Ingredients • 8 ounces uncooked seashell pasta • 1 cup frozen green peas • 1/4 cup organic canola mayonnaise • 1/4 cup fat-free buttermilk • 1 tablespoon minced fresh chives • 1 teaspoon chopped fresh thyme • 1/2 teaspoon salt • 1/2 teaspoon freshly ground black pepper • 2 garlic cloves, minced • 2 cups loosely packed baby arugula • 1 teaspoon olive oil • 2 ounces finely chopped prosciutto (about 1/2 cup) How to Make It Step 1 Cook pasta according to package directions. Add peas to pasta during the last 2 minutes of cooking. Drain and rinse with cold water; drain well. Step 2 While pasta cooks, combine mayonnaise and next 6 ingredients (through garlic) in a large bowl. Add pasta mixture and arugula; toss to coat. Step 3 Heat oil in a skillet over medium-high heat. Add prosciutto; sauté 2 minutes. Drain on paper towels. Sprinkle prosciutto over salad.

R
eal estate agents have all kinds of different backgrounds. This can vary from being public officials to PhDs. We love to understand how different backgrounds can bring people into the business. Such is the story of Jake Lucey, an agent who emerged from the educational industry and brought a new kind of personal touch to his clients. Jake jokes, “Being a PE teacher, football and track coach didn’t require me to read and write,” as he laughs… “but it did teach me how to deal with a variety of personalities, to follow a schedule, be task and goal oriented and resolve conflict efficiently”. Jake grew up in Keizer in an early 1900 farmhouse that his parents bought and renovated. Being an only child, he didn’t have siblings around, but always had lots of friends coming over to play with and keep him busy. His dad was a framing contractor and owned his own company framing apartments and commercial buildings. His mom stayed at home for a short time and then worked as an instructional assistant. “I have a fantastic set of parents who taught me how to work hard, follow through, and do things the right way, wouldn’t trade them for anything. Side fact, we also had a variety of animals growing up: dogs, pot belly pigs, goats, miniature donkeys, ducks, & rabbits”. One person in the real estate business was the impetus for his joining the industry; Peter Rogers, no question. “Peter mentored me and fed my desire to be entrepreneurial and enhanced

my interest in this great industry. He taught me more than I can put into words for operating a real estate business & the simplest thing I can say without writing a novel is I am a better agent and person because of him. My uncle Jim Reimann, a well-known real estate developer, he was a great sounding board for a lot of my questions early on and until he passed, he also taught me some basics of development, which is like learning the game of basketball from Michael Jordan. Finally, my cousin Steve Reimann, who has always put up with his annoying little cousin (that’s me), and taken me under his wing to further learn the development side of real estate. Jake also spoke of the encouragement and support that he received from his parents. “My parents no question have been a huge influence, my mom has taught me patience & compassion, my dad taught me a strong work ethic and how to think critically”. He also had coaches that make big impacts on his life. “A few former football coaches from high school: Tom Smythe, Dave Snook, & Tye Wilson. They all taught me how to have fun and work hard for what you want. Two of my college football coaches: Jay Locey & Doug Hire, were both incredible leaders & teachers”. He enjoys the fact that his job is flexible, and he loves to educate people on the proper steps to home-ownership. Best advice anyone ever gave him? “Fake it till you make it”. Typical is hard to come by as an agent, but Jake’s first 2-3 years was a grind, with very few weekends
without an open house. It was also in 2012 as things were basically at the bottom of the crash, and you had to grind to get homes sold. It was a lot of learning and chasing a lot of dead end leads. This helped Jake learn how to be more efficient with is time and who he worked with. His habits have helped him find his success. “I think my work ethic is what sets me apart, and why I have been so successful. I think a lot of people are not willing to put in the work that it takes to become financially successful.” Jake finds excitement in having a goal and accomplishing something worthwhile. His family also helps him as his support network. He has a “beautiful wife named Natalie and two of the best kids anyone could ask for, Jackson who is 4 years old and Adeline that is 2 years old. “They are my motivation for everything”. With sales close to $21 million so far this year, he is certainly off to a great start. He set his 2020 goal for 75 transactions and $20 million in volume. Since he has surpassed this goal, he has reset it for $25 million by the end of the year. This will keep him in the Top 2% of Coldwell Banker agents internationally. “ I have been really fortunate to work selling existing single family homes and also working with a great homebuilder, Jason Flores w/ Celtic Homes. It’s just me and my great assistant, Sean Limbach, who helps keep me in check and running smoothly & puts up with

me. It was the right decision to hire a licensed assistant to help him stay organized and on track with back end administrative tasks. It was a decision that really paid off. “I am free to focus on my sellers and buyers, instead of constantly feeling like I was in the weeds ordering warranties, filing out closing questionnaires, and scheduling handymen. Other than Sean, no team for me, nobody would want to put up with my nonsense”. Jake wants people to think highly of agents. He notes that the best ones are good listeners, intelligent, hard-working, caring and honest. He often tells newer agents that they should plan on long hours and that they must “hang on tight.” Apparently, he thinks real estate selling is a wild ride (insert shock and awe here). For him, success is about hitting the goals that you set for yourself. He strives hard to set and attain those goals. He explains that his secret ingredients are really no secret at all, for agents who listen to the clients, stay in touch with them and meet their needs are always able to find fulfillment. Jake says it is always is a great time to for real estate and currently with low interest rates, and high rental fees, it makes it a simple decision to own a home. If you are a seller, you couldn’t ask for a better situation, low inventory & high demand. Jake loves to golf when he has time, work on projects around the house, wood working, watching football (Go Ducks!), trying new places to eat, spending time with friends and family. They love

