, but the down payment problem can be minimized if people start to save earlier. Baby Boomers are getting older and starting to downsize their homes in preparation for retirement. We are seeing the early stages of a transfer of wealth, where the Boomers are assisting their younger family members with gifted down payments, yet another solution. The noise around interest rates has continued month after month. By the time this is printed, Prime will have been held steady at 3.00% for nearly 4 years! Now that we are starting to see signs of economic recovery along with slight increases to inflation, perhaps it is almost worth talking about. Most economists agree that global factors, international politics and core inflation are still factors that may prevent the anticipated increases. In any case, the new target for interest rate movement has been pushed out to late 2015. After a largely successful Q2, economists are calling for 5 – 6% increases to our average home prices here in Vancouver. Low interest rates continue to assist in affordability and getting the Echo Boomers into home ownership. The single family homes win overall and are expected to continue to outperform the condo market due to increased value in land and the desire to own land. The scarcity of the developable land in Greater Vancouver spurs on the growth to outlying areas and eastward to the Fraser Valley, Maple Ridge and Langley being prime examples. We will periodically see corrections in our market but the general trend continues upward over time. Excelsior!

Owning a home gives many people a sense of pride and freedom that simply can’t be matched by renting. When you own your own home, you are not restricted by your landlord’s rules, and your mortgage payments are going towards building equity. Buying a home is a big step. Here are some things to consider in advance. › How long you will be living there. The transaction costs of buying and selling a house are substantial, including real estate fees, legal fees, selling in a down market, moving expenses and more. If you don’t plan to live in your new home for at least 3-5 › years, you may not gain enough equity to make selling worthwhile. In that case, you’re probably better off not buying in the first place. › How much house you need. Buying a cheaper, smaller house can end up costing you extra if you have to sell right away due to a growing family. On the other hand, buying more house than you need incurs extra maintenance, energy and tax costs.

24 METRO VANCOUVER NEW HOME GUIDE | AUGUST 8 - 22, 2014

› Enhance your credit rating. The higher your credit score, the lower your mortgage rate will be. If needed, spend some time working on improving your credit. Check your credit report and correct any errors, don’t apply for any new credit, stay well below credit limits and pay your bills on time. › Remember closing costs. While you’re saving your down payment, save for closing costs too. The lender will require you to have at least 1.5% of the purchase price for closing costs. › Test out what you can afford. Talk to a Mortgage Broker to analyze your situation a year or so in advance. They will give you an idea on how much house and monthly payments you can afford. To test how comfortable those payments will be, start saving that amount every month (less what you’re paying now). Not only will that simulate ownership, it also helps you save for a down payment! › Get pre-approved. This is really the first step in the home buying process. Talk to a Mortgage Broker to get you pre-approve for a mortgage. They have access to multiple lenders, options and will only use one credit report. The pre-approval tells you exactly how much you can spend before you start looking for your new home. › Use a Real Estate Agent. Using a Real Estate Agent can help focus your search, find the right home, save time and there’s no cost to the buyer to use their services.

Space for living at Marquee » by susan m boyce

“I think it’s so important to own your home.” - Nabil

Pictured Nabil, Serina, and their daughter Mia are almost packed and ready to move into their new home at Marquee.

Nabil and serina are surrounded by boxes, packing tape, labels, string, more boxes, and more packing tape. But their smiles leave no doubt they’re looking way past the inevitable stresses of moving to the excitement of settling into their brand new home at Marquee. Value aNd locatioN The couple had been searching, unsuccessfully, for well over a year before they saw signage go up at Marque. “We went to every single townhouse development in Langley that had a display suite,” Nabil says. “They just all seemed very expensive for what you got. At Marquee, we’re getting a quality building, a fantastic layout, all the same finishings and options, and much larger rooms — all for a lower price.” The location just a few blocks from the condo where they currently live was another bonus. “We really like this neighbourhood. It’s close to everything, there’s a school nearby, and it’s so quiet,” Serina explains. “We just didn’t think we’d find anything 26 METRO VANCOUVER NEW HOME GUIDE | AUGUST 8 - 22, 2014

here. But once we heard about Marquee, we kept waiting till the showhome opened. When it did, we loved everything about what we saw.” She laughs. “We kept comparing it to other places — nothing came close. The fourth time we went back, we bought.” Family liFestyle Their new home is a three-bedroom and den with plenty of space for Nabil, Serina, and Mia, the couple’s six-month-old daughter. “We wanted room for guests, and we’re hoping to have a second child in a couple of years so this is a perfect size for us,” Nabil says adding that he’s already got plans to convert the den into “a bit of a man-cave.” For Serina, it’s the kitchen that she’s set her decorating sights on. “There’s so much space to work with,” she says beaming with anticipation. “I’m going to have one wall done in a textured wallpaper and leave the others the way they are. And after we’ve lived here for a while and seen how everything feels on a day-to-day basis, we’re going to buy new furniture too.” “I think it’s so important to own your home,” Nabil says. “This is the first home that’s ours, and it’s going to be great move.” He grins. “But just now we need to get back to some serious packing.” marquee is located at 19752 – 55a avenue in langley. information at marqueeliving.com or call 604.427.3550 or 604.315.4457.

