here are lots of reasons to want to live in the suburbs or the countryside. Wide open spaces, acres of forests, having wildlife and nature at your doorstep are among them. But if commuting isn’t your thing, and if you appreciate arts and culture even more than the great outdoors, and being able to walk everywhere you need to go is a priority, now living in the city doesn’t mean giving up your living space. “It’s easy to forget that as recently as 15 or 20 years ago, large suites were the norm — it was simply the way apartments were built,” says Boffo’s Karen West in our “10 Minutes With...” column this month. So many developers were finding that families were buying

two suites and combining them to create larger apartments, that newer buildings often offer three-bedrooms and sometimes more to fit the downsizers as well as those with growing families that want to stay in the city. These homes may cost more than the average apartment, but when you factor in the loss of car expenses, commuting time and costs along with the convenient and appealing urban lifestyle, living large in the city is a sensible and very livable solution for many families. It’s not often a traffic jam could be considered a life-changing event. But when Rod took an alternative route to avoid freeway congestion, it set in motion a happy chain of events that did exactly that. “Athena and I had been looking for a home for over a year, but we’d become so discouraged by what we saw that we decided to take a break,” Rod says. When he mentioned to his wife that he’d seen construction underway at Fraser Highway near 163rd Street, she suggested checking it out. Rod was skeptical but agreed. An hour and a half later, the couple knew they’d found their dream home at The Rockwoods. DETAILS TO DELIGHT

“We had some very clear criteria about what we required in a home,” Rod says. “I wanted a double, side-by-side garage, an extra guest bedroom, and a place for a man cave. Entrepreneurs, freelancers and more big corporation employees are skipping the commute and working from home. Even if you can’t do everything at home, chances are you take work home with you from time to time to catch up orget ahead. Being as productive as possible at home means having a dedicated workspace – no matter the size of your place. LOCATION, LOCATION, LOCATION If you don’t have a separate room devoted to an office, then your first step will be deciding where it should be located. You may want to draw out your floor plan on paper and try it in different locations until it feels right. Consider nook/alcove areas, corners, and areas in front of windows.

THE WORK SURFACE Having some sort of furniture piece to act as a ‘desk’ is the key component to a home office (and no, it can’t be the coffee table in front of the television). It has to be a single item with a surface, whether large or small, that has only one purpose: to serve as a workstation so that your mind knows to focus on work when you’re sitting at it. Your work surface doesn’t have to be the ‘typical desk’ – you can have fun with this piece and use something non-traditional, depending on your creativity and the amount of space you have. For example, a console, bar cart or floating shelf could all work well for this application.


KEEPING ORGANIZED Maintaining a clutter-free area while working is very important because clutter equals distraction. Utilitarian boxes, glass vases, pegboards and vertical shelving can all be good storage solutions for items like your pens and paper. LET THERE BE LIGHT Cut down on eyestrain and headaches by making sure there is ample lighting in your work area. Position your computer monitor so there’s no glare from a window or overhead light, and invest in a good task lamp for your desk.

TAKE A SEAT Choosing the right chair has a lot to do with how often you will be sitting in it. If you plan on spending eight hours a day at your desk, investing a little more in something well composed ergonomically would be a wise decision. If you’ll only be seated for an hour or two, something more along the lines of a side chair will fit the bill just fine.

Some people want to pack their own items, while others prefer a turn-key solution where the mover does it all. Most who choose to pack themselves do so because it saves money onthe move. That is true only if the items make it from point A to point B in one piece. Moving companies will not be responsible for items damaged because of poor packing. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to their new home. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry. Some of the items you will need are tape dispensers, newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5-cu.-ft. box that is often referred to as a “book box” or “record box.” It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size upis a lamp or lamp shade box, which is three cu. ft. in size. The sizes go up from there, to 4.5 and six cu. ft. for lighter objects such as pillows and stuffed animals. These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing top-notch service.

KEEP IT REAL. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process – a work in progress. So, if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized, once and for all,” perhaps it’s time to look at things differently. Instead of trying to get organized, strive to become more and more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward. USE YOUR INSTINCTS. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, like using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall.

Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit. OUT WITH THE OLD, IN WITH THE NEW. Are you holding on to things that you’ll never use again? Very often people unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your closets. In fact, it’s probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life. PLAN BEFORE DE-CLUTTERING. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where are they located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure full completion of the task. FEELING STUCK? If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

I’ve never thought the term “closing” did justice to that incredible day when buyers finally take possession of their new home. It’s the culmination of months of planning and waiting, and your excitement will practically be at a fever pitch. Considering this is the day you’re handed the key to your front door, “opening” seems a more appropriate word for it. Of course, the term actually refers to “closing the deal.” Technically, it’s the process whereby the title of the property will be transferred to your name, and the mortgage will be transferred from your lender to the builder. These are among the duties of your real estate lawyer, with whom you’ll meet on closing day. These meetings often take place in the afternoon, and it’s more than likely you have spent the morning doing last-minute packing. While your head is buzzing with all there is to do, you’ll be asked to sign on the dotted line – many times. You’ll be signing mortgage and title documents, each of which will be carefully explained by your lawyer.

