There are some businesses that have suffered from the enforced closures, but also many new entrepreneurs who have risen to the challenge and started with fresh ideas for business. Business growth is essential to the economy and everyone has a role in helping local businesses to thrive. Whether you’re an entrepreneur starting a new business, a seasoned director facing the challenge of managing a remote team or a consumer, you have an important part to play in the success of your local Essex economy. This is why the Institute of Directors has worked hard to ensure that the business community gets the kind of support that is needed. In Essex, we have a range of programmes and events to help businesses and directors grow and develop – both in person and online. I’ve particularly enjoyed hosting our monthly mastermind groups, which are a valuable resource aimed at bringing together directors who can share their challenges and help each other to find solutions. We also host presentations from local MPs, who represent the Essex business community in Westminster, giving insight and answering questions for local business owners. But what about the consumer? Everyone in Essex can support their economy simply by buying local, wherever possible. Every pound spent locally helps Essex businesses – and that makes a difference. For most of her 20s, the red tops have been clamouring after Georgia Harrison, capturing the Loughton local at her most vulnerable – but now, she says, it’s time to reclaim her life By MARK KEBBLE

W

hen Big Brother first aired in the summer of 2000, little did the producers know of the TV genre they were spawning. Reality TV seems to be something that crosses the age divide: I know many of the younger generation (well, compared to me) who are hooked on Love Island, as well as some older friends who can’t stop talking about Gogglebox. I’d like to say I fall in between both, but that would be a lie: reality TV is, quite simply, a turn off for me. But working on this magazine has seen me meet some of the current stars of that world and I can’t help but thaw a little towards it. I can’t exactly imagine myself rushing home from work – or, more precisely, moving from my home office to the living room – to see what’s happening on

Celebs Go Dating, but talking to the likes of Georgia Harrison, I do feel a little differently about those who insist on having their every move tracked for millions of prying eyes. A star of The Only Way is Essex and Love Island, search her name and you will be inundated with news stories from our tabloids, who certainly aren’t shy about showing every nook and cranny (sometimes literally) to do with reality TV stars. Harrison’s has certainly been a life with many a down, captured for all the world to see. But you sense now, maybe for the first time since she first starred on our screens in 2014, that she is looking out for number one. “I think mental health should be a priority to everyone no matter what their job role is,” she says to me about looking after herself. “Life is bloody stressful enough whether you’re a receptionist or the Queen. Everyone has their own struggles and should take the necessary measures to deal with the way it affects their mental health.”

At 19, I was at university learning how not be an adult, generally making a fool out of myself; at the same age, Harrison was on our TV screens in TOWIE. “It was actually really daunting,” she says on that time. “Everyone was a lot older than me and I was far less secure in myself than I am now. I definitely found fame and filming much harder then, but it helped me learn and grow my confidence to where I am at now. A camera used to make my legs shake, but now it’s like talking to my best friend.” She turned 27 over the Christmas period and the Loughton local seems to have grown up a lot in the eight years since that screen debut. Harrison may be more of a natural in front of a camera today, but it’s clear a lot of work goes into her wellbeing behind the scenes. The fact that she launched a gymwear range speaks volumes. “Bikram yoga, meditation and running are my go tos for my mental and physical health,” she says. “I do a variety of exercise, but A B S O L U T E LY m a g a z i n e s

yoga is such a huge part of my life. It helps my posture and helps me release stored energy that normal exercise just can’t do. Hot Yoga Essex in Loughton has been my absolute saviour for the past eight years and I couldn’t recommend it more.” The business side of Georgia Harrison is growing at a fast pace, with a new yoga range set to hit shops in the near future. “It’s going to be very spiritual and very me,” she grins. “I am super excited, but it’s too bright for this winter weather, so I am concentrating on my lash serum at the moment, which has just been stocked in D.noor Beauty Salon [in central London]. I’m hoping to get the serum in Boots, Superdrug and maybe even Selfridges.” We are actually chatting a week before she turned 27, and also before the Christmas break, where Harrison was looking forward to spending it with her family, plus going to watch West Ham on Boxing Day. “I spent last Christmas Day and Boxing Day alone in hospital in Dubai,” she points out, referencing her ordeal when she suffered a ruptured cyst that caused a host of her internal organs to become severely affected. “I have a lot of making up to do,” she adds. Despite her celebrity status, Harrison isn’t shy about hitting some of the local hotspots, as she promised to do over the festive period. “One of my favourite places

is Sheesh,” she enthuses about the celebrity hangout in Chigwell. “I also love The Gallery in Woodford and then Mooro’s [also in Chigwell].” She leans in a little conspiratorially to add: “They do an over 30s night, which I have blagged my way into. I never thought at 27 I’d be lying about my age to get into a club.” Despite what is going on in her life, you do get the sense that Harrison is always keen to use the experience and transform it, ultimately, into a positive. But bad news does keep cropping up: just weeks after this interview, one of her best friends passed away and you could just feel the sorrow seeping from her Instagram posts. “I’m thinking of writing a book,” she said to me before this devastating news broke. “I have had a crazy life and overcome so much. Books have been such an asset to me to help learn how to stay strong and overcome life’s obstacles, and I really want to be able to produce something that does that for others. I’m not looking forward to anything yet in 2022, but I am sure the universe has some fun things up its sleeve. Q You’ve just finished off panto season, how did it go? A It went really well. I played the Fairy Godmother (Fairy Fabulous) in Cinderella, and the Lost Slipper at Grimsby Auditorium. It was a great production, starring my former co-stars and friends Frazer Hines and John D. Collins. We were all staying at the same hotel so that was fantastic. We took lateral flows every day – we were lucky to get through the run without one show cancelled. The audiences loved it, thank god! After panto I finished tour dates for Dirty Dusting with Leah Bell and Vicky Entwistle. It’s a show about three cleaning ladies who set up a chat line, a real laugh out loud comedy. We started touring before panto, but we lost a few dates due to the pandemic. We performed 14 dates on the trot from Basildon to Blackpool. Q Do you like being busy? work at any one time so I feel lucky to be working, but after all the recent work I will have a rest! I have done lots of charity work, which I love, and I find presenting and hosting easy. I hosted my own show on Essex radio station Phoenix FM. I like talking and finding out more about people – you’re always learning. I’ll be starring in The Wizard of Oz at the end of February playing Glinda the Good, I can’t wait for that.

