Moving choices A little forethought can make your move a happy one
W
hether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.
If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly. Happy moving!

People think, “Once the kids are gone we won’t need all this space,” or the garden has become a bit of a burden, or there’s simply too much to clean. You can take advantage of the equity you’ve been spending years building up by selling and making a (tax-free!) profit when you buy a smaller, less expensive place. What type of home should you buy? Whether you’re a fi rst-time buyer, moving up to a larger home or downsizing to a smaller one, the answer to this question is a very individual one. It short, it really depends on your situation – everything from the amount of your down payment to where you work to whether you have kids to other personal circumstances. Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect the your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road. Let’s be honest, your fi rst home may not be your dream home, and your needs and desires are bound to change throughout the various stages of home ownership. You might not be able to afford the home of your dreams right off the bat, but once you’re in the market, it’s easier to move up. So, while the answer to the question – What type of home should you buy? – is specific to circumstances, there are also some common guidelines you can follow. HOW MUCH CAN YOU AFFORD?
Experts agree it is never a good idea to make yourself housepoor, and it is a very common mistake, particularly of fi rst-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. HOW MUCH WILL IT REALLY COST?
Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget. WHERE DO YOU WANT TO LIVE?
Th is question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town. WHAT TYPE OF HOME DO YOU WANT?
Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome or duplex? Some many questions, so many choices. Over the years, however, the definition of “home” has evolved, and today townhomes or condominiums are as much respected as single-family. But one thing remains constant, there’s an undeniable allure to being the first person to live in any home. This issue, New Home Guide chats with Solon Bucholtz, a long-time real estate professional in Langley/Surrey, about some of the reasons why buying new makes sense not only on an emotional level, but economically and logistically too. Q: There’s no question a home is the most expensive purchase most people make in their lives. A: When you’re buying a resale home, one of the most significant concerns most people have is that there can be the very real stress about unknowns in the future. Major repairs or a large strata assessment could financially cripple many families — especially a young family just starting out. Buying new means you’re automatically protected by the 2-5-10 third-party warranty (with insurers such as Travelers) — so even if

something unlikely does go wrong, you’re covered. Having this security gives people confidence to know they’re looking after what’s typically the largest investment they’ll make in their life. Plus, buyers are also easily able to examine a developer’s history through the HPO website. Who a developer is, what they’ve built and where, what kind of reputation they’ve built over the long term — answers to these questions are important components of creating trust that comes from dealing with a reputable builder. Q: Are there considerations about the actual construction of new homes? A: Yes. The building industry has seen a lot of significant advances in technology in recent years. Durable, low maintenance, and sustainable materials like HardiPlank siding and engineered or high-grade laminate flooring; more energy-efficiency appliances; and better soundproofing are all examples of things that have had a positive impact on quality of life. For the consumer, the result is better product that lasts longer and lives better. Win-win-win in other words. Q: How do lifestyle amenities weigh into the equation? A: Developers are increasingly more in tune with trends and specific needs of neighbourhoods where they’re building — meaning they’re able to create more balanced communities. For example, in an emerging area outside an established urban center with significant infrastructure, a developer might provide an extensive amenities package that will work for all generations and sizes of family — gym, multi-media room, pool, meeting rooms, even a chef kitchen for large scale entertaining. On the other hand, in an area like Yorkson in Langley where
you already have easy access to amenities like the Langley Events Centre, Walnut Grove rec centre and extensive shopping at Willowbrook Mall, a better choice might be to keep amenities basic — perhaps just a lounge/party room — because it keeps the strata fees lower for budget conscious first time buyers. Q: What are your thoughts on being the first person to live in a home? A: You just can’t ignore the fact that everybody likes the concept of owning a home that’s brand new with the latest and greatest in features. It’s like patting yourself on the back for all the hard work you’ve done to be able to afford a home. And I have always believed it’s true that your home is your castle, so it should be a place of peace. I think it’s a mistake when I see people buy a resale property that really doesn’t work for them just to get a foot on the ladder of home ownership. When you buy new, it can be an opportunity not only to get just what you want at an affordable price, it’s an opportunity to make that home a reflection of your personality and lifestyle.

