Dear Readers,

“The Lord is near to the brokenhearted and saves the crushed in spirit.” Psalm 34:18

My thoughts as we go to press this week are fixated on the idea of a loving Lord and the everlasting life promised to us all. It is the season Easter – and so much more. Right now, in our broken and seemingly evil world, one has to be able to find the good. Find a meaning, a promise, a light. Six lights in the world were extinguished suddenly and without warning recently. Most of us can describe exactly what we were doing and how we learned of the news on March 27th of the latest school shooting – this time, in our own home. Our own town. Our own community and the community of The Covenant School.

We have all lived now several decades, where the growing number of school shootings, killing of innocent children and teachers, the concept of how to teach our children what to do in the case of an active shooter scenario in the school and the now mindless call to action and outcry for change, have become all too frequent and all too familiar. The norm. The current reality. The new order of things in the world. It’s no longer the horrific, unbelievable act we cannot comprehend. It has become commonplace and now so much a part of our routine that we have become numb to it. But, then it comes to your own place. And time stops. We all become united in our grief and our despair, again, but with a whole new feeling of – how could this happen here?

There are no words that I can muster. There is nothing but tears and sadness and fear. The worst fear come to bear – of when will it happen here? And then, it has and what then? What now? The urge to run and grab my children from school, lock them away safely in my grasp, and protect them from all harm and evil takes over as I struggle to breathe as a mother, knowing there are mothers in mourning today. They mourn now, after starting their day with the simplest of

things, the most benign of daily routines - going to school just as I did. For those adults who gave their lives in love of a child. For those who would; for my child, for your child. What greater angels can there be? This senseless tragedy in Nashville, as in so many places before, can never be healed or understood. The grief, for all, will be insurmountable. All anyone, any of us, can do, is pray for them. Pray for the lost and pray for strength to understand; strength to find

control in this country. We simply aren’t. If every mother and father, who woke up Tuesday the 28th and thanked their God for their precious children, alive in the next room and grieved for the families who woke to find theirs gone, would just stand and say, “no more, enough. We are better than this, and our children deserve better.” Then yes, things can and would change. Do not let our complacency reap the same reward – more of the same. I know I have accepted my own internal challenge to see change in this arena. What that looks like, I am not yet certain. Maybe it is using this platform I do have, to share my faith and to be vigilant in it. I believe in the lives of Katherine, Mike, Cindy, William, Evelyn and Hallie, and I know you do too. Keep their guiding lights burning, and let’s find that change to overcome the darkness.

answers to stop this truly American tragedy. What I do know today is that contrary to the idiotic supposition that prayers are worthless, I say to the contrary – prayer and faith are the only things left in this world that cannot be shot out, destroyed or killed: Not if we don’t allow it. We are the only way to stop this evil and the perpetuation of evil that seems to be feeding on our despair and the desperate need for faith in this world. Evil waits for the time when there are no more believers, there is no more faith, and there is no more prayer. We cannot let evil win. Yes, in our secular existence, we must be proactive. We must not give in to those who tell us there is no way to fight it or change it. But there is. When good men do nothing, then nothing does change. But when good men use their faith, hope and love to enact change, anything is possible.

We are better than this America. We are not the foregone conclusion of the current statistics, the failed policies and the imbecilic approach to gun

Stress is a daily part of life, but chronic stress can have a big impact on our lives – from headaches and muscle tension to high blood pressure, depression and increased risk for heart disease. April is Stress Awareness Month, so Dr. Arthur Williams, D.O., of Williamson Health, shared a few tips to help you identify and manage the stress in your life.

Know the difference between acute and chronic stress.

Acute stress is short-term with a clear beginning and ending point but can become chronic if the stressful event or situation stretches on indefinitely. “Acute stress is temporary, so you can drive and push through it,” Dr. Williams said. “But if that stress continues or grows, it can become chronic stress, and then you’re just running on adrenaline.” Adrenaline – the body’s natural response to stress – gives us the energy to respond and act during a stressful situation or event. But when the body stays in a state of increased stress for too long, it can lead to heart disease, obesity, insomnia, irritability, anxiety, depression and more.

Look for the signs.

Being aware of the ways that chronic stress can affect your mind and body is important, Dr. Williams said. These include:

• Irritability

• Insomnia or disrupted sleep

• Isolation from friends and family Change in appetite

• Change in grooming habits

“Adrenaline also causes you to make a lot of bad decisions,” Dr. Williams said. “To

deal with stress, some people may turn to alcohol or drugs.” While these solutions may mask the effects of stress for the moment, Dr. Williams said, they can lead to difficult consequences that only increase stress levels more. “It’s important to find healthy ways to manage stress,” he said. “When you don’t have good ways to deal with stress, you can develop hypertension, heart disease, ulcers and more. As the stress cycle continues, you just keep chipping away at your good health.”

Find healthy ways to manage stress. While we can’t necessarily prevent stress from entering our lives, we can choose healthy ways to respond to it. These include:

• Finding someone you can talk to. Rather than keeping all your worry or anxiety inside, Dr. Williams suggested finding a way to talk about what is causing the stress in your life. While a friend or loved one can provide a listening ear, “counseling is the safest way to find a place to vent,” Dr. Williams recommended.

• Do something that makes you happy. “When you’re stressed, your body uses adrenaline but also a hormone called serotonin, which is the hormone that helps

you not worry,” Dr. Williams said. “So, spend time in places that give you positive reinforcement and make you happy to raise serotonin levels and decrease stress.” This might include activities such as reading, meditation or listening to music.

• Exercise. “The number one thing we recommend is exercise,” Dr. Williams said. “When you walk, you restore serotonin and dopamine in your brain and have a more positive response to life.”

• Practice good nutrition. Follow a healthy diet rich in whole grains, fruits and vegetables and lean meats, making sure not to over or under-eat.

• Invest in your faith. “Whatever faith you have, it can be really important in helping you get oriented or reoriented during times of stress,” Dr. Williams said. “No one is absolutely free of stress or the results of stress, but certainly our ability to stay focused, forgive and seek peace in our lives will help.”

SURVIVING MIDDLE TENNESSEE’S ALLERGIES

f you’ve been around the past few weeks, there is no doubt you’ve gotten to experience the happily welcomed hints of spring in the air. Unfortunately, with it inevitably comes the mass influx of middle Tennessee allergies. If you’ve felt the ramifications, you certainly aren’t alone. In fact, according to the American College of Allergy, Asthma and Immunology, more than fifty million Americans suffer from allergies each year.

