The Blue Ridge Home Builders Association (BRHBA) is a professional trade association that was organized in 1964 to unite the builder/developer with the allied trade industries, businesses and professions that have interest in the building industry. BRHBA works to consolidate resources and build coalitions that will develop the industry and the community.

Checklist for Finding and Hiring a Builder or Remodeler Use this checklist to help you select a home builder or home remodeler to work on or build your home. n Contact your local home builders’ association for the names of member builders and remodelers. You can also ask family, friends or coworkers for recommendations. n Make sure the builder or home remodeler has a permanent business location and a good reputation with local banks and suppliers. n Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties. n Ask around and check out the company’s rating and if there have been any complaints filed with your local Better Business Bureau. n Make sure the builder/remodeler has sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises. n Ask the builder/remodeler to provide you with names of previous customers. If they won’t, beware. If they do, ask the customers if they would hire the builder/remodeler again. n Do you feel you can easily communicate with the builder/ remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home.

n Ask if you can see the builder/remodelers work, both completed and in progress. Check for quality of workmanship and materials. n Make sure the builder/remodeler provides you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well. n Be cautious of unusually low-priced bids. Building a Community Together A brand-new community is one of the built-in benefits of many new homes. When families move in to a subdivision at the same time, they often form lasting bonds of friendship and neighborliness right away. Nobody is the “new kid on the block,” and many home builders host community parties in new developments to help owners meet and connect. Popular amenities like pools, walking trails and tennis and basketball courts offer additional opportunities for interaction among neighbors of all ages. What is Universal Design? Universal design is the design of products and environments to be usable by all people, to the greatest extent possible, without the need for adaptation or specialized design. Universal design is related to aging-in-place remodeling and a Certified Aging-in-Place Specialist (CAPS) can help you remodel your home using universal design concepts. The NAHB Remodelers in collaboration with Home Innovation Research Labs, NAHB 50+ Housing Council and AARP developed the CAPS program to address the growing number of consumers that will soon require these modifications. While most CAPS professionals are remodelers, an increasing number are general contractors, designers, architects, and health care consultants. Everyone can use universal design! It doesn't matter if you are young or old. You could be short or tall, healthy or ill. You might have a disability. Or you may be a prize-winning athlete. Because of universal design, people who are very different can all enjoy the same home. And that home will be there for all its inhabitants even when their needs change. Here are some of the more common universal design features that are also incorporated into aging-in-place remodels: n No-step entry. No one needs to use stairs to get into a universal home or into the home's main rooms. n One-story living. Places to eat, use the bathroom and sleep are all located on one level, which is barrier-free. n Wide doorways. Doorways that are 32-36 inches wide let wheelchairs pass through. They also make it easy to move big things in and out of the house. n Wide hallways. Hallways should be 36-42 inches wide. That way, everyone and everything moves more easily from room to room. n Extra floor space. Everyone feel less cramped. And people in wheelchairs have more space to turn.

Some universal design features just make good sense. Once you bring them into your home, you'll wonder how you ever lived without them. For example: n Floors and bathtubs with non-slip surfaces help everyone stay on their feet. They're not just for people who are frail. The same goes for handrails on steps and grab bars in bathrooms. n Thresholds that are flush with the floor make it easy for a wheelchair to get through a doorway. They also keep others from tripping. n Good lighting helps people with poor vision. And it helps everyone else see better, too. n Lever door handles and rocker light switches are great for people with poor hand strength. But others like them too.
