COURSE… I know that the choice to pursue a career in real estate was made for some great reasons… flexibility of time and schedule, autonomy, uncapped income potential, and our love for relationships, sales and service. But it also come with some pretty big needed skills: knowledge, honesty, integrity, responsiveness, communication and negotiation skills and most importantly the ability to manage oneself, and stay the course for long term success. Did you now that the only time and place that you can truly have “control” over is… the present moment? Yet, many of us spend countless hours reliving the past or fearing the future, clouding our present moment with distractions that crush our motivation, resolve and consistency for the growth in our personal and professional lives that we want. Whether we realize it or not, the actions that we take every day are driven by pleasure or pain, easy or hard, you get the idea. It is only when we live intentionally for the “why” in our life do we chose the tougher road or the more painful path because the pain or the pleasure in the “why” (not in the moment) is big enough.

I love the saying, “If your goals don’t scare you to death, they are not big enough!” It’s not about being a daredevil or never settling down. It’s about consistently doing things that put you on the edge of your comfort zone and push you towards what you want in your life. So that’s my question for you… Are you living intentionally and taking control of the moment, or is fear or distraction stealing your minutes during the day?

networking, doing administrative task, conducting your sales meetings and open house, etc. etc.? How often do we start to rationalize “not” staying our course and dipping our toe into the sea of temptation? That’s our “Moment of Proof ”! It’s the moment when all our no-nonsense dedication to achieving our goals and excitement about our success softly fade into the comfort of “urgent things to take care of,” or the self-promise to “really hit tomorrow”? And let me tell you, those options sometimes look mighty sexy compared to “plan.” I highly suggest that you make yourself aware, “of yourself ” and have something ready to keep you on course. Ideas?... Make a pact with a pal, a plan with a mentor, a reward system for yourself, build a dream board, know your “why,” live by a mantra, read a book to strengthen your resolve, and even consider not checking your email during that day if it has a way of derailing your course. Have something specific and mighty to use when the negotiation in your brain begins.

Are you following your plan every day? Do you have a plan? Do you honor that plan? In any kind of sales driven industry, consistency and intentional high-activity is the formula for success. What does your calendar look like for the week? Really, take a look at it now. Do you have your week carved out in writing? When will you be prospecting new clients, sitting with a mentor or business coach,

Commercial real estate broker, Joshua Kay has strong roots in Salem, as his family has lived here for over a century. His local knowledge of the area combined with his personality, skill set, and passion for the community has led to his success as a commercial realtor. Commercial real estate has become much more than just a career for Joshua—it’s a way to give back to the community and local businesses that drive the Salem economy. Joshua graduated from Linfield College with a bachelor’s degree in business management and political science where he also played golf and football. Upon graduation, Joshua went on to work for Atwood & Sons where he started working in the warehouse and eventually working his way up to a Program Manager. After three years there, Joshua then went on to get licensed as a commercial real estate broker. When Joshua met with Terri Frohnmayer and the team at First Commercial Real Estate, he knew that was where he was meant to be. “Being under a legacy broker like Terri was a huge opportunity,” Joshua exclaimed. Working with business owners has been the highlight of Joshua’s career. He claims that “understanding the dynamics of their business and identifying their needs,” as well as “hearing their stories and seeing where I can add value,” have been driving factors in his career. Office and industrial spaces have been the focus of Joshua’s three years in the business, and he is expanding into commercial

investment properties. In order to be closer to the action, he will be opening up a First Commercial satellite office in the heart of downtown Salem. This office will house not only Joshua but his wife, local residential real estate broker Lillian Kay, as well as mortgage lender Aaron Van Cleave. Joshua is enthusiastic about his vision becoming reality in the first quarter of 2019 and sees it becoming an integral part of the downtown culture and business community. For the past year and a half, Joshua has been an associate Board Member for the Boys and Girls Club of Salem, Marion and Polk Counties. He helps lead the committee that organizes their annual golf event, the Corporate Shootout, which takes place at the Salem Golf Club. In recent years, this event has raised over $150,000 for the organization. This

event requires a great amount of fundraising and local support which is Joshua’s primary role on the committee. Joshua is also on the Board of Directors for the Salem Leadership Foundation which is a faith-based organization that is focused on helping churches open their doors and build programming for the community. One focus is on the Theory of Change, which is to engage leaders of faith and goodwill, build the capacity of others, and develop joint initiatives. One of the many things SLF does is help churches become Churches as Neighborhood Centers or CAN Centers. These centers are opened in order to utilize the physical space in churches that, for most of the week, remain unused. The CAN Centers provide after-school programs, community events, job training and more. Alongside these organizations, Joshua will soon be joining the Board of the Salem Family YMCA, which has a strong presence in our downtown and impacts Salem youth. He envisions adding value in their capital campaign and for the Y’s bold plans to redevelop their property into a new multi-million dollar facility. Joshua animatedly described these different organizations and all that they provide for the Salem community and focused on many of the other leaders

impacting the community, rather than discussing his own personal involvement. This alone is a testament to how important this community and the people in it are to him. He is passionate about getting civically engaged to help the city become more, stable and healthy. His leadership skills and desire to solve problems have been a part of his commercial real estate career as well as his community involvement, both of which he has many plans in store for the future.

