Move...

What’s Your

One Little Word for the Year? In case you aren’t familiar with the concept, allow me to share some background with you about this powerful idea…Rather than setting resolutions that just get broken, you simply do this: pick one little word (or let a word pick you, as may be the case) to guide your year.

Inspire hope. Deliver dreams. Build prosperity. Put your trust in Academy Mortgage and myself, and I promise I will never have to ask for it again.

I’ve adopted this idea for the last six years or so. Each year, the journey with my word is interesting. Much like life itself, I find that I get out of it what I put into it. The years that have been most successful in terms of personal growth are those years in which I have kept my word prominent in my life.

Sales Manager, Producing In January, I couldn’t think of mine but I also didn’t want to force it. I will know when I know. You see that is what this past year has taught me, to let go. I look back and can see that my word for 2019 was Release. Last fall I had to let go of a position, a heavy-laden, time consuming, yet fulfilling job. I didn’t see it then but my soul was screaming for me to listen to my head and put aside my heart and my ego to some respect. I needed to release and let go for me, my health, my spirit, my family and my future endeavors. Letting go of old things makes room for new things.

MAT GENUSER Helping Agents Achieve Their Goals

Mat currently lives in South Salem together with his partner, Ryan and their two Golden Retrievers, Bravo (8) and Cohen (2). Coming from a background in American Sign Language interpretation and theater acting, Mat has a special gift for connecting with people and communicating clearly and passionately. He now utilizes these skills to coach and connect with real estate agents who are looking to grow their business potential and craft a life by design.

Meet Mat Genuser, the CEO and team leader of Keller Williams Capital City in Salem, OR. Originally from Southern California, Mat is a theater enthusiast who made the move to Oregon after an adventurous and successful run as a cast member on a national tour of the musical comedy Bye Bye Birdie. After touring through 36 states in the U.S. and numerous Canadian cities, Mat’s heart was captured in Portland and he took the leap into Oregon living.

Mat is also locally known as one of the creators of AmeriTitle Idol, an annual community fundraiser featuring a live karaoke contest and critiqued by a panel of judges. This creative and fun-filled event has made an incredibly positive mark on the community of Salem, and over the last 10 years has raised more than $100,000 for local community non-profit organizations.

Leadership Council in our brokerage consisting of seven of our top producing agents, and they help to guide the direction, decision making and morale in the office through the various committees and projects that they organize with our agents and for our agents.

What brought you to work in real estate? It might seem like a strange transition, moving from being an actor and sign language interpreter to being in the real estate industry – but for me, the transition felt natural. Both of those skills (ASL and acting) are very expressive forms of art. You have to match body language and tone to become a conduit of information and experience to someone else in a way that resonates with them, yet supports their vision. We all have our own stories to tell, and I love that I can now become a part of helping others to identify and communicate their needs. I consider it a gift to be able to help agents to grow their business, have more time for their family, make more money, figure out their retirement plans, etc. Every person that I work with is on a different journey and has a different mindset about what they are trying to accomplish. It’s great to be able to help them articulate their goals, achieve them, and then celebrate their success story!

How did you first become involved with Keller Williams Capital City?

I was working for AmeriTitle as a title rep and found myself increasingly drawn to coming into the Keller Williams office because I felt the culture here was unique. I started attending some of the classes they hosted and I kept seeing high-level education and training platforms to support REALTORS® in growing their business. The more I was exposed to KW, the more I fell in love with it. In real estate, it can be really cutthroat at times. But at KW I found a collaborative environment. Everybody was just so forthright and open with offering their advice and experience to anyone needing help. Because of the educational offerings and the culture of support, I was attracted and knew that I wanted to be a part of a community like that.

One thing I really love about KW is that there is no ceiling on what you can do within the company. You can be an individual solo agent, you can start a team, you can be part-owner of a franchise, buy and open an entire KW franchise, you can become a coach for other agents, you can even be trained to become a speaker through KW University and get paid to give presentations and training all over the world! There are many different revenue streams you can access outside of being a REALTOR® and so much opportunity! It’s just a matter of identifying what your personal drive is and finding which opportunity makes sense for you. Community Over Competition

What I love about the model here at KW is that we each have our own lane within the company. We are not a traditional brokerage, and I think a big portion of our success is because each one of us has our focus that we stick to and we are not trying to be a million things to a million people at once. It allows us to create more meaningful relationships with our agents as we support them in specific areas of their businesses. When rumors started going around that KW Capital City was looking for a CEO, I inquired and was curious about what was involved in the job. I actually turned down the offer for this job two different times before being asked by Chris Suarez, “Mat, what do you see for yourself in five years and are you going to achieve it with the work you are currently doing?” No other company had asked me questions that prompted me to think about what I wanted and what I was seeking long term. It really stirred me at a deep level and piqued my curiosity, and so I finally accepted the job. I now tell people that Keller Williams is my company for life.

