Welcome
As we look forward to the start of the 2024-2025 season, we hope you enjoy the fall edition of our newsletter.
We are thrilled to announce that Windsor’s golf course has received designation as a Certified Audubon Cooperative Sanctuary through Audubon International, a national organization that guides golf courses on sustainable golf practices. This significant recognition coincides with the appointment of Jared Nemitz as our new Director of Agronomy. See pages 8-9 for more information on this positive news for the Club.
In this issue, we feature a variety of properties currently on the market, including one-floor living in the Windsor Park Residences, various lifestyle options in the Village, and spectacular golf course and oceanfront estates. We also provide an update on the North Village, Windsor’s final development phase. Beginning construction in the fourth quarter, homesites in this forward-thinking neighborhood have already reached 65 percent sellout. See page 3 for more details.
Our annual art exhibition at The Gallery at Windsor is always a highly anticipated event on the Club’s arts and culture calendar. We are excited to announce that renowned artists, Sir Christopher Le Brun and Charlotte Verity will present a joint exhibition at The Gallery entitled Left Hand, Right Hand. Curated by Robin Vousden and opening January 27, the exhibition will provide a rare opportunity to see these two major British painters side by side, as they exhibit together for the first time in the United States.
As always, this season’s schedule includes a robust lineup of sporting, dining, intellectual and cultural events thoughtfully planned by our amenity leadership teams. We look forward to kicking off the season with our annual Welcome Back party during Thanksgiving weekend. In December, we will enjoy a festive Holiday Concert at the Town Hall, and throughout the season there will be a plethora of other engaging events and social activities designed to bring together Members with shared interests.
In closing, I wish you and your families a happy and safe holiday season.
Sincerely,

The North Village
HOMESITES REACH SIXTY FIVE PERCENT SELLOUT
Just a few months after Windsor launched its final phase of development in the North Village, homesites already have reached 65 percent sellout. Forward-thinking buyers are moving expeditiously to acquire lots in this exclusive community that offers a rare combination of luxury and sustainability.
Development of the 47-acre tract, adjacent to the Indian River Lagoon, will build on the exceptional master plan and timeless architectural aesthetic established more than three decades ago. But even as it becomes a harmonious expansion of Windsor, the North Village will be distinctive.
Nature will enjoy a starring role in the North Village. Windsor is receiving guidance from a top-notch team of experts who focus on ecologically sensitive landscape design including Dept., a landscape design studio based in Houston, leading nature-based landscape designer Edwina von Gal, and land conservation expert Beth Dowdle. Also on the development team is Chicago-based Farr Associates, a leading architecture and urban design firm at the forefront of decarbonization and high-performance buildings.
Poised to serve as a model for sustainable luxury living, the North Village already has piqued the interest of home buyers looking to the future. “ ”
Working alongside these experts is DPZ CoDesign, Windsor’s original planner and a pioneering architectural firm in the New Urbanism movement. The ambitious plan of the North Village team is to create a neighborhood in harmony with the natural environment by integrating green spaces, protecting wildlife, and employing innovative building ideas.
A mix of 34 single-family residences and six Row Houses, along with new amenities, will be built to take advantage of calming water views of an estuary and lake. To lower their environmental impact, homes will be required to achieve a certification through the Passive House Institute US (Phius), which promotes high-performance building practices for energy efficiency and homeowner comfort.
Homes in the North Village will be no less luxurious, beautiful, or private than other Windsor homes, but they will be somewhat more contemporary. A new architectural code for the North Village will honor Windsor’s Anglo-Caribbean heritage but will encourage a more modern, pared-down aesthetic with enhanced eco-friendly considerations.
Poised to serve as a model for sustainable luxury living, the North Village already has piqued the interest of home buyers looking to the future. Remaining homesites start at $1.1 million.

Left Hand, Right Hand
CHRISTOPHER LE BRUN AND CHARLOTTE VERITY PRESENT JOINT EXHIBITION AT WINDSOR
An exciting 2025 exhibition at The Gallery at Windsor will provide Windsor Members and guests with a rare opportunity to see two major British painters side by side, as they exhibit together for the first time in the United States. Opening January 27, Left Hand, Right Hand will showcase recent works by Sir Christopher Le Brun and Charlotte Verity.
Since meeting in 1974 at London’s Slade School of Fine Art, and marrying in 1979, Le Brun and Verity have developed a rich artistic dialogue arising from years of shared experience, yet which is expressed by distinct painterly sensibilities. Le Brun’s work is led by his imagination, revealing commitment to the essential pleasure of painting for its own sake, its processes and physicality. He is a master of color and touch. By contrast, Verity’s lucid compositions, born from hours of close observation and intense looking, distill a precise yet capacious vision of the world.
