WHISTLER MARKET REPORT The Whistler real estate market began the 2015/2016 winter season on a high with the last 12 months experiencing the highest level of sales activity since 2010.
reported a 30% increase in activity with an average sales value of $3,050,000. This is largely attributed to an increase in the sales of luxury townhouses and unique acreage properties.
Based on recorded activity for completed transactions and underlying trends in existing business, we forecast the total value of sales activity to exceed $675 million in 2015. This represents an increase of approximately 6% over 2014 and the highest value since 2007.
It is important to note that 75% of reported sales in 2015 were valued below $1,000,000 and Whistler continues to offer a full range of opportunities in all price ranges.
As a result of the strong level of activity and continuing interest from buyers, real estate inventory in Whistler is at its lowest level since 2007. As a result of the limited supply, there is upward pressure on prices creating a market environment that favours sellers. The single-family home segment of the market had a strong year. When compared to 2014 there has been a 17% increase in activity and a 3% increase in average sales price to $1,693,000. The condominium and townhome market segments experienced a slight decrease in activity due to a lack of available opportunities; however, strong buyer interest in what is available has moved prices upward by 12% to $387,412 for condominiums and 10% to $740,097 for townhouses in 2015. The luxury market (properties valued in excess of $2,000,000)
Interest rates are expected to stay low and with continued uncertainty in financial markets, real estate remains a safe haven for many people. Add in a favorable exchange rate for our international customers and the constant evolution of the resort in terms of events and activities and Whistler will continue to attract buyer interest. We expect prices to continue to rise for the foreseeable future. The Whistler marketplace is a unique and highly nuanced environment that requires a well informed and full time, local expert. UNCOVER HIDDEN POTENTIAL WITH A HOME REMODEL When you’re hunting for your ideal Whistler property, sometimes you have to get a little creative. Whistler’s cap on growth allows the resort to maintain its mountain town charm, but it also means that there are fewer vacant lots available to build a new property from scratch. Whistler homeowners are turning to local builders to undertake a full remodel of existing properties to achieve their visions. “I get a large number of clients that, at first, say ‘I’m not looking for a project’”, says Whistler real estate agent Jill Notman Colpitts, “But when I show them what’s available, they say, ‘Well, what about this area, do you have anything in this complex?’ They end up remodeling because they know where they want to be, but they have to remodel to get exactly what they want.” “As the available listing product tightens up, buyers are more open to remodeling to get what they want and to make it their own,” says another local real estate agent, John Ryan. Real estate agent Lindsay Graham has also noted a surge in property remodels. “Whistler is a town filled with a lot of older housing inventory. Our buyers and homeowners are looking to take these properties and bring them up to design, décor, and structural standards,” she says. Purchasing a property with the intention of remodeling presents a host of new options for prospective Whistler homeowners. When it comes to finding the perfect remodel contender, Notman Colpitts refers to the old adage: “Location, location, location,” she says. Ryan agrees, saying, “With any real estate purchase, it should always start with the land and location.” Graham advises careful analysis of the lot itself. “Does the lot afford for more square footage? Does it have views, sunshine, and that ‘wow’ factor?” she says. “The other aspect to consider is the structure. Does it have a good footprint? Can the layout be improved upon to maximize views and sunshine, and to incorporate features that add value?” Once a buyer has found the right remodel contender, it’s time to sit down with a builder. “A full remodel requires a detailed interior design package so the client can visualize the changes and finishes they want,” says local builder Tom McColm of TM Builders. “The design also allows for a detailed budget and schedule to be performed accurately.” It typically takes six to nine weeks to complete a design and determine the detailed budget and schedule. Like the rest of the Sea-to-Sky Corridor, the Village of Pemberton and surrounding area enjoyed a strong, active market in 2015. Despite being the smallest marketplace, and often escaping the notice of investors and lifestyle buyers, Pemberton offers some of the best real estate values in the corridor, easily accessible living, and recreational experiences to enjoy. When compared to 2014, market sales activity in the Pemberton area showed an increase of over 6% while the total value of all transactions rose by approximately 10% and the average transaction value grew by 3% to $393,295. Every segment of the real estate market in Pemberton has shown strong improvement in price as compared to 2014. The limited number of opportunities available for sale has likely restricted potential sales and is driving prices upwards throughout the area. The average transaction value for a single family home currently sits at $523,000 which represents an 8% increase over 2014. The condominium and townhouse segments also showed strong performance. Condominiums experienced a 21% increase in average transaction values to $218,165 while townhomes saw a 1% increase to $317,615. Interest in small acreages and rural parcels continues to grow as Pemberton’s beauty, accessibility to Whistler, and the abundance of recreational amenities in the corridor is recognized. With little new development envisioned for the future, we expect that interest will remain strong in new listings coming to the market and that there will be continued upward pressure on prices.
