The universe has been enticing Chun Truong to go into the real estate professional for much of his life. It just took a while for him to take the leap. As a high schooler at McKay High School in Salem, Chun had a friend early in high school who lived a comfortable lifestyle. “We rode in the school bus together and he always had nice stuff,” Chun said. “His mom had a nice car; they had a nice house out in the country. His mom sold real estate and his dad was a builder. From there, it kind of stuck in my mind as something I wanted to try to do in life.”

Over time, Chun lost track of that friend, graduated from high school and began trying to carve his place into the world. After high school, he expressed an interest in real estate but was pushed toward a traditional college education. He worked a couple manufacturing jobs and was taking business management courses at Chemeketa Community College, but was unclear on where he wanted to go in life. When he was about 19, Chun had finished a day of classes and had just finished his shift closing his mom’s café for her for the day. He was getting ready to go work a 12-hour graveyard shift at a local manufacturing company. That’s when he saw a friend he knew, a few years prior, driving a BMW. That got Chun’s attention. “I asked him what he was doing and he said he sells real estate,” Chun recalled. “I was like, ‘Well is it easy to get into?’ We then pulled into a parking lot and he told me where to go and what to do.”

In 2000, he signed up for real estate classes to get his license. He also began studying construction technology courses at Chemeketa. There, he learned the construction process from the ground up through direct experience building a home for Habitat for Humanity. After completing the course work in those programs, Chun earned his credentials and went straight to work with Coldwell Banker Mountain West Real Estate, Inc., and he’s been there ever since. It’s been 19 years now, and Chun still loves the work. He works primarily as a broker but also flips houses – which is an area where his construction education comes in handy – in addition to owning several rentals. “My life is real estate,” Chun said. “I started 19 years ago and this is how I built everything I have. Chun built everything he has with nothing but hard work. The child of immigrant parents, Chun came to the United States when he was 6 months old. His dad owned a landscaping and janitorial business, working long hours every day, and his mom owned a café in addition to working nights at a job so she could provide health insurance for the family. www.realproducersmag.com • 9


and I assist in obtaining their goals. Chun works with several investors with their income producing properties as well. Chun is loyal to his business associates with Coldwell Banker Mountain West Real Estate, Inc., particularly owner Peter Rogers. “I don’t know how the other companies are, but Peter has your back,” and he is all about service to our clients. That is why we have the “Lifetime Home Care Service.” This service offers licensed handymen for minor home repairs such as patching doorknob wall holes, fixing dripping faucets, and installing smoke detectors. They will also repair or replace furnaces, heat pumps and central air conditioners, in some cases there’s a charge for parts and permits. In others, there’s no cost to the customer. Chun enjoys that it helps him develop longer-lasting relationships and it continues to be helpful to his customers for as long as they own their home. As a lifelong Salem resident, Chun knows a lot of his customers when they walk in the door the first time. His connections in the Salem area also are helpful. A transaction for Chun is more than business. It’s always helping a friend, whether someone he’s known since childhood in the community or a new acquaintance who needs a hand.

The spirit of entrepreneurship, dogged determination, and extremely hard work rubbed off on Chun, or perhaps it’s genetic. The desire to build a comfortable life has driven Chun over the years. He recalls a childhood of working landscaping jobs with his father out in Oregon’s wet, windy winters and thinking there has to be something better. With real estate, Chun has become a top producer – he is a perennial Top

5 performer with Coldwell Banker Mountain West Real Estate, Inc. and for the past couple years was the second-ranked broker. Last year, he did over $22 million in business and about 80 transactions. But this comes so much easier to Chun than physical labor out in the elements. “I don’t even consider it a job,” he said. “It’s rewarding. There’s a lot of people who need help through the process of buying or selling a home

Chun is committed to his friends and the community, and he’s grateful to raise his children here. Married to Mary Truong for 12 years, Chun is father to 11-year-old Lela, 9-year-old Grace and 7-year-old Logan. Between kids’ basketball games, swimming, orchestra, and choir activities, being a dad occupies most of Chun’s time outside of work. But the only thing that seems to come close to Chun’s love of his family is the profession in which he has worked so hard to become successful. “I love real estate,” he said. “It’s one of the best things I have done in my life.”

