W
riting an editors letter can sometimes leave you stumped, which often leads me to wonder what the people reading it might be up to. Perhaps somebody is flicking through my magazine for the first time, admiring this months floral fashion shoot directed by our talented fashion editor, Charlotte Adsett. Or maybe someone is sitting in their local salon reading our interesting feature on farming in the city and getting inspired to separate the curds from the whey and make some cheese at home. Some may already be familiar with our magazines, so could be flicking forward to our monthly regulars, which are crammed with fashion, beauty and interior news and trends. hat are you doing this August bank holiday weekend? If you haven’t managed to book a sojourn to some idyllic international location (read: left it too late), chances are you’re wondering what on Earth you’re going to do those three, wonderful work-free days. If merely a mate’s BBQ doesn’t incite overwhelming feelings of excitement, consider South West Four, London’s best electronic music festival. Now in its 12th year, the weekendlong dance party returns to its Clapham Common stage (hence the witty festival
name), bringing 80 of the world’s leading DJs to this convenient location. Who needs Glastonbury when you can watch some of today’s best electronic acts literally on your doorstep? While, sure, it helps to be dance music inclined, even if you don’t know every one of the hundred-plus acts playing on SW4’s 10 stages, you won’t be able to stop the head-bobbing beat and urge to show off your signature dance moves. With the two main stages due to host internationally renowned Basement Jaxx, Marco Carola, Eric Prydz and Faithless, it’s no wonder why DJ Mag dubbed SW4 the Best British Music Festival at its 2014 Awards. GAME CHANGER Game of Thrones star Kit Harington gives us the scoop on swapping the sword for a gun Wo r d s F E R G U S E W B A N k

Bridging the gap between swordsman and spy is a supporting role in James Kent’s Testament of Youth, a movie based on the memoirs of legendary pacifist Vera Britain. In the film, Harington plays her first love, Roland Leighton, a poet and scholar who dies at just 20 years old on the battlefields. Young and naïve with short-cropped hair, his character is almost unrecognisable from real-life Harington who, for now, must wear his Jon Snow mane out of strict contractual obligation. While his hair remains long, his lips must stay sealed. Bound to secrecy by the producers, discussing Game of Thrones in any detail is dangerous territory. “It’s a hell of a thing to talk about when you’re trying to excite people about it but not give anything away,” he says, rubbing his temples wearily as he labours over what must be an oft-repeated disclaimer. “We’ve been sat down by HBO and warned what we can and cannot say, which really leaves a very small window. It’s literally terrifying!” Remaining tight-lipped is a price worth paying for what the role has brought him. It’s undeniable that, despite his significant acting chops, the other role Harington has taken on is that of heartthrob.

Whether you’re a fan who’s (SPOILER ALERT) still in mourning over Ygritte’s untimely demise or someone who will kill the next person to utter the phrase ‘You know nothing, Jon Snow’, there’s no denying it’s a phenomenon. Like Breaking Bad and Orange is the New Black, Game of Thrones has joined a legion of shows with an incredibly vocal and dedicated fanbase that has launched their stars to stratospheric fame. Kit Harington is one such star, whose life has been changed dramatically by George R. R. Martin’s fantasy behemoth and to the softly spoken, Worcester-bred actor, the whole thing has come as a bit of a shock. Roles have flooded in since his small screen debut in 2011, with a small part in the yet to be released Seventh Son, opposite Jeff Bridges and Julianne Moore and the lead in the epic Pompeii, which covered some familiar ground for Harington who looks at home with a sword in his hand. Keen to shed this image, however, the young actor’s most recent film role is set in World War I and there isn’t a sword in sight.

