5 BENEFITS OF BUYING A HOME Tax time is here and many people, when they see their tax bills, will be wondering what they can do to pay less next year. Buying a home continues to provide great tax benefits as well as other advantages for Americans looking to build wealth. Below, top-ranked national real estate expert and consumer advocate Rhonda Duffy shares five benefits of buying a home. “If you’re caught in a renting rut or uncertain about joining the ranks of homeowners, you should consider the benefits of buying a home,” says Duffy. “Although home prices are slowly inching upward, now is still an excellent time to buy. This is especially true if you’re a first-time homebuyer. Here are five benefits of homeownership:” Tax advantages: “When tax time rolls around, homeowners are entitled to deduct certain expenses related to their mortgage payments and owning a home. Mortgage interest is typically deductible. In the early years of your loan, this is a sizable amount because a large portion of your mortgage payment is interest. You can deduct mortgage points, which are fees you pay to receive a lower interest rate. You can also deduct your property tax, and you might be eligible to deduct your private mortgage insurance.” Appreciation: “When you rent, your money goes to someone else. There’s no benefit to you other than a roof over your head. When you buy, you earn appreciation as the value of your home goes up. Instead of paying rent, you’ll pay a mortgage and invest in future returns. For example, if you buy a house for $150,000 and five years later, it’s valued at $200,000, you have a $50,000 return on your investment.”
Catching an upswing in home values: Although the increase in home prices nationally slowed last year, prices are expected to continue to rise this year. “If you want to buy before you’re priced out of the market, now is the time to make your move,” Rhonda says. Low interest rates: “While mortgage interest rates are creeping upward, they remain at relatively low levels, especially compared to rates that were in the 8 to 9 percent range 20 years ago. Even as recently as 2007, rates were in the 6 percent range. That’s the time when buyers should be nailing down their loan and making sure the property is what they thought it was when they made their offer. But they do have the option to walk away at will, which leads to reason number one: 1. The buyer gets cold feet – One option is to keep the contingency period short and work with the buyer and the seller’s agent to resolve contingency issues. 2. Buyer can’t get the loan – Experienced agents make certain the buyers are pre-qualified and specify in the contract that they have been approved for the loan. In fact, because ‘stuff happens,’ it can be a good idea for the buyers to have a ‘back-up loan’ in their pocket. 3. Inspection reveals a problem – Say it’s something the seller didn’t know about – asbestos in the ceiling, or a cracked firebox. Savvy agents keep a list of capable tradespeople who can do the repairs at a reasonable cost, which is often enough to save the sale. 4. The appraisal is low - There is little control over who the appraiser is, but the lender should help out, and the listing agent should meet the appraiser at the property to make sure he sees relevant comps.
5. Buyers can’t come up with down payment – Here again, the savvy agent would have done due diligence and verified the buyer’s source of funds. If the buyer has not demonstrated that funds are liquid and available, an offer shouldn’t have been made. 6. Buyer won’t prove ability to buy – In some cultures, it’s considered an insult to be asked to prove ability to pay. Experienced agents determine right away if this is a cultural issue or a negotiating ploy. Either way, the escrow should not have been opened until the issue has been satisfactorily addressed. 7. Buyer wants to renegotiate – This, too, can be a cultural issue with buyers from countries where contracts are not respected, and who try to re-negotiate at the last minute, thinking they have you over a barrel. Knowledgeable agents address this early, making it clear at the outset that no request for re-negotiation will be accepted after the agreed-upon contingency period. Bear in mind that buyers never want a house as much as at the time they make an offer. It’s important to use that initial enthusiasm to make the contract as airtight as possible. 7 Ways to Wow Buyers with Outdoor Staging As one of the busier times of year for real estate activity, summertime is ideal for sellers hoping to unload their homes for top dollar. It’s no secret curb appeal matters to buyers, but too often, minor details are overlooked when setting the stage out front. Cleaning windows inside and out can be taxing, but it makes a noticeable difference. 3. Showcase Small-Scale Color
In lieu of a costly exterior paint job, choose specific areas outside to add pops of color. Window boxes bursting with blooms are often well-received by buyers, as well as container plantings. If the exterior could use refreshing, consider re-painting the front door before recruiting a professional to do the entire home.
4. Spotlight for Safety
Make sure the outdoor spaces around your home, including the front entrance, deck, patio, and walkways, are appropriately lit. Updated light fixtures are not only aesthetically pleasing, but are an added safety feature to the home.
5. Maintain the Landscape
A well-kept home speaks volumes to buyers, and the exterior is no exception. Whether you hire a professional landscaper or DIY, trim the lawn and any hedges – the latter can be a trip hazard if left untouched.
6. Deck Out the Deck
Whether your home features a deck, patio, porch or other outdoor living area, take time to power wash the surface to remove any debris. If your outdoor furniture is lacking, consider purchasing a fresh set, complete with all-weather cushions and pillows in vibrant colors.
