GREATER VANCOUVER HOME PRICES

SEE DOUBLE-DIGIT INCREASE Critically low inventory levels and growing demand continued to fuel home price appreciation across Greater Vancouver in the first three months of 2018, according to the recent Royal LePage House Price Survey. Greater Vancouver’s strong economy continued to entice purchasers from across Canada. Meanwhile, unintended side effects of the new mortgage regulations (the “stress test”) pushed many into the entry-level segment of the market due to weakened purchasing power, causing condominium prices in particular to soar. As a result, the aggregate home price in Greater Vancouver experienced doubledigit growth, rising 10.3 per cent year-over-year to $1.28 million. The median price of a condominium surged by 19.8 per cent year-over-year to $668,342, and the median price of a bungalow grew 6.2 per cent to $1.4 million. Two-storey home prices rose 9.6 per cent year-overyear to $1.6 million. “Greater Vancouver’s real estate market continues to be defined by low supply levels,” says Randy Ryalls, general manager, Royal LePage Sterling Realty. “The only way that we can create a healthy and sustainable market is by increasing the amount of available inventory. We would need roughly 5,000 more homes on the market today to ensure steady, sustainable price growth.” Due to their weakened purchasing power, many purchasers are being pushed into the entry-level segment of the market. FIRST QUARTER FAST FACTS:

• The city of Vancouver saw strong price appreciation, rising 10.1 per cent year-over-year to $1.48 million. • Appreciation has remained relatively flat in West Vancouver, Canada’s most expensive market. Condominiums, though, rose by a healthy 4.9 per cent year-overyear to $1.1 million. • In North Vancouver, purchasers flocked to the condominium

market due to its relative affordability and proximity to downtown. While the region’s aggregate home price saw strong, single-digit growth, rising 8.0 per cent yearover-year to $1.47 million, its condominium market posted one of the largest annual gains of any property type tracked in the nation, surging 28.4 per cent year-over-year to $705,259. • Home prices in Richmond witnessed strong, single-digit growth, rising 8.0 per cent to $1.13 million compared to last year. Many purchasers looked for condominiums in the area due to their relative affordability, causing its median price to soar 22.8 per cent year over year to $564,701. • Demand remained strong in Burnaby and Coquitlam, with both regions’ aggregate home price witnessing double-digit growth, rising 11.7 per cent and 15.3 per cent year-over-year to $1.13 million and $1.08 million, respectively. • In search of relative affordability, prospective homeowners continued to flock to Surrey, which saw its aggregate home price rise by 16.3 per cent yearover-year to $879,848. This was led by the condominium segment, which rose by a nationleading 29.8 per cent. • Langley witnessed the largest year-over-year aggregate home price increase of any region studied in Greater Vancouver, soaring 18.5 per cent yearover-year to $933,725. Designer Jo Alcorn breathes new life into a dysfunctional family room. The result? Cosy living space the entire family enjoys! by JO ALCORN 1. FOCAL POINT

The fireplace was the jumping-off point for this room. I converted the family’s gas fireplace to an electric one. Electric fireplaces have come so far in recent years, and it’s something I incorporate into almost all my designs now. For this space, I selected a Dimplex (dimplex.com) electric fireplace that appears so real, people have to look twice! I started with a style that would fit the room and then created a stunning built-in unit to surround it. To create the look, I used Metrie’s French Curves Collection (metrie.com).

Then, with a few clicks of the mouse, we chose the frame style and size, and changed the photos to black and white. And, presto, they were delivered right to their home.

2. TECH TALK

this family of four. I chose an oversized sectional from Structube (structube.com). The great thing about this furniture is that it is super family-friendly and the prices are incredibly affordable. I was also able to add a side chair and a modern rocking chair. Since this company is so budget-conscious, I was also able to add in a gorgeous glass coffee table and raw wood side tables – all within my client’s budget.

To make this room multi-functional, I chose this amazing TV mount arm from Wayfair Canada, which allows you to pull the TV so that you can watch it from any seat in the room. I am obsessed with the Sonos (sonos.com) system, which I love having in my own home, so I naturally want all my clients to get it as well. The Sonos Playbar connects to the TV and makes everything sound better.

3. LET THERE BE LIGHT

For this room, potlights were not in the budget, but good lighting was a necessity. I chose lighting from Wayfair Canada’s (wayfair.ca) home improvement category, where we paired together two affordable ceiling lights to give the impression of one large track-lighting system in the room.

4. PERSONALIZED DETAILS

With all the key components in place, I went on a shopping spree at HomeSense (homesense.ca) to give this room the finishing touches it needed to be brought to life. I grabbed a multitude of throw cushions, side table accessories, pots and bowls, which gave it the elevated look I was aiming for.

HOUSING STARTS STILL ON THE RISE This March saw an increased volume of housing starts in Vancouver, making it a strong first quarter in the Vancouver Census Metropolitan Area, according to Canada Mortgage and Housing Corporation (CMHC). Starts of multi-family condominium and rental units led the increase, with activity concentrated in the core areas of the City of Vancouver, Richmond and North Vancouver in the first quarter of this year. Demand for new homes continues to be supported by strong migration, household formation

and employment growth. Overall, Canada experienced an increase in housing starts as well, with 226,842 units in March 2018, compared to 225,804 units in February 2018. This trend measure is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “In March, the national trend in housing starts was stable for the fifth consecutive month, as diverging trends for multi-unit and single-detached dwellings continue to offset each other,”
