YOUR LEGAL QUESTIONS ANSWERED ABOUT... NEIGHBOUR DISPUTES
In an ideal world, we would all live in harmony with our neighbours. Unfortunately, disputes with neighbours are a common occurrence and can be very stressful for both parties. Whitby civil litigation solicitor Peter Noble considers your options on how to deal with a dispute with your neighbour. Overhanging trees, tall hedges, excessive noise, disagreement over the position of a boundary or who is responsible for maintaining a party (shared) wall, anti-social behaviour and even harassment. While not an exhaustive list, these reasons form the basis of some of the most common causes of neighbour disputes. How you deal with the dispute can have a long lasting effect on your relationship with your neighbours and your enjoyment of your home and property.

At Pinkney Grunwells, we offer 30 minute advice surgeries as a first step in dealing with any neighbour dispute. An advice surgery appointment gives you the opportunity to discuss your case with a solicitor who will identify the key legal aspects of your issue, establish whether • Peter Noble you have a case and talk through options on how to resolve your problem in the most amicable and cost-effective way.
Whether you just need advice on a specific question, help in making a complaint to the Council or need Depending on the problem, various courses of action assistance to go through the full Court process, come may be available to you. Noise complaints and issues and talk to us, we’ll be happy to help. with trees can be dealt with initially by your local council. Party wall and boundary issues are often defined on property title deeds or can be defined by a specialist Surveyor. If your neighbour is a tenant, their landlord should be the first point of contact. What can I do?
Whatever the issue is, it is usually better if you can resolve it before it becomes a huge problem. We would always suggest that you first try and talk to your neighbour, rationally setting out what the issue is and aiming for joint agreement on how it can be solved. If tensions are already running high, or there may be a risk of violence, you may wish to write to them instead. If you are worried about approaching them, we can write to them on your behalf, explaining the problem and setting out the situation clearly and concisely. If this doesn’t work, we can help you to try and resolve matters through Alternative Dispute Resolution. A trained mediator will help both parties to focus on the issue and consider the best way of solving it. This is usually much faster and cheaper than taking legal action. As a last resort, it may be appropriate to commence legal proceedings. This is not a decision to be taken lightly and court proceedings can be expensive. In some cases, however, it may be the only way to find a long term solution.

YORKSHIRE LOFT LADDERS, QUALITY YOU CAN TRUST!
These days most homeowners suffer from a lack of storage space. So many precious items that need to be kept – but where to store it all? That’s where Yorkshire Loft Ladders come in. The company, based locally, offers homeowners the opportunity to maximise their storage space with a loft ladder, 50 sq ft of boarding and a light all fully fitted in less than a day from just £277 + VAT. But it’s not just the affordability of the package the company offers that makes Yorkshire Loft Ladders stand out as manager Mark Hodson explains:
‘Our watchwords are Quality, Integrity and Value. Quality in the materials that we use for all our installations and the fact that all our loft packages are fitted by time served tradesmen so our customers are assured of the best job. Integrity in that we will turn up at the time we say and make sure the house is spotless when we leave, and Value in that we offer our services at a price people can afford.
Our business relies on referrals and we got a huge amount of our calls from people who have been referred to us by our existing customers - that simply wouldn’t happen if we didn’t adhere to our overriding principles.
At the end of the day the old adage that happy customers lead to more happy customers is true and we work hard to make that happen for every installation we carry out!’ So, if you want to make use of your loft space, however big or small, call Mark on 0800 612 8359 and he’ll be happy to pop round and give you a no obligation quote so you too can make use of your loft!

A PUPPY IS FOR LIFE... IF IT MAKES IT THAT LONG...
MONTHLY VETERINARY ADVICE
Brogan Proud RVN of BECK VETS
Most people are aware of the campaign that ‘A dog is for life, not just for Christmas’ but puppy farms all across Europe are set to increase their breeding to meet the demand for festive puppies. These puppies will be bred in appalling conditions and transported or smuggled in to the UK to sell, most likely online, to innocent people looking for a new member of the family. They so often need ongoing treatment or sadly put to sleep. Unfortunately this is something we see all too often in practice - someone has gone to buy a gorgeous new puppy and come home with a bundle of problems. The cost of treating the puppy can escalate quickly but, more importantly, the puppy has suffered and the family are left devastated from the experience. The only person who benefits from this situation is the puppy farmer.
• The sex of the dog is different to your previous enquiries or you are offered a different breed even!
