March is certainly a busy day on the events calendar, starting with St David’s Day on 1 March, closely followed by Mother’s Day on 6 March, then St Patrick’s Day on 17 March and Easter Sunday on 27 March. Plenty of dates to remember! Don’t forget too that British Summer Time begins on Easter Sunday and clocks go forward one hour at 1am, making the evenings much lighter. Did you know that the idea of British Summer Time, also known as Daylight Saving Time, was introduced in 1907 by a man called William Willett? He wanted to prevent people from wasting valuable hours of light during summer mornings. THE IMPORTANCE OF ONGOING LEARNING

Our most successful business owners are those who educate themselves in how to run a great business. The only place earning comes before learning is in the dictionary. We all know that but how many of us actually really consider that principle when setting to work in our business each day? Isn’t it interesting that although we think we know something, we don’t act on it? I like to share with business owners the fact that when we say “I know”, we shut out minds down to learning new things. It’s only by keeping an open mind and really listening or observing, or reading, that we get what I call a “BFO” or a Blinding Flash of the Obvious. BFOs are the flashes of understanding or inspiration that can come to us when our minds are open to new learning. These BFOs might be only tiny but can make a huge difference in our business. It could be that you read a book on sales training years ago – “yeah! Read that. Know all that stuff” - but someone persuades you to re-read it with a more open mind. And suddenly, among all the pages, you realise the reason you haven’t been able to close the deal to your dream clients is because you give up the first time they say no.

WHY LEARN NEW THINGS? People go into business for different reasons but many do it, either because they’ve been made redundant or because they thought they could do a better job of it than the idiot they used to work for. You need to make the most effective use of your time – we all have the same 24 hours: what do you do with yours? How to keep your customers coming back, managing your margins, great sales and marketing, putting in systems, recruiting the best team for your business and then training, motivating and leading them … The list goes on. No wonder that so many businesses fail in the first 2 years. TIPS ON YOUR LEARNING Take time to learn about each of the strategies you plan to implement in your business. If you want to use Facebook for marketing, take some time to find out how to use Facebook for maximum effectiveness. If you want to try out newspaper advertising, learn how to write one and then test it out in an inexpensive publication before splashing out a ton of money. Learn from mistakes. We all make mistakes. The most famous entrepreneurs have all made mistakes. The trick is to learn from them and move on without repeating the same mistake. Attend educational workshops and seminars for business owners – make lots of notes, ask lots of questions, listen carefully and expect some amazing BFOs! Above all, have fun with your learning and make sure you apply your BFOs into your business.

TALKING with ASTIN’S PROPERTYESTATE AGENTS

I recently saw this article in a blog on the website “OnTheMarket.com” , the new agent owned property portal of which we are members. Check it out, it will definitely be worth your while. We try to get this sort of information to our clients whenever we speak to them so it was interesting to see how another agent put it across and I thought you would be interested too. This was from Edward Church, Strutt & Parker in Kent. “When it comes to selling your home, negotiating the right price is a task that can require experience, expertise and precision. Follow these tips to help achieve your home’s maximum selling price: Choose your agent carefully: “Not all agents are the same. They offer different reach and coverage, in different ways, with different people. Choose one that you can work with and who sells property like yours all day, every day. They will have the best list of buyers.” Establish a strategy: “Your chosen agent should work with you to try to achieve your goals. So work out what is important to you. Is time of the essence? Or do you need to achieve a particular price to deliver your goals? Do you need to be moved quickly? Or is the end of summer more convenient?” Give yourself realistic time frames: “Typically, the most interest from buyers comes in the first month of being on the market. If you haven’t had an offer, listen to your agent to work out if you need to drop the price. Don’t do this too soon, but similarly, don’t wait too long or the property might seem stale. Deals can fall through because sellers don’t adapt to a changing market.” Do the maths: “Ultimately, a house is worth what someone is prepared to pay. However, know the value of your property. If you don’t know what it is really worth, as opposed to what you hope it is worth, then how can your buyer know?” Know your market: “It’s not just buyers who should do their research. Use a mixture of property websites and word of mouth from local estate agents to find

out what the house next door sold for, as well as similar sized homes further afield. Don’t fall into the trap of comparing your price with other guide prices. You need to make real comparisons with sold prices. Simply asking 10% more than what you expect to achieve is a strategy that almost always fails.” Use your poker face: “If the house is worth £500,000, stick to your guns, play it cool and listen to the advice of your agent. Remember, the best poker players know when to fold and when to play out a hand – it is a game of skill based on knowledge of the odds and not a game of chance. Selling a house should be the same.” Consider your tactics: “The first offer might not be the best one. Always ask for an increased offer and wait. You have the property they want to call home. If the buyer is in a rush, use this to get the very best offer for your home. This is where a good agent really steps-up. But don’t be afraid to accept the first offer – make your decision based on the circumstances and on facts, not on your preconceived opinions.” Let the agent negotiate: “Sometimes getting personally involved becomes just that – personal. The agent will have done this hundreds, if not thousands, of times before and will have your best interests at heart – to achieve a good selling price with the best possible purchaser. You should have appointed an agent that you trust and respect, so listen to their advice and make sure to ask for it.” Find the right buyer: “Your agent has to inform you of all offers and will personally vet them all to measure their strength. They would have found out everything about the buyer and built up a rapport, even before negotiating. What they determine to be the strongest offer may not be the highest bid, but from a more committed buyer, such as a cash buyer not in a chain. You ideally want to avoid feeling let down by someone who is not in a good purchasing position.” Expect the unexpected: “Be prepared to constantly review your expectations. I sold a house earlier this year that had been on the market for three months with no offers. When we dropped the price by five per cent it went to sealed bids that week and it actually sold for the original guide price. Anything can happen, but the best things happen if you have a good plan and implement it well. Listen, adapt, and expect the unexpected.”

At this time of year many start thinking about putting their property onto the market and we will receive many a phone call asking the same, solitary question: What are your fees for selling? Of course it is understandable that people would want an indication of what costs will be involved when selling their accommodation – but should this be the only question? The first step for any prospective seller is to find the right estate agent and this decision should be based on so much more than just price. As with most things in life the old saying applies - you get what you pay for. A cheap fee can often have a cheap service attached to it. If a property is not being marketed to its full potential, and therefore remains on the market for a long period of time, this can cost the vendor dearly in both time and money. So, here are some suggestions of questions you can ask in order to find the best possible agent for you: WHERE DO YOU ADVERTISE? Someone once said to me “All agents are the same. All you all do is put the details onto Rightmove” We would disagree. Relying on one portal is no longer enough. As well as the traditional ways of advertising, on the big property websites (Rightmove and Zoopla being the largest) and the local newspaper ect, successful agents are constantly looking for new and innovative ways to make sure they reach the widest audience possible. Social media should not be ignored many sales can be made off the back of displaying properties on Facebook and Twitter etc.. good quality photographs now need need to be exceptional to stand out from the crowd.

A Guide to Health Care in our Senior Canine Friends The Beck Veterinary Practice

Is your dog 7 years or older? Is your pet slowing down? Putting on weight? Smelly breath? Drinking a lot more than normal? Needing to urinate more regularly? When did your dog last visit the veterinary surgery just for a general health check? As our pets get older, different parts of their bodies start to slow down. Just like us, our pet’s metabolism gets slower and fitness levels decrease. For many pets this only leads to one thing; weight gain! For pets of 7 years or over we should be feeding them a calorie specific diet that is specifically for mature pets.
