Karen grew up in Salem, the youngest of eight children. She remembers her childhood days at skateland, and riding horses and dirt bikes on Kuebler Blvd before it was the Blvd it is today. She loves that Salem has gone from old-fangled to hip and progressive with it’s blossoming downtown and ever progressing waterfront, full of flavor and things to do. Not only is Karen a top real estate broker and coach to many of the state & nations top competing track stars, she’s also a mother and grandmother. Her Daughter and two young grandchildren are the light of her life and she absolutely adores them. What one word describes you? Tenacious - There is a deep, meaningful purpose behind the one word that Karen describes herself as, “Tenacious.” For everything good or bad she has been through, she has truly been tenacious. Failing to be crushed by the adverse situations, tragic events, and daunting challenges thrown her way, Karen kept getting up, like the high-energy, high-achiever she has become. Karen describes herself as type A, knows what she wants, “if there’s a will there’s a way,” quirky, fun person. Karen’s a ball of energy with heels on fire…… Karen says, “At RE/MAX Integrity, they look at me and think there’s a crazy lady in the office. But I’m also a total goofball—I love my clients and the people I work with. I like to have fun with this business.”

Why Real Estate? She feels becoming a REALTOR® was a very natural progression for her. Prior to getting into real estate she ran a large local family owned and operated manufactured home business for 20+ years. During that time she had the opportunity to see and be a part of every aspect of the home buying process. She feels becoming a REALTOR® was a very natural progression for her. Although she doesn’t have to design walls, create plot plans, or coordinate contractors anymore, she has her hands busy doing other things and giving her buyers and sellers the focus they deserve. coaching, Karen is passionate about the Pacific NW. From trips to central Oregon, the coast, the Gorge, and Portland. Oregon has so much to offer from nature to nightlife, and she loves it all. Karen is all about getting outside, exploring and simply enjoying life. Passions Karen is a huge advocate for suicide prevention and mental health awareness. This topic hit home in 2014 when her brother took his own life. “It was a shock to everyone. He was the most loving, kind, happy & successful person I knew. He was a pillar of strength for our whole family. How could this happen & how could I not have seen it. He was my best friend & mentor in life & business. At that moment I promised myself I would not let my brother die in vain. I promised to fight everyday to be strong for myself & those around me. I will always make time to be there & listen to someone in need. Everyday is a gift & an opportunity to be kind, loving & supportive of those around me and remind them that I am here if they need a friend

or shoulder to cry on. I try to remember that I don’t know what’s going on in someone’s life so it’s best to be kind and not be so quick to judge. The fact is, speaking about suicide is such a stigma. Many have dealt with depression at some point in their lives, but there are many people who deal with it on a daily basis and are very good at covering it up.” From the awful to the amazing, Karen has endured and come back stronger each time. “Despite the loss of my brother, juggling and caring for my mother who has been battling cancer, chemo & radiation treatment along with the onset of dementia, I’m fortunate to have a career that allows me the opportunity to take the time that is needed to care for her. The flexibility of this career also allowed me to be a part of the birth of two amazing grandchildren & so much more”. Looking back on her brother’s death, Karen believes that the terrible experience opened her eyes, in a way. “The devastation of that put me in a place where I can empathize and connect with people in a way that I was never able to before.” Activities Coaching track & field is a passion for Karen and is one of the many ways she gets to give back to the community! She’s been coaching our local youth all over the state of Oregon for approximately 22 years! Over the years, Karen has been a high school coach, founded & managed a track club for youth

masters that wanted to compete nationally. She loves it and says, “for me, it’s an opportunity to step away from my business and focus 100% on my athletes.” One of the things she can’t get enough of is seeing her athletes succeed! “I love being a coach because I have the opportunity to encourage young people to stretch & reach for their goals & dreams. As coaches we have a huge impact on our athletes and what we say matters. Knowing that I had a positive impact on the development of someone is why I coach.” “I am a coach because of the athletes and the passion I have for the sport itself. There is no other feeling quite like helping young athletes further develop their natural talent, persistence, determination, discipline, dedication, resiliency, work ethic, heart, leadership skills, connection with, and respect for others, not only in competition, but in life! As a coach I am preparing young athletes for their future not just the next competition.” Karen currently coaches at two local schools, Regis High and Crosshill Christian. In the spirit of keeping up with the age of technology she’s also completed online coaching for those who need it! She has a big heart and, although she’s got a full plate running her business, she says she has a hard time saying no to the amazing athletes who reach out to ask for her help & coaching. Knowing that she has made an impact in the lives of her students, it has made her efforts more than worth the investment of time, and dedication.

In 2018 Karen was the top Donating agent for our local RE/MAX Integrity office. She also financially contributes to the Liberty House throughout the year. Having the ability to give back is a blessing. “I love being a part of something much bigger than myself. I am fortunate that I have the resources to be able to give back make a difference.”