Q You’re often referred to as ‘Allo ‘Allo!’s Vicki Michelle’. Considering the number of acting credits to your name, has that ever bothered you? A No, never. A lot of actors might get funny about that, but I consider myself to be very lucky to have starred in a brilliant comedy show which has sold to 80 countries worldwide and is still being sold all over the world. It made me a household name and it brought me to the public eye. Whenever anyone mentions it, it’s always remembered with fondness. Q Why do you think ‘Allo ‘Allo! is still so well loved? A It’s a family show and it makes you laugh out loud. It sends up the characters – the Germans, the French and the English. The French were portrayed as randy, the Germans as kinky and the English as stupid. The actors who played all the characters were very strong in their roles. Some of the catchphrases – like “if you listen carefully, I shall say this only once” – really stuck. It has just finished on Drama channel, and it still

Q Early in your career you worked with some proper comedy heavyweights. Who was the funniest to work with? A I absolutely loved working with the Two Ronnies and Les Dawson – he would always go out onto the street and chat to everyone. Little and Large were brilliant. Performing a French love scene with Ken Dodd on Skegness beach stands out for me – hilarious! Q During your career, have you always lived in Essex? If so, the same part? A Yes, I have lived in Woodford, Chigwell and now reside near Epping. My family live close by, which is important, and I love that you can get into London in 30 minutes. Q Do you have any favourite outdoor spots? A I love nature, watching the birds and insects and being outside, particularly walking around Epping Forest. Q If possible, can you pick three places you love visiting the most? A Essex has such a rich history and there are so many places I like to visit such as

Queen Elizabeth’s Hunting Lodge, lovely walks around High Beech and nosing around Debra, a fashion boutique in Chigwell. Q You support several charities, including one local to us: The Dream Factory. Why were you keen to lend your support to the charity? A I am good friends with Avril Mills, founder of The Dream Factory. She used to work with Haven House Hospice, and we’d been friends for a long time, so she asked me to get involved. I am now a patron. It’s been important to support her to make dreams come true for young people. My sisters, Suzie and June, have been heavily involved, too. Q What else is on the horizon for you in 2022? A I don’t know what the rest of 2022 looks like after the Wizard of Oz. I’m the eternal optimist and I always know there is something around the corner. In March I am hosting a Talking Pictures event with Frazer Hines. That will involve interviewing some interesting people. As for the future, I’d love my own comedy series. My sisters – Anne, June and Suzie – are writers and actresses. They are genuinely funny. It’d be brilliant to launch our own series or podcast, with my daughter too, and make people feel good!

DROUGHT

Natural disasters have become more common due to global warming in the last few decades. We can read about hurricanes, tornadoes, droughts, wildfires, and many parts of the world have first-hand experience of these terrible events. This beret-style headpiece was part of a collection called Beauty within Natural Disaster, where I wanted to show how there is new beauty to be found

under every disaster. In this case, this headpiece represents scarcity: drought. The headpiece was designed and created to accurately resemble the effect of cracked earth formed during a drought. I decided to place beads within the cracks to give it depth and to reinforce the notion of the beauty found within. The headpiece also features a feathered structure that symbolises a lonely decomposing snag often caused by a prolonged period of abnormally low rainfall. I wanted to leave the viewer with a sense of heaviness, mixed with a sense of hope for a better tomorrow by using stone-like colours, round shapes, and vast detail. Drought was made using a base material called Plastazote. It is a type of foam that is tough, flexible, and extremely light. I then adhered leather onto it and finished by sewing different colour crystals and beads into the cracks. The snag was made using wire and Biot feathers.

“I continuously strive to make my customer feel beautiful, strong and elegant” HEADPIECE:

I have always had a passion for wearable art inspired by contemporary paintings. More specifically, I love the dynamism and energy of Jackson Pollock and his wife, Lee Krasner. The Liberty headpiece is solely inspired by Pollock’s use of pouring and splashing colourful paint onto blank canvases, making various vertical and horizontal lines. Pollock had such a way of covering an utterly white canvas with the most vivid and unforgettable colours, where no two strokes are ever the same. With Liberty, I wanted to pay homage to the great artist with a minimalist personal twist. The headpiece consists of a white Parasisal button base and is finished off with various coloured quills, all twisting and turning in numerous ways. The quills represent different paths in life. We are all on our own path, but come together to create a beautiful society. It challenges the notion that there is no one right path to take; they all serve a purpose and can be beautiful. The Liberty headpiece was made for Fenwick Bond Street during the summer of 2021: the headpiece was sold on the first day on display.

Esperanza, meaning hope in Spanish, represents the beauty found within everyone that wants to encourage liberty and inclusion – inspired by a contemporary of Jackson Pollock and American abstract painter: Mark Rothko. This headpiece is full of texture, colour, and freedom to express internal emotions of uniqueness to be proud about. I wanted to create something exuberant and colourful to celebrate diversity. To achieve this, I used around 200 different coloured guinea fowl feathers to create a rainbow inside a Sinamay canvas. To bring balance, one white quill feather was deliberately placed directly in the middle to represent peace, serenity, and balance. I continuously strive to make my customer feel beautiful, elegant and strong, which is everything this headpiece is trying to represent. Esperanza was made for Royal Ascot at Home 2020’s rainbow theme, in line with the nation’s use of rainbows to thank the NHS staff and front-line workers.