Kassandra Bruhn with Realty ONE Group Willamette Valley has found her creative niche since taking over her new role at one of Salem’s newer real estate offices. She is the owner of Kass Media & Real Estate Services and is currently a licensed real estate agent in both Oregon and Arizona. She has many roles in her Realty ONE office, including but not limited to: transaction coordinator, marketing, social media, graphic design and so much more. She has done marketing for both residential and commercial real estate and has developed such a passion for the industry that she says she would never want to work in any other role. “I absolutely

love creating marketing materials to help sell real estate” she exclaims, “I love helping brokers look better when they present themselves in the marketplace and to their peers.” Despite her career keeping her extremely busy, Kassandra is always looking for ways to be involved in the community. While living in Arizona for 10 years and working in commercial real estate marketing, Kassandra became heavily involved in any volunteerism and charitable work she could find. She invested thousands of hours to help raise money and launch events for multiple different organizations. “I felt so proud to be a part of so many things, and cannot wait to participate on that level here in the community,” she stated about her involvement in Arizona. Since moving back to Oregon in 2016, Kassandra has been searching

for more ways to give back to others in the community. Habitat for Humanity was one organization that caught her attention. Last year she organized over 20 women from her former real estate office to participate during Habitat for Humanity’s Women’s Build Week. They spent several hours building and she says she learned so much and loved being able to directly help families in the community. She had such an incredible experience and is looking forward to gathering women together to participate again this year. She loves and specializes in planning events in increasing marketing for fundraising and has

THE BRIDGE …NOW WHAT?

Where Do We Go From Here? To put it simply, it’s time for Salem residents to wake up, pay attention, and get involved. It’s not enough to simply vote. As May 2020 sneaks up on us, I urge you to get involved in the following ways: 1. Get Informed: Find out what Ward you live in (you can do so here: https://www.cityofsalem.net/Pages/ward-map. aspx) and inform yourself on who is running in your Ward and what their position is on important issues, such as a new bridge across the Willamette River. 2. Ask the Tough Questions: When a candidate comes to your door, don’t be afraid to ask the tough questions. We need Salem residents to ask hard questions so that our elected City Councilors are prepared to serve, not for themselves, but on behalf of their constituents. Any candidate can say they are in “favor of a bridge.” But what does that mean? Are they actually in favor of the Salem River Crossing or just a “pie in

the sky” generalized notion of a bridge that has no substance or merit to it and no plan to actually make it happen? 3. Donate Your Time: If you find a candidate you like, I urge you to get involved in their campaign. Take one Saturday morning during campaign season and walk around your neighborhood talking to folks about your candidate and why you support them. If you can’t walk, offer to make phone calls on their behalf or put up lawn signs for them. 4. Donate Your Money: If you are unable to donate your time, $20, $50, $100 or more can greatly help a candidate spread the word about their positions on policies and issues that matter to Salem residents. Apathy is our greatest challenge. We cannot afford to wait for others around us to get involved, we ourselves must act and support candidates who are business-friendly, development-friendly, and, of course, pro-bridge. I hope you can join me in not dwelling on the past but looking ahead to a brighter future for Salem and for a new bridge.

special interest On February 11, in front of a packed room of residents from Salem and surrounding communities, urging the Council to move forward on building a bridge, the Salem City Council, in a 6-3 vote, made the unfortunate decision to kill the Salem River Crossing (i.e. Third Bridge over the Willamette River) project once and for all. How did this happen? Where do we go from here? 18 • May 2019

Background: The Salem River Crossing, a project spanning about 13 years, had been sitting idle for some time. Until, November 2018, Councilor Jim Lewis made a motion asking that the Salem City Council take required actions to respond to the remand decision by the Land Use Board of Appeals (LUBA), and support the completion of the final Environmental Impact Statement for the Salem River Crossing project. Approval of the motion was not to build the bridge but to complete the steps required to be able to keep the possibility of a bridge moving forward. Instead, that motion was delayed and a majority of Council voted in favor of a substitute motion made by Councilor Tom Andersen. His motion was to not approve Lewis’ motion and instead hold a work session on January 30, to gather more information about the Salem River Crossing. On February 11, Councilor Jim Lewis again introduced the motion