That gave me a huge insight into who these people were. “I've been to the war graves in Northern France twice and you only have to walk around to see the majority who died were 20 or 21. I even came across a grave of a 15-year-old. That never escaped me, their youth. It is poignant, how innocent these young men were.” Testament of Youth does a fine job of highlighting the sense of misplacement that existed during the war in a country so driven by notions of the greater good and the need for national heroism. Swept up in the romanticism of being a hero, Harington’s character becomes committed to a cause that, ultimately, he begins to disbelieve. This may sound like familiar territory to those who have been following Jon Snow’s journey this season and yet, the two performances remain entirely separate from one another. At no point do you expect a White Walker to appear on the fields of the Somme. Though, for some audiences, the sword may look more natural than the gun, Harington’s role in Testament of Youth, as well as the more contemporary Spooks, points to an actor more than capable of leaving Westeros behind. Its the rest of the world that may have a little more trouble letting go...u

Why the only shoes you should be wearing right now is a pair of solid, sporty sneakers
T
he current mood in menswear is one inspired by the increasing prevalence of sportswear both on and off the runways. Season after season the designers are moving further and further away from the trussedup three piece suit and tie look, which was championed in the hit TV series Mad Men, favouring instead a softer approach. In the place of super slim cut trousers now come baggy double and triple pleated slacks cut from fabrics more commonly associated with sporting pursuits, such as Jersey and pique. Tailored jackets are deconstructed and soft in the shoulder, closer resembling cardigans. In place of shirts and ties, T-shirts and
grandad collared shirts in seersucker and silk are being worn. What’s surprising is the brands which are spearheading this move toward softness. Italian tailoring heavyweights Giorgio Armani, Ermenegildo Zegna and Brunello Cucinelli are all championing a slouchier, more comfort-focused approach. The most obvious example of this shift is the menswear industry’s wholehearted embrace of the sneaker. There’s not one brand who, this season or last, didn’t send out a suit or separates combo teamed with a souped-up running trainer, a tennis shoe or a slip on skate shoe. From Raf Simons’ minimalist take on Adidas’ iconic Stan Smith, to Lanvin’s effortlessly chic slip ons, right now it’s all about sneakers. Here’s my pick of the best.

t Matthew Williamson’s dreamily bohemian Spring Summer show, make-up artist Charlotte Tilbury created a modern take on the 70’s purple eye. Inspired by images of Marie Helvin and the glorious flower prints in the collection, the effect was etherial yet striking. Purple is very wearable on the eyes, and works brilliantly to make green eyes pop in particular. The easiest way to try the look is with a chunky eye pencil like the Charlotte Tilbury or NARS ones here. Roughly smudge the pencil into the roots of your lashes, top and bottom (though be light-handed on the lower lash line)

If you prefer a slightly softer look then a shadow palette with a range of purple tones and complementary colours is for you. You don’t have to create a huge overly blended eye. A deep purple colour applied along the lash line with a fine brush (a clean lip brush is perfect) is a chic way to try the look for daytime. C
rossFit seems to have become a recent fitness chart-topper, but this workout has been around for a while. Strength and conditioning-focused, the CrossFit program is a fast-paced mix of high-intensity exercises. Inspired by military, professional athlete and police training, CrossFit is ideal for those who are bored of regular gym exercises and are looking for a new challenge. CrossFit training blends together various functional movements and exercises, such as burpees or deadlifts, which aim to improve cardiovascular fitness at the same time as building strength. Each training session is controlled, as you complete circuits of exercises to the best of your ability within the allocated time. This can range from you completing the Workout of the Day, a certain number of reps against the clock, or as many repetitions of a particular exercise as you can in a fixed time. CrossFit owes its success to alternating workouts regularly, during the session and throughout the week. Not only does this mean you are constantly stimulated and don’t get bored, but it also prevents your body from getting used to one routine. This ensures you achieve maximum results in a shorter time frame. The CrossFit trainer is very much present, supervising constantly to ensure participants are pushing themselves as hard as they can. The pack mentality of teaming up and working together also builds a competitive camaraderie, forcing you to push past your fitness limits. ity cycling during the summer is a joyous thing: whether it’s cruising along Venice Beach in Los Angeles, meandering through Amsterdam’s side streets or zipping through Kreuzberg in Berlin, off the cuff cycling is the best way to discover any city. Despite having experienced numerous cities on two wheels (the above included), I had actually done very little cycling in London, the city I live in. So I decided to change that, hopped on my newly acquired Gazelle bike and explored long stretches of canal, cycled through lush parks and stopped off at some of my favourite spots in South West London. Here is my guide to a perfect, but albeit packed, day out with all the al fresco activities you need keep you entertained for the day, but most importantly to get you on yer bike!