Both artists manifest an exceptional sensitivity to the natural world and its temporal rhythms. In this group of new canvases, Le Brun evokes the changing seasons through subtle shifts in color and light over time, demonstrated in works such as Small Seasons, Summer (2023) and Phases of the Moon IV (2024). Particularly evident in these paintings is the tension between revealing and covering, a central feature of his work that unites all its phases, both abstract and figurative. Verity’s images of plants and flowers are exactly rendered without fixing their subjects, their observational rigor balanced by delicacy and a sense of openness. Symbolic rather than botanical, paintings such as Glance (2021) or Anemones (2021) preserve an acute sense of the fleeting and fragile. Verity’s watercolor monotypes, similarly, are lyrical but restrained, expressing a deep knowledge of the natural forms she depicts.
Left Hand, Right Hand will feature some of the artists’ largest-scale paintings to date, highlighting for the first time Le Brun’s and Verity’s closely connected yet contrasting careers, both characterized by a continuing spirit of invention and renewal.
“We look forward to seeing Charlotte and Christopher’s work on display together at Windsor,” said The Hon. Hilary M. Weston, co-founder of Windsor and Creative Director of The Gallery at Windsor. “Curated by the artists’ friend Robin Vousden, this unique show promises to be full of personal observation, profound connection and aesthetic ingenuity.”
Left Hand, Right Hand will be accompanied by a fully illustrated catalogue featuring a new text on the artists’ work by Vousden. The book will also re-issue lyrical and personal essays about each artist written by Edmund de Waal, first published in 2014 and 2016 by Ridinghouse, London. The expansive exhibition will be on view at Windsor through April 25.

Windsor Golf Course Receives Audubon Designation
COMMUNITY RECOGNIZED FOR SUSTAINABLE GOLF PRACTICES
Windsor’s commitment to environmental stewardship has helped the firstclass sporting community achieve a prestigious certification for one of its most cherished amenities.
Windsor’s links-style course was recently designated as a Certified Audubon Cooperative Sanctuary through an award-winning education and certification program that promotes ecologically sound land management and resource conservation on golf courses. The Audubon Cooperative Sanctuary Program (ACSP) for Golf aids golf courses in gaining recognition for their efforts to improve resource efficiency, enhance natural areas and wildlife habitat, and minimize the environmental impact of operations.
The golf program, an initiative of the eco-conscious nonprofit Audubon International, also aims to preserve the natural heritage of the game and show how the sport can have a positive impact on nature.
Achieving certification through ACSP demonstrates Windsor’s environmental leadership in the golf industry.
“We are honored to receive recognition as a Certified Audubon Cooperative Sanctuary,” said Betsy Hanley, CEO and President of Torwest, Inc., and President of Windsor Real Estate, Inc. “This certification directly aligns with Windsor’s mission to incorporate innovative sustainable practices into our residential community, and we look forward to launching new programming initiatives in line with Audubon International.”
Windsor’s golf course is now one of more than 900 courses in the world to hold certification from Audubon International.
To be certified, golf courses are required to meet or exceed stringent standards.
During the comprehensive certification process, the ACSP assists its members in determining their environmental resources and any potential liabilities. The program provides information and guidance on key environmental components, including environmental planning, wildlife and habitat management, chemical
use reduction and safety, water conservation and quality management, and outreach and education.
Windsor’s 18-hole golf course, designed by legendary golf course architect Robert Trent Jones, Jr., initially opened in 1991. Jones Jr. returned with his team in 2019 to carry out an extensive renovation of the 120-acre course that recaptured the original design intent and updated golf holes in concert with today’s game. To reduce the golf club’s carbon footprint, the renovation introduced various environmentally conscious features including a more drought-tolerant variety of Bermudagrass, a reduction in the areas needing mowing, and the installation of a new state-of-the-art irrigation system. The Windsor course allows all members to play at their own pace, as golfers enjoy a no-tee time policy.
JARED NEMITZ JOINS WINDSOR AS DIRECTOR OF AGRONOMY
Leading sustainability efforts at Windsor’s golf course is the newly appointed Director of Agronomy, Jared Nemitz. Coming to Windsor from The Ford Field & River Club in Georgia, Nemitz brings with him a wealth of experience and a passion for excellence in golf course management.
Jared Nemitz
Nemitz is recognized as an industry leader with more than 25 years of turfgrass experience and expertise in analyzing data to build innovative agronomic programs. At Windsor, he will bring the highest level of conditioning to the course and create a dynamic and progressive golf course maintenance department.
