Year in Review HIGHLIGHTS OF 2014’S NEW HOME MARKET » by SUSAN M BOYCE The biggest surprise for most people looking back over 2014 was just how well the Lower Mainland housing sector performed. According to the Real Estate Board of Greater Vancouver, sales to the end of September showed a whopping 17 per cent increase over the fi rst three quarters of 2013, while Urban Analytics reported a 39 per cent increase in year-to-date sale in the multi-family sector making the year just coming to a close the most active since 2010. CMHC’s senior market analyst Robyn Adamache is among the many industry experts who anticipate fi nal sales figures for 2014 will be the highest since 2009. An interesting note on pricing: 2014 saw a penthouse condo at the Fairmont Pacific Rim in downtown Vancouver sell for a significantly higher price than the highest recorded single-family sale: a record breaking $25 million for the condo versus $18.6 million for the house. 18 METRO VANCOUVER NEW HOME GUIDE | DEC 12, 2014 - JAN 9, 2015

As buyers become more willing to trade longer commute time for extra living space and affordability, 2014 saw the ‘burbs continuing to attract a diverse range of buyers who took note that during the fi rst nine months of the year, the average MLS price of a detached home in the Fraser Valley was just under $638,000 — slightly more than half that found in Vancouver where the average was $1.2 million. And according to research by Urban Analytics, the townhome sector of the Fraser Valley market experienced a 60 per cent increase during the fi rst three quarters of the year when compared to 2013 figures and standing inventory has been reduced by nearly 20 per cent. this housing format replicates the experience of single-family living — front door, garage, yard — while still being a green alternative. Finding developable land for new single-family product, McTavish notes, is the toughest challenge especially within the City of Vancouver. Helping fi ll this demand, smaller infi ll townhouses projects — often 10 units or less — have begun popping up but it’s still a challenge. “There is a massive need for good, ground-oriented densification — not everyone wants to live up the Valley in order to own something other than a condo,” acknowledges Michael Ferreira, managing principal of Urban Analytics. “Listraor is a great example how this could work,” he says noting the success of four stylish projects — including the now almost sold out Oak project — the company has introduced along Oak Street between 41st and 49th Avenues.

Predictably, the importance of gentle densification and urban infi ll was once again a topic of discussion at the Canada Mortgage and Housing Corporation (CMHC) Housing Outlook Conference in November. Well known marketing guru Bob Rennie, a man who never hesitates to call it as he sees it, raised a few eyebrows with his statement “the ugly truth is that Vancouver will never create another single-family lot in my lifetime unless a house currently sitting on two lots is torn down. If I owned Vancouver, I would zone it all to townhouses that would require the elimination of the RS-1 single-family that accounts for over 56 per cent of Vancouver land after you allow for the one third being used for parks, schools, and streets.” DEC 12, 2014 - JAN 9, 2015 | METRO VANCOUVER NEW HOME GUIDE 19

Speaking at an Urban Development Institute (UDI) luncheon, Ferreira singled out two 2014 townhouse success stories — both located in the Tri-Cities. “Burke Mountain has been steadily chewing through product over the past couple of years, and values are starting to climb.” He also praised MOSAIC Homes for another “great job of matching the appropriate product to the location” at the Fremont master planned community located just east on the Pitt River. “Fremont is all about offering buyers solid value, good looking product, and a convenient location.” In South Surrey, Breeze by Adera and Jacobsen by Ikonik were two award winning developments that continued to push the envelop of contemporary style with their West Coast modernist styling, warm wood accents, and strong horizontal lines. “This part of South Surrey is always such a sought after neighbourhood because of its proximity to Morgan Crossing,” notes Eric Andreasen, Adera’s vice president of marketing and sales. North Vancouver saw some much needed new townhouse product arriving with the launch of Loden Green — 30 townhomes just off Mount Seymour Parkway that spell good news for a market that’s been primarily condo-oriented for several years. 20 METRO VANCOUVER NEW HOME GUIDE | DEC 12, 2014 - JAN 9, 2015
GETTING INTO THE MARKET