If you’ve ever lived somewhere else, you weren’t hallucinating when you thought the allergies were worse here. Middle Tennessee has been consistently ranked as one of the worst. Because of the abundance

According to The Asthma and Allergy Foundation of America, allergies are one of the most common chronic diseases. A chronic disease lasts a long time or occurs often. An allergy occurs when the body’s immune system sees a substance as harmful and overreacts to it. The substances that cause allergic reactions are allergens. When someone has allergies, their immune system makes an antibody called immunoglobulin E (IgE). These antibodies respond to allergens. The symptoms that result are an allergic reaction.

different substances, April is considered to be peak allergy season. With high pollen counts in the outdoor air, your allergies are bound to be full-fledged. However, it’s important to know the difference between colds, flus and allergies. Typically cold and flu symptoms last a few days to a week, while allergies are present for much longer periods of time.

While there is no direct cure for chronic allergies, there are a plethora of steps we can take to make them more manageable.

STAY AWAY FROM NATURAL AIR

We know, it feels great outside, and the last thing you probably want to do is miss out on that first hint of warm, spring sunshine. However, being outside only further aggravates the allergens in your body and will only make you feel worse.

LEAVE IT AT THE DOOR

Most people can’t entirely avoid the outdoors, so when you do have to venture outside, be sure to leave your shoes and any extra clothing at the door. Allergens can cling to your clothing and spread throughout your home, and the last thing you want to do is toxify that air as well.

STAY HYDRATED

Water is always healthy for your body, but be extra diligent about drinking it during peak allergy season. Staying hydrated will not only help your body fight off allergens internally, but it’ll also make you feel noticeably better.

EAT HEALTHY FOODS

Although your allergies might leave you craving comfort food, sticking to a healthy diet is crucial. When your body has the proper nutrients, it will build up your immune system to help suppress allergens and make you feel better.

BE PREVENTATIVE

If you can feel an allergy attack coming on, do yourself a favor and go ahead and start taking medicine. The earlier you start taking it, the more helpful it will be. Figure out which over-the-counter decongestants and antihistamines work best for you and take them sooner rather than later.

If all else fails, don’t hesitate to go see an allergist. Not only can they perform allergy testing to see what triggers your symptoms, but they can also help give you tips and medications that can help make your allergies a little more tolerable.

Now that spring has sprung, and Easter is upon us, you will find me in the kitchen whipping up some delicious and festive Cream Cheese Strawberry Jam Cupcakes! They are delicious and so fun to make… I hope you’ll give them a try. Wishing you and yours a Happy Easter and a wonderful start to the spring season!

Strawberry Jam Cupcakes

INGREDIENTS

CUPCAKES

1 box of white cake mix

3 eggs

¼ cup of full fat sour cream

½ cup of milk (whole or 2%)

½ cup of vegetable oil

2 tsp. of pure vanilla extract

STRAWBERRY JAM FILLING

1 pint of strawberries (washed, hulled and diced)

¼ cup of fine-granulated sugar

1 Tbsp. cornstarch

1 Tbsp. lemon juice

Pinch of salt

½ cup of water, divided

FROSTING

8 Tbsp. of unsalted butter, room temperature

8 oz. of full fat cream cheese, room temperature

4 cups of powdered sugar

1 tsp. pure vanilla extract

METHOD

Preheat your oven to 350 degrees. Combine white cake mix, eggs, sour cream, milk, vegetable oil and vanilla extract together until well blended.

Line your cupcake pan with paper cupcake liners, and fill each cup with a heaping spoonful of batter – about three-fourths full. Bake your cupcakes for seventeen to twenty minutes. I like my cupcakes to be nice and moist, so I bake mine for seventeen minutes.

While the cupcakes are baking, prepare the strawberry jam filling. Place the strawberries, sugar, one-fourth cup of water, and lemon juice into a saucepan and cook over medium heat, mashing the strawberries as you go. In a small cup, add the remaining one-fourth of water and the cornstarch. Stir until well blended and then pour over top of the strawberry mixture as it continues to sauté on the stove. Continue cooking over medium heat until the mixture thickens and appears

glossy. You don’t want this mixture to be runny. Once you have achieved the right consistency, remove the strawberry jam from the stove and let cool.

Once the cupcakes are out of the oven, transfer them to cooling racks and let them cool for at least fifteen minutes. Once cool, use a cupcake corer or sharp knife to remove some of the cake from the center of each cupcake. I used a knife, and it worked just fine.

While the cupcakes are cooling, make the cream cheese frosting. In a large bowl or stand mixer, combine the cream cheese and the butter until well blended. Slowly add each cup of powdered sugar until well blended with the cream cheese and butter mixture. Finally, add the vanilla extract and blend gently until the frosting is nice and fluffy.

Fill each cupcake with some homemade strawberry jam and then spread or pipe on a nice layer of homemade cream cheese frosting. Top with some Whoppers Robin Eggs and a cute Easter cupcake topper…enjoy!

The Journey of Centennial Hall

FROM A FAIR PAVILION TO A STORIED RESIDENCE

erched on a hill overlooking New Highway 96 West, Centennial Hall looks as if it has always been there. However, the home is a Williamson County transplant, originally built in Nashville and later transported to its present site by horse-drawn wagons.

In its previous life, Centennial Hall was the Knights of Pythias Pavilion at the 1897 Tennessee Centennial Exposition. It served as a conference and resting space for the fraternity members and their families during the six-month celebration that marked Tennessee’s 100th anniversary of statehood. The building was one of more than 100 structures erected for the fair in what is now known as Centennial Park. The Knights of Pythias Pavilion stood near the Parthenon – torn down and rebuilt with permanent materials in the 1920s and early 1930s – and faced Lake Watauga. Designed by noted Nashville architect Henry Gibel, the dome-topped beauty was modeled in part after Thomas Jefferson’s Monticello.

Though all the fair’s structures were meant to be temporary, the future held a different path for the Knights of Pythias Pavilion. It would be the only original building from the exposition to ultimately survive. Soon after the fair, Joseph L. Parkes, Jr. purchased the pavilion with plans to move it to his Grand View Dairy Farm near Franklin and convert it into a residence. At the time, Joseph was courting Sophia Fitts, the daughter of a local reverend, and as tradition holds, he bought the home to impress her. Sadly, this attempt would go horribly awry.