Nemitz, who holds a B.S. and M.S. in Agronomy from Purdue University, has led certification efforts with the Audubon Cooperative Sanctuary for Golf designation at several courses. Within the golf
course industry, he was recognized by the USGA Green Section for putting green management and served as an annual presenter at industry education conferences including the American Society of Agronomy, USGA Regional meetings, GCSAA Golf Industry Show, Georgia Environmental Conference, and other state association meetings.
“We are thrilled to welcome Jared Nemitz to our team at Windsor,” said Ryan Skipton, Windsor’s Director of Golf. “With his extensive background and dedication to maintaining top-tier playing conditions, we are confident that he will make significant contributions to the already outstanding golf program at Windsor.”
Nemitz plans to offer a series of educational programs for the Windsor membership. He will also lead the rollout of new initiatives at the Windsor golf course aligned with Audubon International’s mission of promoting sustainable practices and environmental stewardship.
“It is my goal and priority for Windsor’s golf course to not only be a premier playing experience, but to be an important part of the natural ecosystem and not a separate entity,” Nemitz says.
Jony Leitenbauer
APPOINTED AS DIRECTOR OF TENNIS
With great enthusiasm, Windsor announces that Jony Leitenbauer has been appointed Director of Tennis, overseeing operations and programming at Windsor’s iconic Tennis amenity.
Since joining the Windsor team in 2002, Leitenbauer has been an integral part of the tennis program. Windsor’s Tennis program delivers a full schedule of tournaments, weekly clinics, and special events. Monthly social mixers planned during the height of the season encourage new tennis playing Members to get to know one another during friendly competition.
Interclub Men’s and Ladies’ leagues take place weekly, inviting teams from neighboring Clubs to battle it out, either at home or away. Always fun to watch, the games bring out non-playing Windsor Members who show their support and encouragement. Regular Cardio Tennis classes challenge Members physically in a laid-back environment and fast-paced LiveBall pushes participants in this popular competitive game.
“As Director of Tennis, I aim to continue to exceed Member expectations by providing dynamic new programming, as well as enhancing existing offerings to appeal to Windsor’s multi-generational Membership,” Leitenbauer said.
Windsor’s eight outdoor Har-Tru™ tennis courts, designed by Wimbledon champion Stan Smith, are surrounded by lush hedges scented with flowering jasmine, creating a perfect windbreak and offering an intimate playing experience. The tradition of wearing tennis whites is observed on the courts. Between matches, players can visit the Tennis Pavilion for refreshments and to browse a wide selection of the latest tennis apparel lines, player merchandise and equipment.

Florida Native Plant Photography Display
BY AWARD-WINNING NATURALIST AND PHOTOGRAPHER ROGER L. HAMMER
Windsor celebrates nature and its role in our well-being this season with events centered around a captivating photography display by the noted naturalist Roger L. Hammer.
More than 35 vivid photographs of native Florida plants will serve as the backdrop for a series of educational and wellness events at The Gallery at Windsor. The lineup includes a November 19 presentation on native plants with Marc Spiess, Campus Manager for the Environmental Learning Center (ELC) in Vero Beach. Also planned are meditation sessions with sound artist Aric Attas. Books and videos about native plants will be available for viewing in the gallery’s media room.
Hammer is an award-winning professional naturalist, botanist, author, and photographer. For 30 years, he was manager of the Castellow Hammock Preserve and Nature Center for the Miami-Dade County Parks Department. He also served as part-time instructor and field trip leader for Miami’s Fairchild Tropical Botanic Garden for 22 years.
Hammer was featured in National Geographic magazine in 1979 after discovering a population of Atala butterflies on a remote Florida Key that had been, until that time, presumed extinct. He is credited with reintroducing the Atala butterfly to parks and preserves in mainland southeastern Florida.
A self-taught, widely recognized expert in the identification of Florida native plants, Hammer has an honorary Doctor of Science degree from Florida International University. He regularly shares his knowledge about Florida’s native orchids and other plants with botanists, students and others at educational events around the state. Hammer also has authored several informative books and field guides on Florida native plants and wildflowers. Featuring his exquisite photography, the highly rated books help readers identify plants in the field.
In January, Windsor’s photography exhibition will travel to the Environmental Learning Center where it will be on display through the end of February. Rotating art shows at the nature-focused educational facility feature a dynamic selection of artists aligned with the ELC mission of environmental stewardship. The Hammer prints on display will be available for purchase at the ELC, which will receive a portion of the proceeds. Visit DiscoverELC.org to learn more about upcoming events at the ELC.