After being absent for some time, the first time buyer made a strong re-appearance in 2014. But there was no question the BMD (Bank of Mom and Dad) figured prominently into the equation in 2014. According to Rennie’s research, almost half (48.5 per cent) of first time buyers relied on parents or grandparent to help with their down payment. These buyers are looking at their home as an investment in the future. “The term ‘flipper’ does not exist in today’s home buying lexicology,” McTavish says. “People are buying property to hold. If they aren’t going to live there in the short term, they will rent it out.” THE PEOPLE SPOKE
In November, there was a collective sigh of relief when municipal elections were finally over. With a voter turnout of 44 percent in Vancouver — the highest since 2002 — reaffirming Gregor Robinson as mayor and a decisive victory for Linda Hepner as the hand-picked successor to Dianne Watts in Surrey, the province’s two largest municipalities are set for another term of continuity. And overall that’s good news for the development industry because it brings some measure of stability. UDI Awards for Excellence CELEBRATE BEST OF B.C. DEVELOPMENT At the 30th anniversary of its biennial awards on Wednesday night, November 26th, the Urban Development Institute Pacific Region (UDI) announced the winners of the 2014 UDI Awards for Excellence. “The UDI Awards are the premier form of peer recognition for B.C.’s real estate development industry,” said Anne McMullin, President and CEO of the Institute. “This year’s record number of exceptional submissions had the jury deliberating at length to identify the top achievers for each category.” The winning projects and their respective development teams were awarded based on sustainable building and landscape features, innovative design, marketing success, as well as integration with transit and community context. More than 700 people attended the black tie gala, celebrating achievements across a range of categories that included Best Heritage, Best Affordable, Best Urban Infill and Best in Show among the honours. In addition, four distinguished industry leaders, Keith Beedie, Milan Ilich, Robert H. Lee and Joe Segal, were inducted into the UDI Hall of Fame, while the Maureen Enser Award was presented to Wesgroup Properties’ Beau Jarvis. The night also revealed the winner of The Vancouver Sun Readers‘ Choice Award for Best Residential High-Rise as Private Residences at the Hotel Georgia by Delta Land Development. “These prestigious Awards recognize the outstanding contributions of developers who help shape our vibrant, liveable communities,” said Ms McMullin. “Congratulations to the welldeserved 2014 UDI Awards for Excellence winners.”

REBGV Report for November METRO VANCOUVER HOME SALES REMAIN STRONG Home buyers in Metro Vancouver remained active in November, a month that is traditionally a quieter time of year for real estate. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Metro Vancouver reached 2,516 on the Multiple Listing Service® (MLS®) in November 2014. This represents an 8.4 per cent increase compared to the 2,321 sales in November 2013, and a 17.7 per cent decline compared to the 3,057 sales in October 2014. Last month’s sales were 6.9 per cent above the 10-year sales average for November. “It’s been a more active fall than we typically see in the Metro Vancouver housing market,” Ray Harris, REBGV president said. “Home prices across the region have experienced steady gains in 2014 of between three and seven per cent depending on property type.”

New listings for detached, attached and apartment properties in Metro Vancouver* totalled 3,016 in November. This represents a 7.1 per cent decrease compared to the 3,245 new listings in November 2013 and a 32.8 per cent decline from the 4,487 new listings in October. The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 12,553, a 10.2 per cent decline compared to November 2013 and a 9.4 per cent decrease compared to October 2014. “This is traditionally a low inventory time of year, so it’s a good time to list your home for sale if you want to face less competition in the marketplace,” Harris said. The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $637,300. This represents a 5.7 cent increase compared to November 2013. Sales of detached properties in November 2014 reached 1,012, an increase of 9.3 per cent from the 926 detached sales recorded in November 2013, and a 60.9 per cent increase from the 629 units sold in November 2012. The benchmark price for detached properties increased 7.9 per cent from November 2013 to $997,800. Sales of apartment properties reached 1,052 in November 2014, an increase of 8.6 per cent compared to the 969 sales in November 2013, and a 40.3 per cent increase compared to the 750 sales in November 2012. The benchmark price of an apartment property increased 3.2 per cent from November 2013 to $379,500. Attached property sales in November 2014 totalled 452, a 6.1 per cent increase compared to the 426 sales in November 2013, and a 47.2 per cent increase over the 307 attached properties sold in November 2012. The benchmark price of an attached unit increased 4.8 per cent between November 2013 and 2014 to $480,200.