But as I catch my first glimpse, I hear myself let out an involuntary “oh wow.” The architecture is… well, charming is the first word that comes to mind. Unique is the next. I find the combination of white-on-grey facades, covered front porches framed by columns made of ledgestone and wood, plus an almost whimsical feel from metallic black mullions on the windows utterly irresistible. Sometimes, those of us in the real estate business use certain terms in conversation with our clients, forgetting that not everyone is as familiar with these phrases as we are. “Masterplanned community” is a prime example. You’ve probably encountered this 100 times in articles, at sales centres and on billboards. But what exactly does it mean? Simply, it means that the community is being built according to a master plan. Here are some of the things you can expect from a master-planned community:
01 Every aspect of the community has been planned before
the spade hits the ground. Sales centres usually have large, easy-to-understand visuals of the neighbourhood plan on display, so buyers know what to expect over the coming years. That means no unwanted autobody shops or gravel pits springing up across the street.
02 It will be large. It’s quite common for these communities to exceed 700 acres.
03 It will probably include more than one type of housing. Master-planned communities often offer detached homes, semi-detached homes and townhomes, and occasionally incorporate condominiums. These housing types are usually
grouped together, forming smaller communities within the larger one.
04 It will be aesthetically harmonious.
Homes will share a common “design language” – you won’t find Cape Cod bungalows on one street and Victorianinspired rowhomes on the next. Elements such as lampposts, park benches and entry gateposts will be carefully chosen to tie the community together visually.
05 It will be pedestrian-friendly. These
communities typically feature walking paths winding throughout the community, as well as many neighbourhood parks.
06 It may be built as a collaboration between two or more builders; this enables them to buy a larger parcel of land and share developing costs. While the builders will offer their own collections of home designs, the collections will complement one another in appearance. 07 It will be built in phases, over quite a
few years. A community on this scale can’t be built overnight.
08 It will likely be well-served by public transportation, shops and new schools – although this infrastructure may not be completely in place during the earliest phases. Happily, I’ve also found that homes in master-planned communities tend to be very sound financial investments. Bridge financing – what is it and how can it help you? » by ALYSSA RICHARD

It’s unlikely that the first home you buy will be the one you stay in forever. At some point, you’ll want to sell and buy a new home – either to upsize, downsize or move to a new location. And when you find yourself in that situation, there’s a good chance you’ll be relying on the equity from your existing home to help you purchase your next one. Unfortunately, you could get stuck in a situation where the closing date for your new home is before the closing date of the home you’re selling, which leaves your down payment tied up in equity. Mortgage brokers estimate that 20 to 30 per cent of Canadian homeowners find themselves in this situation; if you’re one of them, bridge financing is the tool that can help you out of it. How does a bridge loan work? Well, let’s say the closing date for the home you’re buying is 40 days before the closing date for

the home you’re selling. A bridge loan is simply a loan for the amount of equity you want to take from your existing home that covers you for those 40 days. Bridge loans are automatically repaid when your sale goes through and your equity is put against the mortgage on your new home. Because bridge financing is so common, all of the big banks offer it to their mortgage customers. (Note that some smaller lenders and credit unions do not.) Most lenders are comfortable lending up to $200,000 for as many as 120 days. If you require a larger loan or an extended period of time, you may need to hire a real estate lawyer, which makes the financing process more expensive, as legal fees will be involved. Of course, as much as a bridge loan is meant to help you out with your home purchase, it is still subject to interest – often at a rate similar to an open mortgage or a personal line of credit (such as Prime plus two or three per cent). The interest rate may seem high, but remember it’s only charged for a short period of time, before the equity from your first home will be available to repay the loan. Your lender may also charge a flat administration fee in the range of $200 to $500. To qualify for a bridge loan, all you need is a copy of the Sale Agreement from your existing home and the Purchase Agreement for your new home. Oh, and firm closing dates on both properties – without them, you may need to get a bridge loan from a private lender, who will charge you a much higher interest rate than what one of the big banks would. Household debt up six per cent to $76,140 MORE CANADIANS HAVE A MORTGAGE, FEWER WITH CREDIT CARD DEBT, STUDENT LOANS UNCHANGED
The average household debt in Canada has risen from $72,045 last year to $76,140 in 2014, with Alberta leading the way, According to BMO’s Annual Debt Report released recently. The report also details how the mix of debt – mortgages, credit cards and student loans – for households in the provinces has changed year over year. The report, conducted by Pollara, revealed that household debt has increased in each region across Canada, except for the Prairies and Ontario. Alberta remains the province with the highest household debt, $48,698 above the national average. Alberta and BC are above the national average, while the other provinces are below. Other noticeable regional differences include: ›› Albertans have nearly twice the average household debt than Ontarians ($124,838 vs. $67,507, respectively). ›› Atlantic Canadians took on more than $16,000 of household debt this year compared to 2013. ›› British Columbians also took on more debt – $20,745 more this year than last. ›› Those in the Prairies reduced their debt by $13,000 from last year. Capital Markets, notes that the booming economy of Alberta, particularly Calgary, has made the province an outlier compared to other regions. “Part of the reason household debt in Alberta is so much higher than in other provinces may be due to rapidly rising house prices, which have caused home buyers to take on larger mortgages.” The BMO Debt Report also reveals the type of debt Canadians have in 2014 compared to last year: ›› Forty-three per cent of Canadians hold mortgage debt, an increase of 13 per cent year over year. ›› More than half of Canadians have a credit card balance, but the number of households has dropped from 56 per cent to 52 per cent this year. ›› Student loans have remained stable, with 15 per cent of Canadian households reporting this type of debt The rising share of households with a mortgage is partly driven by the active participation of first-time buyers, mainly young Canadians, Guatieri notes. REBGV Fall Sales Update Home buyers were active in Metro Vancouver last month, with home sales well exceeding the 10-year average for September. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 2,922 on the Multiple Listing Service® (MLS®) in September 2014. This represents a 17.7 per cent increase compared to the 2,483 sales in September 2013, and a 5.4 per cent increase over the 2,771 sales in August 2014. Last month’s sales were 16.1 per cent above the 10-year sales average for the month and rank as the third highest selling September over that period. “September was an active period for our housing market when we compare it against typical activity for the month,” Ray Harris, REBGV president said. New listings for detached, attached and apartment properties in Metro Vancouver* totalled 5,259 in September. This represents a 4.6 per cent increase compared to the 5,030 new listings in September 2013 and a 33.5 per cent increase from the 3,940 new listings in August. Last month’s new listing total was 0.4 per cent above the region’s 10-year new listing average for the month. The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 14,832, an 8 per cent decline compared to September 2013 and a 0.4 per cent increase compared to August 2014. The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $633,500. This represents a 5.3 per cent increase compared to September 2013. “Gains in home values are being led by the detached home market. A good credit score is extremely pivotal when you are looking for an approval of your mortgage. In some cases credit score can be one of the largest barriers to approval and it can have a bearing on the rates or amounts that you can qualify for.