The sweet juiciness of ripe peach works so well with the Pinot Gris grape, and especially those from New Zealand which usually deliver richer fruit (than the Pinot Gris you get in France, for example). This one tastes of ripe pears drizzled with honey but it’s still dry and perky, and matches perfectly with the dish, even without the prosciutto. ◆
Roast grouse with blackcurrant sauce Nicosia Etna Rosso 2012, £9.99; marksandspencer.com he grouse season hints that autumn isn’t too far away, and with this T bird’s trademark delicate but gamey flavour, a lighter earthy red is the best bet. That could mean Pinot Noir, but a more interesting alternative would be the new bang on trend Italian red, Etna Rosso from Sicily, which is mostly made from a local grape called Nerello Mascalese. This smells like dried flowers but it’s fruity enough on the palate to match the sauce. It has a nutty and savoury finish, which is why it stands up strong to the gamey grouse. ◆

was adorned with toasted sourdough squares that were topped with chopped cherry tomatoes and basil, or ricotta and caramelised onion. Even better, it was accompanied by 24-month aged Parmigiano Reggiano, Grana Padana and Pecorino cheeses on a bed of rocket and walnuts. For mains, we sampled the Porcini Mushroom Risotto and Spiedini di Calamari e Scampi alla Griglia. Admittedly this was intentional, knowing the chef’s Italian heritage. The former possessed a rich, well-balanced creaminess that was enhanced by zingy grated Parmigiano Reggiano and chilli oil accoutrements. Although the arborio rice was a tad chalky, the risotto’s complex well flavour made up for it. The Lavender’s plate of grilled vegetables, squid, and prawn skewer were charred to perfection, which afforded the dish’s beautiful produce a beach BBQ-evoking toasty taste. We ordered GF spaghetti – and not an eyelid was batted at such a request – and halved it. The simple combination of Yellowfin tuna and black olives was superb. Following this extravagant meal of authentic Italian fare, there was no room to spare for pudding. But the locals set us straight that The Lavender’s homemade Tiramisu – made daily using free range organic eggs – is the real deal. If the other courses are anything to go by, I know I will be back soon to try it for myself. u
Amongst the swathe of eateries on Clapham’s Lavender Hill, it’s The Lavender that comes out on top Wo r d s S t e p h a n i e K i n g

lapham is renowned for its wealth of cafés and restaurant – most of which offering a range of international cuisines. So, standing out amongst this saturated market can be tough. Yet despite being surrounded by stiff competition, Italian restaurant The Lavender holds its own. Unassuming, yes, it is a favourite amongst the locals. Set atop the (in)famously long incline of Lavender Hill, The Lavender is the perfect place for a mid-week meal. It’s the kind of place that
harbours a loyal patronage. We took our seats in the lavenderbordered terrace as the sun was glowing, and sipped on a glass of organic Contro Corrente Pinot Grigio. First came a tasty amuse-bouche in the form of bruschetta two ways: one with prosciutto, and the other with roasted courgette and sweetcorn. The same on-trend slate serving plate then came bearing The Lavender’s vegetarian platter. Ideal for sharing, this was a definite highlight of the meal. The serving of roasted aubergine, red pepper and courgette was generous, and

