The crisp angularity is dramatic and distinctly 21st Century, yet there’s also an inner sense of the organic minimalism that defined Frank Lloyd Wright’s trendsetting designs. Each façade features extensive use of natural stained, wood siding and soffits. Glass with metal railings defines the generously sized balconies, and front doors are framed with panels that provide unanticipated punches of colour — blue, red, green. For me though, it’s the L-shaped cladding that cascades from the roof and down one side that’s the most innovative feature. It’s one of those rare designs that quite simply
take my breath away because they’re so unexpected and so very creative. WHEN PURCHASING a new home or
condo, the buyer is faced with the dreaded decision of what upgrades to put their hard earned money towards. The list of potential upgrades is often long and daunting, especially for someone who is “new” to buying new. It is important to look at how long you want to live in the home for, potential projects or short-term renovations you may have in mind and the best return on your dollar.

There are a couple ways to look at upgrades. There are the ones that can be done only during the building process (or are extremely expensive afterwards), ones that make the most sense during the building process and ones that are more of a cosmetic or superficial nature

that are nice to have but can be done at anytime. It is hard for a new homeowner to think of what the long term plans for their new home are, but believe me; this exercise will be well worth it in the end! In terms of upgrades that are best to be done during the building or
construction stages, these are things you are going to want to ask your builder about sooner, rather than later. These upgrades are also a surefire way to increase your home’s value right out of the gate. Most builders adhere to an eight-ft. guideline in terms of ceiling height. However, new homes have been known to incorporate ceilings of up to a 10-ft. height. Higher ceilings immediately make a room feel larger and can add to its general design and appeal. They also adds a general feeling of luxury to a new home. Many builders offer both brick and siding options on their floorplans. For this decision, homeowners really have to evaluate their long-term plans. Using brick helps guarantee your house will last through most any weather condition (think about a popular fairy tale with three pigs and a wolf!). Brick can also be quieter, blocking the homeowner from outside noise. That being said, aluminum siding is much, much more cost effective, but needs regular maintenance. Unless you are planning on staying in your home for a very long period or want to ensure high resale value, siding might be the way to go. Other areas to consider for upgrades during the building period of your new home can be additional lighting, pot lights, additional outlets (especially on a second floor), additional fireplaces, larger windows, larger windows in the basement and a rough in for the basement. These are all upgrades that almost have to be done before the house is complete and can be very costly once the house is built. Purchasing a new home can be very exciting...and a little nerve racking! Make sure to take the time to really think about what you want in your new home, so once you move in, it’s perfect!

Trends in the Fraser Valley Housing Market 10 Minutes with Scott Brown
IF YOU’RE NOT REALLY sure how far the Fraser Valley extends, you’re not alone. But make no mistake: this expansive area is rapidly becoming a powerhouse in the Lower Mainland’s real estate market. This issue, New Home Guide chats with Scott Brown, president of Fifth Avenue Real Estate Marketing, about some of the things that make the Fraser Valley unique and appealing to today’s homebuyers.
Q: How is the Fraser Valley defined geographically? A: We consider the Fraser Valley to encompass municipalities located south of the Fraser River and east of Richmond or north of the Fraser River and east of Port Coquitlam. (Metro Vancouver’s emerging ‘second city’), Tsawwassen/Delta, Langley, and Maple Ridge. Q: So is the Fraser Valley housing market an extension of the Metro Vancouver market? A: Not at all. The media often talks about Metro Vancouver as if the entire market is the same as Westside Vancouver or downtown. In reality, the Fraser Valley is more like a collection of micro markets. Many buyers here do not aspire to the Yaletown lifestyle and have more in common with homeowners in medium centers like Victoria or Calgary. Which is not to say this demographic doesn’t appreciate or want quality. They do. But it’s important to realize that just because a feature is popular in downtown Vancouver, doesn’t mean it will automatically be popular in the Fraser Valley.

