TIPS & TRICKS SCORE CARD FROM LE PANIER For a beautiful cut edge on the baked bread, make sure the dough is strong and somewhat taut where you cut. Also, use a single-edge razor for a nice clean cut. Be sure and cut quickly. Don’t be timid. TIP THE SCALES FROM SEA WOLF Always scale your ingredients rather than using volumetric measurements. Scaling ensures exactness in the mix process. TIPS & TRICKS CONT. HOT AND STEAMY FROM LE PANIER French breads have a unique crust that is crisp and crunchy. This is created when there is steam right at the beginning of baking. Place a metal pan near the bottom of the oven, directly under the loaf. Let it heat as the oven heats. Place the bread in the oven, and while the door is still open, toss about ½ cup of water onto the metal pan to create steam. Close the oven door quickly. CULTURAL AWARENESS FROM SEA WOLF To be sure your levain (sourdough) culture is ripe and ready to bake, know that it should be bubbly and have a slight dome to the top. In a warm kitchen, for a mature levain, this could be as few as 12 hours. For a cold environment, or a levain that hasn’t undergone recent feeding, you may need to feed it two or three times in the days before you mix your dough. FANCY FEAST FROM GRAND CENTRAL Having a couple bannetons (round proofing baskets) and using white rice flour to line your baskets gives that “pro” look to your loaves. LIKE BUTTER FROM LE PANIER A flavorful and buttery brioche needs to be made with all butter. And be sure and proof it long enough—the dough should spring back when lightly touched. If it starts to deflate when touched, then it is overproofed (i.e., it rose for a bit too long).

EXPRESS YOURSELF A maximalist design style can tell the story of your life—clutter not included.

WHILE MINIMALISM IS CERTAINLY HAVING ITS
moment, bare-bones design isn’t right for everyone, and it’s not always realistic for a household with many moving parts—or moving children. But the opposite of minimalism isn’t clutter; rather, it’s maximalist, edited self-expression. Maximalism is “a curated selection of items that helps tell a story of what your home is like,” says Peti Lau, a Los Angeles–based interior designer known for a bold, bohemian, and eclectic style she calls “AristoFreak.” A trilingual globetrotter whose inspiration ranges from Thailand to New York, Lau works on

commercial designs and high-end residential spaces. Maximalism doesn’t mean you’re a hoarder. “Everything still has a place,” says Lau. “Each item is curated in the sense that everything has a purpose.” Instead of aimless clutter, maximalism fosters an appreciation for the objects in your life that tell your story. Lau believes that the pandemic has only heightened the value we place on the personal items in our lives. While the design may look similar to the ornate and intimate feel of Victorian-style homes, maximalism differs in its attitude toward convention. Both design styles put a lot of things in a small amount of

space, but maximalism encourages and celebrates loud, even idiosyncratic, elements. Lau recommends visualizing maximalism by thinking about how instruments strike a balance. Much like how a piano chord is constructed from distinct yet complementary notes, a deliberate curation of patterns, textures, and colors creates an energetic harmony. For colors and patterns, it’s best to think in threes, says Lau. Patterns can be divided up into large, medium, and small sets. Larger patterns can start with the rug or an abstract painting; medium patterns can be the couch or window treatments; small

patterns on pillows tie the room together. Establish a fundamental color, and back it up with two supporting colors. For example, Lau says, if you’re using turquoise and orange, try throwing in another accent on smaller features, like a chandelier. Another way to weigh your choices is to think of how you and others will interact with different design elements. “Think about it in moments,” Lau says. “Even if it’s a coffee table, it can be a moment. Three different types of books, a candle, a flower ... How do you want to have your table tell a story?” Using juxtaposition, such as combining antique and
modern furniture, can add an element of surprise to your space as long as it makes sense. Unexpected twists are great, says Lau, provided they can be logically integrated. Similarly, purchases should remain intentional and with consideration for your personal context. Buying the things that you only kind of like is neither worth the struggle nor environmentally friendly. For instance, Lau suggests, if you move frequently, don’t waste money on a sectional sofa when a smaller one will do the trick. That doesn’t mean you should skimp on quality. “It’s worth it to buy the expensive things that last,” Lau says. “Get something you will only have to pay to
get reupholstered. Invest in the spaces that you care about, and you’ll be proud of it.” The tenets of decluttering and maximalism aren’t mutually exclusive: bold design doesn’t mean making a mess or taking on the emotional baggage of the things we don’t need. If the Marie Kondo method is about keeping only the things that spark joy, find those things, and put them in your home. Share your life through your space, and vividly express yourself. Have fun! “Maximalism isn’t about chaos,” says Lau. “It’s a statement. It’s about telling a story—and everybody really loves to tell a story.” WINDERMERE.COM

The return to normal may not be so normal, but the year to come is looking up.