After preparing a stone foundation atop a hill on his property, Joseph had the pavilion dismantled and the pieces numbered to simplify the reassembly. Wagons, each drawn by four mules, transported the parts about twenty-five miles on Hillsboro Road to the new site in Williamson County. The process took several trips, and incredibly, not a single window was broken, nor was the marble porch floor chipped. The structure was pieced back together with the utmost care and thought. Joseph even hired the original workman to replaster the walls. To make the building more livable, a few changes were made, such as additional windows and larger wings on both sides of the dome-capped central section.

As the story goes, Joseph brought his beloved Sophia to the home while it was under construction and proposed marriage. However, she was less than impressed with the house and rejected his offer. Sophia was quoted as later saying, “That old fool wanted me to leave my nice, comfortable house and move out to that monstrosity!” Both remained unmarried for the remainder of their lives, but continued to see each other. Joseph halted work on the unique house for several years, opting instead to live in his parent’s residence on Columbia

Avenue where Carter’s Court is now located. He was often seen walking to Sophia’s home, which still stands at 604 West Main Street. Joseph never moved into his house on the hill. However, he did keep up his dairy farm on the surrounding acreage.

After Joseph’s ownership, the property passed through several hands. In 1924, it was purchased by Walter and Ida Carlisle. They named the home “Centennial Hall” and continued to operate the dairy farm. Their son Walter, Jr. later lived in the house with his wife, Derry, and their three children, who enjoyed roller skating around the dome room. Derry was a longtime editor for Franklin’s former newspaper, The Review-Appeal

In 1984, Vanderbilt professor Dr. Tomlinson Fort, Jr. acquired Centennial Hall and undertook a meticulous renovation and restoration. A rear addition was constructed as well. He married artist Nancy Blackwelder under the dome.

The current owners, Dr. John and Elizabeth Spooner, bought the house from the Forts in 2012. Nine years later, they began work on an expansion of the home’s north side, adding several bedrooms, bathrooms, a laundry room and a recreation room. Though the addition has all the comforts of a modern space, it has a decidedly historic feel. The Spooners salvaged many materials from other structures, such as light fixtures from an old hotel in Chicago and windows from the Holt house that once stood on Columbia Avenue. High ceilings and thick trim create a seamless transition from the original part of the home, as do the floors, which were sourced from a North Carolina business that slowgrows pine trees. This process produces wood with a tight grain that matches Centennial Hall’s original, heart-pine floors. To add to the aged look, the planks were installed with intentional gaps.

In addition to making the home more livable for their family, the Spooners have devoted much effort to maintaining the original structure. The dome, which stretches above their dining room, is remarkably well-preserved. Even the pulley system still functions, opening four glass windows at the base of the dome. Several other nods to the home’s past can be found throughout this portion of the residence, such as a gallery of photos documenting the house over the years and a bed thought to have been used by the Pythians during the 1897 exposition.

Centennial Hall has dodged demolition, survived relocation and withstood the test of time. After nearly 130 years, its walls remain sturdy keepers of countless stories. Now, with the Spooners as stewards, the future seems limitless for this old house. Though its earliest chapters were a bit tumultuous, Centennial Hall has found a happy resting place atop its hill in Williamson County.

his time of year reinvigorates the gardener in all of us. As those early wild daffodils start to emerge and pops of bright green appear on the trees, there’s almost a natural reaction in our bodies to get in on the blooming and blossoming.

My husband, Steve, and I are no different. While we think about gardening all year long, springtime is when our efforts really begin to show off as many of our favorite plants and flowers that have been dormant all winter begin to gradually come back to life. We have learned ways to still enjoy our natural spaces in the winter months, but the rebirth of color and aroma each spring is something to celebrate.

We have been designing homes together for nearly twenty years, and one of our favorite techniques has always been blurring the lines between inside and out with carefully planned spaces and plantings. A seamless flow from exterior to interior becomes increasingly important, especially as we gain a deeper connection to the earth and nature. Designing a garden for the seasons has become a true passion of ours.

We got into a great routine at Patina Farm, where we had specific plans for each season. But this year, we are starting over at Patina Meadow and getting to revisit the gardening plans we loved from our past. Since we are planning our four-season gardens for our Tennessee home, we wanted to share with you our passion for gardening and ways we plan to incorporate all four seasons here in the South, and you can, too.

SPRING AT PATINA MEADOW

We planted bulbs across the creek that meander across the front of our property, and their beautiful blooms are popping up, showing us that spring is just around the corner. Planting bulbs along the street in front of your home is a wonderful way to create a warm welcome for visitors during this time of year.

As you plan your spring garden, think of engaging all of the senses. Think of how you can incorporate water features and gravel for sound and fragrant plants that produce a calming scent. We love to use plants of different heights to add depth, and we always try to avoid using pesticides and herbicides that can damage the local ecosystems.

SUMMER AT PATINA MEADOW

As spring shifts into summer, Steve and I love to see bright colors begin to pop in the garden. In the height of summer back in California, our hillside of lavender buzzed with the gentle hum of the bees that helped pollinate so many of the surrounding fruit trees. Berries began to pop up everywhere, and we would fill our baskets every morning to keep up with the abundance.

Now that we are in Tennessee and preparing for our first summer here, we hope to capture that same summer essence we grew to love. Even if you only have a small space to work with, you can still plant herbs, vegetables and flowers in pots to create a potted garden. Many varieties of berries and, of course, lavender will work just as well in pots as it does in a field – just in smaller amounts.

FALL AT PATINA MEADOW

As fall begins, the colors begin to turn, and everything changes as the gardens prepare for winter. The leaves on the trees begin to change from their vibrant green to the burnt colors we all love in autumn. In Ojai, we chose to cover the exterior walls of our home in ivy because it so clearly showed the seasons on our walls just as one might wear their heart on their sleeve. The plants’ natural attunement is incredible as they instinctively prepare for the shift in temperature.

When we planted our garden this fall, we incorporated evergreen hedges, which have added beautiful shades of green all year, even in the winter when it may be the only color we see from plant life. You can use hedging and trees to create outdoor rooms. We also love Boston ivy because it also offers some color year-round.