HEAD SOUTH Absolutely speaks with acclaimed chef Adam Byatt and finds out why South West London suits him just fine I n t e r v i e w R o m y va n d e n b r o e k e
ROMY: What made you become a chef? ADAM BYATT: Luckily for me this is all I have ever wanted to do. My grandfather was a chef in the British army and my Mum also cooked for a living, so I guess it is just in my blood. I feel incredibly lucky to have made a career out of doing what I love doing best.
RVDB: You’ve won numerous awards for your food – including Time Out Restaurant of the Year 2003 for Thyme and AA’s London Restaurant of the Year for Trinity in 2006 – what would you like to win next? AB: Longevity! Accolades matter during a restaurant’s infancy but the reputation it gains from delivering consistency year on year is what should be acknowledged. My only aspiration for Trinity is to be as busy as we are now. Chasing accolades is for egotistical chefs with no real interest in the diners experience.
RVDB: Where did you learn to cook? AB: I trained at Claridges Hotel on an apprenticeship with the Royal Academy of Culinary Arts. I then went on to work at The Square and was part of the team that achieved [the restaurants] second Michelin Star. I learned to cook and understand ingredients while working at The Square. RVDB: What is the best lesson you learned? AB: Discipline and work ethic: cooking professionally is virtually impossible without these. Also learning the core basic skills of classical French gastronomy, without which I would not have been able to achieve what I have today. RVDB: From where do you draw inspiration? AB: The ever-changing food seasons are a true inspiration to me, but I also love eating out and reading about food.

RVDB: What is the philosophy behind your restaurants Trinity and Bistro Union? AB: Trinity is a seasonal British restaurant that offers a sophisticated dining experience but is still fundamentally a neighbourhood restaurant. Trinity has had three AA rosettes
for 8 years and maintains what is a very high standard of food and service. Bistro Union is a British bistro – simple honest British food with relaxed but exacting service and a price point that makes it accessible to everyone.

RVDB: What is it about London’s food scene that really excites you? AB: The diversity in London is exceptional, and I am one of those people who believes that London is the go-to city for food. There is a new generation of chefs that are cooking very exciting and expressive seasonal British food, some of which is outstanding and will set the culinary landscape for years to come. I also love that you can now eat truly excellent food in the more mainstream market, which London has never had before. ABS: If you could eat in only one London restaurant for the rest of your life where would it be? AB: I would have to choose Peckham Bazaar on the basis that I can only ever eat here. I would steer clear of fashionable restaurants and places with a limited repertoire. For me, the food at Peckham Bazaar is always delicious, original, and most importantly nothing like the cuisine I cook.

RVDB: All of your restaurants are in Clapham, why? AB: I opened my first restaurant here in 2001 and have always loved the locals. I guess once you feel comfortable and truly understand an area you feel more confident in doing business there. Clapham is a fantastic place to both live and work. RVDB: How is the Clapham food scene developing? AB: The client base and appetite for restaurants in Clapham is at an all time high. I manage to fill two restaurants that are within walking distance from one another. This would be a hard in any other part of town. It’s so great to see that the postcode I opened my first restaurant in, over 15 years ago, now has more than its fair share of reputable restaurants. It’s an exciting time for Clapham and the South.
If time is short and we have a nice stock at home I tend to knock up a ramen with noodles and fish, a soft egg and loads of herbs from the garden. Super quick, healthy and delicious.
RVDB: Where do you buy your ingredients? AB: We source ingredients from all over the UK. One of the best things about having done this job for over 23 years is that you get to build and refine an incredible list of producers. I’m incredibly proud of the people we work with and am confident that we buy some of the best ingredients in the country. RVDB: What is your favourite thing to eat this time of year? AB: We treat ourselves to wild salmon from time to time, which is a staple beautiful British ingredient. However summer brings with it a whole host of other treats, for example asparagus, jersey royals and elderflowers, as well as peas, stone fruits and strawberries. I love this time of year.
ABS: Have you got any plans to go into a different type of cuisine or to open any more restaurants? We have another site in the pipeline for 2016 but are concentrating our efforts on the redevelopment of Trinity, which will see us launch with a new look and feel in September. There will be additional restaurant space on the first floor and outside seating. It’s very exciting. I have been cooking my food for a very long time and believe my cooking style have become a part of my brand. I’m very comfortable with my repertoire and it has taken me many years to hone. Food is far too much of a purism for me to even think about delving into other cuisines. ◆
ABS: What is your favourite fall back thing to make at home?