What do you love most about being a designer? Being surrounded by beautiful things is what drives my love for design. Whether I’m at home or in a space away from home, I want to be visually stimulated and inspired. Design drives me, it’s what I live for. I’m inspired by… I always look to travel, fashion, architecture and nature to draw inspiration from. I can look at any object or space and know instantly what I want it to be. Inspiration is all around us, it’s just how you look at things. Creative environments allow for an organic design process, and finding beauty in the little things can allow us to create the bigger picture. Describe your design aesthetic Vintage and modern. The mix works so well for any interior. You’re known as a DIY diva, what are easy projects budding DIY-enthusiasts can tackle at home? » Change out your cabinet hardware. It’s the easiest thing to do to give your kitchen a quick facelift. » Open things up in the kitchen by adding open shelving. Buy new or make your own and add a splash of colour with paint. Display your go-to cookbooks, favorite spices and accessories. » Add a backsplash. For first timers, stick to tile on a mesh mount and make sure you are starting out with clean slate or new drywall. Tin tiles are the easiest option for renters and they come down in a flash when you’re ready to move. What is the most important design component in any space? Space planning and lighting are key. The way you use a space is dictated by the floor plan and the lighting is the controlling factor on setting the mood for each occasion. What are your top tips for creating a fabulous space with a limited budget? Mix things up with your accessories and remember that the little things make a big difference! » Change up your colour palette by bringing in new throw pillows with a punch of colour and texture and coordinate with the seasons (i.e. pastels for the spring or rich earth tones for the fall). » Shop your own house to find old pieces that need a facelift. Change things up by painting or refinishing it and add some new hardware to give it a custom look. » Paint! Leave the colour to the artwork and accessories and get rid of that harsh colour on the walls. Lighten things up and remember that grey is the new neutral.
What is your favorite element about working on Kitchen Crashers? Being able to do what I love in front of millions of people is a dream come true, but my favorite part is influencing and empowering women. I’m in a man’s world in this industry and breaking down the barriers will always be a challenge. I hold my own, respect each and every person who makes the show possible and work through the challenges we come across together, as a team. Having an 11 year old girl come up to me, to tell me she wants to do what I do, is by far the biggest reward to the show! You aren’t afraid to get involved and handle some serious equipment on the show! Where did you learn how to work with the tools of the trade? I’m a complete tomboy! I’ve always been comfortable using power tools, so a drill or a circular saw isn’t new to me. It’s taken me some time to master each one, but now it’s second nature to me. Describe your new LookBook service? How did you come up with this idea? The Alison Victoria LookBook is a true DIY approach to design, which allows clients all over the country to create amazing spaces with the custom feel of Alison Victoria minus the typical designer/ client interaction. The LookBook is a less expensive approach because the client orders items on their own, finds their own contractors and executes the entire project. All communication is done over email and the LookBook includes one floor plan, one colour rendering, samples, pictures and a full shopping list of all the items we specify for the space, along with a workbook. It usually arrives six weeks after we receive the questionnaire, homework and payment. Clients and fans constantly ask me how to get me inside their home, and now they can! Not only are you are successful designer but you also have your own furniture line. What was the inspiration behind the line? I’m inspired by architecture and fashion. I love clean lines so the structure of each piece was the focus. Bringing in a mix of glass, wood and metal gave each piece the sexiness it deserved. What are you up to next? I definitely need to take some time to sit back and look at everything that has been accomplished thus far. This has been a crazy journey and it’s only the first chapter. The Magic Carpet Guide » by YANIC SIMARD » photo by BRANDON BARRE Area rugs have been adding bold colour and exotic pattern to floors of all forms since at least the 5th Century BC, and the high-tech carpet industry has been booming for centuries (since 1791, to be precise, when the first woven carpet mill opened in Philadelphia). Lately, hardwood floors (and their look-a-likes) have been the staple in condo design, but now I see rugs in all forms coming back in style to bring the warmth, cosiness and colour that only they can provide. They’re a perfect complement to wood, so you don’t even have to choose between the two! better simulate hand-made versions and tend to last longer than tufting. Lastly, woven rugs use looms to interlock the yarns to the backing. The quality will depend completely on the type of materials used. MATERIAL MATTERS
I see rugs in all forms coming back in style to bring the warmth, cosiness and colour that only they can provide. They’re a perfect complement to wood, so you don’t even have to choose between the two! MAN VERSUS MACHINE
» Hand-knotting is the traditional method of creating Persian or Oriental rugs. These rugs are hand crafted with complex knotting techniques to leave a dense, soft surface of exposed fibres. The higher the knot-count, the denser the weave, and the finer the rug. » Machine-made rugs can be created in a number of ways. Tufted rugs usually glue synthetic fibres to a backing, a bond which can degrade over time. Machine-knotted rugs
» Wool typically gives the richest look, but also comes with the highest price tag. The dense, natural fibres resist soil and dirt, but often absorb stains. » Silk is often blended with wool in fine rugs (especially true antiques) to give a luxurious feel and look, but must be treated delicately. » Sisal gives an inviting natural look like wool, but is rougher to the touch. It’s often used for stairs, welcome mats and other high-traffic areas. I’m particularly a fan of it for a dining room. » Nylon is a very practical and cost-effective option. The synthetic fibre is resilient, and easy to clean and maintain (making it ideal for high-traffic areas). » Polyester is a synthetic similar to nylon, but less crush resistant, and harder to dye (which limits options). It resists waterbased stains but is prone to oil-based stains. » Olefin is another synthetic option which is highly resistant to chemical stains (although not oil). It is often used outdoors (especially around pools) as it resists sun and moisture. » Leather and hide rugs can come as single sheets or woven (typically in a basket-weave form). An organically shaped hide (real or faux) works well for awkwardly shaped rooms, or even as an accent layered over a larger rug.
