LIVING ALONE VERSUS HAVING A ROOMMATE I don’t think you ever forget your first apartment. Mine had three rooms and a southeast-facing balcony overlooking a busy main street. The bus stopped at my door and all the shopping I needed was a few blocks away. Since then, I’ve moved many times, but I’ve never had a roommate. When I came to Toronto, I started out in a large twobedroom, two-bathroom apartment. I soon realized that I didn’t need all that space. I now rent a 450-sq.- ft. condo that I love. I still don’t have a roommate, but that works for me. I like my privacy and don’t mind a small space. Renting a bachelor or studio apartment can be a great start for first-time renters. Rents are usually on the lower end of the scale. But if a larger space is what you want, having a roommate or two can make it more affordable. In this issue of Renters Guide, columnist Katherine Kusyszyn discusses the perks of living alone. See what she has to say on page 12 and then decide what works best for you. LIVING ALONE KATHRYN KUSYSZYN To have a room of one’s own, as famously championed by Virginia Woolf, is a necessity for a woman writer. In modern times, more women (and men), whether writers or not, are taking advantage of financial independence to enjoy the benefits of solitary living. In our overcrowded world, with incessant advertising, stimulation and pollution of all sorts, living alone provides a sanctuary for the soul. It’s a respite for the individual who needs to recharge, with somewhat surprising social and creative implications. Primary among the benefits of living alone is the freedom afforded to come and go as one likes, do as one pleases, and not answer to anyone. There is no need to deal with others’ preferences in the areas of music, food, decorating, entertainment, temperature and above all, cleanliness. Only one person’s mess to clean up, one person’s laundry, one person’s dishes… ah, heavenly! Other perks are privacy and the opportunity for full self-expression. No one is present to cramp one’s style. Wandering the house in all manner of (un)dress is perfectly acceptable, as is ordering in at 3 a.m., having spontaneous dance parties, and leaving the dishes unwashed for days. This type of home is conducive to productivity, since there is no one around to get into long conversations with. distraction of others. When one does desire company, it is by choice. Eric Klinenberg, author of the book The Extraordinary Rise and Surprising Appeal of Living Alone, found that people who lived alone spent more time with friends and neighbours than married couples. Apparently, so-called ‘loners’ have the best of both worlds, quiet when they want it and company when they want it. The benefit of guaranteed quiet at home is a welcome contrast to the outside world. Especially for introverts, who recharge by spending time alone, this living arrangement is desirable and potentially essential for their wellbeing. Home becomes an oasis, a place of restorative solitude. A single inhabitant home can
also be a castle. Knowing that everything is just where one left it (excepting mischievous pets), is a feature not available to multi-person households. It’s grounding and stabilizing. Not to mention that the last piece of cake is never eaten by someone else. So if you think about it, for reasons of social health, peace of mind, self-expression and creativity, solitary living is on the upswing. Virginia would certainly approve. RENTAL TIPS FOR PEOPLE WHO DON’T HAVE A 9 TO 5 SCHEDULE JACKIE MARCHILDON When you have to get up early for work, you don’t appreciate it when your neighbour plays music a little too late or seems to be catching up on housework. But “early” and “late” are defined differently for everyone, depending on work schedules. The world does not function on nine-to-fivers alone. There are many jobs that demand roundthe-clock workers — doctors, nurses, waiters, bartenders, flight attendants, police officers — the list goes on. As a shift worker, your sleep cycle is likely disrupted by the everyday hustle and bustle of your neighbours, in the same way theirs would be disrupted by your routine in the middle of the night. For those of you who rent and are on an off-schedule, here are some tips on how to survive rental life. BUY EARPLUGS
Earplugs are great even if you don’t work shifts! A friend of mine with roommates swears by them. Generally speaking, most cities do not allow excessive noise before 7 a.m. or after 11 p.m., so if your sleep pattern falls in between those times, earplugs will save you hours of tossing and turning. If you normally come home from work around 4 a.m., wind down and go to bed around 5 a.m., only to then be woken up by the family upstairs prepping for their day, a good pair of earplugs will help you sleep through the commotion. 26 Renters Guide | Nov. 23–Dec. 7, 2018
AVOID A UNIT WITH SOUTHERN EXPOSURE
For some, a southern exposure unit is a highly coveted rental spot because it garners more sunlight than others. But for a shift worker, it’s best to avoid. While sunlight is important, and especially so if lack of light depresses you, it can also make it hard for you to sleep if you are working off-hours. Look for a unit that benefits your schedule. TRY TO SECURE A CORNER UNIT
If you’re looking to rent in a building, choose a corner unit so you can set up your bedroom in a room that doesn’t share a wall with anyone. This will avoid the usual noises heard between thin walls in buildings, and ultimately help avoid frustration between neigbours. TALK TO YOUR NEIGHBOURS
There are some noise rules that exist, but for the most part, they do not benefit the overnight worker.