7. Make the Pool Picture-Perfect
Pools can be a make-or-break feature for buyers, so play it up as best you can. After having the pool cleaned by a professional, take care to skim the surface for any debris that accumulates between buyer visits. Be sure the pool cover, mechanized or otherwise, is free of damage and the filtering system is in proper working order.

7 Ways to Prepare Your Finances Did you know many homebuyers are financially unprepared to purchase a home? According to a recent survey by the National Foundation for Credit Counseling® (NFCC®), almost half of respondents report being “least prepared” to buy a home – a sign that education is needed, especially for first-time buyers. Prepare your finances well in advance of searching for a home. Here’s how.
1. Make a Financial Plan Knowing where to start means conducting a complete review of how your household budget is managed. Comparing income and expenses, reviewing debt, and tracking savings are just a few of the ways to measure readiness for homeownership. 2. Review Your Credit Report and Score Because a mortgage is the largest debt a person is likely to carry in their life, credit history can be a deal breaker or a dream maker. A credit report may be obtained without a score for free once every 12 months from each of the three bureaus by visiting AnnualCreditReport. com. Once a copy is obtained, review it for discrepancies and dispute any differences. Do this at least six months in advance of applying for the loan, allowing time for inaccuracies to be corrected. Along with the free credit report, a score can be purchased for a small fee. Because the score is critical to mortgage
approval and competitive interest rates, it is worth taking a look before submitting the loan application. Lender guidelines vary, but a FICO score of 760 is typically the threshold for the most favorable interest rates. 3. Start Saving A down payment is typically no less than 20 percent of the purchase price of a home, and coming up with the money may be a significant pain point. A down payment is essential to limit the amount borrowed, as well as increasing the chance of having more favorable mortgage terms. 4. Decide the Type of Loan After you’ve selected a lender, decide whether to take on a fixed-rate or adjustable-rate loan, which are the most common of the many different types of financing available. For those planning to remain in the home for a long time, a fixed-rate mortgage helps add stability by keeping the payment the same for the life of the loan. Those expecting their stay in the home to be no longer than five to seven years may be better served
by an adjustable-rate loan, where they could benefit from lower rates in the short term. 5. Pre-Qualify for a Loan It is important to know the limits of what is affordable before beginning to shop for a house. A good place to start is by becoming pre-qualified with a lender. This free service can typically be done in-person, online or by phone. The lender will need to gather some financial information and will offer a general idea of the amount of mortgage loan available based on the information provided. This non-binding estimate is the best way to know how much house would be affordable. 6. Become Pre-Approved for a Loan Applying for a mortgage typically involves a cost and is done by supplying detailed financial documentation to the lender. The lender will use this information in conjunction with information obtained by pulling a credit report to determine the amount and terms for the loan. This is not a final approval for a loan, but is a significant step toward that outcome.
7. Lock In the Rate If you like the interest rate being offered when pre-approved, lock it in by getting the commitment in writing. It can take time to find a home, negotiate a price and secure funding. Locking a rate for a reasonable period of time helps make room to complete the process without risking a less-favorable interest rate.
10 PAINT TOUCH-UPS FOR A SHOW-READY HOME When selling your home, it pays to touch up the paint. The higher perceived value of a maintained home is well-documented, and there’s no easier (or more economical) way to give the impression than with some fresh paint. Before placing your home on the market, complete these 10 touch-ups. Or, you may want to contact a painter and do more than touch up spots. 1. If you want buyers to consider your home, make sure the front door is well-painted. A fresh coat of paint will make a great first impression.
7. Inspect areas that come in contact with soiled hands—window frames, door frames, edges of doors, and walls around light switches. You may be able to clean them if you used a glossy paint; if not, do more touch-ups.
2. Next up is the entrance hall, where buyers will get their initial glimpse of the interior. At the very least, touch up areas where the paint shows marks or chips. Think of repainting this area entirely.
8. Scrub cabinet doors clean of fingerprints, if possible, or touch up painted areas.
3. Bathrooms often receive extra scrutiny from buyers, so give them extra attention. Touch up as needed.
9. Water stains on the ceiling are a huge red flag for buyers. Be sure to prime and re-paint these potential deal breakers.
4. Size does matter when it comes to the kitchen. If you want to make yours look bigger, paint the walls white or off-white. If repainting is not an option, remove food stains from the walls and conceal water spots by applying primer, then touch-up paint.
10. Put the finishing touches on your home. Look for stray flecks of paint, as well as marks and stains. Conceal them with some touch-up paint, and your home will be good to go...and show!
5. Assess your windowsills, especially if the view is a selling point. Sand, prime and paint them as needed. 6. Check your woodwork. Touch up chipped or marred paint on chair rails and floor molding.