WINTER AT PATINA MEADOW

The shift from fall to winter always signifies a shift for me personally of going from outward to inward reflection. It is a time of year when I spend more time indoors, focused on cozy activities and the light shining inside. Magically, the exterior world seems to sense this shift as well, with the way it seems to go quiet in reflection on the wild energy of the past several months. The leaves on the trees and ivy disappear, leaving the walls and large branches exposed. The gnarled bends in the branches of the oak trees still amaze me with their sculpture-like qualities.

TENNESSEE KITCHEN GARDENS

In my early twenties, I started gardening in hopes of ending world hunger. I was an idealistic college grad living in Guatemala. My neighbors were extremely malnourished, and gardening seemed to be an obvious solution.

My plan fizzled when leaf-cutter ants carried away my cucumber plants and rains flooded my lima beans. My beets survived, but the village children looked at me like I was crazy when I tried to give away baskets of the earthy red root.

Gardening may not have solved the world’s problems, but it became my place to escape. A few years later, when I transitioned to a stressful career in urban education, my garden was relegated to terracotta pots while teaching in Houston, a window box in Denver, and a scrapwood raised bed in Nashville. I wrangled ninth graders in the mornings, and when I returned to my yard each afternoon, I kicked off my high heels and lost myself in the dirt.

During the early days of the pandemic, my garden hobby shifted to something more. Friends called to inquire about my knowledge, and the idea of a “garden coach” popped up on social media. My first client was an elderly neighbor who needed a more accessible garden. Her three simple raised beds and a few lessons on kale and carrots became a business in the making.

After three years of designing and installing gardens, here are my takeaways:

Build Raised Beds

Tennessee has clay soil and although it is nutrient-dense, vegetable roots struggle to break into the tightly locked clay particles. We are also stricken with Bermuda grass, which spreads on aggressive runners – raised beds address those two challenges. I use a mix of topsoil, sand and mushroom compost to ensure an abundant harvest.

Add Verticals

Make efficient use of your space by growing climbing plants like tomato, cucumber and peas up an obelisk or over an arch. These trellises support plants that can otherwise get unwieldy, and they provide more visual interest in the garden.

Garden All Year

Raised beds warm up more quickly than in-ground garden beds, and we can plant for at least ten months out of the year. My clients and I have been eating lettuce, kale and spinach since January! It’s easy to add hoops and a frost cover to raised beds so you can have a mini greenhouse of cool-season crops through the dreariest of winter days.

AN INTERVIEW WITH ANDY FERGUSON, VP OF LEGEND HOMES

Hello Everyone! Spring has sprung! As we were putting our annual “Home & Garden” issue together and thinking about this column, I immediately thought of Andy Ferguson, Vice President of Legend Homes. I have known Andy since YOUR Williamson started. He is always, smiling, friendly and knows how to build amazing homes. I had the pleasure of sitting down with Andy to get to know him better and discuss what it means to be a Southern Gentleman.

JOHNNY: Tell me about where you grew up.

ANDY: I grew up in Atlanta. Atlanta is a wonderful city with a lot to offer, but I knew early on that I wanted to try and make my way in a smaller city. I left for college in 1994 and attended Sewanee on Monteagle Mountain. If you have ever been to Sewanee, you know

that it’s the extreme opposite of Atlanta—a small town that moves at a snail’s pace. It was the right place at the right time for me. I fell in love with Tennessee and never left. My folks still live in Atlanta, so we love to visit and make our way to Braves games and the Varsity. But, I love coming home to Franklin even more. Ha!

JOHNNY: What brought you to Franklin?

ANDY: Did you ever watch Andy Griffith? My work was in Franklin and I lived in Nashville. I remember driving through downtown Franklin in early 2000s and thought to myself – I could live in this Mayberry-like town and still have all the benefits of Nashville. My wife, Cara, and I saw it as a great opportunity, and made the move about twenty years ago. It was and still is our Mayberry.

We are fortunate to call Franklin home. It’s been fun to watch downtown grow —it continues to

get better and better.

Anyone that knows me knows that the Franklin Theater is one of my favorite places. I’m not sure how they do it, but their popcorn is the best in the country. If there’s an old movie showing, I’ll be there!

JOHNNY: What led you to construction, project management and ultimately becoming Vice President of a Luxury Home Builder company?

ANDY: My first home building experience was working with Habitat for Humanity in college. It was a great introduction into building, and it sparked the idea of becoming a home builder. After college, I applied for a job with a large, regional builder that was building homes in Atlanta and in Franklin. They offered me the choice of an entry level job in the Atlanta

office – which had about 2,500 employees –or the Franklin office, which had about fifteen employees. They thought I was crazy when I took the job in Franklin. It was a sort of trial by fire experience, but I loved it from the start. I was learning new things every day and solving problems with a team of team of trade partners. That was twenty-two years ago—and it’s still fun and I am learning new things every day.

We try to do great business. Treating everyone fairly and hire great people. It’s just more fun that way. I feel very blessed.

JOHNNY: To whom do you attribute your success?

ANDY: The most instrumental person in my business life is my business partner and close friend, Doug Herman. Doug was my first boss after college. I was in my early twenties and Doug was in his forties. I remember thinking that Doug seemed like a pretty good guy to emulate and try to stay to close to. I worked for Doug for five years and he taught me a lot of the nuts and bolts of the business. But more

importantly, I saw how Doug treated everyone –clients, coworkers, trade partners – with respect and he always did the right thing, no matter what. We went our separate ways for a few years until he started Legend Homes in 2007 and I joined him in 2009. We have now spent more time together than with our wives for the last fifteen years. Doug started as a boss, then a mentor – and now I am fortunate to call him a best friend.

During Covid, Doug and I got together with a couple of friends to play music, and it was the highlight of each week. Next thing you know, we had a real garage band. I play rhythm guitar, Doug is on the drums, John is on the base and Eric is the lead guitarist and vocalist. We had our first gig last year at the Pond—hopefully we’ll be back soon!

JOHNNY: What advice would you give to a young you?

ANDY: My advice to a younger me would be to slow down and enjoy each day. Don’t worry too much about what the future holds.

Surround yourself will incredible people—at work, in life—and then trust that things will work out as they should. You don’t have to have everything figured out!