TIME, THE YEAR THE WORLD STOOD STILL

Uncertainty. Panic. Anxiety. Sadness. Loss. To me, these words represent the year 2020. However, we were never alone. The whole world stood still, all experiencing the same set of emotions at the same time. We learned the significance of togetherness and human interaction. This hat serves as a reminder of the still uneasy present and the hopeful future. Inspired by Salvador Dali’s The Persistence of Memory, the gravity of the time is represented through an intricate clock design. The hands are positioned in a way to represent the year 2020. The hour hand points to the XX to illustrate 20, and the minute hand is the 4 to represent 20. The main structure of this headpiece is made from fur felt. I used gold leafing to create the vintage gold effect on top of the felt and millinery wire to position the clock upright. This headpiece was made for Hat Talk Magazine’s 2021 competition. It came third in the people’s vote category, amongst 110 entries.

T

he journey to finding a safe and effective lip filler has been a long one to say the least, with the first attempt being in the early 1900s, when surgeons tried injecting liquid paraffin into the lips. As you can imagine, this procedure didn’t go as hoped and surgeons went on their search for alternatives. Fast forward to the 1960s, liquid silicone was first used for lip augmentation. With concerns about the safety of silicone, this method of lip enhancement was quickly abandoned, which left surgeons struggling all the way into the 1980s when the not so effective “bovine collagen” method was invented, with patients having to wait for weeks after treatment before any effect could be seen. Finally, they managed to hit the jackpot in the early 2000s when a hyaluronic acid based dermal filler was FDA approved and the trend slowly snowballed from there. The super boom of lip fillers happened around 2014, so thankfully I got to enjoy my teens and early 20s without the pressures of invasive procedures in society. However, nowadays the pressures of social media along with the easy accessibility of aesthetic treatments has resulted in some beauty disasters, loss of confidence and an unhealthy opinion of what beauty truly is.

You may not believe it just yet, and we may have a little while to go until we all come down from the filler clouds, but the “trout pout” trend is definitely on a massive decline. As natural beauty hacks take social media by storm and most celebs choosing to dissolve their lip fillers – check out Mollie Mae, Kylie Jenner and Olivia Attwood – this trend is here to stay. More of us are opting for the natural look and seeking beauty alternatives to invasive procedures. We’ve seen a huge amount of under qualified aesthetic practitioners performing botch jobs in every high street up and down the country, with a lot of us questioning “is it really worth it” and “what am I doing to myself?” Luckily, a new UK law for 2022 will stop all non-medical professionals from performing aesthetic treatments, such as fillers and botox, which means that only doctors and nurses will be able to perform these treatments, for those who still wish to maintain and enhance the safe way. A great alternative to lip fillers are good quality lip plumping treatments, such as LIPJECTION Gloss by LABËD. It can bind up to 1,000 times its weight in water. In other words, it functions as a sponge and holds water molecules onto the surface of your skin to keep it hydrated and plump.

THE LIP LINER ILLUSION Depending on whether you’re going for a full makeup look or keeping it natural, lip liners are always great for giving the illusion your lips are bigger than they are and creating definition. For my every day look, I love to use a lip liner that’s a shade tad darker than my natural lip colour. I gently line my lips and blend the lip liner out to eliminate any harsh lines and finish with a tinted lip balm.

SCRUB THEM PLUMP Stimulating the lips and bringing the blood to the surface gives a gorgeous plumping effect. I love to use a lip scrub before I apply my lip products; this removes dead skin and moisturises, leaving the lips smooth and plumped with a natural pinky tint. You can also have fun with this one by making your own lip scrub; mix 2tbs of brown sugar, 1tbs organic coconut oil and 1tbs of organic honey and store in a small glass jar. You can also add natural ingredients to your lip scrub like peppermint oil, cocoa and vanilla extract for a personal touch. There’s no miracle for lip plumping without the needle, however there is always time to consider what’s right for you, and enjoy your own beauty. Happy plumping! besity is not a ‘choice’. People become overweight or obese as a result of a complex combination of biological and psychological factors combined with environmental and social influences. Obesity is not simply down to an individual’s lack of willpower. The people who are most likely to be an unhealthy weight are those who have a high genetic risk of developing obesity and whose lives are also shaped by work, school and social environments that promote overeating and inactivity. Are you unsure how to lose some weight? The founder of Brookside Aesthetics offers some advice By KAREN CHESTER

besity rates among adults in the UK have almost quadrupled in the last 25 years, and now around one in four fall into the obese category. What's more, over 60% of adults in the UK population are classed as overweight or obese; this equates to 58% of women and 68% of men. The UK has the second highest rate of obesity in the world and the largest in Europe. Obesity has a high risk of consequences with conditions that can often be overlooked for several years before the realisation hits. For example, the NHS states that an obese man is five times more likely to develop type 2 diabetes, and an obese woman is 13 times more likely. Q Let’s start with the February launch of your room fragrances and scented candles – what can you tell us about them? A We researched the fragrance for a long time and did a lot of smelling of a lot of scents. We have finally landed on a really delicious, sophisticated fragrance that will make your home smell wonderful.

Q I believe they are being produced in Southend? A The company producing the end product is based just outside Southend and the products are being assembled and distributed from the warehouses there, but as with so many of our products today, the packaging is made in China and some of the fragrance ingredients are also imported from China. It is the company’s intention to move more of the manufacturing process back to UK and there are currently plans underway for a massive new plant in Essex. Q Are you continually looking at ways to evolve the brand? A The Janet Reger brand is now over 50-years-old, so of course we have always evolved and changed with the times. Now more than ever it is important to continue that evolution and we are so excited to be launching the amazing Home fragrance line as an extension to our lingerie brand. There is a new lingerie collection being launched later this year too, so we have a lot going on. Q Were you always going to work alongside your mother? A My earliest career plans were ballerina, then actress, but I just fell into the family business in my preuniversity year and never looked back. Q How would you say the approach to lingerie has changed over the decades? A Oh my goodness, in the decades since I began working, lingerie has gone from being something rather ‘naughty’ and

something we may have dressed up in to seduce, titillate or pleasure someone else, to today’s approach where lingerie is a matter of choice. Everything including lingerie has come out of the closet and there is nothing remotely naughty or forbidden about lingerie as we now live in much more open times, though not necessarily more liberal. Q Is lingerie still a romantic purchase for Valentine’s Day? A Being slightly old school I absolutely love a romantic gesture and I think nothing says “I love you” more than a gift of gorgeous lingerie. Q Can you reveal any other plans you have for the future of Janet Reger? A We have a Home fragrance launching and are already working on the next fragrance, launching later in the summer. The lingerie too launches with a statement capsule collection, which will be expanded and extended very quickly. H

aematuria is when you have blood in the urine. Although it may not be a sign of anything serious, blood in the urine can be alarming to see. It is important that you get medical advice.