asking the Salem City Council to respond to the LUBA remand and the motion failed in a 6-3 vote. How did this happen in a city where 77% of residents (according to a statistically valid poll conducted by The Nelson Report in late 2017) support the idea of building a new bridge? At a City Council meeting on February 11, 69 people testified in favor of a bridge and only 9 testified against it (unofficially, this is according to my count at the meeting). The sad truth is that the third bridge died in May 2016, when Salem residents voted in three “anti-bridge” members of Salem City Council. It received a couple of other “nails in its coffin” when, in May of this year, two anti-bridge councilors www.realproducersmag.com • 19

buyer demographic. “All too often we see staging that doesn’t highlight a home well – a lonely couple of small chairs in a huge living room or a small dinette table in a beautiful formal living room. This styling is distracting and not effective,” shares Margaret. By investing continuously in keeping the inventory stylish and current and continually training, they can ensure Creative Concepts designs are fresh and create the looks buyers love.

As real estate investors who loved to “buy the worst house on the block” and transform it into a beautiful home, it was frustrating to see a listing not sell quickly because an awkward floor plan or not get many showings because vacant photos didn’t capture the “feel” of the home. This led Joe and Margaret Oscilia to explore staging...and they found the results astonishing. People looked past a home’s flaws, saw the potential of a space, and their listings got offers.

Being general contractors, they are passionate about craftsmanship and finishes, but in real estate marketing, over 95% of home buyers shop online. How do you communicate the value of a home in photos? They came to realize that vacant or poorly photographed houses got less attention than their competitors and they found this personally to be the case when home selling in Salem. Incorporating staging into their marketing helped create successful sales campaigns and insured eye-catching photos. Real estate agents also noticed these properties and wanted staging help for their listings.

National Association of Realtors found that 97% of buyer’s agents said staging affects the buyer’s view of the home and 85% of staged homes sold for over 6% of the unstaged competition. “For a conservative example...what if the home sells for only 1% more and also sells faster? That 1% is more than staging costs and who doesn’t love a quicker sale?”

Fast forward 13 years and Creative Concepts has grown to be one of the largest staging companies in Oregon. They also offer consulting, interior design, and contracting services and serve most cities from Philomath to Portland. Their staging work has been featured on HGTV and design sets for NBC.

As Margaret confesses, “While it wasn’t our plan to have a large staging company, the demand for our services has been overwhelming.” They have formed long-standing relationships with hundreds of real estate agents and appreciate being a key element of their marketing process. As they grew, one of their five daughters, Rachel Latham and her husband Daniel joined the company. Rachel and Daniel are passionate about the company and are key players in providing quality services. Rachel’s focus is on interior design and managing staging jobs and staff. Daniel keeps the warehouse, deliveries, and logistics running smoothly. The Creative Concepts team also includes other well-trained

Real estate agents know a property that feels like “home” sells. Calls asking if their furniture is for sale are common when the new buyer has fallen in love with the staging and wants to purchase it

along with the house. While staging hundreds of homes each year, they personally can still be amazed at the transformation they create. Rooms feel larger, spaces make sense and it is easier to envision living in the staged rooms. With a corporate accounting background, Margaret can relate to skeptics who think staging shouldn’t be necessary. “My logical nature feels that staging shouldn’t be necessary, but our experiences and statistics prove otherwise. I love statistics, especially from independent studies,” she shares. Statistics from the

Creative Concepts offers several lines of service from consultations, contracting and vacant or occupied staging. Staging consultations for occupied homes are a popular service that many agents encourage or provide as part of their services. Sellers appreciate the education these consultations provide and agents appreciate that it saves them so much time and lets them focus on other elements of the listing process. “Often the agent may have already made some suggestions, but sellers frequently don’t take them as seriously as when presented by a staging professional. We always try to not only point out challenges but come up with a good solution.” A consultant will walk through the home with fresh eyes of a home buyer and discuss how to best present the home for sale along with recommendations of affordable solutions – these can include perfect paint colors, lighting suggestions or decluttering recommendations. Sellers love getting customized and prioritized recommendations and feel less overwhelmed after these appointments. Creative Concepts has developed a huge network of trade professionals that can help. From removing wallpaper, making that gold tub white or how to remove

that lingering pet smell – “I think we’ve encountered just about every challenge possible and love finding affordable solutions so sellers can get their home sold for the best possible price.” Keeping several painting and contracting teams busy full-time with their referrals and projects ensures their clients receive great service from trade professionals. Some homes need more help. As licensed contractors, they offer full remodeling services and managed over $1 million of remodels last year.