John had been an active salesman his entire adult life but when he married Mavis she informed him that she would not marry a salesman and he needed to find steady work. During this time they lived in Lynnwood, Washington and John was selling a product known as Zypexa. This product allowed for John to seal cracks and stop water leaks

from inside a basement. After not being able to come to favorable terms with the dealer, John decided he would use the product and go into the Waterproofing Business for himself in 1974 and has been in the business since.

All crawlspaces and basements have issues due to the way they are built and the natural forces they are exposed to. If you have a crawlspace you likely have not gone down recently to see what is under there (this could be a shocking discovery). When you want something done in your community, sometimes you just have to do it yourself. That is what Realtor Freddy Ruiz Jr. was thinking when he first began Salem’s Taco Crawl. This annual event that is now on its fifth year has become a much anticipated and highly engaging activity for downtown Salem, and it began with the simple desire to go grab some tacos. In 2015, Cinco de Mayo happened to fall on a Tuesday, and everyone knows there’s nothing more fun than Taco Tuesday. Unfortunately, at the time there wasn’t anything happening downtown that featured the businesses and their food. Upon realizing this, Freddy decided he would create his own event by asking a few restaurants to feature taco specials; this is where the Taco Crawl began. This event started at a great time as the downtown culture has grown immensely in the last five years. The Taco Crawl is sponsored by Huggins Insurance

and Hornitos Tequila and each year it has changed and adapted to the needs of the people and the downtown businesses. This year the main Taco Crawl event will take place on Monday, May 13 and restaurants will continue their taco specials throughout the week. So far there are five restaurants participating: Bari, Archive, Taproot, Birdie’s Bistro and Bentley’s. There is still room for other restaurants to participate in the weekly specials even if they don’t want to take part in the main Taco Crawl event. This year the restaurants taking part have a $100 buy-in which all goes towards Family Building Blocks. Freddy decided to have the buy-in proceeds go towards the organization after attending a

Family Building Blocks luncheon and feeling touched by the impact that it has on families in the community. Besides a love for tacos and a desire to help people buy homes, Freddy

What’s Happening in the

COMMERCIAL MARKET? I look forward to this new section for commercial real estate in this month’s magazine and am happy to start it out with a quick market overview for the Commercial world.

Let’s start with the office. Overall, the office market statistical numbers showed positive gains across the board in 2018. We surveyed 530 non-owner occupied office buildings measuring 3,000 square feet and larger in Salem/Keizer and the vacancy factor finished the year at 6.3%. This is down from 7.0% in 2017, 7.6% in 2016, and 9.1% in 2015. The office market did show signs of losing some momentum, though, as positive absorption dropped for the second straight year after record gains in 2016. The largest event of 2018 was the completion of the remodel for the SAIF Corporation headquarters which meant hundreds of employees returning to downtown Salem after a two-year relocation from a temporary location off the Salem Parkway. With the tightening of the leasing market, sales of office and medical buildings shot up 52% for the year with 39 properties sold for a total $46.4 million compared to $30.5 million the year before. The

most notable sale was the net leased investment sale of The Doctors Clinic at 5050 Skyline Village Loop for $12.035 million, or, $348 per square foot to a national medical investment trust. Another notable medical sale during 2018 was a five-property transaction including 25,506 square feet at 1155 Mission Street, the former home of Mission Medical Imaging, to Salem Hospital. The final consideration was $4,375,000. The property was necessary as the hospital looks at continued expansion. Leasing activity for 2018 was up slightly with a total of 120 leases for 248,373 square feet. The largest lease was at 2045 Silverton Road where Marion County Health Department

leased 34,390 square feet for a drug and alcohol treatment center. With no new construction on the horizon we are seeing a shortening of supply and a tightening of the overall market. In 2015 the average “months on market” from when a listing hit the market, to when it leased, was in excess of two years. We are now at less than nine months. Industrial Market: Following the trend of 2017, the imbalance of limited supply and high demand was prevalent again in 2018. The lack of inventory in the Salem Metro MSA led to industrial vacancy rates of 2.5 percent, with the average market rent per square foot at $7.30 compared to

$6.90 a square foot in 2017. The sales volume finished the year at $34.1 million, which is double the 10-year average of $15.8 million. SALEM: In 2018, Amazon completed its 1 million square foot fulfillment center; Oregon Fruit Products renovated the former NORPAC building and PacTrust completed the second of six speculative buildings, with two more scheduled to start in the spring of 2019. Griffin Greenhouse Supplies and Jeld-Wen are the first tenants in this development. The average rent for industrial space was $6.90 per square foot in 2017 compared to $7.30 per square foot in 2018 or an increase of 40 cents per square foot. The ask-

ing rent for industrial space grew by 5.8 percent in 2018 combined with 6.6 percent in 2017. A glance at the Market Rent chart shows industrial rents will continue to climb until it flattens around 2021. The current industrial market survey size for the Salem MSA is around 16 million feet using buildings 5,000 square feet and larger. As of early January 2019, there was no known construction happening for speculative industrial space. According to CoStar, the average time it takes for an industrial building to be leased is 5.4 months, a significant decrease from 24.2 months in January of 2015. In 2018, the combined construction of two industrial buildings, Amazon and PacTrust, was more than 1.14 million square feet compared with five projects in 2017, which equaled more than 1.5 million square feet. Hope this gives you an idea of some of the things that are happening in the commercial market plan.