Go vertical or go home Use the wall to store it all » by hellen buttigieg Clearing clutter and putting everything away can be a challenge when you don’t have enough storage space. You’ve got to be creative in finding new places to store things, because closets and furniture will only get you so far. Take advantage of your condo’s height. Use the wall to store it all, and make a statement with decorative shelving and storage possibilities. Go vertiCal or Go home. When you’ve run out of storage

Consider putting shelves above door frames or around the perimeter of the room, like a border. Hang things from the ceiling in the kitchen. When purchasing armoires, bookcases or shelving units, choose the tallest you can find and put baskets on top of them.

Owning versus Renting » by Gail Vaz-Oxlade The housing market has gone wild in much of the country and it has people panting to make a good investment, and make the jump from renting to owning. Slow down and consider all the angles before you dive in. There’s someThing abouT money

Did you see that? Did you? The issue has shifted from “shelter” to “profit.” That’s because people believe that a home is a good investment. While the money is a key consideration – and it’s a pretty complex one – it shouldn’t be the only consideration. That being 36 METRO VANCOUVER NEW HOME GUIDE | AUGUST 8 - 22, 2014

said, if you’re going to make the decision to move from renting to buying, you have to look at the dollars and cents. First there’s the straight calculation that compares the cost of carrying your own home (your principal and interest payments and property taxes) with the cost of renting one. Sometimes that comes out a wash, which immediately brings people to the conclusion that renting sucks.

increasing their net worth with every mortgage payment. And when you sell your principal residence one day, the money you earn is tax-free. iT’s a WonDerFuL LiFe

When I was in my 20s, I lived in a neighbourhood that was suited to a single girl hell bent on a good time. Back then, renting was the perfect solution: one of limited responsibilities and commitment. If a window broke, I called the landlord. If the fridge stopped working, I called the landlord. Renting is virtually a worry-free existence. (All this is assuming you have a decent landlord). Home ownership is a responsibility that also brings a ton of warm, fuzzy feelings. It means you can put down roots. You have complete control of your environment so, yes, you can paint your living room red. LoCaTion, LoCaTion

Renters aren’t responsible for maintenance. Homebuyers also need to consider closing costs which include legal fees, land transfer tax, and other miscellaneous expenses that you don’t pay if you are renting. First and last months’ rent is also a ways smaller than the typical down payment on a home. Of course, all that has to be balanced off against the fact that no matter how small the principal portion of your mortgage is (and it’s miniscule in the early years), as long as the market is stable, and you’re not looking to make a quick sale with the hopes of turning a profit, homeowners are building equity and

Buying a home in a neighbourhood you don’t know well is one of the top mistakes homebuyers make. If you’re new in town, you may be better of renting for six months or a year to get a feel for the area. If you like living there, you’ll feel much more comfortable signing on the dotted line later on. sTeaDy as she goes

Your employment prospects should be pretty stable before you consider buying your own home. Home ownership requires a number of regular payments – the mortgage, property taxes, utilities, maintenance and insurance. Missing any of these payments can trigger dire consequences. There are a number of financial factors that will weigh in when it comes to the buy versus rent question. But the decision involves much more than just running the numbers. You’ve also got to look at the emotional rewards and challenges of each alternative. I’ve been a renter and I’ve been an home owner, and overall I like ownership more. South Cambie

A neighbourhood on the rise » by Michelle hopkins

42 METRO VANCOUVER NEW HOME GUIDE | AUGUST 8 - 22, 2014

ou probably remember that trying to get around South Cambie during the Canada Line construction was an exercise in frustration. You might have even shunned shopping or dining in the neighbourhood. You can toss all and any excuses to the wind once you’ve ventured into this burgeoning neighourhood that offers a plethora of great dining, shopping and activities for all ages. South Cambie might be one of the smallest of Vancouver’s neighbourhoods but

it’s got a lot of panache! This former sleepy enclave burst onto the scene as a cultural melting pot waiting to be discovered. It’s home to a variety of upscale, bohemian and chic boutiques, bakeries, bars and restaurants. You’ll also find lovingly restored “Vancouver Specials” co-habiting with million dollar contemporary homes. This enclave will soon be home to condos, townhomes and apartments as the city has rezoned parts of South Cambie allowing for high-density development. Over 1,000 units 43