Q If I have blood in the urine, does

this need to be investigated?

A If there is any visible blood in the

urine, this should be investigated. You need to make a GP appointment without delay. It is possible to have non-visible blood in the urine. This can be detected either by examining the urine under a microscope or by a urine test strip called a dipstick changing colour. If there is a large amount of non-visible blood in the urine, this also needs to be investigated.

Q What causes blood in the urine? A Common causes of visible and non-

visible blood in the urine are: • a urinary tract infection (an infection of the urinary system); • an enlarged prostate gland in older men; • prostate cancer; • bladder or kidney stones; • bladder or kidney cancer. Less common causes include a group of inflammatory kidney conditions called glomerulonephritis. Q What tests can help to find the

cause of blood in the urine?

A Men and women with visible or non-

visible blood in the urine should be referred to a urologist (a doctor specialising in the urinary system). Various tests can help to find what is causing blood in the urine: • Physical exam: The urologist asks about your medical history and

examines you. Men have a rectal (back passage) examination to check the size and consistency of the prostate. • Urine test: A urine sample is sent to a laboratory to test for infection. • CT scan: You may have a CT scan of the kidneys to check for kidney tumours and stones. • Flexible cystoscopy: This is a camera inspection of the bladder through the urethra (the ‘water pipe’ that carries urine out of the body). It may be possible to detect a bladder cancer that cannot be seen easily on a scan. Q How is blood in the urine treated? A The treatment for haematuria depends

on what is causing the blood in the urine: • Antibiotics: If you have an infection, this is treated with antibiotics. A bladder infection called cystitis is the most common reason for blood in the urine. • Medicine for an enlarged prostate: If you have an enlarged prostate, you may be given medicine to reduce the size. • Bladder cancer treatment: Bladder cancer is treated by removing the growth from inside the bladder using an instrument called a resectoscope. • Kidney cancer treatment: Kidney cancer is treated surgically by removing part or all of the affected kidney. Whatever your gender and age, it is important to see a doctor if there is any blood in your urine. “One sip takes the palate from savoury to puckering sour to sweet”

P

re-pandemic, at a time when you could just go off on holiday on a whim, Turkey was always near the top of my list for countries to visit. I have been there four times, and on each occasion I was always swept away by the levels the local Turkish population went to ensure my stay was memorable. Never did I expect to find something similar in Essex, but then Soiree Restaurant came along to bring a little sunshine to Buckhurst Hill. “We opened back in April 2017 and we wanted to offer a dependable restaurant for our local community that conveys the true Turkish culture of bringing people together to enjoy amazing flavours served in a warm, family-friendly environment,” smiles co-owner, George Kucuk. “People in Buckhurst Hill have style and appreciate high quality food and service, which is our ethos completely. There is nowhere else in the area that combines community values and fresh Turkish cuisine of our

quality. I’d say our swish décor suits the discerning Buckhurst Hill crowd too.” ‘Soiree’ means evening party, and that’s just what you get when visiting. Many do come for the food and it’s little wonder why. “The grill features heavily on the menu,” says Ti Yazar, Soiree’s second coowner, “with the lamb shish, chicken kebab and grilled salmon proving particularly popular. Everything is delivered that day and where possible is locally sourced.” I am not there in person, but just listening to Yazar delve deeper into the a la carte menu makes my mouth water. “We have a stone oven for the Pides, which are like a pizza but with Turkish flair, and our mini Lahmacuns, thin dough topped with mincemeat, is a real favourite amongst our customers. Iskender is our house special: grilled lamb, chicken and Adana kofte with homemade yoghurt and tomato sauce, served on a bed of crispy Pide bread cubes. You won’t find this dish anywhere else! Our slow cooked pulled lamb served with crispy Simit bread and drizzled with tahini sauce is also a very popular choice,

as is the iconic Turkish dessert Baklava. Dating back to the Ottoman Empire, it doesn’t get more traditional than this.” As the name implies, it’s not just the food that will make a visit here memorable. “We are very proud to have an excellent wine list and hand-crafted cocktails that would impress regulars at The Connaught Bar in Mayfair,” adds Kucuk (I have been to The Connaught Bar and, I have to say, there’s no reason to leave Buckhurst Hill). “The Soiree Sour is like no other drink: one sip takes the palate from savoury to puckering sour to sweet, and back again, in moments.” And if you needed any more encouragement, they will be offering a Valentine’s cocktail alongside a three-course set menu, the Soiree Fizz. “St Germain, strawberry puree and lime juice topped with dry prosecco,” Kucuk explains. Head to Soiree at the weekend and another string to its bow is revealed. They have partnered up with Buckhurst Hillbased company Sing It Events, headed by our very own columnist Haifa Live. “We mix up contemporary, fun DJs with traditional Turkish performers,” Yazar says. “Soiree blends traditional family and community values to bring guests an authentic and heartfelt Mediterranean dining experience.” Travel may well be getting easier, but for anyone looking for some respite closer to home, Soiree may just be what you are looking for. Seared scallops

with buttered winter cabbage, champ and parsley sauce Serves 2

INGREDIENTS • Half an onion • 2 bay leaves • 6 cloves • Few peppercorns • 50g soft butter • 2 tbsp flour • 450ml milk • Handful of parsley leaf, finely chopped • 500g potatoes, mashed • 200ml double cream • 6 spring onions, finely chopped • Sea salt and black pepper to season • 8 scallops • 1 small cabbage, finely chopped and blanched