I really enjoy making an Anglicised curry and often yearn for Moroccan dishes, which are also a pleasure to cook. CASTLES IN THE AIR A tour of South West France’s beautiful Lot & Dordogne Wo r d s a l e x a n d r a h u n t e r

elais & Chateau boast some of the worlds most exquisite properties in their collection of luxury boutique hotels and now offer routes and itineraries, Routes du Bonheur, allowing a region or area of France to be explored through their wonderful hotels. We selected the breathtaking regions of The Dordogne & The Lot in South West France, flying from London to Bergerac. Exploring the rich medieval history of the Midi Pyrenees is ideal for a holiday involving driving. Every corner driven ’round presents breathtaking views of rivers, towns and villages that could easily be mistaken for medieval film sets. Castles sit high on clifftops overlooking rivers, shrouded in early morning fog that dissipates as the sun rises to expose their majesty. Ancient towns and villages with their unmistakable tiled roof tops and warn yellow stone walls line the route each day. This region of France, famous for its walnut production, foie gras, asparagus, strawberries in summer and of course, the black truffle season in winter, is a must for any foodie. The wineries and
vineyards of the area beg to be explored and it is said that Malbec originated from the region. Picking up a BMW 4 series convertible from the airport (partners of Routes Du Bonheur) we drove with the roof down and the sun shining through lush green countryside and rolling forests to the small village of Tremolat, located between the valleys of Vezere and Dordogne an hour from the airport. Le Vieux Logis is a small, 4 star hotel (23 rooms, all overlooking the park and gardens) in the heart of the village. Built as a tabacco farm and converted in 1952 the hotel has a wonderfully relaxed charm to it, informal yet with perfect presentation, reception, hospitality and of course food. It is very clear why Vincent Arnould was awarded his Michelin Star in 2005. We arrived mid-afternoon and had champagne and an exquisite light strawberry pastry in front of a roaring fire in one of the sitting rooms. Our rooms were not in the main house but in a restored single storey barn next to the main house. The suite had a cottage-like comfort to it, large white wooden shutters, a boxed garden in front of the door with tables and

TRAVEL / FRANCE chairs allowing for views of the wonderful gardens. Each room is individually designed, period furniture sitting next to modern luxury throughout the hotel. The gardens are formal French, a stream runs through the middle of the lawns with a beautiful terrace for meals in the warmer months and a swimming pool looks inviting after a day of exploring with its cool, clear water. The hotel boasts two dining rooms, one the original tobacco-drying barn of the farm where dinner is served and the other a small bistro opposite the hotel. Food is seasonal and of course locally sourced by Arnould, traditional ingredients with modern concepts and presentation, every course was bursting with flavour. We started with asparagus and crab, as beautifully presented as it was delicious, followed by scallops with broad beans and truffle jus, followed by local lamb medallion with delicately spiced cous cous and herbed butter. A strawberry desert followed cheese, a delightful sorbet on a bed of meringue, strawberry compote and mint. We retired to The Fumoir (the feel of a hunting lodge, leather and dark woods) for brandy and coffee. Knowing where our next hotel was located, Chateau de Marcues, a route was planned for us by Le Vieux Logis ensuring to we saw the best of the region. We stopped atBeynac to visit the cliff top 14th century castle and for a delicious lunch before moving on to La Roque offering breath-taking views of the valley and finally to Dommea town where the Knights Templar were held prisoners in 1307. Set high above The Lot river and beautiful countryside sits the majestic 4 star Chateaux de Mercues, standing on
its pedestal since the 13th century. The hotel is a wonderful mix of modernity and antiquity. The courtyard at the heart of the hotel remains untouched by time, despite sipping the Chateau’s soft warm Malbec in comfort, it’s easy to imagine the great draw bridge in use in earlier centuries. Under the chateaux is an unexpected treasure; a staggering winery was built by the owner to produce the wine yielded from the grapes of his near by vineyard, The Chateaux De Malbec, 2009 is exceptional. Tours are available of the vineyard, well worth visiting, with meals offered in the perfectly converted barn and all wine tasted over the stay is on sale to ship or take home. Terraces and formal gardens lead to a beautiful outdoor pool – we explored the grounds listening to the river below before a tour of the cellars, sampling the range of wine made there. The Chateaux was home to the Bishops of Cahors for centuries and a chapel remains hidden in one of the turrets, the formal dining room is in the centre of the chateaux and was the
dining room of the Bishops. The food was exquisite, fresh, and beautifully presented while the setting offered views over The Lot river. Our rooms were large and welcoming with the need of every guest preempted and catered for. The hotel has 24 rooms, all decorated individually to reflect the different centuries the Chateau has seen as well as six apartments. The whole Chateaux is available for private hire and would make the most wonderful venue for a wedding or celebration. The final hotel on our route was the truly exceptional Chateau de la Treyne. Overhanging the Dordoyne as though it floats on the edge of the river and set in 300 acres of private parkland the position and the hotel itself are both breathtaking. With only 14 rooms you feel like you are a guest of a home rather than a hotel, that said a perfectly presented home with a truly exceptional hostess, Stephanie Gombert. The hotel is clearly loved by both its staff and all guests, comfortable and relaxed yet incredibly luxurious and lavish. We were taken to our rooms, the Dordoyne suite, a beautiful set of rooms with a terrace offering spectacular views over the river. The peace and tranquillity of the terrace was incredible, a warm light bathed everything it touched and the scent of lilac rose up from the walls below. I have rarely been happier than sitting with a drink soaking up the sun and listening to the sounds of nature. A welcome of black cherry compote and luxurious homemade pastries were laid out in the dressing room and the suite itself was spacious and welcoming. Hermes toiletries sat next to a bath that was almost big enough to swim in. We drank aperitifs on a beautiful terrace where all meals are served in the summer months, watching the sun set. Dinner was served in the Louis XIII salon, restored to it original glory. The food was delicious, Stephane Andrieux presides over the kitchen. The love that goes in to each dish is obvious, as is the award of a Michelin Star. ‘I like dishes that stimulate the taste buds and play on acidity and bitterness.’ His foie gras, uncooked and marinated between two spicy crusts was a delight, as were the lamb chops. Wine was served to suit each dish and the cheese board ensured we stayed at our table for far longer than we had planned to. I ordered breakfast for the room, delicious tiny omelets, fresh fruit, pastries and coffee eating on the terrace and wishing I could make this my home. The route to happiness? Absolutely. u