Q: What about the all-important issue of cost? A: It’s under-reported, but price levels in the Fraser Valley have not increased in a meaningful manner since the re-set of 2009. For example, the average price per square foot of townhomes in Surrey/ Langley is half what it is in Vancouver’s Eastside. Highrise condominiums of equal or better specifications sell for 20 to 30 per cent less than downtown Vancouver, and lowrise apartments sell for about 30 per cent less than equivalent product in Burnaby. It’s also interesting to note that 70 per cent of townhomes sales in Metro Vancouver were in the Fraser Valley. And homes here often move rapidly — Exchange in Langley sold over 100 townhomes in less than six months. Q: What are some Fraser Valley market trends you see? A: Townhomes are emerging as the new single-family. There’s a whole generation who grew up in the suburbs, moved to Vancouver, and are now returning to the neighbourhoods where they grew up, because for the same price they’d pay for a two-bedroom condo in Vancouver they can buy a three- or four-bedroom townhouse. Many of these buyers are looking for “friendly and familiar” zones with first class schools for their children. The demand for innovative product will continue gaining traction. From a high rise perspective, small is the new big — as evidenced by the success of products like Tien Sher’s Balance and Reliance Properties’ Prime in Surrey City Centre. Large “executive” townhome product like Ikonik Homes’ Jacobsen will become increasingly attractive as a viable alternative to single-family homes. Buyers also love private rooftop spaces like those offered at The Woods by Gamercy and Exchange by Hayer Lifestyles — both projects sold 12-18 months faster than anticipated. Master-on-the-main product will continue to appeal to the aging demographic found throughout Metro Vancouver and The Fraser Valley. Heritage by Infinity Properties had almost 500 people come through their preview centre with virtually no
advertising, and Vesta Properties are seeing a similar reaction to their new release at Milner Heights. There’s also a strong trend to resort areas for year-round living. The Cottages at Cultus were so popular that developer Jon Van Geel is now building Creekside Mills at Cultus Lake — a new community designed specifically as a full-time neighbourhood. Q: Any Fraser Valley hot spots you’re keeping a particularly close watch on? A: Abbotsford will be more active than it’s been during the last decade with some highly creative projects in the works including an exciting new mixeduse project from Matsqui Development Co Ltd. Tsawwassen is poised to follow White Rock’s lead and go from sleepy little town to vibrant community thanks to the South Perimeter Road, ongoing rejuvenation of the downtown centre, and Century Groups’ Southlands project — which will be a game changer. And, of course, there’s the Surrey City Central neighbourhood. In the next five years, as many as 10,000 new residents will be living within five blocks of City Hall and the iconic 3 Civic Place creating a whole new level of vibrancy. Autumn will soon be upon us and with that comes

BACK-TO-SCHOOL and back-to-work
season is upon us, and that means more time in the kitchen preparing lunches and dinners, and less time for you to put your feet up or get other errands done. Here are some helpful tips to handle the stress of autumn. What’s for dinner? Avoid the stress and expense of last-minute dinner decisions with a little advanced planning. Ask your family to list their favourite meals and create a revolving two-week dinner menu (with a grocery list to match). Post it on the fridge so whoever comes home first can start preparing it. Double the amount you make and freeze it for quick meals on the busiest nights. Make school lunches easy. Designate one shelf in the pantry for school snacks only. Transfer foods to airtight containers
– you’ll save space because they stack well, and the food will keep longer. Pack lunches the night before and refrigerate. Assign an area in the fridge for school lunches and drinks. With smaller children, encourage independence by storing their foods low enough for the little ones to reach. Involve the kids. You don’t have to do everything yourself. Teach your kids how to do age-appropriate tasks and give them a weekly chore list. You will be helping them to develop important life skills. After you show them how to do each task, post a step-by-step checklist for them to follow when they do it on their own (use pictures for kids who are too young to read). This will allow them to work independently and gain confidence in their newly acquired skills.
Clean as you go. Handle small messes as they happen to save time and effort in the long run. Rinse dirty dishes and put them in the dishwasher immediately after use, before the food hardens and sticks. If something spills in the fridge, clean it as soon as you notice. If you stain an article of clothing, pre-treat it right away. Keep wipes handy for quick bathroom and kitchen spot-cleaning. How’s your “to do” list working out for you? If you find your “to do” list overwhelming and ineffective, consider approaching it differently. Rather than one long list, create several short ones based on the category of the task, i.e. errands, home, calls, computer, etc. Keep your lists together in a small notebook that’s portable and always easily accessible. Now, where was I? If you get interrupted while working on something important, use a notebook or a sticky note to jot down where you left off. When you return to the task, you won’t waste as much time figuring out where to resume. Multi-tasking reduces productivity. Contrary to popular belief, multitasking may actually lower productivity. Switching back and forth from one task to another costs time and leads to frustration and feelings of overwhelm. As a result, stress increases and there is a greater chance of errors. Although simple tasks can be done at the same time, like watching TV and folding laundry, important, complex activities require our undivided attention. Two-timing tasks. Double up your simple activities and you’ll be able to do more in less time. Rather than chatting with a friend at the coffee shop, meet at the gym and work out together instead. Read the morning paper while running on the treadmill.