METHOD 1 Add the onion, bay leaf, cloves and peppercorns to the milk. (You can, if you wish, cut the onion, insert the bay leaves and then stick in the cloves thus making it easier to remove later.) Bring to the boil and leave to infuse for 15 minutes. Strain and set aside, discarding the onion and aromatics. 2 Melt 25g of the butter in the pan and sprinkle in the flour until you have a smooth paste – it should be of double cream consistency. Gradually pour on the milk until you have a sauce that coats the back of a spoon. Add the parsley and season to taste. 3 Warm the cream with the spring onions and then whisk into the mashed potato with the rest of the butter until luxuriously creamy. Season with salt and pepper. Set aside and keep warm. 4 To cook the scallops, brush lightly with oil and season with salt and pepper, and pan fry in a hot pan for 2 minutes or so on each side until caramelised and golden. Transfer to serving plates. 5 Finally, add a little butter to a pan, toss in the cabbage and swirl around and serve along with the champ, coating the dish with the parsley sauce.

Smoked haddock

with potato, leek & egg salad Serves 4

A really nice way of using smoked haddock. Always use the best quality you can and look for naturally smoked. The finest I have ever tasted comes from Grimsby, where the old methods have earnt them protected status; Alfred Enderby who in my opinion make the finest in the world.

INGREDIENTS • 1 fillet of smoked haddock skinned and pinboned

• 200g jersey or salad potatoes washed and boiled and cool to room temperature • 1 tablespoon fine chives • 1 small leek very finely shredded, white part only • 2 boiled eggs separated and finely chopped • 6 tablespoons good mayonnaise • 2 tablespoons whole grain mustard • 1 tablespoon sugar dissolved in a tablespoon water

METHOD 1 Warm some milk and poach the smoked haddock for 5-6 minutes until moist and cooked, flake the fish into a bowl and leave until just warm. 2 Place the leeks, potatoes and mustard in a bowl and stir together, lastly fold in the fish, and herbs and season. 3 Sprinkle with the chopped egg and serve.

Hake cooked in the Basque style with garlic & sauce Romesco Serves 4

San Sebastian is the place to eat hake. In Bar Ganbara we enjoyed a simple preparation of hake split throught the head and roasted over a fire, it was dressed with olive oil, vinegar and sliced dried

peppers, a garnish we would see all along the coast at various fish restaurants and one which we now use at The Seahorse a lot and has encouraged us with the use of more and more vinegar in our cooking.

INGREDIENTS • 4 x 180-200g hake fillets • 4 cloves garlic finely sliced • ½ dried Nora/Choricero chillies (soaked and deseeded) • 100ml olive oil • 20ml good agrodolce vinegar • 1 tsp chopped parsley • Salt Sauce Romesco • 100g whole blanched almonds • 4 dried Nora/Choricero chillies (soaked and deseeded)

1 Begin by making the sauce Romesco, put the almonds and soaked chillies in a food processor and pulse until roughly chopped. Add the garlic, peppers and spices and pulse again to combine. 2 Add the vinegar, olive oil and pinch of salt, pulse again to produce a thick sauce that is neither too chunky or too smooth. 3 Fry the hake fillets skin side down until lightly golden, turn and transfer the pan to a hot oven. Roast the fish for about 5 minutes until just cooked through. 4 Whilst the hake is roasting put the garlic, olive oil, finely sliced dried chilli and pinch of salt into a small pan and put on a medium heat. 5 Cook gently stirring occasionally to distribute the garlic and chilli, as soon as the edges of the garlic begin to turn golden remove from the heat and allow to cool slightly, add a splash of sweet vinegar and the chopped parsley. 6 Remove the hake from the oven, put a fillet on each plate and peel away the skin. Immediately spoon a little sauce over each piece of fish and serve with a spoon of Romesco sauce.

Chef Eric Geoffroy, from Piano des Chefs, has created a dish to complement the flavours and aromas of Piper-Heidsieck Essentiel: grilled Brittany scallops with a fricassee of endive, kumquat and pomegranate, served with Granny Smith juice.

1 To start, cut one apple into 8 sections and the ginger into small pieces. Put these through the juicer and save just the juice. Reduce this juice by half and set aside. 2 Remove the leaves one by one and cut off the green part. Cut the white parts in lozenges of 0.4in/1cm on each side. 3 Peel the kumquats and julienne in thin strips. 4 Mince the coriander leaves. 5 Cut the second apple (unpeeled) with a mandolin into 0.12in/3mm slices. Cut the apple slices into small matchsticks about 1.5in/4cm long. Set aside. 6 Once all the above has been prepared, set 2 frying pans to heat. In one pan, sear the endives in olive oil, being sure to keep them crisp. Add the julienned kumquat as well as several pomegranate seeds. Deglaze with several drops of lemon juice. Turn off the heat and add the coriander. Then season with salt and pepper. 7 In the second pan, sear the scallops over high heat, one minute on each side.

P R E S E N TAT ION Arrange the seared endives in a soup plate, add the hot apple and ginger juice so that it covers the vegetables. Arrange the seared scallops on top. Add the matchsticks of raw apple and several sprigs of coriander to dress the plate. Serve immediately with a glass of Piper-Heidsieck Essential (of course). alentine’s Day is nearly upon us. For some, it is a time to go all out with hearts, roses and romantic gestures, whilst for others, it is all rather irritating and to be ignored at all costs. Whatever your opinion of the frolics of 14 February and all that accompanies it, it is well worth a few moments of reflection on how we show our love to all our nearest and dearest and, specifically, the unconditional love that we have for our children. For virtually every parent, the love of our children knows no bounds and we would literally do anything for them. We have come a long way from life in the Victorian era where children were most definitely seen but not heard. In fact, the reverse often seems to be true. In recent years, it does appear that, quite often, the unconditional love that parents have for their offspring now equals saying yes to them most of the time and always allowing them to lead on decisions. I am a believer in involving children in decisions, where appropriate to their age and depending on the matter in hand. As our children grow, mature and develop, it is important to gradually build integrated decision-making with them, always guiding and supporting. However, I am also a believer in the fact that caring parents are the adults, definitely older and – hopefully – wiser parties in the