ooked by the lovely Dora, there was plenty of delicious food to eat. From red lentil and coconut soup to white fish with green chilli and coriander, we were treated to nutritious meals everyday. Refined sugar, gluten, wheat, dairy and caffeine were all banned, and we were advised to give up these vices a week before our stay. If you had followed the pretox, the diet wouldn’t have been so hard, but one of my fellow Yeotowners didn’t prepare herself and spent much of the time longing for a glass of wine. I prepared and managed to avoid any cravings. One downside is that my skin broke out, but a clear complexion soon followed and, most importantly, stayed. As for the lack of caffeine, my energy levels skyrocketed and, despite since returning to caffine, I’ve managed to cut my two-a-day habit down to just two-a-week. For anyone that knows me, that’s quite a feat. ◆

ogi or not, starting your day with a 7.15am yoga class is great. Undoubtedly my favourite part of the Yeotown philosophy, the morning yoga sessions helped stretch me out before breakfast. The rest of our wellbeing schedule was all about being active Ω on the first day we hiked, on the second we cycled, and on the third we worked out our core in an intense CrossFit class. Adapted to suit all fitness levels, there was no moment when you felt out of sorts. As a pretty active person, I was surprised to discover that I had lost 1.5lbs during my stay, which was nothing on one of my fellow guests, who left Devon a staggering 12 pounds lighter. The difference between us? I was there to cleanse, while he was there to completely rehaul his lifestyle and diet. Yeotown is the kind of place that facilitates both. ◆