Building strong bonds with highly skilled lenders is of the utmost importance. She only chooses to do business with those lenders that are willing to go the extra mile and who have the same commitment to customer service and satisfaction as she does. Favorite part of being a REALTOR® Her favorite part of the industry has changed over the years. First, it was about personal accomplishments. Which then morphed, into becoming a servant to others. Currently, it’s the privilege of giving others the opportunity to be a part of her vision and future legacy. Her business philosophy is simple; have fun, be honest, love people, listen to my clients and help them achieve their dreams. “I’m good at what I do because I am passionate about real estate, I absolutely love what I do. I don’t consider it a job, to me it’s a lifestyle and an extension of who I am.” Tenacious may be Karen’s 1# description, but gratefulness is the second most significant trait Karen displays in her life. “I’ve been dealt a lot of blows,” she explained. “But I’ve had a lot of wonderful things happen to me in my life. Too many to even cover. I am truly blessed!”

Marie started working for Pillar to Post when she was pregnant with her son. She worked with Scott Saari, who was the owner of the Oregon location. Marie says, “I’ve known Scott’s family since I was 13. We worked well together.” In 2018 he wanted to move to Montana and decided to sell the business.

Derek grew up in the Washington and Oregon areas. He met his wife Alexis after they got out of high school and they have three children, Ellie (7), Reese (5), Grayson (4). He was a contractor for four years until he discovered he had tendinitis which as you can imagine made that line of work difficult. Since he knew a lot about houses, it made sense for him to get into the home inspection business. Marie was born in Southern California, but grew up in Montana where she still lives with her husband, Mark and their two kids, Russell (11), and Gwen (8). Their kids participate in competitive gymnastics so they keep them busy.

At the time, Derek had been an inspector for the company for a year and a half. Marie says, “One day, I was on the phone with Derek and we were talking about the sale. I was hoping they can find a good buyer to take over the company. Turns out Derek was thinking about purchasing it but didn’t want to do it alone so he was looking for a partner.” She didn’t think too much about it at the time until she was talking to her husband, who thought it would be a great idea to partner with Derek. The conversation sparked her interest and even though she hadn’t yet met Derek in person, Scott only had great things to say about him and thought they would make a great team. “I called Derek to see if he’d be interested and he didn’t hesitate at the idea.” They received amazing support from their families and clients and took over the franchise on August 1, 2018. “We have been truly blessed, and we are both very proud of what we’ve accomplished,” Marie says. “Scott set a great foundation, and we wanted to continue that amazing customer service.” During the transition, they were able to keep all of their existing clients along with gaining new clients. She credits Derek for his incredible work ethic. Their passion about the company is very inspiring. They truly love what they do. Marie says, “We make such a great team. Our families work well together. I’m in the office while he’s out in the field.” She handles all the administration, customer service, scheduling, marketing, ect., while Derek is out doing the inspections. Even their spouses get involved with the business. She is so thankful for her husband who stepped up to the plate and took care of things around the home while they were transitioning and he has continued to help. “He’s even answered the phone for me so I could get

away on a girls trip, or when we’re away for conference.” She added, “Derek’s wife is the rock behind our business. She’s smart and knows how to get things done. Marie says, “You’d be surprised how often we find something in a new home that hasn’t been done or needs corrected.” On one new home inspection, they discovered there was no installation in the attic. It wasn’t on purpose, just one of those things they thought was done, but it wasn’t. They’ve also found bathroom vents that didn’t go out through the roof. It’s always important to get inspections before you buy. Whether you’re buying or selling, an inspection is a critical step. In the current market buyers are more limited in entry level home prices, but this is not the case in all price ranges, nor will the current market remain where it is. Many economists predict a recession within the next few years and Zach agrees, referencing the inverted yield curve, which has always been an indicator of an approaching recession. The inverted yield curve happens when younger treasury bonds yield more interest than older ones, which is currently the trend economists are seeing. Despite an oncoming recession, Zach believes there will not be another housing crisis and seeing changes between a seller’s market and buyer’s market is normal. Real Estate has proven over time to be the best and most stable investment a person can make. Zach states that as Realtors®, “it is our ethical responsibility to facilitate and be consultants and educators for our clients so that they can make the best decisions for themselves.” The association would benefit as a whole with a standard OREF escalation clause form to give direction, regulations and contingency timelines. At this time, Realtors® are burdened with creating their own escalation clause forms and to keep their integrity and ethics in check. The Real Estate market is ever shifting, communication and education will always be the most important element on either side of a transaction.

• Managing Realtors® and owners should try and set a standard of practice for these cases. For example, Realtors® at John L. Scott – Salem West will not accept escalation clauses on a listing unless their sellers insist. If the seller does insist, the Realtor® takes on the responsibility of educating the seller. • While buyer’s letters can be beneficial, some objections may arise because a seller could discriminate against a protected group under the Fair Housing Act. Be sure to educate sellers about buyer’s letters and discrimination. • Keep open lines of communication between selling and listing agents. As Realtors®, this is one aspect we can control. Transparency will make the transaction move with much more ease. • Encourage your clients to use local industry professionals. Having a local Realtor® or loan officer can improve communication and reliability. When we know and trust who we are working with, the transaction is naturally smoother. There is such a thing as “the speed of trust”.