relationship and that it is perfectly permissible and, indeed, advisable for parents to make decisions for the benefit of their children. You do not always have to be your child’s best friend! There will be some decisions that you make for them because you care about them and because you can see a bigger, wider picture than they can, which they may not like at the time but will appreciate at a later date. Gentle, clear reassurance may be required for them so that they understand that you, on this occasion, know what is best. They can be reassured that this decision is made because you love and care for them. Children feel secure when they have parameters and know that they don’t have to have the burden of too much decision-making and responsibilities that will come with the journey towards adulthood. Modern childhood is a wonderful thing, but it can also come with more anxiety and insecurity than ever before, particularly as your child moves into the teenage years. Regularity, consistency, and perceptive, kind, loving and confident (even if you don’t feel that way) parenting will go a long way in helping to build confident, resilient children.

rt holds a very important place within the school’s curriculum; it helps to balance the weight of the academic versus the creative subjects and fundamentally supports the development of the whole child. It is a vital part of every child’s education as it involves exploring the properties of materials and their textures, experimenting with different effects and having the freedom to create. Art engages children’s senses in open-ended play and supports the development of cognitive, socialemotional and multi-sensory skills. Creativity itself is an important part of the primary curriculum, not only in art, but for example in dance, English, science, music, maths and computing, as it encourages children to work independently and to discover innovative ways to problem solve. Our extra-curricular provision plays an important role within the school and significantly enhances, in particular, the personal development of the pupils. The

programme gives each child the opportunity to explore different areas of interest, to increase their self-confidence, to develop their social skills, to build leadership skills, to learn how to work in a team to achieve a shared goal, to learn or develop new skills that boost their performance in lessons – all while having fun! As Oaklands School is a member of the Independent Schools Association, we are able to enter a variety of local and national competitions in a range of subject areas, particularly in sport, music and art. Pupils like Alicia (see right) are selected to represent the school in their area of talent in appropriate events. This provides them with additional challenge and incentive to achieve at a high performance level. Meet the pupil How Alicia in Year 4 hit the right note with a Christmas card design Alicia is a Year 4 pupil at Oaklands School in Loughton. In November 2021, the members of the school’s KS2 Art Club were invited to participate in a Christmas card competition run by Eleanor Laing, who is the local MP. The theme of the competition was ‘Big Ben at Christmas’. Mrs Laing proposed to use the winning design(s) for the front of her personal Christmas cards. The competition was sponsored by a local business and it hoped to raise money for local charities. Alicia’s Christmas card design was chosen from hundreds of entries to win the runner-up position and Mrs Laing sent her an autographed copy of ‘The Christmas Pig’ by J K Rowling.

of St Margaret’s Prep School…

A St Margaret’s was set up in 1946

by Commander and Mrs Peggy Lowe when they were unable to find a suitable school for their daughters, Margaret and Elizabeth. They converted the coach house and stable block of Gosfield Hall into classrooms and the school opened with just ten children. Last year we celebrated our 75th anniversary. Over the years St Margaret’s has been owned and run by various headteachers, most of whose children attended. There is a real family feel to the school. My two sons attended and many of our current staff’s children have or currently attend.

Q How long have you been

headteacher and what attracted you to working at the school? A I worked as a management consultant for large multi-national companies for ten years before retraining as a secondary maths teacher. When my children were born, I took time to be a full-time mum before starting at St Margaret’s as a part-time Year 6 maths teacher in September 2004. Throughout my time at St Margaret’s I have worked as head of prep, director of studies, deputy head and acting head before my official appointment as headteacher in July 2020. I'd always wanted to make a difference to the lives of others and this was possible in my first career. Having had my children, I realised the impact teachers have on the learning of young people and this drove me to change careers. Both my sons started in the nursery and now they are at university doing very well. Our newest member to the family, eight-month-old Labrador Maggie, is now a fully fledged member of the school! Maggie comes in to listen to the children read – they love reading to her, it really boosts their confidence and encourages a love of books. St Margaret’s is a very special place to teach, it is a home-from-home with smiling, confident pupils who have a caring attitude. We provide a holistic, broad curriculum

“There are so many opportunities for the children to develop their strengths and advance their unique talents” with lots of extra-curricular and enrichment opportunities. Pupils learn two languages, French and Spanish, a variety of sports including badminton, futsal, athletics, cricket and can join teams including football, rugby, hockey, netball, swimming and equestrian. Our fully inclusive approach means that boys and girls can choose which core sport they want to play: we have girls in the rugby teams and boys playing netball. Art & DT, music and drama lessons are taught by specialist teachers, including one-to-one lessons to complete grades and exams. We have a variety of choirs, music ensembles and clubs, including drumming club. There are so many opportunities for the children to develop their strengths and advance their unique talents.

brought about by the pandemic, but we have kept every class open, providing a continuous education for those in school and at home isolating. Pupils from Year 3 up are all provided with their own personal laptop to work from in school and at home and we use a variety of ageappropriate online teaching platforms. We were inspected by the ISI at the end of the first half term in October and their subsequent positive report is testament to how well we are doing at St Margaret’s. I am delighted to have been able to