U.S. We have franchises in places like Dubai, Costa Rica, Southern Africa, Spain, the UK, Vietnam, etc. It is a well-connected and established company, which really benefits our agents. We are also an “open book” company, which means that any one of our agents can ask to see our financial records. You can see what I get paid, what we pay for electricity, what we pay for custodial staff, etc. There are no financial secrets in our brokerage and anyone can clearly see where our money is going. This brings real transparency and accountability to the workplace. Speaking of financials, I also love that our agents can earn 100% of their commission through our commission capping model.

What is unique about Keller Williams?

KW is the largest real estate company in the world. We have branches in five continents, 36 regions and over 200 market center locations throughout the

For example, our owner (Chris Suarez) focuses on setting the vision for the different franchises he owns and coaching all of the CEOs and team leaders. As a CEO, I focus on identifying new agents, coaching existing KW agents and making sure that they have education, on-going training and new opportunities for growth. Our principal broker focuses on reviewing agent contracts, marketing and advertising compliance, and teaching classes and one-onone agent coaching. Nobody on our executive leadership team sells real estate, because we do not want to be in competition with our own agents. We want to be more available to support the growth of our agents and our company. How is Keller Williams using technology differently?

Our company co-founder Gary Keller has spearheaded the charge to develop new technology platforms to benefit our agents and clients, including tools like our app “Kelle.” All of our agents now have “Kelle” (similar to SIRI on an iPhone) on their phones. Through our own Artificial Intelligence, you can say “Kelle, show me the MLS listings for zip code 97302,” and immediately the app will pull up the stats on that zip

code for you to view. So if you are at the grocery store and don’t have your laptop available, you can still get up to date stats on any particular address. Very soon, agents will also be able to tell this app, “Kelle, write me an offer on 123 Main St: Purchase price $200,000, $10,000 earnest money agreement, 45-day close, conventional loan – Go!” And the app will be able to type up this offer for the agent. This creates leverage for our agents so they have more time in their day to focus on their clients and their families. We also have two new software features coming out soon that Google is currently test-driving for us: The first is a new platform called KW Command, which is a portal that can store information for our agents in one central location. All of your contacts will live there, and it can even pull in contacts from Linkedin, Facebook, Twitter, Instagram, etc. It will also allow you to set reminders for things like the one year anniversary of when your client bought a home. You will be able to organize marketing campaigns, Facebook ads and more through this portal. The second is a unique consumer app, which works as a communication tool between client and agent. This app allows the client to search for and view properties, highlight and discuss specific properties with their agent from within the app, and offers a communication log of interactions between the client and agent so that everyone can easily keep track. Do you have any advice for new agents or people interested in starting a career in real estate?

You don’t know what you don’t know. Don’t be afraid to explore your options! I’ve seen a lot of people get into this industry and just join the first company they interview with, but it is important for agents to do their due diligence to find out the value proposition, the education offerings, and the culture of the company. You want to make sure it’s a fit that leaves you feeling supported in achieving your goals. When I first meet with people, I often ask, “Do you want to be a REALTOR® or a business owner?” The two can look very different. At Keller Williams, we want to help people move in the direction they want to grow and help them to build their life intentionally. If you are interested in being a business owner, we can be your support staff, helping you to run your company! If you are a REALTOR® just looking to close some transactions, we can help teach you how to grow in being a successful transactional agent. We want to provide you with the opportunities to ask questions and to see if Keller Williams can offer you opportunities to grow your life and your business.

As a child and through her teen years, she grew up nearby in Dayton Oregon. In 1997, she moved to Salem after getting married because her husband, Shawn Stanley grew up here. They have been married for nearly 23 years and have two beautiful daughters: Irelyn, who is 18 and a senior in high school, and Ashelyn, who is 13 and a 7th-grader in middle school. She also loves a challenge. She adds, “I like to think outside the box.” She is known as the one to go to when they need to figure out ways around those challenges to get a client approved or to get those “unique” properties closed. Some challenges she’s faced include large acreage, a small winery, hobby farms, a 16-horse stalled property with arena, and more. She’s figured out ways to save her clients from having to go to the higher rate lending loans.

“I also love working with first time home buyers. Amy believes Oregonians deserve better! Oregon’s leadership has failed us for too long. It’s time for new conservative leadership. A leader who will support local business and new development is long overdue. As a result of travelling the wide geographic area of Congressional District 5, a long list of priorities were addressed with the number one issue being the lack of affordable housing.