Let your neighbours know your schedule to warn them of any everyday noise on your end. This will (hopefully) encourage them to be aware of their own regular noise in the morning when they are getting ready or when they are coming home in the evening. It can be hard to work in shifts — if you get home from work at 11 p.m. and need to clean your house, will your neighbours mind if you pull out the vacuum? Talk to each other. Just because you don’t work 9 a.m. to 5 p.m. doesn’t mean you should have to give up your routine, but you also need to be mindful — and so do your neighbours. While many people idealize home ownership and cling to it as a goal, not everyone wants to own their own home. Especially after retirement, the “perks” of homeownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting may be preferable to owning your home. 1. MOBILITY. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it and buy a new one. 2. PROPERTY MAINTENANCE.
Whether it’s shovelling snow for 90 days straight in winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise. 3. FIXTURE REPAIR. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber. If the fridge or stove needs replacing, that’s their financial responsibility. 4. INTEREST RATE INVULNERABILITY. Unlike

your mortgage every couple of years as interest rates and property values change. 5. ACCESS TO AMENITIES. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, highdensity housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life. 6. NO DOWN PAYMENT. All you have to come up with to secure your apartment is enough to cover your rent and/or security deposit. Some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. With the average home price in Canada now well over $400k, even a very small down payment plus legal fees, plus home inspection, plus, plus, plus – it all adds up to a big investment and a lot of money to pay out on key day. 7. SAFETY. Your rent remains stable and increases in a predictable fashion. 10. LOWER UTILITY COSTS.
Heating (or cooling) a larger space than that which you actually occupy is one of the downsides of homeownership. Rental units have more compact floorplans, and in the winter, you may even benefit from ambient heat from the building or apartments around you, depending on its layout. Trying to get through life without a budget is like trying to drive a car without a steering wheel. You can lurch your way along, jamming on the brakes every time a threat looms, or you can put the pedal to the metal, but the whole time you’re careening down the road, you’ll be worrying about what you’re going to hit. And if you’ve got any passengers, there will be some mess to clean up when you finally reach your destination. Anyone I know who lives on a budget couldn’t get by without it. And it seems it’s only the people who refuse to make a plan who end up bellyaching about getting to the end of the money before they get to the end of the month. If you were building a house, you wouldn’t dream of using an architect who declared, “Relax, I’ve done this before. I promise I’ll put everything in the right place.” No, you’d insist on seeing some drawings. And here’s why you, as the architect of your financial house, should draw up a budget. Whether paper-based or electronic, the discipline of managing your budget will help to keep you organized. Annual bills, like car insurance, won’t surprise you, sending shock waves through your cash flow. And unexpected expenses, which have a category in a spending plan, won’t throw you for a loop. A spending plan is made up of two parts: Income and expenses. 38 Renters Guide | Nov. 23–Dec. 7, 2018
Income is the money that comes in: Your salary, commission, dividends or interest income, alimony, child support, pension, or disability income. It doesn’t include money you think you might get. So, if your bonus is not guaranteed, don’t include it in your budget. Keep it in reserve to boost your RRSP or take you to the sunshine next winter. Expenses are the items you have to pay for monthly. (Divide annual bills, such as insurance, by 12 to come up with a monthly amount.) The best way to figure out your expenses is to look at what you’ve been spending. Collect your bank statements, credit card bills, and whatever other records you have of where your money went over the past year. Put each bill in an appropriate category — i.e., utilities, food, clothing, childcare, gifts — total the figures for each category and divide by 12. That’s your monthly average. Add the categories together. That’s what you’ve been spending.

AVOID COMMON PACKING MISTAKES 3. START PACKING EARLY AND BE COMPLETELY PACKED WHEN THE MOVERS ARRIVE. There’s
CHUCK RESNICK Here are a few tips to help you avoid finding damaged items at your destination: 1. CONSIDER PURCHASING BOXES FROM YOUR MOVER.
The most common packing mistake people make is getting free boxes at the grocery or liquor store and then putting too many things in them. Using a large box to pack books and magazines may make it too heavy and the box might break during the move. Use this rule of thumb: The heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store used to ship produce could contain insect larvae that may transfer to your belongings. 2. BE REALISTIC ABOUT THE
nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes. This also interferes with the optimal loading of the moving truck. There is a loading system where the first things placed in the truck are light items such as chairs, lampshades, cushions, etc; these items are placed in the ‘attic’ (the area over the cab) of the truck. If you’re not completely packed and ready on moving day, movers can’t create that box wall early on. This decreases the capacity of the items that can be moved at one time. It also eats up precious time, and therefore, money!
NUMBER OF BOXES YOU NEED.
You will most likely underestimate your box requirement. Often, people think 50 or 60 boxes will be enough, and then two days before moving day, they realize they need 250.
4. THINK AHEAD. Begin packing
items you don’t use daily. As you pack your boxes, move them to the front of your apartment and stack them along a wall near the front door. Say it takes 2.5 minutes,
on average, to move a box from an upper bedroom to the truck. Having it on the main floor can shave 45 seconds off the time for each box. Saving 45 seconds multiplied by 200 boxes can save lots of time and money. 5. HAVE YOUR MOVING COMPANY PACK FOR YOU. Moving
