How low can you go?

he Bank of Canada’s recent announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since
it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement this year. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. So, what are you waiting for?

After a slow start in the first quarter of 2014, the Real Estate Market in the Lower Mainland erupted into a fury of activity.The media often spurs on negative speculation, and with a slower start to the year; some media outlets and economists again rang the alarm bells signaling a perceived beginning to a “hard landing” or rapid decline in the market. But fast-forward just a few months: the regular spring market was gaining ground once again! The June 2014 numbers are in, and the earlier predictions or warnings in the media could not have been further from the truth. The Real Estate Board of Greater Vancouver has reported a 28%+ increase in sales over June 2013. When compared to the 10 year history we are only 0.6% off the average. The benchmark home price in Vancouver has risen 4.4% and Surrey/Langley has seen an average 3% increase over the home prices of June 2013. Listings are up 9.5% in Greater Vancouver and up 13% in the Fraser Valley for the same time period. With positive employment and immigration there is a continued need for the supply of housing. A stable job market and steady employment rates assist in propping up our average home prices. Our region is seeing continued increases to income levels that further support higher Vancouver home values. Immigration to BC is both international and interprovincial because we live in such a desirable place; a coastal paradise with temperate climate and a variety of activities just outside your doorstep. The largest issue with affordability in Greater Vancouver seems to be the ability to put together a decent down payment. For First

Time Buyers, this is daunting, but the down payment problem can be minimized if people start to save earlier. Baby Boomers are getting older and starting to downsize their homes in preparation for retirement. We are seeing the early stages of a transfer of wealth, where the Boomers are assisting their younger family members with gifted down payments, yet another solution. The noise around interest rates has continued month after month. By the time this is printed, Prime will have been held steady at 3.00% for nearly 4 years! Now that we are starting to see signs of economic recovery along with slight increases to inflation, perhaps it is almost worth talking about. Most economists agree that global factors, international politics and core inflation are still factors that may prevent the anticipated increases. In any case, the new target for interest rate movement has been pushed out to late 2015. After a largely successful Q2, economists are calling for 5 – 6% increases to our average home prices here in Vancouver. Low interest rates continue to assist in affordability and getting the Echo Boomers into home ownership. The single family homes win overall and are expected to continue to outperform the condo market due to increased value in land and the desire to own land. The scarcity of the developable land in Greater Vancouver spurs on the growth to outlying areas and eastward to the Fraser Valley, Maple Ridge and Langley being prime examples. We will periodically see corrections in our market but the general trend continues upward over time. Excelsior!

Owning a home gives many people a sense of pride and freedom that simply can’t be matched by renting. When you own your own home, you are not restricted by your landlord’s rules, and your mortgage payments are going towards building equity. Buying a home is a big step. Here are some things to consider in advance. › How long you will be living there. The transaction costs of buying and selling a house are substantial, including real estate fees, legal fees, selling in a down market, moving expenses and more. If you don’t plan to live in your new home for at least 3-5 › years, you may not gain enough equity to make selling worthwhile. In that case, you’re probably better off not buying in the first place. › How much house you need. Buying a cheaper, smaller house can end up costing you extra if you have to sell right away due to a growing family. On the other hand, buying more house than you need incurs extra maintenance, energy and tax costs.

› Enhance your credit rating. The higher your credit score, the lower your mortgage rate will be. If needed, spend some time working on improving your credit. Check your credit report and correct any errors, don’t apply for any new credit, stay well below credit limits and pay your bills on time. › Remember closing costs. While you’re saving your down payment, save for closing costs too. The lender will require you to have at least 1.5% of the purchase price for closing costs. › Test out what you can afford. Talk to a Mortgage Broker to analyze your situation a year or so in advance. They will give you an idea on how much house and monthly payments you can afford. To test how comfortable those payments will be, start saving that amount every month (less what you’re paying now). Not only will that simulate ownership, it also helps you save for a down payment! › Get pre-approved. This is really the first step in the home buying process. Talk to a Mortgage Broker to get you pre-approve for a mortgage. They have access to multiple lenders, options and will only use one credit report. The pre-approval tells you exactly how much you can spend before you start looking for your new home. › Use a Real Estate Agent. Using a Real Estate Agent can help focus your search, find the right home, save time and there’s no cost to the buyer to use their services.

packing tips To make your move a little easier • Gather boxes in all sizes from friends, neighbours and stores.
• Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.
• Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home. • Reinforce the bottom of boxes with extra tape for added strength.
• Label each box with the name of the room in your new home where it should be placed. • List the contents of the box on the side of it.
• Label boxes containing fragile items with large red lettering.
• Place china in plastic bags and stack plates upright on their sides, not flat. • Pack your TV, stereo and computer in their original boxes whenever possible. • Keep boxes to 50 pounds or less.
• Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less.
