Well, as we all know, this month starts with the day we all dread being made to look a fool on – yes, it’s April Fool’s Day! So on this day, be aware of practical jokes and hoaxes and don’t fall a victim to them! Did you know that the French call April 1 Poisson d’Avril, or “April Fish”? French children sometimes tape a picture of a fish on the back of their schoolmates, crying “Poisson d’Avril” when the prank is discovered. This could be quite appropriate for a coastal town like Whitby too, though perhaps a picture of fish and chips would be more appropriate!! As you can see from the following pages, we don’t fool around here at the Advertiser, squeezing as much as we possibly can into our issue. As always, you will find adverts from new businesses as well as our regular advertisers, and everything you can possibly think of from bathrooms to beauty treatments, pets to plumbers, and cars to carpets. There is a handy index at the back too to help you find what you are looking for. As always, our prize crossword continues to be very popular, with many entries arriving by both post and e-mail every month. Could you be our lucky winner this month? Why there’s no point turning on the sales and marketing tap if the plug’s out or

THE IMPORTANCE OF MASTERING DELIVERY

I don’t know about you but when I invest money in my business marketing, I expect to get a return on that money. If I spend £200 on an advertisement, I expect to get sales that at least cover that cost. Most importantly, when I spend money on marketing, I want to get clients who will stay with me and make my investment worthwhile. What amazes me is the number of business owners I meet who are busy spending a fortune on their marketing but then provide such poor quality delivery of their customer service that the customers they’ve bought through the marketing will either not buy or, if they buy once, will certainly not return. There is no point turning on your sales and marketing tap if you’re upsetting your customers. You need to make sure the plug is in! Customers will come back to buy from you again not only because you have a great product, but because you know HOW to deliver the product in a way that sets you apart from your competition. Each and every time your customers walk into your shop, visit your office or talk with you on the phone, they are evaluating the service you’re providing. If your interaction with them is below their expectations, they will begin thinking about how to get the product they need from another source. You must be aware and tuned in to how your customers are feeling about doing business with you. This is mastering delivery – keeping the plug in. You should not rely on your team members to do the right thing without having customer service standards that you have specifically designed for your business. You must take charge of your delivery processes and put in place the processes, tools and methods that will ensure the same high standard of quality is delivered each and every time. 44

To begin with, it’s a good idea to know what your goals are for delivery. You must have a good idea of the “feeling” you want your customers to get when they do business with you. Next, you must understand the critical elements of success for your business in the area of delivery performance. How critical is having the right stock available for your customers? How important is the look of your shop or office to the impression you make and the message your customers get from your business? How critical is the quality of the product you are delivering? How about the tone of voice you or your team members use when speaking with your customers - either in person or on the phone? Each of these impressions influences the delivery experience that your customers have with you. As the business owner, you must set the standards you expect in each of these areas of delivery in your business. You must define the level of stock you want to maintain, the cleanliness of your shop or office, the dress of your team members, the scripts used when answering the phone, etc. Each of these must link together to form the complete delivery experience your customers are expecting. Hold your team accountable to these delivery standards and you will be well on your way towards Delivery Mastery in your business! Once the plug is in, then and only then should you be thinking about investing money in new marketing.

“Selling or letting a property can seem a daunting task but it doesn’t have to be this way if thought is given to the simple things. FIRST IMPRESSIONS First impressions are all-important and can make or break the interest in your property. Try to look at your property as if you were seeing it for the first time – viewers will look at rooms from top to bottom and from corner to corner. This also includes the outside which can give an indication of the property inside. You don’t want a poorly painted front door or broken gate to give an initial negative impression which you are then trying to overcome for the rest of the viewing. KEEP TIDY No-one wants to view a house that looks like the cleaner has been on strike. Neat and tidy rooms appear not only more attractive but also more spacious; kitchens and bathrooms in particular are very important as for most people these are the two rooms on which they judge many a property. If you have a flat, it’s not only what’s through your front door that you have to think about, the communal areas should be kept clean and tidy, too. Having sold many flats in Whitby, you will not believe how many have failed to sell because, despite the actual flat being great, the communal area has been a let-down. Even spending some of your own money to brighten up communal areas will pay dividends in the long run. THE LITTLE TOUCHES It doesn’t have to be a simple procession around your property, pointing out the obvious. Appealing to other senses too can have a great impact - freshly cut flowers as well as being visually attractive will also add a delightful perfume. Pet aromas won’t! Try to keep your home warm in the winter and well ventilated in summer. Sounds too can play a part. If you are in a nice, quiet secluded area, keep it that