Walrus www.shop.walrushome.com This funky, contemporary lifestyle boutique is where you’ll find anything from a cannabis candle to laser cut birch plywood coasters and everything in between. Biercraft Bistro www.biercraft.com For beer aficionados this is Mecca. Biercraft has a huge selection of specialty and craft beer from around the globe. shop cocoon www.shopcocoon.com A “curator of all things beautiful.” This gem, dominated by large antlers on a white-washed brick wall, is where you’ll discover hand crafted accessories, clothing and jewellery. leMonade Gluten free Bakery www.lemonadebakery.ca This sweet spot is a hit with both locals and merchants. For those with a serious sweet tooth, don’t be frightened off by gluten-free … everything is sinfully delicious! pronto caffe www.prontocaffe.ca Words that are often used to describe this hip modern eatery are authentically Italian, simple and straight forward – no pretension here but lots of Old world flavour! Pronto is a go-to for anyone craving traditional Italian dishes with a contemporary take. BarBer & co. www.barberandco.ca This1950s barber shop offers a down home country-style hot shave, hair cut or beard trim. are in the works up and down Cambie from 16th to 41st Avenues along the Canada Line. Also worth discovering are the the neighbourhood Crown Jewels: Queen Elizabeth Park and Nat Bailey Stadium. South Cambie is also renowned for its top-notch hospitals, great educational institutions, the posh Oakridge Shopping Centre, and let’s not forget the great ethnic eateries, funky watering holes and distinctive boutique shops. It’s all about location. A central city neighbourhood attracts a certain type of person: One who embraces cycling or taking transit to work; someone who likes to walk out to enjoy the restaurants and shops — and that someone typically has a healthy income. South Cambie residents are now

affluent upper mobile young professionals and families, as well as empty nesters with deep pockets. With all the changes in this corridor, living here isn’t cheap. An older, teardown will put you back $1.5 million and a new home will cost upwards of $2 million. However, once a number of condo projects are built, it will make living here more affordable! For Bill, a 51-year-old married painting contractor with two young daughters, the proximity to both downtown Vancouver and eclectic Main Street was a real draw. “We got insight living in Vancouver of how great it is to live centrally. And this is the first neighbourhood outside of downtown where we really felt at home,” adds Bill.

packing tips To make your move a little easier • Gather boxes in all sizes from friends, neighbours and stores.

• Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.

• Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home. • Reinforce the bottom of boxes with extra tape for added strength.

• Label each box with the name of the room in your new home where it should be placed. • List the contents of the box on the side of it.

• Label boxes containing fragile items with large red lettering.

• Place china in plastic bags and stack plates upright on their sides, not flat. • Pack your TV, stereo and computer in their original boxes whenever possible. • Keep boxes to 50 pounds or less.

• Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

Valuable fraud prevention tips for homebuyers and homeowners: part 1 » Misrepresenting property details or omitting information in order to Inflate the property value; » Adding co-borrowers who will not be residing in the home and do not intend to take responsibility for the mortgage. Another common form of fraud is when a con artist convinces someone with good credit to act as a “straw buyer.” A straw buyer is someone who agrees to put his or her name on a mortgage application on behalf of another person. In return for their participation, straw buyers may be offered cash or promised high returns when the property is sold. Often, straw buyers are deceived in to believing that they will not be responsible for the mortgage payments.

It’s important to know how to protect yourself from fraud. Canada Mortgage and Housing Corporation (CMHC) has consistently been a leader in the fight against mortgage fraud and offers the following tips to protect yourself against becoming a victim of mortgage fraud. MIsrepresentatIon of InforMatIon Mortgage fraud occurs when someone deliberately misrepresents information in order to obtain mortgage financing that would not have been granted if the truth had been known. This can include: » Misstating one’s position or inflating one’s income or length of service at their job; » Misstating employment status (ie. salaried/full time versus contract, part time, hourly or commission-based or self-employed); » Misrepresenting the amount and/or source of the down payment; » Purchasing a rental property and misrepresenting it as owner-occupied; » Not disclosing existing mortgage and/or debt obligations; 50 METRO VANCOUVER NEW HOME GUIDE | AUGUST 8 - 22, 2014

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.
