Strong levels of buyer interest during 2014 propelled the Whistler real estate market to its highest level of activity since 2008. An improving, consistent economy as well as rising consumer confidence and an increasingly diversified list of year-round activities, events, and experiences in Whistler resulted in strong demand for all types of real estate throughout the Whistler area. As we go into the 2014/15 winter season we expect the factors supporting the market to remain unchanged and the favourable currency exchange rate for our U.S. neighbours to further drive the demand side of the market. As a result of the success of 2014, the selection of available properties will be greatly reduced resulting in a further strengthening of prices across all categories (albeit on a lower number of transactions). The Whistler marketplace continues to be dominated by activity in the townhome and condominium sectors. Currently, 67% of all transactions are either condominiums (29%) or townhomes (38%). Townhouse activity increased by over 30% in 2014 when compared to the previous year with an average transaction value of $670,000. Condominium activity increased by 12.8% with an average transaction value of $337,000. The single family home segment also experienced solid growth with a 10.7% increase in activity and an average transaction value of $1,583,076. Of particular interest have been older cabins and chalets which are suitable for renovation or replacement and located on good view properties. That being said, the second half of the year saw a renewed interest in our higher priced new homes and our luxury properties.

Overall, the Whistler marketplace continues to be most active for properties under $1,000,000. Over 70% of all transactions are valued below $1,000,000 resulting in the overall transaction value in Whistler being approximately $708,790. Buyers continue to be most interested in acquiring family oriented properties which are well located in close proximity to year-round amenities and are good value for money. The ability to meet family lifestyle requirements both immediately and in the future is the prime consideration when purchasing. This is followed by the value for money and safety of investment. Rental properties continue to attract some attention due to their ability to offset ownership costs. Historical rates of return however have been underwhelming and the rental property market has been the slowest to recover from the recent economic downturn. Significant improvements in rental occupancy in the summer and shoulder season, as a result of our aggressive festivals and events programs, should improve financial performance going forward and thus increase interest in the managed condo-hotel market. Higher levels of activity led to a significant reduction in properties for sale by the end of 2014. Continuing into 2015 we expect buyers will see fewer opportunities to consider in the Whistler market. As such it will be increasingly important to use the services of one of our full time, highly experienced advisors to get the most up-to-date information on the property that will best deliver your perfect Whistler experience. The Pemberton area real estate market enjoyed a strong resurgence during 2014. Buyer demand for affordable opportunities within the Village combined with a renewed interest in acreage parcels in the surrounding rural areas pushed market activity higher in all sectors of the market. Overall, the number of transactions increased by approximately 50% as compared to the previous 12 months and resulted in a small increase in overall transaction value to $383,521. As a micro market, the Pemberton area does not lend itself easily to statistical analysis; however, the marketplace benefits from being the most affordable community in the Sea-to-Sky corridor for families and for purchasers of recreational properties. Average sales value for single family homes was approximately $507,000 in 2014 while townhomes and condominiums had an average transaction value of $311,636 and $180,754 respectively. Market performance in Pemberton has been constrained due to a lack of available opportunities. Pemberton is a beautiful small town, ideal for young families and recreational enthusiasts, yet developers and builders have been slow to provide opportunities in the market. As a result, we expect that well priced properties will sell quickly in 2015 and that buyers should be prepared to pay more than in 2014 to acquire a similar property. COMMERCIAL MARKET UPDATE
The year of 2008 was a pivotal year for the world and Whistler certainly did not dodge the recessionary bullet. The commercial footprint in North America shrunk with non-sustainable strip malls and commercial developments going under left, right, and center. Whistler commercial real estate suffered as a whole from this downturn and is still crawling back from the abyss but it was the “edges” of the resort that really suffered. Function Junction, Creekside, Nesters, and the Upper Village all saw unprecedented commercial vacancies. Meanwhile, businesses in the Village weathered the storm a lot better than the rest. Vacancies in the Village did emerge in off-stroll locations and the back sides of buildings away from pedestrian traffic and we saw some turnover on Main Street and on the Stroll from Marketplace to the Village Gate Boulevard. For the most part, however, the vacancies in all areas have recovered with the exception of Creekside and the Upper Village. Rents in all areas have remained flat or decreased between 2008 and 2014. The smart landlord recognized that “a tenant” is much better than “no tenant” in these tough times. Today there are now lots of excellent candidates looking for Whistler retail spaces with nowhere to go. Today’s retailer wants the best location they can find, definitely in a busy pedestrian area and within good line of sight to the consumer. Unfortunately these people go away empty handed due to a lack of good available space. Rents are also a factor in Whistler Village but not a show stopper for a good retailer with a product that lines up with the Whistler demographic.