way and have the TV off, so viewers get a true feel of the peaceful surrounds. GET PEOPLE TO YOUR DOOR Your property must be viewed before it can be sold or let. Always try to accommodate viewers, even though it may not be particularly convenient – just grin and bear it. If you are unavailable, your estate or letting agent will be able to help, which is one of the main reasons for using a high street based agent. Good quality agents will have somebody available 7 days a week – if people can’t view yours when they want to, they may view something else that is available and you miss out. ‘For Sale’ or ‘To Let’ signs and posters must always be displayed prominently and checked regularly to see that they are standing straight and facing the right way. Do not be afraid to tell your agent if things aren’t right – remember not only is it advertising your house, its advertising their agency as well certainly at Astins we believe getting these little things right is important. BE PREPARED TO BE ASKED DIFFICULT QUESTIONS It may sound obvious but remember to mention the good points of your house and the extras and amenities of the area. Remember why the house appealed to you when you bought it – these same reasons could appeal to your viewers. You may well be asked ‘Why are you selling?” because of this but an honest and genuine answer will put people at ease. EXPERIENCE COUNTS You should also consider that selecting an experienced estate agent, who will guide and advise you on all of the above points and more, can make all the difference in achieving the successful sale/letting of your home. It is important to remember that your home is only sold when contracts are exchanged, not when the price is agreed. Inexperience or a failure to monitor sales can often lead to situations which can cost you thousands or indeed losing you your buyer. “

In reality using ‘Jargon’ is not a good way of communicating and can cause confusion. Any good estate agent will aim to speak with their clients in a clear manner. We could have filled the whole Whitby Advertiser with lists of terms which may be unfamiliar to many, so have decided to select just a few which may prove to be helpful. WHEN SELLING / BUYING Market Appraisal –This type of valuation is an estate agents recommendation as to what price your property should be marketed at. It is an evidence-based opinion of the market value of your property. EPC - An ‘Energy Performance Certificate’ measures the energy efficiency of a property using a scale of A – G, gives information about a property’s energy use and typical costs and gives recommendations about how to reduce energy use and save money. It is a legal requirement to have an EPC commissioned before a property can be marketed unless the property is Listed. Gazumping – When a seller accepts a higher offer from another party after they have agreed to sell to someone else prior to exchange of contracts. Not illegal as, by law, offers can be submitted on a property until the point of exchange, but not usually encouraged by estate agents Freehold – The owner of a property owns the whole property from the land it is stood on upwards Leasehold – A property you own for a set number of years. When the Lease expires it is usually renewed or the property returns to the Freeholder. Flying Freehold – When one part of a property extends either over or under a neighboring property. Many mistakenly believe Flying Freehold makes getting mortgage finance impossible. In reality, although this limits the number of lenders you can consider, there are still lenders who will happily deal with properties which have elements of Flying Freehold. Ground rent – An annual rent levied by a Freeholder to a Leaseholder. NHBC guarantee – A building guarantee available on newly build homes which promises defects occurring within a specific time scale after construction are remedied. Management (or service) charge – Charges paid by an owner (usually of a Leasehold property/ apartment) which cover the cost of providing various services usually including general upkeep, repair of the building and heating/lighting etc of any communal areas. This fee is often paid on a monthly basis. In some cases Leaseholders do not instruct a management and maintenance company and deal with any upkeep and issues themselves as-and-when required, in which case, there will not be a regular monthly charge. WHEN SOLD SUBJECT TO CONTRACT Conveyancing - The legal process of transferring ownership of a property from vendor to purchaser. This process begins after an acceptable offer has been agreed and the matter then transfers from the Estate Agent to solicitors who work to bring the sale through to completion. Draft Contract – When a sale is first agreed this preliminary version of the contract is drawn up by solicitors which only becomes legally binding at the point of exchange. Searches – An request for information concerning a property held by a local authority or by Land Registry (The official body responsible for recording the ownership of land) Exchange – ‘Exchange of contracts’ is the point at which signed contracts of purchaser and sale are physically exchanged. At that point the contracts become legally binding and both parties are committed to complete the transaction. Completion - The finalizing of a sale. At this point all monies are exchanged and the purchaser gains access to the property. Homeowner Events Prove To Be A Hit In March we held two Homeowner Events, giving holiday cottage owners the opportunity to learn more about our business, meet our team and find out how we can help them to maximise their letting income. The first event was at Tennant’s Auction House in Leyburn in the Yorkshire Dales, with the second held at Whitby’s Sneaton Castle. It was great to meet new and potential owners and for people to put faces to names. The event gave new and prospective owners the opportunity to find out what we could do for them, while existing owners were able to take advantage of several trade stalls from local suppliers, with many offering exclusive discounts to Ingrid Flute owners. With guest’s expectations rising year on year, Brian Edwards joined us from Visit England to advise owners on the current standards expected in self-catering accommodation. With a presentation on the benefits of the scheme, the positive impacts on marketing that come from being associated with Visit England, as well as information on the minimum entry requirements to participate, Brian’s talk was an invaluable resource for anyone looking to let their property in today’s market. Our General Manager Sarah Ward joined Brian to then advise owners on what our customers look for when 50

