Our health improves every time we choose to walk rather than take the car or the bus. Even short walks add up to a better lifestyle. But what about adding some longer walks to your diary? What about joining others for a walk and enjoying the additional social and mental benefits of taking time out of a busy life?
Here in Hertfordshire we’re lucky to have one of the best networks of footpaths in the UK. The county is criss-crossed by many wellmaintained and well-mapped footpaths, which makes walking in the countryside easy and pleasurable.
There are many walking groups to choose from in this area. Most take advantage of our wonderful
footpaths. You can join a walk of almost any length, with a walk leader who will make sure you don’t get lost and guarantee that you see the very best of the county.
One of the oldest walking groups in the St Albans area is the St Albans and District Footpaths Society. Formed in 1967, the Society offers a short walk (between 4 and 5 miles) and a longer walk (between 6 and 7 miles) each Thursday. Some of the Society’s walks come from its bestselling books of local and county walks which are available in local bookshops. The Society also does other work to create, preserve and maintain footpaths.

The Renters’ Rights Bill
The Renters’ Rights Bill aims to ‘transform the experience of private renting’, with new legislation expected this year. While it seems like a win for tenants and a loss for landlords, the reality is more complex.
The Bill is fundamentally one-sided (there’s a clue in the name!) and fails to address the UK’s housing market’s root issue: supply shortages, that is, houses available to buy or rent. High build costs, a difficult planning system, and population growth worsen this, pushing rents higher.
For landlords to keep renting, they need a reasonable return. Contrary to popular belief, most don’t have excess funds lying around and already face rising costs due to tax and interest rate changes over the last few years. Many are subsidising their properties each month just to keep them viable. Without proper management, both landlords and tenants suffer.
Most landlords want long-term, reliable tenants, not frequent turnover – they don’t want to increase the rent unnecessarily or serve notice for tenants to move out, as every change in tenancy incurs more costs. If landlords exit the market, rental supply will shrink, pushing rents
even higher, the opposite of the Bill’s goal, and clearly bad for tenants.
The Bill is also proposing the removal of fixedterm tenancies. Tenants will be able to leave with just two months' notice at any time after moving in, while landlords must give four months under specific grounds. This imbalance is likely to reduce, not improve, the security of tenure for tenants, as many tenants in our experience like to feel secure in knowing they have a fixed term in place, usually 12 months or more.
So, for tenants, the short-term outlook may look positive on first impressions, but this could be overshadowed by long-term consequences on the rental market as a result of the measures above.
However, there are positives. A landlord database will make it known where landlords have a history of bad behaviour, which is a great step forward, but everyone must still prepare for major changes; with the right management, there is no reason why landlords can’t adapt, and overcome the challenges ahead.
Landlords still have opportunities amid these changes, but ensuring compliance will be crucial. Now, more than ever, having an informed agent matters.

Bowling at Batchwood Hall
As spring approaches, outdoor bowling greens are being prepared, as is the case at Batchwood Hall Bowling Club where we’re looking forward to an exciting new season. In common with other clubs, we open in early April, with several open days in April and May. We are looking for new members to join us and share in this fascinating game, which provides social and competitive play. It is a sport that offers gentle exercise, helping improve movement and mental health, and for those who want competitive play, there are varied competitions throughout the summer.
There’s something extremely special and rewarding about sending a bowl on its journey, especially if it arrives where you want it too!
It’s certainly worth attending an open day or session at our club. I can thoroughly recommend bowls, as it has given me a new lease of life in retirement, I only regret not starting earlier.
I would therefore recommend lawn bowls to all ages, come along and try, it can become an exciting, sociable and enjoyable pastime, with a pathway to play at county, national or international competitions for those of a competitive nature. If you’re interested, please give it a try, it’s there for all, and not expensive either!

Neurodiversity - How to Navigate Family Law
Those living with a neurodiversity often approach situations very differently to those without a neurodiversity. There can be challenges, but also opportunities and many neurodivergent individuals have strengths that others don’t.
As a family lawyer it is vital to understand these differences when working with clients. And recent guidance in our field is very much welcomed.

On 30th January 2025, the Family Justice Council published guidance on Neurodiversity in the Family Justice System, with the aim of improving access to justice and assisting in providing fair treatment for neurodivergent children and families.
It’s estimated that 15% of the population are neurodivergent, but the percentage would likely be higher if looking only at those using the Family Justice System; and Neurodivergent users of the Family Justice System face barriers to participation, additional to those encountered by neurotypical users.
The President of the Family Division, Sir Andrew McFarlane, said: “It is clear that the failure to recognise and accommodate neurodivergence within the Family Justice System leads to parties, witnesses and children not being able to

participate fully. Equal access to justice is fundamental to a functioning and fair system.”
“The universally applicable principle upon which the guidance sits, is that understanding an individual’s needs leads to better participation, and more effective justice. This principle encourages a system that, with relatively light adjustments, can improve participation and outcomes for children and families.”
