Looking for a property to rent? Then here is our handy guide for renters.. FIND THE RIGHT PROPERTY Register with Hendersons and be as clear as possible about what you are looking for in order to ensure you receive details of properties which are going to be suitable for you. Also provide as many contact details as possible – the more information the better. Then keep a close eye on your emails as the lettings business is very fast-moving (a nice property could well be made available in the morning and be as good as gone by the afternoon) Put some thought into what price range is right for you and, if you are not from the Whitby area, then doing some research into the town and the villages surrounding it may help you narrow down where you would like to be. VIEWING PROPERTIES Try to be as available and flexible as possible. When a new rental property is launched onto the market there can be a rush of people wanting to view and applications submitted immediately. After the viewing fill out an application form, providing as much information as you possible can, and get it back to us immediately. It is also important to fill out the application form as clearly and neatly as you possibly can, as writing which is not easily legible can slow down the process. FEES AND CHARGES When a prospective tenancy has been agreed you will be expected to pay a deposit and one months rent in advance as well as administration fees. The deposit will be held with an approved tenancy deposit holding scheme (with Hendersons this will be the ‘Deposit Protection Service’ aka the ‘DPS’). ONCE YOU’RE IN Make sure you are certain who is managing the property you are renting and then, if anything goes wrong, you will know whether you need to be contacting your agent or your landlord. Don’t forget to re-direct the mail from your previous residence. WHEN YOU’RE MOVING OUT Look after the place as if it was your own in order to reduce the likelihood of disputes over damage when the tenancy comes to an end. Also ensure all of your 50

belonging are removed from the property and any outside space which belongs to it. It goes without saying that everything should be left in the same condition as at the tenancy commencement. THINGS TO REMEMBER • Read over detail particulars carefully. The brochure will highlight any circumstances that the landlord will not consider such as pets, smokers and DSS. • The information you provide on the application form will be used to acquire references and a credit check will also be run. If you are aware of something which may be flagged up on the credit check then it is best to explain the situation to your agent before the check takes place. • Properties are not offered on a first-come-firstserved basis. In the case of there being more than one application submitted on a particular property then it is purely the landlord’s decision as to whom they would like to proceed further and that party will then need to submit an application fee. • When you rent through Hendersons we contact gas, electricity, water and council tax suppliers and set things up for both our fully managed and ‘let only’ properties. However, there may be some oocasions when we are not able to do so.
