WHAT’S YOUR APARTMENT PERSONALITY? How do you know which rental is the best for you? Once you’ve determined your budget and the neighbourhood in which you’d like to live, think about your ‘apartment personality’ before you start your search. Do you have a collector personality and need lots of space in which to roam and put all your stuff? If so, you may consider renting a large loft with 12-ft. ceilings, lots of windows and areas to accommodate an array of furniture, decor accessories, shelving and collectibles. Conversely, if your personality is more minimalist, a studio apartment may be for you. Your utility bills will be less, you won’t need much furniture, and you can live a pretty streamlined life. If you have an entrepreneur’s personality and work from home, a one-bedroom with den may suit your style so you can designate a space as an office for tax purposes. And if you have a social personality and live with children or roommates, you’ll want to rent an apartment with two or more bedrooms and a separate living room and dining room. In today’s rental market, there are a lot of options out there. Choosing to live in a multi-roomed apartment or a cozy studio is a matter of personal taste and lifestyle — what matters is that you find the right amount of space that best suits your rental personality.

CREATING A SPACE IN YOUR HOME FOR YOUR HOME BUSINESS
KATHRYN KUSYSZYN You’re taking the plunge into entrepreneurship. Now you need to make myriad decisions, starting with where in your home to set up your workspace. The right space can make all the difference to the success of your venture. Here are some considerations for effectiveness and productivity. First off is the actual location. How much space is required and the type of space available will dictate where to set up shop. Depending on your space, a den, spare bedroom or mudroom can easily suit this purpose. Claiming part of a basement could work as well. When a full room isn’t available, consider converting a large foyer or the space under a staircase. Enclosing a porch or a balcony may do the trick. At the very least – and if it’s all your apartment can handle – designate a corner of one room as work-only space. Ensure everyone knows this is a work-only area and off limits. A physical demarcation will assist with organization as well as support clear boundaries. Make a list of the needs and desires for the type of work you’re going to perform. You may prefer a space that offers such features as privacy, quiet, optimal ventilation, natural light, bright colours, artwork and an inspiring view. Choose the elements that are crucial for you to be at your best. Fulfill the needs first; the majority of desires will follow. 10 Renters Guide | Nov. 9–23, 2018
Let’s assume you need a desk, a phone and a computer. These require power, an Internet connection and lighting. Note the outlets and electricity available. Ensure there is enough power to handle a space heater or fan, computer, printer, desk lighting and whatever else you need all at once. Beware of tripping hazards like extension cords and power bars. If you will be seeing clients or colleagues in your space, there are other considerations. Check the local bylaws regarding signage and parking. The front walk will need to be well maintained with snow and ice removed when necessary. Clear entryways and preferably a direct route to the workspace rather than
through the living space are ideal. Ask friends and colleagues for their impressions and how you can make it more welcoming. Just as important is the mental space. Entering a workspace that meets your needs and is designated as such allows the mind to focus. When it’s both functional and pleasurable to be in, your work will flow. Entertain with ease The fReezeR IS yOuR fRIeNd. Getting ahead of your holiday baking means making what you can now and freezing it for later use. As a general note, baked cookies with less sugar freeze better than cookies with a lot of sugar. Try freezing your cookie doughs and then bake when needed. The doughs take up less room in the freezer, and all of the hard work is done – you just have to thaw and bake. Remember to label the cookie doughs and include the baking instructions.
MAke A lIST. To get yourself ready for hosting a big holiday meal, do what a chef does, make a list. After you’ve picked your recipes, then you can write out a list of what can be done a week ahead, two-three days ahead, a day ahead and what has to be done last minute (and it will feel less overwhelming). This will help you organize your shopping list, too.

When planning your big holiday meal, of course, you have to make the family favourites, but if you are adding some new dishes, take time to plan how many need to go into the oven or be cooked on the stove. Too many pots on the stove? Then switch your mashed potatoes to roasted or scalloped, to fit them into the oven. No room for the ham in the oven? Consider baking it overnight at 275F – it smells fantastic as you wake up! TAke cARe Of The SMAll ThINgS. To avoid that last-minute panic when hosting a party, take care of little fussy tasks the day before. Chop parsley or chives, slice your lemons and limes and do your chocolate shavings all ahead so that when your guests are walking through the front door, you just have to sprinkle and garnish with a smile.
Caramel apple bars MAkeS ONe 8-INch (20 cM) SQuARe PAN • MAkeS 25 TO 36 BARS PReP: 25 MINuTeS • cOOk: 42 MINuTeS, PluS chIllINg
1 Preheat the oven to 350°F (180°C). Grease and line the bottom and sides of an 8-inch (20 cm) square pan with parchment paper.
INgRedIeNTS BASe • 2 cups (300 g) all-purpose flour • 1 cup (100 g) regular rolled oats (not instant) • cup (150 g) packed dark brown sugar • 1 tsp ground cinnamon • 1 tsp ground ginger • 1 tsp baking powder • cup (175 g) unsalted butter, melted
2 For the base, stir the flour, oats, sugar, cinnamon, ginger and baking powder in a large mixing bowl by hand. Add the melted butter and stir until the mixture is rough and crumbly (like a fruit crisp topping).