to spend time in Bend, Oregon and at the coast. His hobby… a green 1953 Ford F100 that his son calls Mater (from the Cars movies). It has wood slats in the truck bed, flathead V8 engine, white wall tires, and gets about 8 miles per gallon, haha. It isn’t a show car, but it is in great shape and draws a lot of looks when he take it out. “It always reminds people of the car their dad or grandpa had growing up”. There are a lot of real estate agents, How do you show that you are “different”? How do you go above and beyond?
“Eliminating the unnecessary background noise and drilling down to the actual issue, is at the forefront of any negotiation and that’s what I’ve been trained to do: remove the obstacles between my client and the closing table while preserving their position at every turn. My real estate clients appreciate the fact that I’m direct, kind, but honest about the sales process. I want my clients to stay informed both about the transaction & the current market when we don’t have a transaction going on. I also am available when they try to reach me, the simplest thing any agent can do is just answer the phone or respond when someone needs to reach you. I also try to stay knowledgeable from the legal side of things, be a resource for any services associated with real estate (providing names for contractors, roofers, house cleaners, painters, etc). A huge tool I provide to all my clients too is our Lifetime Handyman Repair program that we have at Coldwell Banker Mtn West. Our handymen and our HVAC guys make me look a lot smarter and better at my job than I really am”.

How long have you been in real estate? I have been in real estate now for four years.

Why real estate? I have always had an interest in real estate; when I was younger as I saw it first hand as my parents would invest rental properties throughout the years. My dad always had his go-to lender and REALTOR®. So that’s what made me make move leaving behind the retail management world where I succeeded to the top of the ladder as store manager with Fortune 500 companies like Nike and Nautica (VF Corporation) Tell us about your real estate journey: My journey in real estate has been a great one. I have met some wonderful colleagues and business partners throughout the way and I have had some of the most wonderful clients I could ask for. It’s true what they say, if you do what you love you will never work a day in your life and I wouldn’t trade it for anything. Who are your family members? (Names and ages.) I am the oldest out of four siblings, I have two sisters and one brother. My parents recently retired.

Historically, the building industry has used materials and processes that were found out later could have been improved on or even needed to be discontinued due to health or other concerns. When a Home Inspector walks into a home, he or she has the age in mind and will be looking for these. You probably already know some of them, but below is a list of the more prevalent. Knob and tube wiring was the first type of wiring in homes and was used into the 1930s. Some mortgage underwriters require upgrades or removal. Wire that is 12- and 10-gauge aluminum was used between 1964 and 1975. There is an overheating and fire risk with this product. There are approved ways to upgrade connections, which is where the problems occur. Re-wiring is not typically needed. Asbestos was used as an insulation product and was mixed into building materials like plaster from the early 1930s to the late 1970s. It is a known carcinogen. There are multiple options when dealing with it, and recommendations range from leaving it alone, to encapsulation even removal. A professional should be consulted. Lead was added to paint from the early 1900s until the late 1970s. Lead can affect our health, particularly children. Tests can be performed to determine if it is present. Many homes have it, and living lead-safe rather than lead-free may be the goal. There are procedures that should be used when scraping or sanding lead-painted surfaces. UFFI or Urea Formaldehyde Foam Insulation was brought to the market in the early 1980s. It is off-white foam insulation injected into the wall cavities. The levels of formaldehyde in these homes were high, and UFFI was removed from the market as a result. There is no longer a concern

with the formaldehyde levels in those homes. That outgassed years ago. The product did, however, settle leaving gaps in the insulation. This can be addressed with some newer products on the market. Polybutylene plastic water lines were used in some new homes in the 1980s. These are gray in color. Additionally, this product was used when remodeling was performed on existing homes. The connections can fail, causing leaks. Have a plumber inspect the system if present. PEX piping has been used since the mid1990s. There are many manufacturers of both the pipe and connectors. While the product, in general, performs well, there are several of these products that can and do fail. There are some class action suits as well. If
a chosen home has one of the brands that has had problems, have a plumber with knowledge inspect the system. There was a preservative used by virtually all-wood window manufacturers until the end of the 1980s when it was taken off the market due to environmental concerns. This resulted in a decade of rotting windows and doors on a large scale. Homes with wood windows from this time period should be looked at closely. Several companies were created to deal with this issue, making repairs an option to replacement. Composition siding began replacing wood siding in the 1980s. The processes the companies used were not time tested and several manufacturers’ products deteriorated prematurely. There were multiple
class-action suits involving this product. Improvements have been made, and most composition products on the market today perform well. If you are looking at a house with composition siding built prior to 2000, this should be looked at closely. Clay pipe sewer lines were installed into the 1970s. Clay is prone to settlement cracking and root damage. Houses built prior to 1975 should be inspected with a sewer camera inspection system to determine the condition of sewer line. Since the ‘70s, PVC has been used and has performed very well. There are always multiple solutions for any given issue. None of these should cancel a deal as a result. Simply get advice from knowledgeable contractors and decide the best course of action.