have parents in to watch the Christmas nativities, and our sports teams have competed in rugby, hockey, netball and football fixtures. Our small class sizes and plentiful facilities means that we are back to normal school life, with the additions of safety precautions of course. The wellbeing of our pupils has always been a priority for us, more so in recent times. We have introduced timetabled wellbeing lessons, allowing a choice of yoga, mindful colouring, crafting, sports, gardening, and nature hunts. In these small group sessions there is time for the children to reflect and talk to their peers and the teacher about any worries and their feelings. Every September the whole school takes part in Global Be Well Day, where we collapse the curriculum for the day and take part in fun activities. We have lots planned for the rest of the school year, lots of trips including a residential for all pupils in Years 3 to 6 to Cuffley Camp, music assemblies, concerts, the wonderful St Margaret’s Easter bonnet parade, a whole school musical theatre production, competitive sports fixtures and lots more. chool students have been short-changed by the pandemic. It is, arguably, even harder for those about to embark upon the traditional journey – that mind-expanding gap year or well-lit path into the pleasurable whirlwind of university study and social life. This is complicated by the question of finances, since the past 21 months have made some of us question whether university offers ‘bang for buck’. Some students have decided to defer, while others about to embark on A-levels are considering if this will be enough to get them where they want to go – especially since graduate jobs are not as available (or as stable), as they used to be, and the burden of student debt is high. Challenges are also opportunities and we’ve considered some alternative options for 16+ and 18+ students that can provide new skills (or top up your CV), bring fresh career options – and deliver cultural exchange and adventure.

ONLINE LEARNING At one time online schools were largely the preserve of UK students living abroad, elite athletes or young actors and musicians. But with so much of 2020 schooling delivered

remotely, many more students have discovered that this is a style of learning that works for them. Rapid evolution of technology and major investment from key education players are helping online move mainstream, making this a definite option for young people who want a different route. Pearson Online Academy UK Global has been designed to be flexible and its combination of sophisticated tech and long-established education expertise make it a good option for both GCSE and A-levels. Courses prepare students for Pearson Edexcel International exams, which take place at dedicated test centres in the UK and worldwide. While the majority of enrolment takes place for students aged 14-18, there is the option for students who are slightly older to enrol. Teaching and learning are personalised – just like admissions – so Pearson Online Academy UK Global will consider applicants on a case-by-case basis. There’s plenty of flexibility. Fees are very competitive for independent schooling (from £5,950 fulltime per academic year, excluding exam fees). While a single A-level or GCSE doesn’t provide all the immersive extras of full-time (with fees adjusted accordingly), there is still a personalised approach and you’ll have a dedicated admissions advisor on hand to provide one-to-one guidance

Full-time students are expected to commit at least 25 hours a week to study – but many will do a lot more as the programme is designed to foster individual study skills and a love of learning. The typical timetable blends fixed timetabled lessons (6-10 pupils typically in a class) with flexible self-study, homework, electives and extracurricular. Harrow School Online pupils have houses – just like pupils at the school – so the social and enrichment elements are present too. There’s lots of one-to-one time and students have a Career Coach to advise them. Full-time fees are typically £5,250 a term full-time, including exams. GAP YEAR LEARNING The pandemic has been a disaster for students planning gap year adventures – or so you might think. In fact, the opportunities are still out there for students willing to think outside the box, take a risk and look to the long term. There’s certainly an incentive for many students to go for a gap year rather than head straight to university in the current uncertain climate. “Covid pushed a lot of students into an ‘accidental’ gap year, since the idea of starting a university experience via Zoom wasn’t particularly appealing for many recent school graduates,” says Alia Pialtos, COO at gap year review and information site Go Overseas and Board Member of the Gap Year Association.

Brian Schofield, head of upper sixth at Hurst College, has suggested that in the future students will need to treat university more like work, and the same could be said of gap years. While future employers might appreciate your independent spirit, travel in and of itself is not particularly unusual these days – so not a USP on anyone’s CV. Where it comes into its own is in giving you pause between school and the next stage, while also adding useful skills. The trick here is in defining what it is you want to do and why you want to do it, says Alia Pialtos. “The

VOLUNTEERING GAP YEARS CAN GIVE YOU CAREER SKILLS

For instance, Alia Pialtos says that au pair jobs and TEFL (Teaching English as a Foreign Language) qualifications have remained popular throughout the pandemic among young people. TEFL is a good example, as qualifications can be used abroad, in the UK at a language school or teaching English online. Pialtos adds that limited travel opportunities have made young people seek both domestic and virtual gap year options over the past 18 months or so. Looking slightly longer term, there’s no doubt that borders are starting to open up and many of the more traditional areas of gap year activity will start to flourish again. Projects Abroad, a long-established social enterprise and organiser of international volunteering and internships, is busy planning its 2022 schedule of opportunities in 25 countries – and if you can’t go to the destination you planned, there’s a full refund policy. It’s also running trips right now, and for countries with Red List restrictions, students get exemption to travel for volunteer work. Volunteering and internship

These can be valuable CV builders, helping prove resourcefulness, interest and aptitude for specific pathways. COLLEGE OPPORTUNITIES Further Education (FE) colleges are often neglected in the search for places – or courses – to add the right qualifications and experience. This is an opportunity missed, since there are over 230 colleges in England alone (this includes sixth form, art and land-based colleges). There are opportunities to study or (subject to vetting) retake GCSEs and A-levels, take BTECs, apprenticeships and other vocational courses. Part-time and evening courses may be offered too,

useful if you want to ‘shoehorn’ in an additional qualification to boost your CV or chances of being selected onto a university course. FE colleges also offer higher qualifications. In fact, the Association of Colleges says that around 118,000 people are studying for a first degree through an FE college – around a quarter of those are under 21. Prices for college degrees can reduce your student debt burden (typical costs can be around £5,500 PA). Some FE colleges have specific strengths in areas such as art, music production, vocational medical qualifications, engineering, film and photography. There is a diversity among the student cohort at colleges – age, stage and background. If you like the idea of an educational setting where you will be mixing with people returning to learning, overseas students and your own age group, this option is worth exploring. UCAS is a good starting point on courses and pathways and, if you’re looking at local colleges, seek out opinions from current/recent students, speak to careers advisors and take a look at recent Ofsted reports. ENCOUNTER Behind the scenes as a global icon visits Bancroft’s School in Woodford