These “good decisions” we make in life don’t just happen by circumstance. We are blessed to be led. The best decisions I have ever made are 1. Marrying my wife 2. Moving to Franklin 3. Staying close to Doug Herman as a friend and mentor.

JOHNNY: What do you think it means to be a Southern Gentleman?

ANDY: Being a Southern Gentleman is treating all people with respect and treating others as you’d like to be treated. A Southern Gentleman is someone that is accepting of all people, is patient with others as well as themselves and is constantly striving to be the best version of themself!

Thank you, Andy. I believe great things happen to great people. You are a great example of what a Southern Gentleman is.

A Crystal Ball? I Wish!

THE FUTURE OF REAL ESTATE IN WILLIAMSON COUNTY WITH MARC HEADDEN

Acrystal ball...that is what I wish I had when I started appraising in Williamson County in 1991. I cannot tell you the times I have kicked myself for not buying something when I had the chance.

I do not have that crystal ball, but I do have an opinion that I will give in answering the questions I hear so often. What is the market doing? The market has slowed a bit in recent months due to the increased interest rates but is still higher than it was a year ago. With long-term gains still expected, the slow-down we currently are experiencing is not believed to be even close to what was experienced in 2008. I believe that the properties that will be primarily affected will be homes in the $1,500,000+ range. Because we are in a growing community, I do not believe our county will be as adversely affected as other parts of the country and should recover even quicker.

HAVE WE REACHED THE PEAK?

Again, while interest rates are currently having a slowing effect on our market, I do not see a doomsday ahead for the Williamson County real estate market. We have had long-term appreciation that is expected to continue even with some short-term slowing and slight decline. The Federal Reserve just raised interest rates again so we may see more slowing and decline in the short-term.

WILL IT EVER STOP? That I cannot answer.

But I will say this, I do not want to be kicking myself even more in the future for not buying a property when a good deal presents itself. I think that real estate investment, even if it is only with

your own home, is a great way to build wealth in the long term.

WHY ARE ALL THE PEOPLE MOVING HERE? Those of us who have lived in the area for many years know the answer to this. Our county is not only beautiful with its rolling hills and historic sites, but we have a very friendly county where neighbors wave “hello” and are always happy to see you. People want to raise their children in safe communities with good schools.

WILL WE EVER SEE AFFORDABLE HOUSING AGAIN? Affordable housing is very necessary for our workforce, including retail, restaurant and support personnel. “Affordable” can be a somewhat subjective term. For some moving from places like California where home prices are very high, we may appear to have affordable homes. For those who were born and raised in the county, you may wonder if your children will be able to afford to live here. The type of affordable housing most preferred in this market is single-family detached housing over condominium or multifamily housing.

There are no simple answers to these questions. If the best indicator of the future is the past, then I would say Williamson County will continue to be a sought-after location for people wanting to raise families, own and run businesses, and live the good life. One thing I do not need a crystal ball to know...scarcity influences supply and demand. To quote Mark Twain, “Buy land, they’re not making it anymore.”

THE NEXT CENTURY OF MAGNOLIA HALL

For anyone driving down Highway 96 West or from downtown Franklin down Boyd Mill Avenue, you are met with an imposing and impressive structure known as Magnolia Hall. Its regal elegance set amidst the massive magnolias which cover the property, set the stage for antebellum grandeur and history.

Behind a locked wrought iron gate, the view evokes a time long since gone by and a feeling of longing to slide inside for a quiet stroll and a languid afternoon walking along the tree lined path to the house.

As a true lover of historic architecture and the stories behind the homes preserved, Bernie says: “Beyond the stature and the look of this beautiful home, the stories Magnolia Hall can tell are important. It is listed on the National Register of Historic Places and has been instrumental in the history of the preservation movement in downtown Franklin, including hosting as the site of the very first Heritage Ball as well as countless other special events over the decades as the leaders of Franklin found their historic preservation footing.”

Like so many grand and historic structures around the country – the future of this important resource has been in question. And in spite of that history, because of time and the reality of life, Magnolia Hall found itself in need of love and attention to ensure that it was protected and utilized for generations to come. In need of substantial restoration and on such a large piece of land, it could not be a haven for just anyone. And developing it for anything commercial or even as a housing development possibility presented many roadblocks. After all, this is a residential neighborhood, with many residents having lived here for many decades. They simply were not going to allow for just anything to be a part of their beautiful streets. Enter Bernie Butler.

Bernie is known throughout Franklin as a developer with his eye on history. He takes on one historical project at a time and has previously been responsible for developing

the First Tennessee Bank building on the downtown Square, The Arlington on West Main, the 131 Third Avenue North building and the iconic Brownstones. Located off 1st and 2nd Avenues and Church Street. Magnolia Hall is a crown jewel for sure. But a jewel that had been taken for granted by time and wear. And like so many historic properties in the country, many don’t realize what state some of them may be in until it’s too late. “Too many special properties fall prey to the easy when the hard is what’s required. We sure didn’t want that to be the case with Magnolia Hall,” says Butler.

Having been for sale for more than a decade, things were one big question mark with the future of Magnolia Hall. Bernie explains: “Because I had restored and added on to 415 Boyd Mill back in 2009 and had been connected to the owner of Magnolia Hall, I decided to try to put together a plan to give us a chance to not only save it but make it so somebody would want to buy it, do the work required to fix it up and ultimately want to live in it. But I knew for that to happen, I needed the neighborhood, the community, city officials and all the preservation minded players, like myself, to help me create the right development plan. For me, for success to come,

the story was going to have to be how a bunch of people who really cared, all got together and made it happen. And that’s exactly what we did.”

Bernie says, “One of the main objectives of our group was to make sure the Campbell House stayed the dominant icon on the site. That’s why there’s only going to be ten new homes built on twelve acres which leaves over fifty percent of the twelve acres as green and common space which will be used for restoring the lake, walking trails and beautiful places to read or be quiet. This is one of the main ways we are making sure this is being done right!” Ultimately, Bernie credits his partnership with Dudley Smith and the team at Land Innovations for helping him get this project moving and staying in the right direction. “We don’t get to do this, this way, the right way, without the caring partnership with my incredible friend Dudley and his team. I can’t thank them enough for seeing the importance of that as much as I do,” he says. “Dudley has had a storied career of creating special neighborhoods such as Voce’ (Eddie Arnold’s land in Nashville on Granny White Park which he developed with Shannon Pollard), other special neighborhoods like Annandale, Witherspoon, Rosebrook, Stephens Valley, Providence and many more. These were all projects through his companies CPS Land and Land Innovations. Now, both Dudley and Shannon are major partners in Magnolia Hall. They are using their financial resources and executional expertise to make sure the Magnolia Hall community is everything I believed it could be. I am more than grateful,” says Bernie.