TIP Ask your rug supplier about treatment options for your favourite rug type. Scotch guarding and similar treatments can increase the durability of your rug, but may also reduce the quality of the texture. DEC 12, 2014 - JAN 9, 2015 | METRO VANCOUVER NEW HOME GUIDE 31
» Your area rug should reach the furniture it’s grouping together, rather than float in the middle. Get a size big enough to at least tuck under the front legs of sofas and chairs. » A dining room rug should anchor the dining chairs even when they have people sitting in them (usually about two ft. from the edge of the table). » Rugs tend to come in standard sizes, so you can measure your space in advance and have a pretty good idea of what to look for. Very common: 4’x6’, 5’x7’,6’x9’, 8’x10’, 9’x12’, 12’x14’. CARPET TILES
YOUR BR AND NEW PAD
» Carpet pads are key to extending the life of your rug or carpet, so don’t skip this step. For larger areas, padding should be laid so the seams do not run parallel to any seams in the carpeting. This will prevent buckling and undue wear and tear. » A pad also helps a carpet to lie flatter (especially for larger rugs), and stay in place, so if your rug has a mind of its own, it’s probably only because it doesn’t have the proper support!
» If you want to avoid investing in some temporary accommodations, or you’re simply worried about a sudden spill or animal attack taking the value out of a good investment, carpet tiles from companies like FLOR will create either a wall-to-wall or area solution of virtually any shape and size, which you can then replace any time you like. I have the Hide and Batik tiles in my own design studio (in grey). » I recommend buying a few extra carpet tiles beyond what you need. You’ll have spares for replacements, and if you want to move the rug to a new room (or a new home) you can size it up easily.
SELECTING YOUR AREA RUG
The look of an area rug is both classic and contemporary, mixing the crisp sleekness of a wood or stone floor below, with a warm and inviting stretch of carpet on top. Of course, this can often require a double investment. I believe getting the best of both worlds is worth it, so here are a few tips for choosing your area rug the right way: » As a general rule, budget the same for your rug and your sofa. Both will take a lot of wear and be a feature you enjoy every day, so the investment should be about the same. » Area rugs are a great way to bring a splash of colour, pattern and texture, which can be moved or replaced seasonally as a way to keep your decor fresh. CMHC House Price Analysis GOOD NEWS FOR CANADA’S MAJOR MARKETS Results from Canada Mortgage and Housing Corporation’s (CMHC) House Price Analysis and Assessment (HPAA) framework were released today indicating that overall, housing markets in Canada remain broadly consistent with underlying demographic and economic factors such as employment and interest rates. Nevertheless, a modest amount of overvaluation is observed, meaning that house prices are slightly higher than what the underlying factors would suggest. “CMHC is committed to expanding the availability of information about Canada’s housing markets. This knowledge will ultimately contribute to a stronger housing finance system,” said Evan Siddall, President and Chief Executive Officer of CMHC. “The HPAA adds to CMHC’s efforts to identify, and where appropriate, fill significant data and information gaps.” The HPAA is a comprehensive framework that is designed to assess housing market conditions by taking into consideration the economic, financial and demographic drivers of housing markets. The use of multiple indicators of housing conditions, which incorporate various data sources and prices measures, provides a robust picture of overall housing market conditions. The results released today include those for the national market as well as 8 Census Metropolitan Areas (CMAs) — Vancouver, Calgary, Edmonton, Toronto, Ottawa, Montreal, Québec and Halifax. “At the national level, other than a modest amount of overvaluation, we do not detect the presence of other risk factors such as overheating, price acceleration, and overbuilding,” said Bob Dugan, CMHC’s Chief Economist. “Risk of overvaluation is most evident in Montreal and Quebec, but the trend is improving. present in Toronto, Calgary and Halifax. Across the 8 CMAs examined, there is no overheating or acceleration.” “There is however a cautionary note with respect to overbuilding in Toronto and Montreal. The number of units under construction is elevated in these centres. This could develop into overbuilding if these units are completed but not sold. To mitigate this risk, builders will need to hit the appropriate balance in channeling new demand between units that are currently under construction but not sold and units that are in the planning stage,” noted Mr. Dugan. This is the first phase of information being released as part of the HPAA Framework. Additional, market-specific analysis will be released as available, with future reporting taking place on a semi-annual basis starting in Q1 and Q3 of 2015. Updates will also be available as part of CMHC’s Housing Market Outlook which will be published in Q2 and Q4 in 2015. The next time you stand in front of your closet and announce that you have nothing to wear, why