ONCE A RENTER ALWAYS A RENTER I rented my first apartment when I was 22. Six months into my first full-time job, I signed a lease. What an exciting time it was! I loved living on my own. I have been a renter ever since, and happy as a clam. I guess you could say for me, once a renter, always a renter. Owning a home is a goal for many people, but for others like myself, renting is a chosen way of life. I’m not big on staying in one place for too long, so I move every five or six years. This brings a new space and floorplan for me to have fun with. I get to explore new neighbourhoods. I don’t have to worry about the larger expenses of homeownership: Property and school taxes, roof and furnace repairs, home maintenance and landscaping ... well, you get the picture. And so does writer Jane Herman. In her article on page 18, she highlights why renting can be a good home choice when starting out in life. Check out what she has to say and in the meantime, if there is something you would like us to write about, email us and let us know.

When you hire movers, you’re entrusting your possessions to someone so they can get them from your old apartment to your new one. Do you know what you’ll need? We do. Here are our tips for hiring movers. 1. A GOOD, DETAILED CONTRACT.

A contract ensures and outlines all expectations. This is particularly true when you hire professional movers. You’re obviously the “who,” and your gorgeous new apartment is obviously the “why,” but they also need to know exactly “what,” “where,” and “when” in order to transport your items to your new place. There are usually a lot of details, and finding out about them on moving day is counterproductive. Think ahead. 2. DO YOUR RESEARCH.

The first thing to do is find a reputable mover. Check online with the Better Business Bureau or the Canadian Association of Movers, and of course, ask friends and family members to refer companies they have used. Select a company that has a triedand-true track record. When they meet you to arrange your move, they need to know about everything you expect to take so they can prepare as accurate an estimate as possible. Insurance and liability, additional charges, any exemptions. 3. TELL THEM EVERYTHING.

If there’s an extra stop to drop something off, it’s extra time and will add to the cost – plus they need to pack the item so it’s accessible. Let them know of an item that may be difficult to move – or any concerns you have. You don’t want to find out on moving day that there are extra charges or unmovable items. 4. GET AN ESTIMATE.

In many ways, estimating is a science. Computers help, but the results are only as good as the information they input. Telling them on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, the movers need to know well ahead of time if you want them to provide the service of packing.

Deciding this two days before the move likely won’t work. If you’ve been quoted only on moving and not on packing, you’ll need a new contract that reflects the cost of packing. If you do the packing yourself, read the contract as to whether or how much insurance your items are covered for, should damages occur. It is the mover’s responsibility as professionals to ask the right questions, but until they develop ESP, they need to rely on you to explain what you need from them. A contract protects you as much as the movers, but only if you read it, understand it and abide by it.

If you’re a young single, a fresh-at-work professional, or a recently married couple and you’re wondering what to do about housing, there are many good reasons why you should choose to rent instead of buying your first residence. 18  Renters Guide  |  Aug. 30–Sept. 13, 2019

At this stage of your life, you may be finishing up your education, paying off student loans, or just beginning your first job(s). It’s not likely that you will have even accumulated enough cash to use as a down payment. One of the many advantages renting has over home ownership is that there is no large down payment to be paid up front. You only have to come up with your first and last month’s rent. And despite people who try

to convince you that you can own a condominium or home for the same price as renting, here’s the truth: Renting is always substantially less than owning. While it is possible that monthly mortgage payments might be comparable to what you’d pay to rent, as an owner, you will also have to pay property taxes, all maintenance expenses (either monthly maintenance payments in a condo, or all costs of repairs and maintenance in a house).


With renting, you’ll be able to save a little every month for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing and entertainment, which is also important to you.

Many apartments include utilities or hydro in the rent, and when owning, you would also have to pay an additional amount for these services. What about insurance? Tenants’ insurance is always less expensive than the cost of insuring your own home. At this stage of your life, flexibility is important because you are very likely to move again within the next three to five years, either to take another job, go back to school, or because your family is growing and your needs are changing. It’s much easier to make a move when your only obligation is a one-year lease. Some people will also try to convince you that with renting, you’re not building equity. But when you factor in all the hidden costs of buying and selling real

estate, from commissions, to legal fees to land transfer taxes, etc., the reality is that no condo or house is going to appreciate that much in the short term to offset those hidden costs. If you are lucky enough to actually have enough cash accumulated to use as a down payment on a house, keep it in a secure two- or three-year term investment with a good return. When you run the numbers, you will be much further ahead three years down the road than if you had invested it in a condo. The other good reason for renting at this stage of your life is that renting can offer all of the benefits of living in a prime neighbourhood – one that you likely couldn’t afford to buy in – such as convenience to transportation, shopping,

recreation facilities, etc., along with condo-quality amenities at a price that won’t leave you cashstrapped. With renting, you’ll be able to save a little every month for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing and entertainment, which is also important to you. When you consider all the advantages that renting affords, you’ll see that your dream home is really an apartment! From decorating hundreds of small spaces, I’ve learned to incorporate nature’s clever spacesaving designs through the use of hexagons to create beautiful spaces. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) you will use it. Store similar things together and store items near their place of use. Items used daily should be placed in the most accessible areas, whereas seldom-used items can be stored in out-of-the way spaces. Label drawers, shelves and containers to remember where things are.