The carefully crafted development plan creates ten historically relevant homes that are beautiful in their own right, but their scale and footprint doesn’t take away from the presence of the majestic Magnolia Hall. Rather, the newly built cottages won’t be more than a story and a half in height to show off the mansion in its glory, says Butler.

And those new homes? Well, no amenity or feature worth having in today’s housing market will be overlooked. Every home will be crafted with a keen eye to both detail as well as keeping a historical perspective of time and space for each site. Craftsmanship and quality will be at the forefront of everything done in his structure – and all in keeping with maintaining beauty and allure on this unique spot. Creating a community, not just a neighborhood, will be top of mind. When it is all said and done, what has been a downtown treasure for nearly two hundred years, is getting a face lift and a new lease on life so to speak. With the community’s vision and a bevy of talent bringing this project to life, the next two centuries of Magnolia Hall promise to be just as significant. And for multiple families looking to plant their own roots in this history, the time has come.

Bernie places great emphasis on the saving of Magnolia Hall and the creation of this unique neighborhood being not “his” story to tell but rather: “This real story is about how 'we' came together to figure this out and save this important resource forever. Nobody had to put up signs or threaten anybody. The people who care and are stakeholders in this special community, got together and figured it out – together. All the right players came along, and the stars have aligned. ROOTED IN WILLIAMSON COUNTY

Justin Stelter’s career began at the desk of his high school trigonometry class in 1995. There, Justin drafted a business plan for his notable landscaping company, JS Gardening, LLC. Justin’s eye for design and years of experience in residential, commercial and historic landscape design and installation earned him the role of Director of Gardens and Grounds for The Battle of Franklin Trust in 2003. Today, he continues to bring elegant vegetation to Franklin’s historic grounds and our community. Enjoy this peek into Justin’s life in Williamson County!

YW: What brought you to Williamson County?

Justin: I moved from the bucolic agricultural town of Eagleville, Tennessee, to the steeped-inhistory, forward-moving city of Franklin in 1999. The goal was to be closer to my customers and surround myself with opportunities to build a better life and to be connected. The gracious and embracing people of Williamson County, many of whom I now consider close friends or extended family, make this community feel like home to me.

YW: What led you to choose your profession?

Justin: I am a landscape gardener. Initially, I took this path to pay my way through college and work with nature. Now, I continue this path because of the chance to harvest and the beauty in witnessing the development of all the seeds planted along the way.

YW: Three words that best describe you.

Justin: I hope to be passionate, yearning and faith-driven. My middle child Annabelle suggests that I am funny, strict and hardworking, while my wife, Olivia, describes me as driven, direct and generous.

YW: Where is your favorite place to be in WC?

Justin: For nearly two decades, my favorite place to visit in Williamson County was the garden at Carnton. The garden has revealed to me over the nearly two decades of caretaking and observation not only how much I have changed and developed – just like the garden itself – but also shed light on the fruitful rewards

that proper amendments, nurturing and cultivation can develop even as adversity and challenges are overcome.

As I have matured, I find more and more that my favorite place has transitioned to the high ground north of the garden, that final resting place filled with rows and rows of limestone markers of those that have gone on before us. The McGavock Family Cemetery, the adjoining enslaved cemetery, and the Confederate Cemetery, might be the only place in the world where three cemeteries unite into one physical embodiment of perhaps the best example of how we should be united in life. Simply remembering those that made the sacrifice and reflecting on their struggles and imperfections while basking under the light, is important to me now.

YW: What is the one thing you do not go a day without?

Justin: Smiling and looking up.

erched on a three-acre field, the NunaVeda Greenhouse is a stunning event space located on New Highway 96, just between Nashville and downtown Franklin. This picturesque greenhouse offers a beautiful and intimate backdrop for special events and photo shoots.

Created by Meghan Aileen – artist, painter, designer, photographer and creative director – the greenhouse is a beautiful blend of art and nature. The space is designed to be a multipurpose area where guests can enjoy an intimate dinner, art gallery, styled photo shoot or even a wedding. With its endless possibilities and comfortable yet magical setting, the NunaVeda Greenhouse promises to provide a beautifully unique experience surrounded by nature. We had the opportunity to meet with Meghan and discuss this unique and beautiful venture.

YW: Tell me about the design process.

Meghan: We started the build in March 2022, but I had been dreaming of this for a long time. I began by drawing out each elevation on graph paper – something my mom taught me to do at a young age. I knew I wanted to have antique elements as part of the space, and I began looking online for key pieces that would represent the nature chapel vibe I was going for.

I found the stained-glass windows and knew they were perfect. I had them shipped here from an old church in Massachusetts. The green color, classic design and chapel shape were exactly what I was looking for to grace the front of the greenhouse. Then I found an old monastery door which I was told was over 160 years old. It was too heavy to function as an actual door, so we made it the centerpiece on the back wall.

Once I had all the main pieces and my drawings, I hired Daniel Kohavi to build the greenhouse for me. For the side windows, I could not find anything I liked, so I drew them out and had them custom cut. In every decision Daniel makes, he considers the aesthetic. This is not typical of all builders, and I knew I needed someone that could see my vision and implement it. He did an incredible job. We made a lot of the decisions along the way together as choices came up in the details, and I am grateful for his hard work!

YW: What do you offer at the Greenhouse?

Meghan: The greenhouse is available to rent for family photo sessions, branding photos, engagement sessions and even commercial photo or video shoots.

For events, we love to host intimate dinners – from a romantic date night or a surprise proposal to dinners with up to twenty people with a private gourmet chef serving dinner. We can host baby or bridal showers and micro weddings for under thirty guests. For weddings, we like to offer something different. The Greenhouse and its surrounding property are for those that maybe don’t want to have the traditional reception with all the bells and whistles at a huge venue but want something more than just a quick ceremony. We give couples two to four hours on the property for cake, charcuterie, acoustic music, mingling and celebrating. A sit-down dinner option is also available. We have partnered with Chef Braiden Mallon of BAM Foods Catering because he has the unique ability to work in any environment. Yes, he can serve the most incredible food in our rustic conditions.

