What is a park home? Comfortable, affordable and low maintenance...

A park home is a detached bungalow-style home, usually set within a private estate, and is located on a plot known as a ‘pitch’. They are known as ‘mobile homes’ or ‘park homes’ and are covered by the 1983 Mobile Homes Act. Park homes are built to comply with British Standard, which ensures stringent health and safety requirements are met. They are light years away from the rows of tin huts, static caravans and piles of scrap which adorned the countryside from the 1950’s and 1960’s, around the time that the current site licensing regime began.

Any Brand New Park Home is covered under a Ten Year Warranty. Park homes are designed for permanent residence - modern homes are well insulated and have central heating, double glazing and energyefficient boilers, meaning you can be warm and comfortable without it costing a fortune. They are easy to maintain, so you can spend your time and money on more interesting pastimes! There is great flexibility in design, layout and size. A Park Home usually has between one and three bedrooms, often with an en-suite, plus a sitting room, dining area, fully fitted kitchen and bathroom. Most have manageable gardens and plenty of parking, and can have garages. Park homes come fully furnished although you can opt for them to be part- or unfurnished. A furnished home includes loose and fitted furniture, choice of flooring, soft furnishings and a full range of appliances. Park homes are connected to services such as water, electricity, gas, telephone, drains and sewers.

Once fitted with brick skirting they will give the appearance of a luxury bungalow with the quality to match (take a look at the photos!). The current generation of park homes are hand built to a very high British Standard specification, using two layers of marine ply fully insulated in between. The homes are finished in the same way and to the same standard as bricks

and mortar houses and carry the same 10 year warranty. The decra roofs are guaranteed for 30 years and homes have a life expectancy of over 80 years. Although capable of being moved, it is normal that they remain on the same plot. Modern Park Home Estates cater for the retired and semi-retired. Our parks now house professionals and include county and local councillors, accountants, doctors, nurses and engineers amongst others. We welcome retired professionals who are looking for more affordable priced homes locally or to downsize to release equity for their retirement. Although premium and luxury in design and quality, the park homes will sell at a price which is more affordable than an equivalent bungalow in the area without compromising on lifestyle. The park home will be purchased by the residents and the right tenure given under the terms of a 1983 Mobile Homes Act Agreement. This should give you a taste of how a modern Residential Park Home Estate looks.

Life with Wyldecrest Parks - St Dominic Park We’re very passionate about our parks, and it’s great hearing that our residents feel the same. But don’t just take our word for it, here are testimonials from members of our expansive Wyldecrest Parks family! For this entry we’d like to bring you a lovely chat we had with the talented Suzie Pugh, who had just reserved a spectacular plot on the beautiful, Cornish gem - St. Dominic Park. Suzie runs a vintage Gift & Tea shop in Essex but decided to enjoy a more relaxed, semi-retired life in one of the prettiest places in UK, with her partner. Read her story here: I started looking for park homes approximately 2 years ago. I actually visited a few of Wyldecrest Parks residential parks as well as some others. I did like what I saw but I think the move was bit premature for me. However, I always remembered that when I would be ready – I would definitely choose a nice park home bungalow in Cornwall.

make the move. I revisited the park which I knew I loved & I actually reserved a lovely plot immediately. I actually reached the park a bit early for my appointment & while I was looking around & waiting for the Wyldecrest Sales Manager - Lee Webb - to turn up, I ended up chatting with a lot of friendly residents. Chatting to the residents really gave us a lot of confidence & we felt quite happy. It is a quite a big decision but all the residents we met said that they felt that they should have made the move sooner rather than later & that it is a beautiful park & an even better lifestyle choice. I am so glad that I was able to make the decision now & reserve a plot. I have a choice now between 2 equally gorgeous homes – I will either chose the lovely Omar Elveden Cottage Park home or the stylish Omar Image park home. I plan to decide very soon so that my home can be put into production & I am looking at moving in about 4-5 months time.

Both my sons are now in University & I believed the time was right to I will be customizing my home a bit to suit what I need & give it my personal touch as well. All I can say is that we can’t wait to move into our lovely new bungalow in the lovely St Dominic Park. I do plan to continue my counselling work as I have been a counsellor for many years now. I run a lot of community projects, weekly groups focussing on various issues; the complete list can be found here: www.suzies110.com/community-projects

Life with Wyldecrest Parks - St Dominic Park We grateful to speak to Cecilia Brundy, as she had just completed 3 years on the St Dominic park. This was the experience she shared with us. How did you decide to move to St Dominics Park in Cornwall? We were living in a park home before so we were already sold on to the idea of park homes. We retired a few years back, I used to be a dental nurse & my husband was in the army. We had decided that we would spend our retired life in a nice residential park as we love the concept of how peaceful & friendly they are. St Dominic has exceeded all our expectations and more & we love living here. Basically our daughter moved to Cornwall & we sort of decided to follow her from where we lived in Surrey. We looked for good residential parks in the Callington/Looe area & found St Dominic & have never looked back since.