booking a holiday. She explained as more turn their backs on the kennels and choose to holiday with their furry friends we are seeing a boost in customers looking for pet friendly accommodation, with this now being the most searched for feature in any self-catering cottage hunt. Other popular features now include WiFi access and hot tubs, with these being now the second and third most popular searches when booking a holiday. The event also gave us the opportunity to introduce our new property management services. We now provide a fully managed property service, administering the day to day running of holiday properties as well as a flexible managed service, offering services such as helping owners to source cleaners, arrange maintenance issues and handling customer call outs. With a number of owners already signing up for this service, as well as more registering their interest at the event, this service looks set to become more and more popular over the next year. Have you recently heard in the news about a new life threatening tick-borne disease which has been found in the UK? Are you worried? THE LOW DOWN ON TICKS The most common tick which we see normally in the UK is the sheep tick and the hedgehog tick. Ticks attach to their host via their mouth parts and feed off the host’s blood. As the blood is ingested, the tick increases in size and may turn from a greyish colour to a red-brown colour. nce the tic has fed fully then it will drop off the host. NEW TICK-BORNE DISEASE ou may have heard in the news recently about a new tic -borne disease abesia canis, which is more commonly found in mainland Europe. However we are now finding cases of abesia canis in the . The tic which is responsible for the transport of the pathogen abesia canis is ermacentor reticulatus. The fact that we now appear to have established populations of this tic , which are acting as vectors for the abesia pathogen is a ma or concern for

animal health. The primary result of a abesia infection is anaemia as the immune system destroys infected red blood cells. WHAT ARE THE SYMPTOMS OF BABESIA CANIS? ymptoms of babesiosis can range from mild to severe and can be life threatening. These symptoms include lethargy, lac of appetite, fever, anaemia, pale gums, an enlarged abdomen, weight loss and aundice. For years, St Mary’s church yard on the East Cli was closed on the night of St Mark’s Eve, which falls upon April 24th. Anyone daring to peer over the church walls would see wardens patrolling the grounds, preventing anyone other than the bell ringers from entering. The wardens only patrolled around the church in a clockwise direction never anti-clockwise. And they always nished work at ten minutes to midnight, not daring to stay thereafter.
