OUR STORY The year is 1978, and The Whistler Real Estate Company has just opened its doors. At the time, Whistler Mountain has been officially open for 12 years, and the Village as we know it has only just begun being built. Now, fast-forward to the current year. As the longest serving real estate company in the community, we have not only maintained our position as the number one real estate brokerage in Whistler-Pemberton, but we are proud to have been an integral part of our town’s development. Despite the valleys and peaks of the ever-changing markets, through building booms, Olympic glory, economic downturns and through global-wide pandemics, The Whistler Real Estate Company continues to be a locally run company. In December 2020, we saw a change in ownership to Wendi Warm

and her son, Phelan Regan. MISSION STATEMENT

The ongoing mission of the Whistler Real Estate Company LTD is to assist buyers and sellers in making the best real estate decisions possible by providing relevant knowledge, collaboration, professionalism, and connecting them to this place that we at The Whistler Real Estate Company all call home.

MARKET SNAPSHOT Market activity during the first quarter equaled or exceeded the historically high levels experienced during the last quarter of 2020. The total value of sales exceeded 450 million dollars, matching that reported in October to December of 2020. This also represents 40% of the value reported in all of 2020. The number of sales increased slightly to 312 which is the highest quarterly sales volume in a decade.

The townhouse market also saw a reduction in sales activity from the last quarter of 2020 also due to a limited number of listings. Sales activity in this category fell by 45%, however the reported number of sales is consistent with historical quarterly levels over the last 10 years. Average sales value did increase however, by approximately 11% from the end of 2020, and now sits at $1,596,000 (median of $1,275,000)

Overall, average sales value for the marketplace fell by 5% since the end of 2020 due to a significant increase in activity in the lower valued segments of the marketplace (condominiums and shared ownership).

The condominium market saw a strong increase of 25% in activity, while reporting a 5% increase in value from the start of the year to $885,000 ($779,000 median value)

Although activity levels overall remained relatively unchanged in the quarter, individual market segments performed differently. The single-family home market experienced a 10% reduction in sales activity due to the reduced number of listings, however, the average value of a sale rose by 3.4% as compared to the last quarter and now stands at $3,967,000 (median of $3,250,000). This is also a 15% increase over the average for 2020.

The luxury market (properties over $4M) continued strong with 15 reported sales, which although being slightly lower than reported in the last quarter of 2020, still represents a level much higher than the average over the last 10 years.

GIVING BACK There’s no doubt about it. As the world adjusted its daily routine during the pandemic, the lack of tourism in our community hit a lot of our local businesses hard. Luckily, it was no match for the great support shown by the locals in Whistler and Pemberton as they stepped up to help. Whether they were checking in on their neighbours, shopping locally, eating more takeout (it’s a tough job, but someone had to do it!) or taking a few minutes out of their day to get outside on their porches and clap/bang pots for all the frontline workers at 7 P.M. There were so many truly inspiring stories that led us to create our own way of providing some relief and smiles to those in need. After a quick company-wide email, the generosity of our agents and administrative staff had raised a few thousand dollars. This money was then used to support our local restaurants by buying meals, which was then dropped off at various health care facilities in the area to treat their dedicated, hardworking staff to a hot lunch. A cycle we continued to do once a week for a few months. At The Whistler Real Estate Company, we have always been big supporters of our local arts, sports and community programs, and while those donations have continued, this was just one more way we could show our community spirit and help spread our love and appreciation.

WHISTLER SOUTH Where It All Began While Whistler Village is the main hub for the majority of the resort’s amenities, Creekside is where this town entered the history books. It’s where the lifts first spun on Whistler Mountain in 1966 with hopes to secure the Winter Olympic Games. In 1989, local ski racer Rob Boyd crossed the finish line at the bottom of Dave Murray Downhill to become the first Canadian to win gold at a World Cup Downhill race on home soil. When the Olympics did arrive in 2010, Creekside base (in particular Dusty’s Bar) was where spectators and fans celebrated long into the night.