As a Keizer City Councilor, she worked hard on these issues and more. With extensive first hand experience in economic development and fighting for local business, she also worked closely with developers, city planning and staff to consistently work on economic issues and assist in finding solutions. The direct link from affordable housing to homelessness is not coincidental. Oregon has much to be proud of. Job growth and economic development is at an all time high. Oregon is ranked as the 5th best place to do business. The combination of increased median household income was an 8% increase in population with many people moving to Oregon for things like high paying tech jobs as well as multiple industries. A great indicator of success and growth for Oregon. Though we have strong economic growth, one in four say that they are struggling and barely getting by. This seems to be due to a lower high school education graduation rates and less vocational training. For these and a few more, affordable housings is their top concern and ultimately one of the main reasons for our homelessness issue. Housing affordability is a concern everywhere in Oregon. From our beautiful coastline to the heart of our cities. This issue has become one of Oregonians biggest concern.

Housing affordability is primarily due to the fact that we have not kept up on the housing demands. From 2010 to 2018 we have only built 8.5 houses for every 10 new families who are in need of a home. We have underbuilt and this has created a housing pressure causing increased rent costs. A restricted history of economic expansion in our region has produced the lowest housing over any 10 year period since World War II. Having the depletion of economic development and shortage of housing combined with government overreach and regulation this has given cities too much power resulting in an avg of 30% too few units in Oregon compared to the US average of growth of 46% of increased housing needs. Simply put we cannot meet the supply or demand. You will find that 25% of occupied homes in Oregon are cost burdened. It is imperative that we make it easier by creating federal incentives for builders and developers to support our growth and create affordable living. We must do this with a sense of urgency to find the solutions for affordable housing. The heart and Inspiration of an Overcomer JESSE, IT SEEMS LIKE YOU ARE ALWAYS OUT DOING SOMETHING... WHAT ALL DO YOU DO?

I only really do one thing. I’m in the business of relationships. This just means seeing people as people, and finding a way to bring them value. I’m not too worried about money because I know that if I focus on serving people, and bringing value into the world, then I’ll be successful. If you want the actual titles... I am Real Estate Broker with HomeSmart Realty Group, I serve as the Vice Chairman of the Salem-Keizer School Board, President of my local HOA, a YoungLife leader at McKay High School (Go Scotts!), a full time college student at Willamette University, on the Willamette University Debate Team, I volunteer a lot of my time to local events and fundraisers for good causes, volunteer time to work on issues I am passionate about such as our current homeless crisis, I am a member of the Confederated Tribes of Grand Ronde, and a full time brother/uncle/son for my family. THAT’S A LOT FOR ONE PERSON TO DO! WHAT DRIVES YOU TO GET UP EVERY DAY?

There are so many kids who are have experienced foster care, homelessness, and many types of abuse like I did... I can’t just stand by while there are so many kids crying out for help, so many who are silent because they are scared to cry out. I’m going to save them. I’m going to give these kids hope by showing them that the American Dream is possible, break down barriers to make it more achievable, show them how, and bring as many good hearted people with me as I can.

Being able to pick my own schedule means that I can go visit classrooms, volunteer, lead YoungLife at McKay, be very involved in raising up our community, and go hang with my little brothers whenever I can. It also helps that being a Real Estate Broker aligns very well with my future plans and goals. I get to serve people

by giving them a five star experience, help them sell their home, and get them into their dream home. In-between I get to help turn our city around and save the world. I couldn’t ask for a better business to be in! WHEN DID YOU DECIDE THAT THIS IS WHAT YOU WANTED TO DO?

would disappear and I was in Salem at the Riverfront Park at a community event. The event was alive and full of energy! Families were together, kids playing in the sun, the city was clean, and there wasn’t a homeless person in sight. I couldn’t talk to the people, but I knew that the kids were happy and their parents loved them. I could no longer feel the icy sting, but instead felt feel the warm sun on me, and the feeling of peace was in the air. I did it.

I promised myself that I would achieve this dream, and bring along as many people as I can with me. I decided right then that I would work hard to help kids, the mentally ill, and the poor. I was determined to get off the streets, and quickly upgraded my home from an elevator to a locker room bench of a 24 hour fitness. $30 a month for rent isn’t a bad deal! It’s weird to think of this time of my life as I now own my own home with my own bed, I own rental property, I am helping our city get other people off the streets, and my job is literally to help other people find their dream home. I am truly blessed and thankful every day for what I have.