• Do a comparative market analysis to ensure your buyer’s offer will appraise. Just because a buyer is willing to pay doesn’t mean they’re guaranteed financing for their offer. • Make sure you know your office’s policy for multiple offer situations. • Communicate with the sellers about disclosing multiple offers if they arise. Is it “fair and honest” if all potential buyers are not aware of other offers being submitted? Ultimately, it is the seller’s choice to disclose this. If the seller chooses not to disclose, it could put the listing agent in an awkward situation. • Educate potential buyers about escalation clauses and what they entail. Furthermore, discuss whether or not they would be willing to share their own offer if they expect to be privy to other’s. Here are a few things to keep in mind when dealing with multiple offers and escalation clauses: Zach Fischer, Principal Broker with John L. Scott Salem West states that communication between realtors® and their clients is key to having a success-

ful and ethical transaction. It is up to the Realtors® to keep their clients educated and informed during all aspects of the transaction. In a multiple offer situation, many times potential buyers will use an escalation clause in order to strengthen their offer. The greatest problem with escalation clauses is that the State of Oregon does not provide a standard form in their OREF library to regulate these scenarios, therefore; there isn’t a standard to follow. This can pose the question on whether fair and honest dealings are being practiced. In today’s real estate market, it’s not unusual to come across a multiple offer situation on a listed property. Entry-level homes are especially likely to receive more than one offer, which can increase the sales price past what a first time home buyer can afford. This can be discouraging as these buyers may be pushed to their maximum financing limits and have to forfeit repairs or contingencies in order to have a stronger offer. On the other side, agents are able to capitalize on getting top dollar and negotiate fewer contingencies and possibly be able to sell a property in “as is” condition. Additionally, sellers can have more options in determining the type of financing being used. Multiple offers create a competitive marketplace and whether on the seller or buyer side, Realtor® ethics can be challenged.

Keizer native, Hannah Fouts with Keller Williams Capital City, has a passion for helping children in her community and she continues to pursue more ways to do just that. Her career as a real estate agent has given her the opportunity to help families get into homes, especially first-time home buyers, which she finds to be one of the most rewarding aspects. Though first-time home buyers can often take more time and work, she says that she enjoys being able to guide people through the process and educate them to be able to make the best decision for themselves.

Hannah has been a REALTOR® for a little over four years and has built a successful career for herself. In 2015 she won the Rookie of the Year award from HomeSmart Realty Group and each year she continues to grow. In 2018 she closed 38 transactions on her own, totaling 10.3 million dollars in sales. She states she loves being a realtor for many reasons but especially the flexibility it affords her to provide for her two daughters while being present and active in their lives. Her girls are absolutely her biggest motivation but she also loves having the ability to volunteer and invest in the community.

Hannah revealed that her big life goal is to someday open and run an orphanage. When she was a young teen she went on a mission trip that sparked her love for helping kids. “It only takes one person to love a kid,” Hannah stated with a smile, “and that could change the kid’s life.” Her desire to help children is more than just words, she actively works in the community to show support for local families and children. Over the years Hannah has been involved in many organizations such as event planning and fundraising for

the Hope Pregnancy Clinic, mentoring 5th graders at Kennedy Elementary and volunteering in her own children’s classrooms. One of the biggest organizations and events that she has been a part of was Family Building Block’s recent Uncorked Revelry event. This event took place on Friday May 17th and was organized by Family Building Block’s Young Leaders Council (YLC). Hannah has been a part of YLC for the past nine months and from the very beginning has been heavily involved in the creation and success of this innovative event. Family Building Blocks has put on their annual Uncorked event for the past 13 years. This event includes high dollar auction items where attendees easily spend thousands of dollars. The YLC was tasked with creating a similar event that appealed to a younger crowd that was still eager to participate but may have more limited funds. Uncorked Revelry took place the evening before the regular Uncorked event. It was marketed through word of mouth and social media and included auction items such as spa packages, wine packages, Trailblazer and Timbers tickets as well as trips to Sunriver and Italy. There was dancing, a photo booth and drinks that were donated by local wineries and breweries. The event was a huge success and they were able to raise over $450,000 over the whole weekend to benefit Family Building Blocks. Hannah loves working with Family Building Blocks because she believes so strongly in their method of stopping the abuse cycle in families. Her own past experiences have given her an appreciation for her life that could have taken a much different direction if not for her faith and the support from others. She aims to give that support back to local children by working to prevent trauma in their lives. She is currently working with YLC on the Gala of Trees event that takes place in December while also brainstorming future events that will be similar to and hopefully just as successful as Uncorked Revelry.
