Creating new communities
Leazes Homes is an affordable housing provider based in Newcastle upon Tyne. We are a charitable company and a Homes and Communities Agency Investment Partner. The organisation was registered in 2009 and granted charitable status in 2010.
Since our inception in 2009, we have worked hard to provide modern housing where it’s most needed in our local area. This has involved forming valuable partnerships with public sector organisations, charities and several national construction firms, to create affordable properties on a mixture of new developments.
We’re now approaching our tenth year of operation and we’re immensely proud of what we’ve achieved, growing from providing no homes at all to where we are now; delivering valuable housing to over 700 tenants, and continuing to develop. We offer a range of housing options to those in need, from family homes to supported living for older people and those with additional care needs. Over the last four or five years, we have focused on providing supported housing for vulnerable people. This includes people with learning disabilities, mental health problems, people with dementia and people at risk from or suffering from domestic abuse. We have a strong track record of working with relevant partners to meet their strategic objectives and to create successful housing schemes We are looking forward to building on these strong foundations throughout the coming years as we respond to housing need and develop more quality housing, as well as providing services to support our tenants.

From family housing that has been awarded the highest standard for sustainability to purpose designed housing to meet the needs of people with mental health issues, we are committed to ensuring there are housing options in the communities that we operate in. We are also dedicated to breathing new life into existing communities and have regenerated lots of empty properties, including two large, 19th Century buildings that had fallen into disrepair and several fantastic park lodges that now provide attractive family housing. When undertaking developments in established communities, we work closely with our partners to ensure the impact of construction is minimised and local people are included and involved. This regularly encompasses site visits from local schools and university students.

Supporting those in need At Leazes Homes, we recognise that some people need extra support to live independently, and we’ve developed lots of properties that help people with particular needs. We have lots of experience of working with local authorities and other partners to ensure people can remain living in their own homes for as long as possible. This has undeniable benefits for them personally, but can also help to lessen pressures on health and social care budgets, meaning they can be redirected to support other people in need. We have worked with several large firms to create high specification extra care accommodation for older people across the city of Newcastle, providing developments in areas where many wanted to remain living but would be unable to without such support. We have also developed assisted living properties for adults with learning disabilities, developments for those with mental health problems, supported accommodation for victims of domestic abuse, innovative approaches for people with dementia and specialist schemes for adults with autism and other complex needs.
Putting our people first While we’re very serious about the quality construction of our properties and the need for appropriate facilities in our developments, we know that a home is so much more than bricks and mortar.
We understand that all of our tenants want to be able to live fulfilling lives and we know that means they can require different levels of support from us, in different areas, at different times of their lives. And we’re always there. We work closely with our housing management provider, teams of care staff and other relevant authorities to make sure we provide practical and emotional support when needed and we take the time to get to know our tenants and what they want from us. We also encourage fun .... From the summer parties we invite all tenants to at a central place to individual developments celebrating birthdays and wedding anniversaries and intergenerational sporting competitions between our older people and local school children, there’s lots for our tenants to get involved with!
Focusing on the future We feel that we’ve made a really positive difference to the housing mix in Newcastle over recent years and, most importantly, we know that many people are living more comfortable, contented lives as our tenants or the friends and family members of our tenants as a result of this. But we won’t rest on our laurels. We know there are many more people who could benefit from quality housing like ours and many more organisations that would appreciate our expertise in developing housing solutions that are economically viable and provide sound investment. We are entering a new phase of development at Leazes Homes with new legislation, changes to our Board and a constantly evolving political climate impacting on how we go about our business. We are financially sound, invested in our local communities, proud of our product, and extremely positive about the future.