STATE Versus PRIVATE he argument of state versus private education is T unending and inconclusive. It is perhaps simplest just to apply the idea that, ‘one size does not fit all’. Finances are often the driver in the decision of whether to place your child in a state or independent school. To privately educate a child from nursery through to university costs an average of £150,000. This exorbitant figure means it is an option available to few. As such, mixing and matching between state and private schools during the formative years, can provide a valuable balance. Supporting a child at state school with private tuition can also be a successful way of ensuring they have access to one-to-one teaching. In spite of much controversy, independent schools do have a higher success rate of pupils going on to higher education than the state sector. As such, if only an option for sixth form, going private at this stage could be hugely beneficial for your child. ◆

hen a friend bought Mandarin flash cards for her nanny to brandish in front of her dribbling toddler, I thought she was mad. But go onto the internet and you will see she is not alone; Mandarin flash cards, printable pdfs, downloadable apps – they are all there at the click of a button, every tool needed to turn your pre-school child into a world-beating Sinologue before their fifth birthday. The government announced last year that it’s putting Mandarin on the national curriculum and training 1,200 more teachers in the language by the end of the decade. Independent schools are ahead of the state sector, with many now including Mandarin either within the curriculum or offered as an extra-curricular activity. But Mandarin for toddlers? Do parents really want their infants mastering what is now the world’s most spoken language before they are out of nappies? The people behind the UK’s first bilingual Mandarin-English day nursery certainly think so. Hatching Dragons, housed in a church hall round the corner from the Barbican, opened in May. It is much like any other nursery except the staff are predominantly Chinese and they employ a 50:50 split between English and Mandarin when speaking to the children. Hatching Dragons is the brainchild of educational consultant Cennydd John. He had the idea for the nursery when he was looking for childcare for his young son. “I started thinking about what I would value in a nursery environment. I’d been to China, studied at a Chinese university but then I’d struggled with the language since. And so it dawned on me that having an immersion experience between the ages of nought and five would be a way for my son to pick up Mandarin immediately and naturally.”

Mandarin is not ‘taught’ at Hatching Dragons, there is no hot-housing or formal lessons, the idea is that the toddlers will simply pick it up through exposure at such a young age. This is nothing new, many nurseries in London offer the same experience with French or German. And well-heeled families have long hired nannies who speak a foreign language for their young families. Charles Bonas, founder of blue-chip educational consultancy Bonas MacFarlane says they are placing more and more Mandarin speaking nannies with families, particularly in Singapore and Hong Kong where the family’s mother tongue is English or Cantonese. The most obvious reason for Mandarin to be in vogue is that as Chinese reaches economic superpower status parents want to give their children the edge in a competitive world. Nearly 17% of the planet’s population are native Mandarin speakers, English speakers come in at 5%. Native French speakers? They barely scrape in at 1%. In many ways, the UK is behind the curve on offering English-Mandarin bilingual nurseries, there are already more than 180 in the US. ◆ hatching-dragons.com

Housing for Women is a charity and housing association that has been providing homes for London’s most vulnerable women for over 80 years. They offer support by providing secure, affordable housing and related services to a wide range of women and children across the Capital.

Conservative majority seems to have translated into property owners in Central London believing the value of their property has shot up 25% or more in just a few days. Sadly, not! Actually, I suspect that Prime Central London (PCL) values will have continued to fall as fewer overseas buyers look at London as offering value. Expect Q3 to offer up the same. High valuations from agents desperate to win stock will see disappointed vendors’ properties languishing in the market place as we enter the wintery months of Q4. PCL property is still in shock from the Stamp Duty hikes of last December. There are very few properties that fall under the £935K threshold (the point at which life became more expensive). Coupled with a strong pound relative to the euro, it will take a while yet before most buyers will think there is value to be had in PCL. Meanwhile, those savvy owners who bought in 2009-2012 will be taking huge gains when they do sell. With the prospect of higher capital gains taxes arising in the autumn statement, Q3

might well be the time to take the gains before the Chancellor wades in! Online or traditional agent? Save yourself some fees and lose in the value obtained for your property. I’d rather pay 2% to a good agent rather than lose 10-20% in capital value. It’s probably that simple! I have yet to see an online agent going to best or finals or telling stories of multiple bids from buyers! Pay peanuts, get monkeys! ◆

