An Update From Maggi How interesting comparing sales stats from one year to the next! Looking at this year’s 1st quarter (Q1) compared to last year’s Q1 the dollar volume is almost identical: $113,217,750 (2014) and $113,410,000 (2013). The highest priced sale for Q1 last year was $4,800,000, this year $4,000,000 was the top price paid. The number of sales increased this
year: 167 compared to 143 in Q1 of 2013. This resulted in the average sales price dropping: $677,951 from $793,077 last year. Single family home sales dropped: 35 sales last year to 26 this year. Condo & townhome sales rose: 110 sales this year, compared to 84 sales last year. A couple observations that contributed to the drop of home sales for Q1 would be a lack of inventory (due to the increase of homes sold over the last year) and little early season snow. I am happy to report that Thornhill has enjoyed a great Q1 particularly in the single family home market! Of the 26 home sales, Thornhill was involved in 50% of these transactions. In the $2-3 million range there were 6 sales, Thornhill sold 4! There were a total of 3
sales above $3 million and all 3 of those were sold by Thornhill! There seems to be a continued feeling of stability in our market and going forward, I predict that sales will continue to improve with an upward trend on pricing (in all categories). One very positive change I am noticing is interest in the high end properties. While we have not seen many buyers and sellers coming together (yet), I’m confident to say that sales in the $5,000,000+ range are on the way!