Increasingly I am seeing people with credit mishaps due to cell phone bills or unpaid parking tickets that are affecting them negatively! Pay your tickets! Cell phone companies have been reporting monthly, since October of 2013, so any late or missed payment on your Cell bill will now affect you negatively as if it were a missed credit card payment. It may be best to look after the payments yourself if you are responsible for someone else’s contract. Many Canadians find themselves bogged down with a bad credit rating for the wrong reason – illness, losing a job, or simply not understanding consumer credit. Sometimes bad financial situations happen to good people and bankruptcy is the only way out. But it’s not all doom and gloom, there are a number of strategies for putting one’s credit back on track and getting approved for a mortgage, even after bankruptcy. Going from one financial institution to the next, only to be declined again and again can be very frustrating. This is where an experienced Mortgage Expert can make all the difference. HERE ARE SOME POINTS TO CONSIDER: 1. Locating the right lender: Some lenders will not approve a mortgage if a bankruptcy shows up on a credit report, however some lenders on the B-side (alternative lenders) will consider doing so, provided the borrower can demonstrate that he or she has the income to support the payments and is now a lower credit risk. 2. Length of time since bankruptcy discharge: Different lenders have different criteria regarding the length of time since a bankruptcy after which they will grant a mortgage – typically two years along with proof of re-established credit. Some lenders will consider applicants with a more recent bankruptcy as long as the bankruptcy has been discharged. 3. Reasons for bankruptcy: If a bankruptcy was due to factors beyond your control, this is more acceptable to the lender than if the bankruptcy was the result of poor money

management and excessive debt, which can affect the terms of an applicant’s mortgage approval. 4. Size of down payment: With a past bankruptcy, most lenders will consider at least a minimum 20% down payment consisting of 10% of the down payment coming from one’s own funds. 5. The type of property: Lenders look at properties located in urban centres and that are highly marketable in desirable neighbourhoods and in good condition. 6. Credit report: A detailed history of how consistently one’s financial obligations are met, a credit report provides a picture of financial health based on past behaviour. You can obtain a copy of your credit report for free from Equifax at www.equifax.ca and Trans Union at www.transunion.ca. 7. Credit score: A credit score is an objective summary that translates personal information from a credit report and other sources into a three-digit number representing overall creditworthiness. A borrower’s credit score may determine the rate of the mortgage; the higher one’s credit score, the better the rate which can be negotiated. Some lenders have minimum credit score requirements for those with a previous bankruptcy. 8. Rate considerations: Most lenders charge a higher interest rate and even some extra fees to those with a bankruptcy. A lender may grant a better rate if certain lending criteria have been met, such as: two years since bankruptcy discharge, good re-established credit, minimum beacon scores, saved down payment, good debt servicing ratios, and a long term history of job stability. 9. Re-established credit: Re-established credit shows the lender that a prospective borrower has new credit and has managed it well since bankruptcy. Typically, re-established credit should involve a recent record of on-time payments on credit cards. Those rebuilding their credit need to be aware that a missed payment at this stage could be mentioned on one’s credit report for the next six years, and could be grounds for some lenders to decline a mortgage application. 10. Don’t do it alone – explore the benefits offered by Mortgage Expert: For those with bad credit and/or bankruptcy, a Mortgage Expert can coach you on how to improve your credit score over time. While you work on bettering your score, they can advise on how to get a mortgage despite bruised credit. They provide valuable advice before and during the home buying process.

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