RECENTLY, WE SPOKE to Jillian Harris and Todd Talbot of Love it or List it Vancouver, to get a “He says, She says” take on what makes each of them tick in regards to living spaces.
DD: How does budget factor into your design plans? Todd: Budget often becomes a dirty word for almost all of us, but it is the single biggest factor when it comes to renovations and design. I believe you need to prioritize the core elements of the home that add value to a space. Get this right, and you can have fun with pillows and rugs down the road, get it wrong, and it’s lipstick on a pig. Jillian: Staying on budget is a huge deal for a designer, but I tend to focus more on the intimate details of the space and try to save money by finding forgotten gems in the back of a antique shop rather than evaluating ROI. Yawn!

DD: What elements are integral to your design style? Todd: I’m not a knick-knack kinda guy, and in our busy house—with young kids running around—it’s never a good idea. I love practical design elements that are cool and fun, but also durable and low maintenance. I love a minimal space; I hate things on counters for the most part. My kryptonite is sexy built-in storage. Jillian: Clutter is a no-no in my space, but I love incorporating accessories that add personality to a home. A bare-bones house just seems depressing to me.

DD: How would you describe your design aesthetic? Todd: I’m inspired by a contemporary West Coast aesthetic and gravitate towards unique spaces that reflect the environment around me. Exposed wood, stone and natural light add a certain timelessness and warmth to a space. I designed our home with playful elements so every room has an interesting architectural flare that makes for cool unique experiences. Including a climbing wall in the front entry. Jillian: I’m with Todd in that a house should complement the surrounding environment (I swoon over overgrown flower arrangements and tons of natural light), but my style leans more towards clean, romantic and a little bit country.
DD: You’ve both mentioned that it’s important to take account of a home’s surroundings in its interior. Is it also important to bring the aesthetic of the home’s interior into the outdoor living space? If so, how do you accomplish this? Todd: West coast living is all about the outdoors and managing to create a great space that you can enjoy outside is absolutely critical for me. We built a huge deck that ties all the rooms together. It allows each of the bedrooms to have sliding doors, creating an environment that draws us out to enjoy the view and fresh air. This deck serves our family for BBQ’s, dance parties, kids bike riding, sand box, planter boxes, hammock time, and after it’s all done...a soak in the hot tub!

Jillian: I absolutely love a home that flows effortlessly from indoors to out. I like to keep it fresh, airy, girly and a little bit country while focusing on creating a comfy space to entertain family and friends. My Vancouver house doesn’t offer a ton of outdoor living space, so I’ve made a point of incorporating that vibe into my Kelowna home with a big outdoor kitchen complete with a full dining set and twinkly string lights. DD: Do either of you have a space in your homes that you identify as a personal sanctuary? Todd: I like practical storage and I think every house needs a garage and workshop. I’m not a huge fan of the dedicated movie room or the cliché “man cave.” Jillian: My workshop is my closet! This is probably the messiest room the house and takes a ton of turnover.

DD: What is your favourite room in your current house, and why is this space special to you? Todd: My favourite space is my office because it is full of elements that reflect my past (show posters, a hockey stick signed by Wayne Gretzky, my first pair of ski’s). It captures the essence of why we choose to live on the West Coast and also gives me a space to hide away like a kid in his bedroom. It’s a luxury, but I also love to sit at the desk I built out of reclaimed hand milled cedar. 40 YPNEXTHOME.CA