(cont.) We have a community centre on the park which is open 2 afternoons a week & also Friday nights. We love to catch up with everyone there & spend some fun times together. Are there amenities close-by? Everything is close-by. Most of the beaches are less than 30 – 40 minutes away including the lovely beach towns of Looe & Bude. We have a Holiday Park called the Honicombe Manor holiday park about 2.5 miles from our park. It has a great leisure centre which includes a heated indoor pool & a heated outdoor pool, a gym, spa & other things. All St Dominic Park residents can access these facilities as they are open to all locals. I am currently learning swimming with a trainer & my daughter joins me for some Aqua Aerobic sessions.

How is life on the park? Oh its lovely! The views around the park are gorgeous & the whole area is very peaceful & breathtakingly clean & beautiful. Even a trip to the Tescos is full of breath-taking views. The community on the park is lovely & extremely friendly it’s your choice on how much you want to be a part of it. There are some residents who prefer to stay away, which is fine. Then there are residents like us who like to meet frequently & get involved in various get-togethers & activities – so its all a personal choice.

Beach town of Bude

Anything else you would like to share with us? Well the park & area are beautiful. We have the National Trust Cotehele House nearby which is a beautiful place to visit. It has a lovely Tudor house, glorious gardens & a restaurant among other things. It also hosts lots of events & shows & there is something going on for most of the year. We also celebrate all the big events in our lovely community centre which is inside the park. Also, most of us ladies get together & go out for an evening or a meal at least once a month as well. There is so much to see & do around our park plus the lovely friends which we have made on the park make it such a fabulous place to live This is how we had always imagined retirement life to be & we are happy that we made the right choice.

After you have placed a deposit on your new home and confirmed you wish to proceed with our Part Exchange service, you will be asked to provide us with details of three local estate agents. We ask you to provide the details so we are not seen to be coercing the price. We will then arrange for the three agents to visit and provide to us the true market value of your home. We will also carry out our own research to make sure the information we are being told is correct. Once we are happy with the results, Wyldecrest Parks will make an offer to you for what we will buy your property for.

Our hassle-free Part-Exchange Scheme

Trouble selling your home? Not happy with your estate agent? Want to save hundreds of pounds in estate agency fees? Wyldecrest Parks has the solution for you.

In order to make your move onto one of our prestigious parks as smooth as possible we can offer to buy your current property in part exchange for your new Park Home.

At Wyldecrest Parks we can relate to the stress of selling a property. The biggest hurdle is finding an estate agent who you can trust entirely. It is far too common for agents to over-value a property in order to win your instruction. This results in very low interest from potential buyers within the first couple of weeks of the property being on the market, which leads to the estate agent asking for you to reduce the price so they stand a better chance of securing a buyer. The first two weeks of a property being on the market are the most pivotal.

Our Part Exchange Scheme is unique to us and is designed to take away the stress, inconvenience and added work of selling a property, leaving you more time to plan your golden years. By opting to use our unique Part Exchange Scheme you will benefit from the following: • No Estate Agency Fees • Guaranteed buyer for you property resulting in a hassle free sale • Dedicated Sales Progressor • Option to move into your park home once contracts have been exchanged*

Once the price has been agreed, Wyldecrest Parks will aim to exchange contracts with you within 6 weeks, setting a completion date for six months later or earlier by mutual agreement. This is when the sale of the property and purchase of the Park Home become legally binding. If your Park Home is available for you to move into sooner than the set completion date, you will have the opportunity to do so whilst your current property is being sold**. There is no fee to use the Part Exchange Scheme; all we ask is that you cover your legal fees in relation to the sale of your property to Wyldecrest Parks. *Subject to availability ** You will still be responsible for your mortgage payments and buildings insurance until the day of completion.

Is there a minimum age for the parks?

Can I have my home built bespoke?

Yes, we have a good working relationship with all manufacturers, allowing us to give our customers a wider choice of products.

Our parks do have an age stipulation of 50+ years, and are designed to odder a relaxing way of life to retired and semi-retired people.

Do the plots come with gardens and parking options?

Can my grandchildren come to visit or to stay over?

We know how important having your own garden space can be. The majority of our homes have generous, maintainable gardens. All of our parks have ample parking spaces with the majority of homes having their own parking facility directly next to the home - some even have garages.

Most of our owners have grandchildren, and they are more than welcome to come and visit and even stay-over for a few nights. All we ask is that you notify the park office beforehand, if they are intending to stay for a long period.

When you decide the various components of your home, you get flexibility to choose the components, from the colour of the rug and the curtains to the tiles in the kitchen.

How large can the home be? This depends on the park, and available plots. However, we can accommodate most park home sizes from single units to large twin units.

My property is more expensive than the park home I’m buying, will I receive the remaining balance? We understand that a customer’s properties may be more expensive than the park home they’re looking at buying. We understand that selling your higher-value home to release equity and moving into more modern, manageable homes is one of the main thing our customers are looking at.

Can we bring our pets? Yes, pets are welcome on a majority of our parks!

What properties can be partexchanged? We accept all bricks & mortar properties in the UK and most of Europe.
