Real Estate activity for the first quarter of 2014 continues to demonstrate high levels of interest from buyers in all categories of the market. Overall, the number of transactions increased as compared to the same period in 2013 although the total value of sales remained unchanged due to a decrease in available opportunities and an increased focus of activity on the lower value properties in the first quarter. We will be monitoring this trend closely over the next 6 months. Last quarter’s overall numbers are still at the high end of the quarterly results for the last 5 years. The consistent high level of sales activity over the last nine months has resulted in a significant reduction in the number of properties available for sale, particularly for those properties best suited for families (chalets and townhouses). This has resulted in a very competitive market for family style properties and led buyers to look at higher priced properties, thus raising transaction values and seller expectations. Although the number of transactions was down in chalets as a result of fewer opportunities (down 27% for single family homes) the value of these transactions rose by 15% during the first quarter of the year reaching levels not seen in several years. The condominium and townhouse markets continued to be the source of most of the sales activity in Whistler. The impact of two high value transactions in early 2013 affected the average value comparison statistically in the condominium category. When these sales are removed, condominiums show a healthy 5% growth in average transaction value year-to-date. Townhouse values fell slightly as a result of a focus on lower priced properties
in the first quarter as compared to a year ago. Again this a trend we are watching closely. Spring and summer will see many events in Whistler and the resort is sure to be full of both new and repeat visitors experiencing the wide variety of events and activities as Whistler continues to evolve and grow. Combine this with a rapidly improving occupancy and strong financial markets and we are comfortable that buyer interest in purchasing in Whistler will remain strong for the foreseeable future. Stonebridge Brings Landscapes and Luxury Together

At 500 acres, roughly 25% of the residential developable area in Whistler, Stonebridge is a step ahead and still setting the bar. Located on the western side of the Whistler valley, Stonebridge offers multi-acre estates surrounded by old growth forest, crystal clear lakes and snow-capped peaks and thanks to the vision that developers had from the very beginning, unlimited possibilities. Imagined from the ground up, the Stonebridge community started with a topographical plan that showed every elevation, thereby creating a three-dimensional model of the terrain. The property was evaluated from every possible aspect, for example through detailed solar analysis, the developer was able to see how sunlight would play upon its features, 365 days
of the year. Working within the mountain’s features, the developers were able to find the best orientation for each homesite. They studied details on the age, species mix and of the surrounding vegetation to determine what the area would look like once mature and forecasted where the best views would be without sacrificing the natural setting.