mixture into the prepared pan and bake for 12 minutes, until browned just a little at the edges. Cool in the pan on a wire rack. Leave the oven on.
4 For the filling, arrange the sliced apples on top of the baked crust (it’s okay if it’s still warm). Drizzle ½ cup (125mL) of the warm caramel sauce over the apples, and then top with remaining crumble mixture, pressing down gently.
5 Bake for 30 minutes, until lightly browned. Let cool in the pan on a wire rack to room temperature.
6 Drizzle the remaining ¼ cup (60mL) of caramel sauce over the pan and then chill uncovered for a least two hours before slicing.
7 Thaw the bars overnight in the fridge before finishing them with the caramel drizzle.
Butter Caramel Sauce INgRedIeNTS MAkeS ABOuT 1 1/2 cuPS (375 ml) PreP Time: 5 minutes Cook Time: 6 minutes • 3 Tbsp (45 mL) water • 2 tsp (10 mL) lemon juice • 1 cup (200 g) granulated sugar • 1/2 cup (125 mL) whipping cream • 1/2 cup (115 g) unsalted butter • 1 tsp (5 mL) vanilla extract • 1 tsp (5 g) sea salt
1 Place the water and lemon juice in a medium saucepan and then add the sugar (do not stir). Bring to a full boil on high heat and continue to boil, without stirring,
until the sugar becomes amber, about four minutes from when it begins to boil. As the sugar cooks, occasionally brush the sides of the pot with water to keep the pot clean (this step prevents the sugar from crystallizing).
2 Remove the pot from the heat and whisk in the cream (watch out for the steam), and then whisk in the butter until melted.
3 Whisk in the vanilla and salt and set aside to cool to room temperature in the pot.
4 Pour the cooled sauce into a covered bowl or jar and chill until ready to use. Serve the sauce warm. nexthome.ca 13

THE RIGHT RENTAL JENNIFER BRAUN When I first started looking for an apartment, I would jump any time someone told me they or a friend of a friend had a “rental” available. Then I discovered just how vast the term “rental” really is. Turns out a “rental” can actually be a room, a basement, a loft to share with eight other people, a pull-out couch in the living room and even a fully furnished apartment with a cat to watch (I’m allergic to cats). No, rentals aren’t always as traditional as you would expect them to be. Instead, they come in different shapes and sizes. It’s up to you to weigh the pros and the cons. Here’s some help: STUDIO APARTMENTS
Pros: Aside from the fact that a small space means less to clean, what could possibly be the advantage to living in a small space? Cheap rent! Studio apartments are often inexpensive compared to other rentals on the market. What’s more, minimal square footage ultimately means lower electricity and heating bills. Don’t doubt the cool-factor of this type of rental either. Renters always have a way of turning this basic single room apartment into their own. Cons: Your Ikea shopping game has to be really strong to pull off living in a studio apartment. If you’re lucky, the three to four pieces of furniture that you’ll be able to fit in it will have to be double-duty and even triple-duty decor to ensure a well organized and functional space. very compact living room all at the same time. Good luck! LOFTS
Pros: When you tell someone you live in a loft, you automatically hit sophisticated, cool status. Basically if you are not cool, this is the easiest way to appear interesting really fast. Most loft apartments have high ceilings and offer a very interesting and flexible layout that is popular with the artist and the I’m-way-toocool-for-it types. Cons: The open concept layout of a loft style apartment is not ideal if you plan on living with roommates or children. Though the area is much larger than a studio apartment, privacy may be an issue. Screaming children and bad roommates will be impossible to escape. You have been warned! BASEMENT APARTMENTS
Pros: Are you happily anti-social? Then a basement apartment is for you! Seriously, basement apartments happen to be very private. Often they come with a private entrance and you get easy access to the outdoors without having to travel through corridors and potentially meet neighbours – or just anyone at all. Cons: Good luck getting any kind of natural light into your basement
apartment. What’s more, despite being virtually underground, basement apartments can be quite noisy. Be wary of your upstairs neighbours and any appliances like a furnace, a shared laundry room or a water heater, which are often found downstairs. CONDOS
Pros: Condo living is a way of life. At least, that’s what any current condo occupant would say. It’s all about enjoying the small things like a great location in the city, awesome shared amenities and not having to worry about outside work and maintenance. Cons: All those good amenities and perfect location that condo renters love to brag about, also come with a price – I’m talking about a lot of hard earned cash! Condo rent is at the top of the price list – and you still have other bills to take care of. Now it’s time for the hard part. JAne HermAn Living in an apartment instead of a house is an environmentally friendly use of space and resources. Many of today’s rental buildings have been updated with energyefficient windows, furnaces, appliances, lighting and plumbing fixtures. But it’s up to you to do your part to reduce energy use wherever possible and conserve precious resources like water. Save energy and Save money:
Use fans during the summer to keep air circulating through your apartment. Replace incandescent bulbs with LED bulbs or compact fluorescents, which use 75 per cent less energy and last longer. Turn off all lights, unplug appliances and electronics, or use a power bar that can be turned off when not in use, at night or when you leave your apartment. Electronic devices that have transformers or “instant on” features are known as “power vampires” because they draw power even when turned off. Home entertainment centres and computers can use as much power as your refrigerator even when not in use. Wash clothes in cold water whenever possible. As much as 85 percent of the energy used to machine wash clothes goes to heating the water. Dry some of your laundry on a drying rack to save the energy used during machine drying. Walk, cycle, take public transportation or use a shared vehicle to help reduce the number of cars on the roads. SMALL LIVING SPACE MARIE POTTER
With Real estate prices rising, families are getting creative and moving into smaller spaces closer to the core. Apartments were once seen as a place for the young, or those who couldn’t buy, but now it’s a welcome and affordable lifestyle choice and more people are opting for urban convenience, smaller spaces they can call “home.” Going compact can be daunting for some, says Marie Potter, marketing director for Professional Organizers in Canada. “One way to approach small space living is to enjoy the benefits. Simply put, less space means less things, less mess, less stress and more time.” TIPS TO TRANSITION INTO A COMPACT HOME:
Office If you need a home office (or at least a workspace), it’s essential to have a filing system versus a piling system. Invest in a decent, compact filing cabinet on wheels that tucks under the desk. You’ll have every file at your fingertips if you set it up with hanging file folders and tabs in alphabetical order. If you don’t have a desk, use floating shelves and magazine holders, or a wall organizer to manage papers vertically. Stack and label clear bins with supplies on a shelf. baskets that hold fruit or other kitchen essentials. In very small spaces, install a wall-mounted table that folds down when you need it, and folds up and away when the meal is over. Open shelves will create the illusion of more space. Also consider items on wheels – they are easier to move around if necessary. Living space It’s best to keep things light and airy. Use limited colour palettes, plain white or mirrors to create the illusion of space. Seek multipurpose furniture such as an ottoman that can be used as an all-in-one foot rest, table and storage unit. Bathroom Hang a clear shower curtain or use a clear liner with mesh pockets behind it to store your bathroom necessities. Install a towel rack at the back of the tub, like you see in hotels. Have plenty of hooks to keep clothes off the floor. Stack clear, labelled bins under the sink for added storage. Bedroom Condo beds are all the rage for good reason: The mattress platform lifts up using pressurized pistons, so you can store and easily access belongings inside
it. Otherwise, use under-the-bed bins for seasonal storage. Only have one set of sheets and towels, and just stay on top of laundry. Over-the-door hooks and a shoe organizer are a must. Thin design flock hangers create 30 per cent more space than plastic or wood hangers. If the bedroom is really tiny, consider using curtains instead of bi-fold closet doors, or simply remove the closet doors for an open-concept closet. Bonus tips Watch ‘Tiny Houses’ and read ‘Everything that Remains’ by minimalists Joshua Fields Millburn and Ryan Nicodemus. Also consider re-evaluating how you shop by skipping big bulk stores altogether. Remember, your apartment is a reminder that the most important things in life aren’t things!

