“We have a philosophy that we were not put on this earth to serve everybody,” Aldrich said. “We’re not trying to be Number 1. We’re just trying to be really good at what we do and treat our clients with respect. We want to serve them in a manner that they not merely get their housing needs met, but that they also have a sense of accomplishment and pride. We want them to feel empowered to get involved in this wonderful community and love where they live. Colleen Benson “Create a team that is not focused on the number of agents, but rather the quality of the relationships, support, and overall experience for each agent. As I’ve said before, being a real estate agent can be a tough business. It’s important to work with people you like, respect, and who believe in you. I want to continue to build and work at something that we can all be proud of,” Colleen says.

“If they want to last and make a good living at it, they have to show up and work every day, because the busier you are the busier you get,” he said. “The other thing is marketing. You have to spend money to make money. If you aren’t putting your name out there, and if you’re not spending a little bit of money targeted in the right places, it’s going to be very hard for you to build a business. The key, though, is to be humble and be willing to ask for help, good, experienced brokers will help.”

“Efficiency is key for me. When I’m working, I’m working,” Harvey said. “Most of it comes down to being disciplined when it’s time to work. If you can be disciplined and get the things done you need to, it can allow you to have more flexibility. But there are still weeks when I put in 70 hours. I love it, though! Real estate has allowed me to have the type of life I enjoy, while also allowing me to give back.”
“My motivation is to help people reach their goals,” he said. “I like working with people. My job in real estate gives me a diverse look at life. Everyone’s needs are different and it’s in these differences that I find personal satisfaction and happiness. My work is ever-changing. It’s never boring.”

A1 SUP ER IOR SCHOOLS , INC. Stacey Harrison, owner and CEO of A1 Superior Schools, Inc, is definitely a very intelligent lady. They are a locally owned, Salem-based professional career school that offers a broad selection of courses where professional licenses are required. They offer pre-license courses for brokers, principal brokers, insurance agents, landscape contractors, and property managers. (Some of you may not know that when it comes to property management, most states don’t require a license; however, Oregon is big on protecting their consumers. Typically, brokers can conduct property management activities under the supervision of a principal broker. However, there are some people who don’t want to conduct brokerage transactions so they’ve created two different courses and licenses. This way, those just wanting to be in property management only have to go through 60 hours vs. the 150.) They also offer continuing education for real estate professionals. Stacey grew up in Kellogg, Idaho, a small town in the northern part of the state. She went to the University of Idaho where she got her bachelor’s
in education. She got her teaching license through Idaho for kindergarten–8th grade. Even though she hasn’t taught those grades, she still keeps her license active. She met her husband, Mark Harrison, in high school. He also attended the University of Idaho where he got a degree in accounting. They have two grown adult children, Bailey and Katy. After college, they wanted to move to Portland Oregon but ended up in Albany. Mark found a job right away, while Stacey was having a tough time finding a job because, at the time, school districts throughout Oregon were laying off teachers. That’s when she ended up working for a credit union. Shortly after starting, she was promoted to Real Estate Loan Coordinator. This is where she learned everything about the real estate world. She held that position for a year and was promoted to a Real Estate Loan
Officer originating first and second mortgages. She was with the credit union from 1994–1997. In 1997, she was recruited by a title and escrow company as an escrow officer. For 11 years, she held this position for three companies until 2008. During that time, she closed approximately 3,700 real property transactions ranging from $10,000 to multi-million dollar commercial transactions. In 2008, she started working for the State of Oregon Real Estate Agency as their Land Development Coordinator. They are a government agency that licenses real estate licensees and escrow agents. After five months, she was promoted to Education Divisions Manager. She was in charge of all education for 24,000 licensees through Oregon. In 2009, a new bill passed the legislature changing the continuing education requirements so her first job duty was to implement and write

on staff. This posed a challenge because, in order to be a principal broker, you have to have your broker license for a minimum of three years. Thankfully Stacey was able to apply for a petition process through the Oregon Real Estate Board to waive the three-year experience requirement. Thanks to her 20-plus years of experience, she was able to get approved. She holds her license with HomeSmart Realty Group in Salem Oregon under her legal name, Stacey Krys-Harrison. She also has to abide by all the rules like everyone else and take continuing education courses. A new law was passed in July 2019 and she wants to make sure all principal brokers are aware of it. It requires all principal brokers who are renewing their license for the first time to complete a 27 hour principal broker advanced practice course. She had to write and create the course, then get it approved by the state. She then had to take the exam herself. So after spending probably 100 hours creating the course, she still had to take the 27 hours to renew her license.
the administrative rules that give step by step explanations on the new law. She also had to revise the real estate license exam requirements and test administration contracts. She was able to work with test vendors nationwide to help create questions and exam outlines. In Oregon, the Real Estate Agency contracts with the test vendor, PSI. Their competitor, Pearson Vue, asked her to be a part of their national exam review committee where she helped them with their national real estate exam and questions.
So, in October 2015, she decided to take her career in a different direction. She and her husband partnered with A1 Superior Schools, Inc. The original owners retired in January 2017, but they are still part owners in the business. In Oregon, owners of pre-licensing schools have to be approved by the Higher Education Coordination Commission (HECC) and abide by the HECC and OREA rules. She was required to go through the school, take her PSI exam and obtain a broker license.
She worked closely with the different pre-license schools and one of the owners was preparing for retirement.
In 2017, their principal broker decided to retire and, by law, they are required to have a principal broker
Her favorite part of the business is working with the different community colleges throughout Oregon. Superior Training Systems, Inc., which she also owns, is the company all the educational courses are developed under. Superior Training Systems, Inc., partners with 15 of the 17 community colleges in Oregon to offer the pre-license Broker and pre-license Property Manager courses. She is working with a 16th college to bring them on board to offer the Broker course spring term of 2020. She loves working with the students, instructors and college directors and she’s taught several of the classes herself. Several of the colleges hold the course four times a year. They call it the accelerated hybrid course format because it is a fast-paced course that allows students to complete their education requirements within 10 weeks. They can then get their license and start working in as little as 12 weeks. This does require accountability because students attend live classes three hours per week, plus 10-15 hours a week studying a specific online course. The online portion of the course is timed so staff can ensure each student meets the 150-hour education requirement. This program is great for someone looking for a quick career change.