DD: Do you see the bedroom as an important place to use space, perhaps because you view it as a sanctuary of sorts? If not, what spaces in your home do you like the feel of a little more luxury? Todd: An inspirational office, a large shower, a king size bed with hotel bedding and a view. I don’t need to waste valuable square footage where I sleep, although I wouldn’t mind a little “sanctuary time” with my wife, if Jill is willing to babysit. If you can find a little spot in your home that is just for you, especially when you live with others, it becomes a little sanctuary. Jillian: A small bedroom would just not work for me—my bedroom is my sanctuary, not just my sleeping space, so I need to have enough room for some treasures.
Jillian: My kitchen. It’s basically all we need. It’s where everyone gatherers, everyone eats, its were all the messes are made and the memories are created. DD: What makes a space worthy of the name “home”? Todd: The people who live there. The little shoes scattered on the floor, the familiar place you sit and drink your coffee, the table you host family and friends. A ‘home’ is a reflection of you and should be personalized with elements that reflect you and your passions. Jillian: The story of your life being told through collections of furniture, art, artefacts, fabrics and lighting. DD: Is being a Vancouverite important to your design style? If so, how? Todd: Yes! I am totally influenced by my surroundings. I am passionate about west coast architecture, which is very dynamic and innovative especially in the residential market. We don’t have row upon row of identical houses like some parts of the country. I like to try and reflect the dramatic landscape that we build our houses on. We don’t have harsh winters allowing us to introduce tons of glass and incorporating natural light. Vancouver is known for open floorplans, exposed timber, wood both outside and inside, flat or somewhat flat roofs. I could go on forever, but growing up here has put this type of architecture in my DNA. Jillian: I think Vancouver’s eclectic personality totally vibes with my overall love of mixing and matching the old with the new. B.C. is such a gorgeous place to live, and I’m constantly inspired by the natural environment and incredible, creative people that call it home. What is the difference between a deposit and down payment? By Alisa Aragon
IT IS IMPORTANT to determine the difference between a deposit and down payment and at which point each of them have to be paid. The deposit is the money that you put down to secure the property that you are purchasing, in other words you are proving that you are serious about buying the property. There is no set amount on how much the deposit amount is. When you are writing an offer to purchase with your real estate agent, they will require a deposit amount. That amount will depend on the purchase price and how quickly you will be closing on the sale. The deposit is applied against the purchase price of the property when the sale closes. The deposit will become part of the down payment. If you don’t close on the property, the deposit is lost. The down payment is the money that you put up front when you purchase a property. Down payments typically range from 5 per cent to 20 per cent of the total value of the property. The minimum down payment required to purchase a property is 5 per cent. There are different down payment requirements when you are purchasing. If you are an employee, you can put as little as 5 per cent down payment. For self-employed individuals it can be as low as 10 per cent and if you are purchasing a rental/ investment property you will need to put a minimum of 20 per cent down payment. The full
amount of the down payment is payable when the sale closes. Below are a couple of examples:

Example 1: The buyers are buying a property with a purchase price of $525,000. They will be putting a 10 per cent down payment ($52,500). They removed subjects and their offer has become a firm deal on October 2nd, at this point they give a deposit of $26,250. They will be closing on November 15th and the buyers will need to pay the balance of the down payment of $26,250, making a total down payment of $52,500.
Example 2: The buyers are buying a property that is under construction and the developer
is asking for a 10 per cent deposit. The property that they are purchasing is $619,900 plus GST. They have given a deposit of $61,990. The final purchase price with GST is $650,895. The buyers are only putting a down payment of 5 per cent ($32,544.75). The buyers will be getting the difference back at the time of closing after the deductions have been made for the closing costs. Mikey Young At Heart APP can save lives By Marlene Eisner
THE NEW MIKEY YOUNG At Heart APP is an educational program that teaches life-saving skills through informational videos on how to perform CPR and use a MIKEY (Automatic External) defibrillator. These skills can increase the odds of survival for a Sudden Cardiac Arrest victim by up to 75 per cent. The free APP is named for an initiative of The Mikey Network, a registered charity established in 2003 by Heathwood Homes and The Heron Group of Companies. The Network has placed more than 1,850 automated external defibrillators called MIKEYs in public places, and to date, 27 lives have been saved because a MIKEY was on hand. BoC decision to hold overnight lending rate generally