MOVING ETIQUETTE FOLLOW THE GOLDEN RULE
CHUCK RESNICK Whether you are moving into or out of an apartment, lowrise home or a highrise condominium, a move involves trucks, boxes, packing materials, workers and a certain amount of organized chaos. There are certain things to do on moving day to make things go as smoothly as possible. The first is to be sure to bring your manners with you. THINK OF THE FOLLOWING TIPS AS “MOVING ETIQUETTE.”
• Let your neighbours at both ends know when to expect the movers to pull into your place. Ensure the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other property while items are being carried into or out of your place. It is important to respect your neighbours’ privacy and property. • If you are booking a residential move and have the choice, select 9 or 10 a.m. for your truck to arrive. This is when people who
work the 9-to-5 shift are not home, and you are less likely to cause them any inconvenience. • Book elevators in advance – in both the building you are leaving and the one you will be moving into – so that you can have the benefit of arranging your time comfortably. Check to see if movers are restricted to using specific doors. • Make arrangements for your pets to be cared for elsewhere. The very nature of a move means that doors will be open for long periods, and having animals wandering in and out can be dangerous for them and for those carrying your belongings. • The physical nature of moving means that your movers will get thirsty and hungry. Although it is not necessary, offering cool drinks and some snacks is always greatly appreciated. • Most people wonder whether to tip movers. Tipping is not compulsory, so it is totally up to you. If you feel your moving crew has done an exemplary job, by all means, show your appreciation that way. Whether or not you tip, you should expect excellent service.
• Most moving companies are good about removing packing materials, crates, boxes, etc. when they leave. If anything is left behind, collect it yourself and dispose of it. • As items are moved out of rooms, take the opportunity to sweep, mop and clean what you can. Some people hire cleaners before giving the key to the landlord or new owners. You may want to check your lease, as some leases and tenant agreements stipulate the condition of cleanliness. You don’t want to be sent a bill from your old landlord because you didn’t fulfil your obligations at your old apartment when leaving. So, it’s all about common courtesy and the Golden Rule – treating others the way you would like to be treated.
