f you already own a home, choosing a school for your kids is relatively easy. You go either public or private, and then decide if the closest school is the best or if other factors (such as French Immersion or specialty programs) make it worth the effort to go out of your catchment. But if you’re looking for a new home, picking an area where there are lots of good schools to choose from may be a priority for you. There’s lots of good information about schools in the Lower Mainland both on the various school board websites but also on the Fraser Institute’s annual School Report Card, which can be found at www. fraserinstitute.org/report-cards. Like many homeowners, upon your mortgage renewal, you may be tempted to take the easy route and simply sign the mortgage renewal letter that you received in the mail. Too many Canadians, 60 per cent in fact, simply sign a piece of paper and renew with their current lender without taking much time to consider their options. This is crazy to me seeing as most of us will drive an extra couple blocks to save cents per litre on gas or look for sale items at the grocery store, yet complacency kicks in when considering renewing one’s mortgage. The average mortgage amount in BC is close to $300,000! This is a large amount of money and deserves your attention. The key is simply being organized and starting to consult your Mortgage Broker in advance. Access to free advice can save you thousands off the top. Last month, I was referred a potential client who in January this year had renewed their mortgage with their lender into a five year fixed product. By the summer, the client was contemplating selling to purchase a new home, yet their new fixed term has exposed them to a penalty of over $11,000! This may change their plans altogether. Had they consulted with me in January, I would have likely recommended a shorter Mortgage of $267,500 5 YEAR FIXED

term, open or variable product which would have been more in line with their plans and had far less drastic repercussions. The renewal letter or the call from your lender is missing the most important pieces; advice from a licensed professional and advice on how to pick the product that fits your goals or plans. Lenders often send the renewal letters out within a month or two of your renewal date adding to the stress and time pressure that persuades folks to sign. You have been a loyal customer to this lender and expect that the rates on your renewal letter are the best rates, but the fact is the renewal rates you see on that sheet are usually far higher than you would otherwise be offered as a new client or with a variety of other lenders. The banks know that 60% of existing clients simply renew and that they don’t have to work as hard to keep your business. So why add pure profit for a lender that is not treating you as they would a new client? Colleagues and I have seen renewal rates ranging from 3.49% to 4.79% on a 5 year term when the going rates of the day are between 2.89% and 3.04%. Let the math do the talking; 5 years ago, if you took out a $300,000 mortgage for 25 years at 5.50%, today your balance would be $267,562.12. The bank’s renewal rate offer to you is 3.49% and it looks like a great deal compared to what you had. It is clear by the numbers above that you can save thousands in monthly payments, pay thousands less interest and can be further ahead in paying your mortgage down. Call a Mortgage Broker at least four months early. A good broker will first ask you what your plans are and then let you know what information you need to start putting together. Starting early will get you organized and alleviate any perceived stress you may have. Don’t you think it is worth a free call to keep thousands of dollars in your pocket?

All Mortgage Experts in BC have to be licensed and must be registered with the Financial Institution Commission (FICOM) and must have general mortgage knowledge. Bank employees on the other hand do not need to meet this criteria because they are not required to have a mortgage license and are only required to follow the policies established by their institution. Although, most Mortgage Experts offer only basic services, there are others that will explore the client’s entire financial picture to help them qualify for a mortgage that is right incorporating all their available resources. This is especially important when the client doesn’t have sufficient funds for a down payment, closing costs, if they are self-employed or own their own business making it difficult to verify their income.
In addition to mortgage advice, other options available include leasing to finance equipment, vehicles, machinery, etc. Even though these leases are guaranteed by the business owner, they are not reported on credit bureau improving the client’s Total Debt Service Ratio (TDSR). This is of importance because it allows the client to have a higher available credit for a mortgage; therefore, the client can purchase a property of higher value. What’s more, some leasing companies will buy the equipment from a business owner where the owner can lease the equipment back providing cash for a larger down payment. Since the financial situation of each client is different, it is important to obtain the aid of a Mortgage Expert that will find the right solution using all the available financial tools available in the market place providing a complete analysis and all available options. Since all the information you provide to a Mortgage Expert is personal and confidential and it is strongly recommend that you always verify the identification of the person you are going to work with. The media often does a great job reporting bad news because it is what many tune in for. What’s more interesting? “100 families lose jobs and homes, must live in homeless shelters” or “Mom buys new mini-van to drive kids to dance class”? I am in the corner of “the glass is half-full” on this one. However, optimism is not a bubble that is oblivious to world economic issues. This might be a good opportunity to take a closer look at your work ethic, organize priorities and formulate a contingency plan. Individuals cannot eliminate the anxiety of losing a job, or how to pay next month’s mortgage, but they can take steps to manage the stress. Stress is not managed like a car hitting a large rock, but more like water that flows around it. There could be something to this yoga stuff.

