SPRING IS A GOOD TIME TO WALK THE NEIGHBOURHOODS Yes, spring is here, despite what you see out your window or the chill that still lingers in your bones. The days are brighter and longer, and will soon warm up, making it perfect for walking through different neighbourhoods to see where you’d like to live. This is probably one of the best ways to find a rental that suits your needs and lifestyle. Yes, budget is important, but so is feeling comfortable where you live. Checking out a variety of areas allows you to compare the housing and amenities, broadening your choices. Do you see a lot of apartment buildings, condos or houses? Are they older construction or newly built? This may play a factor in what the rent is and how modern the windows, appliances and design may be. What about amenities? If you like to cook, are there enough grocery stores nearby? If you commute to work, you’d want to be close to public transit. And when you find your new home, don’t forget to consider getting tenants’ insurance. If you don’t think you need it, check out the article on page 24; you may change your mind. With renting, there is no large down payment to be paid up front. You only need your first and last months’ rent. Renting always costs less than owning. While monthly mortgage payments might be comparable to rent, as an owner, you will also have to pay property taxes, all maintenance expenses (either
monthly maintenance payments in a condo, or all costs of repairs and maintenance in a house). Many apartments include utilities or hydro in the rent, and when owning, you would also have to pay an additional amount for these services. What about insurance? Tenants’ insurance is always less expensive than the cost of insuring your own home. Another good reason for renting is that it can offer all of the benefits of living in a prime neighbourhood – one that you likely couldn’t afford to buy in – such as convenience to transportation, shopping, recreation facilities, etc., along with condo-quality amenities at a
price that won’t leave you cashstrapped. With renting, you’ll be able to save a little every month for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing and entertainment, which are also important to you. JackIe maRchIldon If your apartment building or rental home doesn’t require you to have proof of renters’ insurance, you might hum and haw about having to pay an extra monthly fee and decide it’s not necessary. I’m all for avoiding extra monthly payments – but that renters’ insurance policy might really help you out should you come across a series of unfortunate events. Your landlord probably has property insurance on your building, but their policy doesn’t likely protect your personal belongings, any of the upgrades you’ve made to your unit, or cover you if someone hurts themselves in your home. It will cover certain things, but disregard others – know what’s what when it comes to your landlord’s insurance versus your own. If a fIre burns down your buIldIng: Property insurance: Generally speaking, your landlord’s property insurance would pay for the demolition of the building (if necessary), as well as cover the expenses required to repair or rebuild it. This means it would pay to fix the structure itself, as well as any permanent fixtures – lights, built-in cabinetry, etc. Their insurance would not cover your personal belongings. VERSUS Renters’ insurance: In most cases,

renters insurance would cover all of the contents in your unit in the case of a fire. Most policies would also cover your expenses if you needed a place to live while your home was out of commission. VERSUS Renters’ insurance: If you had liability coverage included in your renters’ insurance, it would protect you financially if you unintentionally caused bodily harm to someone in your home. The hall closet is bursting at the seams trying to contain the collection of everything from mitts and snow boots to umbrellas and Wellies. It’s time for the seasonal switch. Make some space for your spring and summer things, and don’t give Jack Frost another thought. Quick tips on organizing your home
Make room for spring. It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage, there are creative ways to better utilize existing spaces when storing out-of-season items. Here are some ideas to consider: Add another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. How long have you been putting off that rummage sale? Have you been saving items for years with the intention of selling them, but never seem to get around to it? Pull out your calendar today and book a definite date to have your sale this spring. Blocking the time now increases the likelihood of following through with it later. Another option is to forgo the big sell-off entirely and donate these items instead. It takes several days to orchestrate a successful sale, so determine whether the money you’ll make is worth the time and energy it will take. After all, you can always get more money but you can never replace lost time. Jump-start your spring cleaning with baby steps. If you don’t know where to begin when it comes to spring-cleaning your home, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a giveaway box. Toss or recycle any papers and garbage that are left over. Designate this room as a “noclutter zone” so you will always have a sanctuary to escape to, regardless of what the rest of the house looks like. Have you stored your winter coats yet? If you’ve been putting off the task of storing your winter coats because you don’t have an extra closet, there’s a solution. A
sturdy, rolling garment rack makes an ideal spot to store winter coats during the summer. Be sure to dry-clean all items before storing, even if they look clean. Body oils and not-yetvisible food stains attract moths – especially on wool coats. Cover the clothes with a clean, cotton bed sheet or use a zippered canvas wardrobe cover specifically designed for this purpose to keep your clothes dust-free.