The Euro referendum, the situation in Greece, and instability in the Middle East create global nervousness and will continue to be a challenge, but London is seen as a safe haven with political stability. An ever-increasing challenge is time management. London needs to be open for business 24/7 to deal with its global audience and its constant need for communication. Everyone needs a work/life balance but customer care and providing an excellent service is key. With the economy and confidence in UK Plc growing, we anticipate growth in both the lettings and the sales markets, not only in London but also in the regions. In particular, we predict that the Crossrail effect will impact positively on property prices along the route. London is regenerating in many areas, including Stratford, Bermondsey, Kings Cross, Battersea, Victoria, and Earl’s Court. It is very fulfilling to be working on key schemes in these areas. We will be opening our Nine Elms office in August, which is the first new office in our imminent growth plans. ◆

s I write, I think that the high end market in Prime Central London is still taking stock following the surprise election result at the beginning of May. People were genuinely caught off guard and because of this, I don’t think people had planned for moves that they may now consider. As such, the market hasn’t quite come alive in the way we initially hoped it could have done. Transactions levels are up in the last few days but realistically anyone serious about selling must ensure that their asking price remains competitive. It’s still an undecided market – those that need to move are doing so – but many are continuing to adopt a ‘wait and see’ approach. Fulham is thriving and our office in SW6 did several deals last week between £1.5m and £2.5m. It’s a two-tier market and the tier above £2m is a little stickier. I think we’ll stay in a state of flux for the next three months until the September market when more people will have their plans in order to buy or sell. There are lots of capable buyers in the market place at the moment, but they are in no particular rush unless they are looking to secure a unique, trophy

That said, the properties we currently have on our books are exceedingly good – we probably have the best quality stock that we’ve ever had on the market right now. So those who are capable of moving should do so now before the next wave of competition in spring. We are predicting 3.5% growth in PCL throughout the rest of 2015 from May onwards, up from 0% from January to May before the election. In terms of challenges, there are huge demographic pressures in London with not enough quality prime new developments underway. International buyers are increasingly prepared to look outside of the ‘Golden’ postcodes and alter their view of where is acceptable to buy to find what they are looking for. Our London residential development team are already seeing the benefit of this. Flats remain the number one property of choice, but mews and character houses will always have cachet in the right locations. Every property is saleable, it just comes down to them being priced correctly. Time-poor buyers prefer immaculate, readyto-move into properties – those that are neither of these or are completely unmodernised are the hardest sales to achieve. ◆

As a key driver of demand, the health of the UK financial services sector remains an area of risk for the prime central London lettings market. Banks including HSBC are reviewing whether to remain domiciled in the UK against the background of an EU referendum by 2017 and a debate over whether Chancellor George Osborne should curb the bank levy. Financial markets received a boost in May with more than £50 billion added to the value of companies listed on the London Stock Exchange the day following the election and whilst prime central lettings is operating against an increasingly positive economic backdrop, it hasn’t fully hit its stride in 2015. However, the market is now starting to see increased activity over the summer A

he clear political outcome of the 8th May seems to have taken most by surprise, not expecting such a beneficial outcome for the property market. There was, of course, a sudden increase in activity immediately after the result, which soon settled to return to normal market conditions, although still with a layer of caution. The new homes market had a more delayed response, only picking up in the first week of June. We do expect a positive third quarter, with deferred demand flowing back into the market. Vendors who had hesitated are bringing their properties to the market with greater confidence, especially in Prime Central London with

the concern regarding a mansion tax removed from the market. With record low interest rates and mortgages, employment levels high and the FTSE in a good position; these suggest an opportune time to buy. Despite increased stock and activity, we do not anticipate a strong and sudden uptick in prices, which would be unsustainable. Rather, we expect to see an improvement in the turnover and volume of sales, assuming both vendor and purchaser expectations can be aligned. Well located and good quality properties will, as always, sell well. In the long term, the restored market confidence needs to be considered in light of the situation prior to the period of pre-election uncertainty. Prime London markets were looking much more fully priced than the rest of the UK, and now have to operate in a relatively high tax environment given the stamp duty increases in December last year, which will take time to be fully absorbed. Nonetheless, our Research department forecasts a strong market, with a price growth over the next five years in Prime Central London of 25.5 per cent. ◆