Smart planning tips to save time and trouble
Moving comes with a mix of emotions that can be overwhelming. You may feel excited to live in a new home, but getting all your possessions moved can be stressful. The key to having a smooth move is staying organized and following a schedule similar to what the pros use. The fi rst step is to not worry about your upcoming move. THREE TO FOUR WEEKS PRIOR TO MOVE DAY 1. Estimate how large a rental truck you’ll need. In general, allow 150 cu. ft. of truck space for each fully furnished room. For example, a 12-ft. truck offers 450 cu. ft. while a 26-ft. truck offers 1,400 cu. ft. for your items. 2. Get the packing supplies you need. Save time by ordering your moving supplies like boxes, labels, bubble wrap and packing tape online early. Sometimes, you can collect boxes at work or ask your local grocery store if they have any you may have. 3. Start packing. Begin with out-of-season and non-essential items. Remember to label boxes clearly. This is also a good time to lighten your load. If you haven’t worn or used it in a year, donate it to charity. 4. Utilize technology. If your move date is flexible, consider scheduling cut-off for a day or two after you move, just in case there is a delay and you still need those services. 3. Ask for help. Get a crew of family and friends to save the date to help on moving day. You’ll need some strong folks to help move boxes and appliances, and some others that are willing to watch children and pets so they don’t get in the way. ONE DAY PRIOR TO MOVE DAY 1. Finish any remaining packing. Reserve one box for essentials which will be the last box you pack and likely the first one you open at your new destination. The families I work with are often in overdraft at some point in their month. Some of them spend virtually the whole month in overdraft. And some have no overdraft protection (or the wrong plan) so they end up paying exorbitant fees. What a waste of money! Being in overdraft is a strong indication that you’re not: a) living within your means, and b) keeping track your expenses. If you want to get out of overdraft and back into the black, it will likely take some belt-tightening for a few months. Here’s how to do it. MAKE A LIST OF YOUR MONTHLY FIXED ESSENTIAL
EXPENSES. The bills that you have to cover every month like your mortgage and car payment, your minimums on your debt and your childcare expenses. Total it up. MAKE A LIST OF YOUR MONTHLY VARIABLE ESSENTIAL EXPENSES. These are the costs that you simply can’t avoid, like
food and gas. Be careful now, we’re not talking fancy food and oodles of gas. We’re talking the bare minimums to get you through the month. There’s no clothing, no movies, no shopping at all on this list. Total it up. Subtract these two totals from your income. How much do you have left? If you don’t have enough to cover the unessential expenses in your life – the fancy cell phone, the uppity satellite service, and the like, you can see your problem. Time to cut back on the nice-to-haves until you’re out of the hole. Change your services to the most basic you can get away with. Commit to living on this very harsh, very tight budget for a month. Just one month. Take all the rest of the money you make and stick it in an envelope, a jar, or a high-interest savings account. Just don’t spend it. Clearly you’re not allowed to use your credit during this process. You’re, in essence, having a No Shop Month.

When you get to the end of the month, add up how much you’ve got left over after all your bills have been paid. Is it enough to cover your overdraft? If it is, then you’ll have to live through this belt-tightening horror for one more month to build up the buffer you need to never go into overdraft again. If it’s not, you may have to feel the pain for a couple more months until you’re in the clear. From here forward, you want that buffer stored in an account that’s linked to your primary transaction account so that if you see your account running a little low, you can transfer some money from your buffer account to keep you afloat. You are also going to become meticulous at tracking your spending. After all, you don’t want to have to go through this pain again, right? Some people create a buffer in their transaction account to prevent overdrafts, keeping, let’s say $100 in the chequing account that they never allow themselves to spend. If their balance ever falls below that $100, they simply stop spending. While they’re not overdrawn as far as the bank is concerned – so there are no fees – they’re overdrawn in their own eyes and go without until the next paycheque hits the bank. Getting out from under the odious overdraft is not an easy task. But you can do it if you’re determined to stop paying the bank for your lack of self-control. Yes, it’ll hurt for a month or four. But the relief of being back in the black is fabulous. Let me know how it goes!

packing tips To make your move a little easier • Gather boxes in all sizes from friends, neighbours and stores.
• Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.
• Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home. • Reinforce the bottom of boxes with extra tape for added strength.
• Label each box with the name of the room in your new home where it should be placed. • List the contents of the box on the side of it.
• Label boxes containing fragile items with large red lettering.
• Place china in plastic bags and stack plates upright on their sides, not flat. • Pack your TV, stereo and computer in their original boxes whenever possible. • Keep boxes to 50 pounds or less.
• Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