As far as styling and décor, I customize it myself mostly with different seating and decor depending on the type of event. I can set up luxury

picnic-style seating outside or inside with low tables, rugs, pillows and florals. We have cocktail tables for outside mingling and bench seating around the fire pit area. Even with outside rental companies chosen, I can coordinate on additional or elaborate setups!

YW: What is your dream for the Greenhouse?

Meghan: My dream is for the greenhouse to become a place where people from all over come create beautiful things and have unique experiences. Whether it is a once-in-a-lifetime moment like a wedding; a family photo shoot that documents an important milestone; a therapeutic potting day or herbalism class that helps people connect with and learn more about nature; an art show where they find pieces to collect that move them and make them happy in their home – the Greenhouse is here.

THE TILE GAME THAT’S SWEEPING THE WORLD

April 30th is National Mah-Jongg Day. What is Mah-Jongg you ask? Well, it is a tile-based game that originated in China during the Qing dynasty. Although its exact origin story is still debated, the game gained popularity in the early twentieth century and quickly spread throughout Asia and then to the United States and Europe. Mah-Jongg requires four players and a set of 136 tiles, and the objective of the game is to form sets of tiles that match a specific pattern, with the first player to complete their set declared the winner.

Mah-Jongg is known for its complex rules and variations, which can be intimidating. But once you get the hang of it, it can be not just a challenge but plenty of fun, especially with the right group. While different countries have their unique versions of the game, some standard rules include the following:

• Each player starts with thirteen tiles, with players taking turns drawing and discarding tiles until a player completes their set.

• Sets can be made up of three or four tiles, with specific combinations such as Pongs, Kongs and Chows.

The game includes bonus tiles called Flowers and Seasons, which can be used to gain extra points.

Players must use strategy to determine which tiles to discard and which to keep, as well as predict what their opponents may be holding.

Today, Mah-Jongg is a popular pastime for people of all ages, with many clubs and tournaments held around the world. Although it is a difficult to learn and master, Mah-Jongg

remains a beloved game that offers a fun and challenging experience for players around the world.

Iroquois Steeplechase and Kentucky Derby Season is upon us! And that means it is time to find the perfect hat. Whether you will make it to Churchill Downs or Percy Warner Park, the horse related rites of spring are definitely also about the fashion! But where did this millinery obsession come from? The spectacular female fashion often seen at the Kentucky Derby, is not solely a product of modern times; rather, opulent feminized dress has played a large role in the history of the Kentucky Derby. What Derby founders envisioned was a racing environment that would feel luxurious, reminding people of European horse racing. For a well-to-do late nineteenth and early twentieth century woman, a day at Churchill Downs, especially on Derby Day, was an opportunity to be seen in the latest of fashions.

A journalist from a 1901 Courier Journal stated, “The seats in the grandstand were filled with gaily dressed women and men. The mass of green, pink, red, yellow, blue, all the colors of the rainbow, blending into one harmonious whole was as beautiful a sight as His Eminence in the lead.”

Dotdash Meredith’s Southern Living has announced that its 2023 Idea House is located in Leiper’s Fork. The Idea House is a 5,600-square-foot home that blends a contemporary feel with the warmth and character of a classic Tennessee farmhouse. This year’s Idea House was built and designed with an eye to the future. Sustainability was considered throughout the process, such as selecting energy-efficient windows and appliances, sourcing antique and local furnishings, and prioritizing natural and biodegradable materials. Inspired by the location, the house features an in-home music room complete with a grand piano, a party barn primed for entertaining and decor inspired by local artists.

“We’re calling this our Country House as a nod to Music City, and to the fact that it was designed to embrace its beautiful rural setting,”

One such organization that accepts donations is GraceWorks Ministries.

GraceWorks Ministries was established in 1995 by a group of concerned Williamson County citizens and faith leaders who sought a comprehensive, collaborative solution to the complex issue of poverty. Their founders recognized that local low-income residents had diverse needs – food, clothing, housing support and financial assistance – yet most area nonprofits and churches focused on only one or two services. However, by pooling church resources with private and public sectors, GraceWorks has been able to offer wraparound

services to a large number of individuals and families in need. They are currently comprised of twenty-one Board of Director members, over fifty staff members and an average of 270 volunteers serving onsite each week.

GraceWorks’ communal approach to charitable work is expressed in their mission statement: Neighbor serving Neighbor, by the power of God’s grace. And, donating items – whether they be household items or clothing – is serving your neighbors.

THE HISTORIC ZONING COMMISSION APPROVES

Franklin’s Historic Zoning Commission (HZC) recently voted to support a preliminary recommendation for a new multifamily residential project for the city’s emerging Factory District called The Middle Eight. A final Certificate of Appropriateness will come later in the process. Longtime Franklin residents Toby and Amanda McKeehan, along with their business partner, Charles Rulick, are seeking to develop the 7.1-acre property behind the McKeehan’s historic home on the corner of Franklin Road and Liberty Pike directly across the street from The Factory. As proposed, The Middle Eight will provide 275 housing units to Franklin’s growing, vibrant arts, and entertainment district through a combination of single-family homes, townhomes, duplexes, and apartments. “For thirty years, we’ve dreamed of what this property could be, how it could build upon and enhance Franklin’s unique charm, generous spirit and creative core,” said Toby McKeehan following the vote. “We’re thrilled to share our vision for The Middle Eight with the greater community and excited to welcome more people to our little corner of downtown.” So, the McKeehans’ and Rulick joined together to form their own company, Truland Development, to oversee the potential project themselves. For the past year and a half, the team has worked closely with city staff to create a vision for a development that could fit within Franklin’s standards while also helping to meet the housing demand created by the area’s explosive growth. Working with a team of local and national experts in project brand and visioning, market analysis, land planning, architecture, and engineering, Truland presented a concept that includes twenty-one townhomes and single-family homes, forty-five large apartment units and penthouses, 103 mid-size apartments and 106 smaller apartments.