not take another look at the clothing you know you haven’t worn in ages and donate some? Through events such as Vancouver Car Free Day, it’s easy to make a difference right outside your front door. As winter snow melts in the spring toward the end of April, the City of Vancouver encourages groups to clean up lane ways, parks or any areas in neighbourhoods. You can also do your part in keeping your community clean by choosing to never litter. As builders, we work with the city to give back through participation in public art and park dedications. These endeavours help ensure that the city is made more beautiful, pedestrian-friendly and community-oriented. While participation is mandatory, we work to add elements within a neighbourhood that suit the existing residents and take into consideration the community that we’re transforming. Builders can also choose to sponsor cultural events in the city. For instance, Brandy Lane and The Davies were recently the presenting sponsor of The National Ballet of Canada’s production of Romeo and Juliet, to help maintain the diverse and artistic fabric of our city. If we all do our part to help others and keep our community clean and maintained, these efforts will go a long way to creating world-class places to live. There should be no surprise here that the selling Realtor/agent is working on the seller’s behalf and even if they agree to work with you too, their end goal is to sell the unit.

It’s a consistent, time-honoured axiom: owning the home you live in is one of the top strategies to increase your net worth. For most people, especially here in the Lower Mainland where prices are notoriously steep, the first step on the homeownership ladder is to purchase a condo or smaller townhouse with the goal of ultimately moving up to a single-family house. And day you get the keys to your new home is definitely cause for celebration. This issue, New Home Guide chats with Ryan Connelly, general manager at Epic Homes in Maple Ridge about some of the joys and considerations of the single-family lifestyle.

Q: Why is single-family still the dream for a large percentage of the population? A: Historically, fee simple houses have always lead the way in appreciation over time. So when land values go up, your investment is right on the leading edge of those increases. There’s also the obvious sense of personal freedom that comes from owning your land — the ability to landscape the way you like or change the exterior colours of your home. And there are considerations that on the surface might seem small — like visitor parking. In the multi-family form, there are often significant constraints on where your guests can park. Add in the fact that the
tandem garages found in many townhomes frequently end up being parking for one car plus storage or a workshop leaving the second car out on the street, and parking becomes a real issue. A single-family house, on the other hand, typically has a side-by-side garage plus 20 or 30 feet of driveway — lots of space for multiple vehicles. Q: It’s hardly a surprise that a house costs more than an apartment or even a comparable townhouse in the same neighbourhood. So how do people, especially young families, move up? A: Often they make a lifestyle decision to relocate farther away from Vancouver. Sure they’ll spend a bit more time driving to and from work, but with the massive amounts of investment in capitol projects like the new Port Mann and Golden Ear Bridges, commuting is getting easier all the time. Another one of the very positive things about our current low interest rates, an advantage people often overlook, is how significant the impact of not paying strata fees can be on the amount of mortgage you qualify for. So a house may not be as far out of your reach as you think. Q: Still, there are costs that come with owning a house rather than a multi-family unit or a rental — you’re going to need a lawnmower and gardening tools for starters. What are some of the other considerations you’ve seen buyers overlook? A: Even if you’ve owned before, closing costs like the property transfer tax (PTT), legal fees, and the expenses of transferring services like hydro and phone can be a nasty surprise. Many banks and mortgage brokers, though, offer excellent, online tools to help you figure out a realistic budget for these unavoidable expenditures. One ongoing expense people forget to check into is exactly what’s covered in their property taxes. For example, in some rural areas, you still need to arrange your own garbage pick up — don’t assume every jurisdiction provides the same services. When you own a house, you’ll also be responsible for regular maintenance and upkeep. That’s not going be a big concern if you’re purchasing a brand new home, but certainly can be if you’re purchasing a resale where major expenses could include replacing the roof, furnace or windows. And here’s another positive. As BC’s building code continues to change, new homes become increasingly energy efficient. So when people move from an older, smaller home, they’re often pleasantly surprised by how low their heating and other running costs are. Some municipalities like Maple Ridge where we’re currently building Montgomery Acres even have a requirement that all new homes built will be solar-power ready.