THE BANK OF CANADA (BOC)
released its regularly scheduled interest rate update on Sept. 9, announcing it would not change the overnight lending rate from 0.50 per cent. With the economy performing better than expected and a federal election in full swing, the BoC opted to leave things as they are and not make any changes for the time being. In the previous interest rate announcement on July 15, the BoC cut the overnight lending rate by 25 basis points. It was the second change in just six months, echoing a 25 basis point cut in January. July’s announcement led to a flurry of activity, as consumers came searched for lower mortgage rates. In this most recent announcement, however, the BoC had a somewhat more positive outlook. A statement from the central bank said “the stimulative effects of previous monetary policy actions are working their way through the Canadian economy.” The BoC also cautioned that Canada’s economic future will be heavily influenced by factors beyond its control. Uncertainty in China and

the growing economic strength of the United States were two major pressures cited by the Bank. Attention is now shifting to the U.S. Federal Reserve, which could potentially raise interest rates in that country as early as this month. Earlier this year, it seemed to be a foregone conclusion that the Fed would raise rates in September, but experts are now saying it could be later this year before they pull the trigger. It’s still seen as a matter of when – not if – rates will go up there, and when they do, it will be the first such increase since 2008. The Bank of Canada has said they wouldn’t necessarily follow an American lead, but a U.S. rate hike would have implications on our economy, and would likely push the Canadian dollar down even further relative to the greenback. By deferring any further changes to the overnight rate, the BoC has left

New Westminster is situated on the Burrard Peninsula and comprises the area from North of the Fraser River to Tenth Avenue and the width from Marine Drive to Brunette Avenue. Known affectionately as “The Royal City” thanks to Queen Victoria naming it after Westminster, the part of London that holds the buildings of Parliament. New West is made up of a broad range of micro-neighbourhoods, and 60 YPNEXTHOME.CA
it truly offers something for everyone: from the heritage homes of Queen’s Park to the modern condos downtown. There is a pride of place here, and it’s often said that people who move here never want to leave. Density means accessibility and diversity New West might be considered the poster city for the housing diversity that many Vancouver politicians say the
region needs to adopt to make room for the ever-growing population. The types of home on offer here are diverse. Older apartments are usually the cheapest option, but new condos are still relatively affordable in this city. Single-family homes vary in price, depending on which area of New West they’re in and their size, of course. Queen’s Park and Glenbrooke North can be a bit pricey, but buying in Queensborough will give you more bang for your buck.

Mayor Coté, who has lived here most of his adult life, has seen “a lot of change in the last 10 years, and significant revitalization. There has been an influx of thousands of residents downtown, and with them has come a new energy and vibrancy.” Mayor Coté sees this as just the beginning of changes to come, noting that “in the future, there will be a great connection between downtown and the waterfront, and a pedestrian bridge will soon connect Queesborough to those areas as well.” 62 YPNEXTHOME.CA

Making cities better places to live for an aging population is a worldwide concern. Not only does taking care of an aging population help to foster the fair and equal treatment of all citizens, but retirees are also important economic contributors in our communities, buying goods and services that help to keep others employed. Furthermore, the aging population has a wealth of knowledge and skills that the younger populations should be tapping into. Keeping the aging population healthy also means lower health costs overall. makeover. If you’re used to thinking of laneways as dark, dingy paths that you would rather avoid walking down at night, then you may want to check in with what’s happening with laneways today. The City of Vancouver is encouraging builders to make downtown laneways more pedestrian friendly. Case in point: the new Telus Garden office and residential development, located in the 500-block of West Georgia St., is making the adjacent laneway a more pleasant place to be. Once this development is complete, the laneway will be much more than a space for delivery trucks; instead, it will feature retail space and an art lantern installation. The idea of rethinking laneways as retail space seems a natural extension of their being repurposed for housing throughout the city. Since 2009, close to 2,000 laneway houses have been approved,
a number which is certain to increase steadily, as Vancouver searches for more room in which to house its ever-growing population. Urban rooftop gardens: sustainability is looking up As the interest in living local continues to rise, urban dwellers are looking for a new space to grow food. Enter the rooftop garden. Also known as “green roofs,” these are located at the top of a house or a building that is protected with a waterproof barrier, and they are cropping up in cities across North America. Not only does a green roof have the potential to beautify an often overlooked space and to produce food that the inhabitants of the building can consume, but green roofs can also minimize the effect of rain runoff, such as flooding or even water supply contamination. On top of this, urban gardens filter out pollution, purifying the air, and they keep the roof warmer in the winter and cooler in the summer, which moderates the amount of energy necessary to maintain the temperature indoors.