It was about 6 years ago during the really bad Ice storm. I was homeless in downtown Portland, and sleeping in this parking garage elevator to avoid the cold. Since it was mostly closed off, my hope was that my body heat and breath would warm up the elevator by a degree or two so I could survive the night. I remember how my nose and hands hurt from how cold it was, and my stomach snarling at me. I didn’t sleep for days to weeks at a time because I didn’t feel safe, so each night I would sit there and imagine what my life would be like in the future. Even though I was in an elevator, I could see my future like it was right in front of me. I would look at my dirty clothes, but I instead would see a freshly ironed navy blue suit and tan wingtip shoes. The cold, dark elevator walls

I HEAR YOU HAD AN INTERESTING CHILDHOOD. WHAT WAS LIFE LIKE GROWING UP?

I don’t like talking about my childhood much. It’s painful, complicated, and not a happy story. Here’s what I will say... As a kid I was always hungry. I used to steal frozen bread from the freezer, and leftovers in the trash just to have enough to eat. I remember my sister and I sharing a frozen loaf of bread, chewing on the ice crystals, and being so thankful for this feast like it was thanksgiving dinner. Memories like those make me thankful for every meal that I have. The feeling of weakness and hopelessness from when I was being physically and mentally abused makes me stronger and more able to fight for kids who are going through that same trauma.

The feeling of being ignored and seen as less than human when I was homeless, gives me the ability to connect with our homeless on a deeper level than most people could. I wouldn’t change any of it. It hurts, but it’s given me the strength to make a real difference. I can’t waste my time worrying about the past, there are too many lives at stake. Instead I focus on the future and how I can prevent those things from happening to other kids, and how I can give those kids the same opportunities I have had to turn their lives around. WHAT ARE YOUR PLANS FOR THE FUTURE? WHERE WILL WE SEE YOU IN 5-10 YEARS?

If I told you everything, it would take away the excitement! What I will say is that I plan to grow my real estate business and have a few other business ventures that I will use to turn our city around, and change the future for at risk youth. I’m very excited, and also just getting started! Like I said, my real estate business is a vehicle I am using to make a difference in the community. Every time you choose me to represent you as your Real Estate Broker, it keeps my lights on and gets me one step closer towards making my vision of making our city a vibrant, healthy, and safe place to live.

How to keep it simple using the REALTOR® trademark

If you’ve been a REALTOR® for a long time, you may understand the proper use of the REALTOR® trademark and it may be second nature. However, I’ve been told by some of our local REALTORS® our rules for use are a bit complicated. In these situations, a lot of members just don’t use the REALTOR® mark at all instead of trying to figure out how to use it properly. So, let me boil the rules down into some “Keep It Simple Stupid” (KISS) guidelines. Not that you’re stupid; it’s just a phrase, I promise. First, the form rule. The first use of REALTOR® must always be in all capital letters followed by the ® symbol. CREA has some exceptions to this rule when REALTOR® is being used in longer publications, like newsletters, but those get complicated. If you want to KISS, which I know you do, then always use it in this form: REALTOR®. Don’t add to it, don’t modify it, don’t do anything other than this. Next, the context rule. This rule states the REALTOR® marks must only be used to identify the real estate brokerage services and related professional services provided by members of CREA. That’s the complicated version. Here is the KISS version: REALTOR® means member of CREA—it’s not a job title.

“Also very common is the question of whether or not to capitalize. The preferred format for written use of the MARKS is use of all capital letters with the federal trademark registration symbol (REALTOR® and REALTORS®). When that is not feasible, an initial capital letter (Realtor®) is okay.” Now, I know these rules seem simple in principle, but using them in real-life scenarios can get confusing. So here are some real-world type examples of the KISS trademark rules. BUSINESS CARDS AND WEBSITES:

• Don’t use REALTOR® as your job title. • Do use REALTOR® with your job title, i.e., John Doe, Broker, REALTOR®. BIOS:

• Don’t say, “I started working as a REALTOR® 15 years ago.” • Do say, “I became a real estate professional and a • REALTOR® 15 years ago.” OTHER DON’TS:

• Don’t say, “I’m REALTORific”; • Don’t say, “Keep it REAL-TOR”; and • Don’t say, “Use my services, not those of a REALTOR-saurus or a non-REALTOR®.”

Kelly Barker from Oregon Association of REALTORS® says, “The most common trademark violation I see is the use of descriptive words, like ‘Your Local Realtor®’ or ‘Oregon Realtor®.’ When using Realtor® in advertising, an email address, website domain, or a company or team name, it’s a good idea to refer to the trademark rules or contact your local association for guidance BEFORE you go to print or make anything permanent. Changes can be costly and time-consuming but will be necessary if you’ve used the terms improperly.