Q: What’s your advice to someone considering a move up purchase? A: A home is the biggest purchase most people make in their lives. I believe fee simple is where you’ll see the most gain on your equity. So not only is it the greatest source of personal wealth, you get to enjoy living in it as well. As we progress further from the financial crisis of a few years ago, economic slowdown, stock market and even real estate declines, things are looking brighter for many Canadians. Canada survived the recession; though there are still some challenges, spending is up, stock markets have arguably rebounded and the real estate market has shown longer-term price and sales increases. Many economists predicted real estate price declines, and few expected price increases and such a quick recovery. Homebuyers who were counting on further price declines may have been kicking themselves. How long will this continue, you ask? It’s anyone’s guess. The federal Finance Ministry has, on occasion, given notice it is concerned about a potential overheating of the real estate market. Borrowers must meet the requirements for a five-year, fixed-rate mortgage, even if they plan to choose a shorter term
and lower rate. The maximum amortization period for government-insured mortgages was recently reduced to 25 years from 30. In addition, Canadians can now withdraw in refinancing only 80 per cent of their home’s value, down from 85 per cent, while down payment requirements remain at five per cent for primary homes and 20 per cent for investment properties. Some experts feel these changes may leave some first-time buyers sitting on the sidelines. However, these issues should not be the primary factors to influence your decision to buy. Some considerations to reconcile before making the plunge include: » How much of a house can you afford to purchase? Get pre-approved by your bank before shopping » How much of a house do you want to afford? While at ratehub.ca we’re in the business of comparing mortgage rates, we know there’s more to consider than simply how the interest rate will affect your mortgage payment. Throughout the year, big banks and even smaller lenders will offer incredible promotional rates to bring in new clients, but many of those offers come with serious restrictions and penalties. Before you jump at the chance to snag the lowest rate, read the fine print in your agreement to see if your new mortgage product comes with any of the following:
» LOW PREPAYMENT PRIVILEGES. Most products give mortgage holders the option to increase their monthly mortgage payment amount once per year and/or make lumpsum payments throughout the year. While many lenders offer 20 per cent/20 per cent prepayment privileges (meaning you could increase your payment by 20 per cent each year and/or make a lump-sum payment of 20 per cent of your original mortgage), some promotional rates only offer 10 per cent/10 per cent. If your goal is to become mortgage debtfree fast, this may not be the right product for you. » COLLATER AL CHARGE. If the lowest rate ends up being for a collateral mortgage, you’ll want to carefully consider how taking one on could affect your finances in the future. Collateral mortgages are readvanceable mortgage products that allow you to borrow money from your home at anytime, without having to refinance (and pay the legal fees to do so). Sounds great, right? Unfortunately, they also lock you into staying with that particular lender, even when your mortgage comes up for renewal. To get out of a collateral mortgage, you would need to hire a real estate lawyer (and pay legal fees). » CLOSED MORTGAGE. While most mortgages in Canada are closed, some mortgage products’ restrictions are tougher than others. For example, the 1.99 per cent fixed-rate mortgage product Investors Group offered a couple months ago didn’t allow borrowers to prepay, negotiate or refinance their mortgage throughout the three-year term. The only way to break your mortgage in that agreement was to sell your home. Again, if you are someone who wants to pay down your mortgage debt fast or may need to borrow from your home in the future, this may not be the best product for you.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less.