Come prepared with personal identification and your cheque book, as well as bank drafts or certified cheques to cover various closing costs. (Your lawyer will have given you specific instructions.) Here, briefly, are some of the additional fees you may be expected to pay upon closing: legal fees, school levies, utility connections, Land Transfer Tax (part or all of which may be rebated) and the Tarion Warranty Corp. fee (which is often included in your home’s price, but sometimes paid upon closing). You may have already given funds to your lawyer in trust, in which case you’ll receive an itemized list of the fees paid. The closing process is slightly more complicated for buyers of new condos, in that there are actually two different closing dates: the occupancy closing date, or “interim closing,” which marks the day that you may move in; and the final closing date, which is the day that the title is officially transferred to you – typically several months after interim closing. This delay occurs because the condo building must be inspected and registered by the municipality before titles can be transferred. The last piece of official business is the best: opening your palm to receive your keys from your lawyer or builder’s representative. Jingling never sounded so good.

Every six weeks, you may notice news headlines along the lines of “Bank of Canada holds key interest rate at one per cent.” The articles often discuss the overnight lending rate, how the economy has shaped the central bank’s decision to either change it or not change it, and how the monetary policy has been updated. It’s a lot of information packed into one article, so don’t feel bad if some of it goes over your head at first. However, if you have a mortgage – particularly a variable rate mortgage – you may want to add a calendar reminder for each of these announcements. Why? Well, because if the overnight lending rate goes up, so could your monthly mortgage payment.

To explain how this works, let’s start with some background information. The overnight lending rate is the interest rate at which banks borrow and lend money to one another, to cover the transactions they make each day. Changes to this interest rate can directly result in changes to other interest rates, such as for consumer loans and – you guessed it – mortgages; this is because each bank’s prime rate is attached to the overnight lending rate. So, as an example, if the overnight lending rate goes up by 0.50 per cent, your bank’s prime rate will also go up by 0.50 per cent. And if you have a variable rate mortgage, which is attached to prime rate, your mortgage rate and payment will follow suit. Let’s assume you bought a home for $400,000, put down 10 per cent and amortized your mortgage loan over 25 years. If your bank gave you a five-year variable rate mortgage of prime-minus 0.50 per cent (currently that would be 2.50 per cent), your monthly mortgage payment would be $1,651. If, at any time during that five-year term, the overnight lending rate went up by one per cent, your bank’s prime rate – and therefore your mortgage rate – would also go up by one per cent (so you’d be up to 3.50 per cent). At that rate, your monthly mortgage payment would be $1,841, which is an additional $190 per month or $2,280 per year you’d need to find in your budget to pay for. As of this month, the overnight lending rate has sat at one per cent for four years straight, and economists predict it will remain unchanged until at least mid-2015, so you may not need to worry about this for a while. However, the one thing you should be aware of is that interest rates will undoubtedly go up, not down – so you may want to pay attention to what the Bank of Canada says in its announcements, and prepare your budget for what’s to come.

I’ve been in my home for nearly 25 years. During that time, open-concept living spaces have become the norm and colour palettes have changed significantly, many times over. I continue to update my house to stay current and test how livable new design elements actually are – the best of which inform our communities. However, I shy away from letting fleeting trends inform smart long-term design decisions. Kitchens and bathrooms are comprised of design components that can’t be easily, inexpensively or regularly changed, like cabinets, appliances and permanent fixtures. Considered the most important rooms, key elements in these principal spaces should stand the test of time. While you want your home to be reflective of who you are and your lifestyle, it’s also important to consider what will work in your favour, should you decide to sell. In open-concept designs, kitchens are typically the heart of the home. Environmentally friendly and energy-efficient features remain a solid trend and are, in many instances, standard in new homes and condos. This makes sense, given the broad selection of, and demand for, these elements. For those who love to cook and where the option is available, gas stoves are often a desirable upgrade. Where a gas connection isn’t possible, induction cooktops and steam cooking are fantastic choices. We continue to see kitchen islands and countertops as key focal points, encouraging gathering during parties and as casual seating for day-to-day meals. Those looking for glamour can select flashy hardware to add some oomph. Cosy bathrooms that evoke a Zen-like atmosphere, which allow you to escape and recharge from daily life, are hugely popular. In the luxury market, walk-in showers with multiple jets, rain showerheads and hand-held nozzles are big. Frameless glass showers are also still hot. Natural materials like marble, granite, stone and slate stand the test of time, and can work well with the array of new tiles available today. For floors, the bigger the better, as wide plank wood products and large slab or long broad tiles go a long way in making small spaces feel larger.

Your favourite colour may be purple, but remember that paint and accessories, from curtains and towels, to rugs and art, are easy to change, while major infrastructure is not. Monochromatic colour palettes and a blend of matte and glossy finishes can craft a sense of calm and form an excellent backdrop for items that pop for visual impact. It can also be helpful to consider the ambiance you’re trying to create. If you want a modern airy-feeling space, consider solid colours. Hold back on patterns or busy design details. In this case, simplicity is key. On the other hand, if you want something more traditional or classic, you can look at using finishes with more intricate detailing and darker colours, giving the room a stronger sense of presence and weight. By all means, embrace cutting-edge design that suits your personal style. But from an investment standpoint, it’s a safe bet to remain fairly neutral with the large elements.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