return-to-office plans, there have been many mixed signals about the so-called return to normal and what that means for the housing market. Fortunately, the market forecast is looking positive over the next year, although buyers and sellers will have to adopt new strategies to keep up with the changing times. “It’s going to be a modest move back to a balanced housing market, but we’re not going to get there until 2023,” says Matthew Gardner, chief economist for Windermere Real Estate. Until then, the biggest changes we can expect to see are a resurgence of the suburbs and a rising interest in secondary and tertiary markets—smaller market areas outside major cities. The most promising regions to look out for over the next year include cities like Boise, Spokane, Salt Lake City, Austin, and Riverside. The presumption that the pandemic “was going to just decimate the U.S. housing market was completely wrong,” says Gardner. “Without a doubt, the for-sale housing market has been the proverbial shining star through the entire pandemic period.” As for emerging factors like the Delta variant,

he thinks, “Unless we see something coming out that is so unique that we in essence have to go back to March of 2020, when we turned the economic lights off, I don’t see much change.” While remaining hopeful, “what keeps me up at night is and always will be housing affordability,” he adds. Gardner anticipates a “seller’s market” for 2022, although he urges home sellers to adapt to changing buyer demand. Specifically, he recommends that sellers provide needs for remote workers, such as offering a dedicated “Zoom space,” like a home office or den, and ensuring access to high-speed internet. This is crucial, as he warns that “markets that don’t have high-speed internet access are going to suffer potentially as well.” For home buyers, Gardner anticipates “a bit more inventory and a bit slower price growth,” although “it’s still going to be hard for them in select markets that are prohibitively expensive.” His advice for first-time buyers is not to get caught up in bidding wars. “Don’t over-leverage yourself,” he advises. “Bide your time; you will find a house that you love that you can buy.”

Whether you’re going custom or more traditional, the style should complement the architecture of your home and draw inspiration from the surrounding environment. Use local materials like stone or wood for an in-ground design, or even plant right up to the edge (unlike a pool, the smaller footprint requires less space for safety and access). A similar technique can be used for a prefab tub by wrapping it in wood or a stone accent wall. A rolling cover that easily slides out of sight is another aesthetically pleasing investment, and in most states a cover is required by law.

Do your research before taking the plunge with a custom-built spa (this includes picking a contractor or pool builder, and potentially a landscape designer). Start with how much space it will take up and the location—are there any building permits, zoning laws, or plumbing and electrical factors to consider? Will the excavation equipment be able to access your yard? In-ground or elevated, many custom builds follow the same construction techniques as a full swimming pool—and can take as much time and money, given the similar permits, schedules, materials, and equipment used.

A freestanding hot tub may be the more standard design, but it comes with plenty of advantages. It’s the route to take if you’d rather avoid a hefty construction project but still want options to customize size, features, and accessories to your personal preferences—think type and placement of jets, seating, foot wells, and lighting. Manufactured tubs can be placed anywhere with a flat surface large enough that it can hold the spa’s weight, which is ideal
if you’re limited on space or need to install a hot tub close to the house in cooler climates. Aesthetically, there’s a wide selection of natural-looking materials for the interior shell (think granite, marble, or earth tones), and the outer cabinet can be finished in natural wood, like cedar or redwood, or a faux-wood or stone composite, which is easier to clean, requires less maintenance, and won’t fade in the sunlight.

The rustic calm of soaking in a wood-fired hot tub is a whole different experience, complete with the crackling sound of the fire in the attached stove as it heats the piping-hot water. Cedar or pine hot tubs, traditionally known as Japanese soaking tubs, don’t rely on electricity or plumbing, so they can be placed on a deck, in the yard, or at an off-the-grid cabin. For those who prefer a more modern design, some wood-fired acrylic tubs come reinforced with a fiberglass core. Heating up the water can take a few hours (in warmer months, skip the heat altogether and use the tub for a refreshing dip), but it’s worth the wait, and no filtration or chemicals are required, as the water is changed out regularly. Add a sauna to your setup for peak relaxation.

Using a hot tub seems simple enough: Hop in, unwind, hop out. But there are a few things to consider before taking a solo dip or hosting guests for a spa-centric gathering. If possible, rinse off beforehand (if you go in cleaner, the water will stay cleaner, but you should still replace the water every 3–4 months). Check the temperature—between 100 and 102 degrees is usually comfortable for most people, but children can quickly become overheated—and remember to stay hydrated. Be mindful of your soaking time, and take breaks to cool down, especially if you’re in very hot water (around 104 degrees). Finally, test the pH and alkalinity levels weekly to avoid skin and eye irritation.

A PERSONAL CONNECTION Making a difference in an individual’s life fuels Windermere’s Madison Park office.
WHEN THE WINDERMERE MADISON PARK–
Seattle office is deciding which nonprofit organizations to work with, they take a cue from their own office: They go small. “We focus on small organizations where we can know who is being helped,” says broker Judy Curran, who’s served as the Windermere Foundation representative in the Madison Park office for more than a decade and a half. Based in a charming little house, the Madison Park office is smaller than many others in the Windermere family, but it’s mighty when it comes to making an impact, raising funds through agents giving above and beyond the standard donation from each home sale, along with an annual in-house auction. Some of the Seattle-based organizations the Madison Park office works with include MultiCommunities, which aims to find effective responses

and solutions to violence; the Backpack Brigade, which provides meals to schoolchildren to eat over the weekend; and Kids & Paper, which uses the creative arts to help resettled kids—many of whom don’t speak English—acclimate to life in the United States. It was through Kids & Paper that the Madison Park office met a family from Ethiopia. They arrived in the Pacific Northwest in the middle of winter and had no warm clothes, so the Windermere agents collected clothes for them and adopted them as their Christmas family that year. They learned that the father had come to the United States five years earlier and drove a taxi to save money to bring the rest of his family over. His dream was to become a nurse. “We decided that we would help him with school to make that happen,” Curran says. It was a long process, as he first went to a two-year community college for basic courses,

then tackled his bachelor’s degree, all while continuing to work.
