WHISTLER Real estate activity in Whistler continued to be steady throughout the first half of 2018. The total number of transactions has moderated from the peak levels achieved in 2016 and through the first half of 2017, but strong buyer interest combined with the low number of properties being offered for sale has continued to support prices in all sectors of the market and, as a result, average sales values have continued to trend upwards in 2018. Through the first half of 2018, the total overall number of transactions in Whistler decreased by 23% as compared to the same period in 2017. However, the level of activity is very consistent with that which occurred in the previous six-month period and is similar to the area’s historical activity levels. Sales values have continued to rise, but at a slower rate than in the recent past. In 2018, the average transaction value during the January to June period reached $1,211,482, representing an increase of approximately 5% from the beginning of the year. Single-family home properties continue to be the highest price category in the market with an average value exceeding $3,168,000 which is a 16% increase from the beginning of the year. Although representing only 13% of the total number of transactions done in Whistler, single-family homes represent an excess of 33% of the value changing hands to date. Condominiums and townhouses continue to be the most active part of the market accounting for almost 70% of all sales. The average transaction value for a condominium during the first six months of the year was $623,937, an increase of 4% from the start of the year. Although townhouse activity was slightly slower as compared to previous comparable periods, strong interest from buyers, particularly in larger units, propelled average transaction values upward by 26% since the start of the year, putting the average price at $1,449,000. As we continue through the second half of the year we expect buyer interest to continue to be high and sales activity to keep the number of properties offered for sale low. As always, outside factors such as government policy, interest rates, economic cycles, and exchange rates can have a significant impact on the decision-making process for both buyers and sellers in Whistler. As well, the overall market is small and nuanced, and can react differently than may be expected or experienced in a typical urban market. MARKET REPORT PEMBERTON

Real estate activity in Pemberton continued to experience strong buyer interest and rising values throughout the first half of 2018. Although the number of transactions reported was lower than that reported for the comparable period in 2017, this can largely be attributed to a lack of opportunity rather than to any noticeable decline in buyer interest in property in Pemberton and the surrounding area. Overall, transaction values rose by approximately 14% since the start of the year and strong interest is being shown in several new developments that are currently being offered in the marketplace. The values for single-family homes continued to rise, bringing the average transaction value to $883,000 at the mid-point of the year. This is an increase of 5% since the end of the first quarter. Meanwhile, the average transaction value for a condominium hit $385,784, while those for townhouses averaged $593,000. Significant investment is currently happening throughout Pemberton and the surrounding areas, both commercially and residentially. Several new single-family developments, including Sunstone and The Ridge, have come to the market in a variety of areas. New condominium/townhouse developments are being marketed and sold at Crestline, Sunstone, and Orion. These new options within the marketplace are offering buyers a variety of design and living choices. Additionally, a quick drive through the industrial park will confirm an active amount of commercial and industrial investment being made with the opening and/or expansion of many of our local businesses. Pemberton has now been “discovered� and has become a viable alternative to both Whistler and Squamish as an affordable community to live, work, and raise a family. However, Pemberton is a nuanced and highly specialised micro market with features that are unique from those experienced in other areas. This is due in part to its rural nature and the large amount of purely agricultural land.