DOWNTOWN FRANKLIN ROTARY CLUB FOUNDATION GRANTS $35,000 TO LOCAL CHARITIES

The Downtown Franklin Rotary Club (DFRC) recently announced $35,000 in grant donations for four non-profits:

Davis House Child Advocacy Center - $15,000

United Against Slavery - $10,000

FrankTown Open Hearts - $5,000

GraceWorks Ministries - $5,000

The club presented checks to representatives of each organization at its final 2022 meeting. “There is no better way to celebrate the holiday season than to help others,” said Kathy Reynolds, DFRC president. “Rotary is built on the premise of ‘Service Above Self’ and the club has taken that to heart since our founding five years ago. In addition to financial support, club members logged more than 2,500 in service hours in the last six months 2022.” The funds were generated from the DFRC’s three major events: Jockeys & Juleps Kentucky Derby Party, Rollick n’ Roll and Chili Cookoff. They are administered through the organization’s foundation. The DFRC Foundation will be providing additional grants throughout 2023. FORMER HOME PAGE PUBLISHER RELEASES BOOK, “THE SWIPE RIGHT EFFECT”

C.K. Collins, originally from Brentwood, has been on a one year traveling sabbatical to write her first book. The Swipe Right Effect: The Power to Get Unstuck is a nonfiction creative memoir that highlights great advice from friends all over the world. C.K., who goes by Kelly in her book, shares stories from her own life pre- and post-divorce but also shares her interviews with nine other women who have faced big life challenges. “This book is a pay it forward effort that shares with the reader all the amazing advice I was given after a big life change,” shared C.K. “Hearing from my friends firsthand in the interviews allows the reader to connect with them, read their story and absorb the advice that was life-changing for me.” Collectively, C.K. and her friends hope to give the reader ideas for a way back to their own happiness. She describes this book as the moon reflecting the love light of others. The interviews include stories of pain and renewal from many forms of loss including loss of friendship, a child, a spouse and a marriage. Their unifying hope is that in reading their stories, readers will find their way, their power and their joy. C.K. was the award-winning publisher and owner of a hyperlocal news publishing company, Home Page Media Group, in the Williamson County area. She sold her company and retired from the industry in 2021.

Main Street Festival will be celebrating its thirtyninth anniversary in 2023 and is expected to attract 100,000+ visitors. Attendees will enjoy high-quality arts and crafts vendors, superb entertainment, great food and drink, and fun for the entire family. Additions to this year’s festival include International Jazz Day screenings at The Franklin Theatre, cultural performances in Spring Street and Busker’s Corner, which was first introduced at PumpkinFest 2022.

WCS Robotics Team Make History

A record-breaking nine WCS teams will travel to Dallas for the 2023 VEX Robotics World Championships at the end of April.

Two teams from Brentwood High and three teams from Ravenwood High, competed at the Tennessee State Championship and earned the privilege of competing in the national championship. Four teams from Brentwood Middle will compete at the middle school World Championships. Their teacher, Debra Schaefer, was named the Tennessee VEX IQ Robotics Teacher of the Year.

At the World Championships, teams will compete against their peers around the globe in various competitions. High school students will compete April 25-27, and middle school students will compete April 27-29.

In this Q&A, Co-Chairs Mary Morgan Ketchel and Lisa Manning share their insights on what sets the Nashville Symphony apart from other orchestras and reveal their personal experiences at the Nashville Symphony. They also give us a sneak peek into this year’s fashion show, featuring designer Brandon Maxwell and emcee Kristin Chenoweth. YW: What inspired you to Co-Chair the Nashville Symphony Fashion Show?

Mary Morgan: The Nashville Symphony is a treasure and the Symphony Fashion Show has been a long-time favorite girls’ night out. Volunteering my time as a Co-Chair is a way to give back, and I was honored to be asked. Plus, I was excited to get to work with Lisa!

Lisa: Co-chairing the Symphony Fashion Show is a creative, festive way to support one of Nashville’s treasures – our beloved Symphony.

YW: What do you think sets the Nashville Symphony apart from other orchestras?

Mary Morgan: The Schermerhorn Symphony Center is one of the top performance halls in the world. The acoustics are impeccable, the architecture is stunning and it is perfectly seated in Music City just down the hill from music row.

Lisa: The Symphony Fashion Show supports the Accelerando program, which offers music education for young, gifted students of diverse backgrounds. The quality of our musicians is enhanced by the unique acoustic components in our state-of-the-art performance hall.

YW: What was the planning process like for this year’s fashion show?

Mary Morgan: Our partnership with Gus Mayer gives Symphony Fashion Show attendees the opportunity to shop Brandon Maxwell runway looks before and after the fashion show—you will see many women donning outfits from this year’s featured designer!

Kristen Chenoweth is a dream emcee and performer. It is because of the reputation of our

Nashville Symphony that she said yes!

We have worked with celebrity event planner Dori Waller to design this year’s Symphony Fashion Show. We hope to create the feeling of a New York night in Nashville for our guests.

Lisa: Brandon and Kristin are exactly the combination we imagined! Thanks to Janice Morgan at Gus Mayer—who has wonderful designer relationships and always finds us a jewel—we were able to secure Brandon Maxwell and his team. And we have Alan Valentine of the Nashville Symphony to thank for securing musical powerhouse Kristin Chenoweth as emcee and entertainer.

YW: Tell about a memorable experience you have had at a Nashville Symphony performance or event.

Mary Morgan: Lisa and I have both been involved with the Symphony Fashion Show in past years. The fun thing about the Symphony Fashion Show is it is often quite a star-studded event, so you never know whom you will have the opportunity to meet, thanks to our partner Gus Mayer who brings major designers and their teams in for the event. I will always remember having the opportunity to toast the evening with a notable style icon and famous designer.

Lisa: I cannot name just one, because the musical performances by our Nashville Symphony have taken me many places. I will always hold dear the times I have seen musical icons play with our Nashville Symphony, such as BB King, Itzak Perlman, Chris Thile, Yo-Yo Ma and Edgar Meyer. We are so fortunate to be a part of this community.

YW: What will you be wearing to the Spring Fashion Show?

Mary Morgan: I will wear a floor length chiffon gown by Brandon Maxwell.

Lisa: I will also be in a Brandon Maxwell dress that I fell in love with through a photo! It reflects my style, is comfortable and I will enjoy wearing it to this festive and fun occasion.