I

t is not often you get to meet a global icon in the flesh, but sixth form pupils at Bancroft’s School in Woodford had the chance to do just that. The school community was delighted and proud to welcome veteran Civil Rights campaigner and politician Reverend Jesse Jackson to the school at the end of 2021. The 80-year-old has twice stood for US president in ground-breaking campaigns, he has served as Senator of Washington DC and has made his mark on the international BANCROFT'S SCHOOL

diplomatic stage on many occasions. Over the years Rev Jackson has been recognised for his work in human and civil rights and campaigning for non-violent social change; he has been awarded more than 40 honorary doctorate degrees. He was in the UK to be sworn in as an Honorary Fellow of Homerton College, Cambridge; indeed he had to make his way directly up the M11 after he left Bancroft’s for his ceremony in Cambridge. All sixth form pupils (Years 12 and 13), as well as members of the school’s Afro Caribbean Society, were able to listen to Rev Jackson and participate in a question and answer session in which he described working with Dr Martin Luther King as “inspirational”, and answered questions about Black Lives Matter and decolonisation of the school curriculum. The visit began with an introductory video that highlighted Rev Jackson’s extraordinary career over the past 60 years. Philip

Harrison, head of sixth form, welcomed Rev Jackson to Bancroft’s describing him as “a trailblazer, a pathfinder, a global icon, and a spiritual, moral, and political compass for the world”. Part of Rev Jackson’s work has been a commitment to youth and, during his visit, he encouraged the pupils to use their votes and voices as forces for change. Sixth former, Ambar, said that she found the Rev Jackson’s words “empowering” and that “he inspired us to believe in ourselves and never to be ashamed of who we are”. Jasmine Rajan, who presented Rev Jackson with Bancroft’s Community Colours (awarded to pupils who have made a difference in their community), said: “My hands were shaking when I pinned the badge on him. It was really cool and a real blessing to meet someone of such worldwide significance.” Head Simon Marshall, who presented Rev Jackson with a copy of “Floreat”, the Bancroft’s history, described the visit as “an honour”. s a parent of three I am always trying to find books that appeal to each of their individual interests, so that they see reading as a fun part of daily life rather than a chore. Psychologists say that reading is time well spent, aside from providing enjoyment and escapism. Reading helps us better understand and interact with other people, it keeps our brains active and enables us to grow as individuals. I love to become immersed in the lives of fictional characters and I know I’ve found a good book when I find myself wondering about the characters when I’m cooking dinner! I think back to being a child in the 80s; surely our brains must have been ‘empty’ in comparison to children today who consume so much content every day from social media – were we able to absorb more education than children today? I love the

idea of my children being ‘transported’ through a book and to learn about people, places and cultures. Reading gives them a deeper understanding of the world and events by providing them with background knowledge, much better than a ten-second clip on TikTok where they don’t fully understand what they are watching. Moderate engagement in online and digital activity can be beneficial in terms of mental well-being for children and certainly for teenage connectedness; however, I believe there is still a place for reading if not only to improve children’s concentration levels. When we have a quiet house and are all sitting reading together, as opposed to all sitting on our devices, I look around and feel a sense of achievement as a good parent. There is nothing better than leading by example. So whilst the weather is still cold, make story time a cozy routine for the whole family and enjoy it as an essential yet pleasant activity. uch like uniform, shoes and stationery, an eye examination should be on your list of preparations for the new school year. Children spent many months at home over the last year, being educated via computers and spending much more time on digital devices during downtime. So it is particularly important to ensure their eye examinations are up to date before starting the new school year in September. Regular eye examinations are an important element of healthcare, as our optometrists check not only the prescription, but also the health of the eye. There is no minimum age from which you should take your child for an eye examination, but school age is a good time to start, unless there are any concerns

• Squinting to focus • Sitting too close to the TV or holding digital devices too close to their eyes • Excessive rubbing of eyes • Complaining of headaches or eye pain • Difficulty concentrating on schoolwork and copying things down incorrectly COVID-19 has had a huge impact on eye health over the last year and may have further contributed to the myopia epidemic. Researchers in China have found a substantial shift in myopia because of confinement at home in children aged 6-8. In Canada, a national health survey discovered that during the early lockdowns, 8-year-olds were spending on average 5 hours per day on devices on top of screen time needed for schoolwork. Myopia, or short-sightedness, is predicted to affect 50% of the world’s population by 2050, with children of myopic parents more likely to develop the condition. People with a high myopic prescription are more likely to develop other longterm eye conditions later in life such as glaucoma and myopic maculopathy, which is why it is so important to diagnose and manage the eye condition as early as possible with myopia control products such as contact lenses or spectacles. A Myself and Hayley are in the office,

designing and bringing to life people’s dreams. Lance is in the spray shop ensuring that every kitchen leaves us how we would desire it to be in our own homes. Michael and Jan, the founders of the company – “The Parents” – have taken a back seat, but are always on hand for support and guidance when needed.

Q What kind of kitchens do

you typically create?

A All our kitchens are framed and

produced with traditional techniques. The most desired look at present is a simple shaker painted kitchen.

Q How does a process of creating

one start with a client?

A We like to visit our clients at their homes

to be able to get a more personal feel and discuss any design ideas at the property. Likewise we are always more than happy to welcome clients to our showroom in Clare.

Q Do you have a couple of recent

kitchen projects in Essex that stand out for any reason? A We have many kitchens that stand out for many reasons, from vibrant colour choice, to a complete room transformation due to design and new layouts. A favourite of ours from last year would be a project in Radwinter, which on our initial meeting at the property our client was planning an extension for a new kitchen space. After some discussions with our client and confirmation from a builder, we advised an alternative option working within the current house footprint by removing walls to achieve a more spacious and workable kitchen/dining open plan living space. Q Do you see particular trends

in 2022 for kitchens? A We can see that there will be a comeback for detail and appreciation to craftsmanship detail, such as fluted columns, and we see aged brass fittings and door latches returning. Q How does the interiors furniture

side of your business work? A Very much like our kitchens:

O

ver the past two years, solicitors working in Attwells niche, commercial property law department have seen an increase in landlords owning rental property as companies. This has been due to changes to individual tax rates and exemptions, which tend to be favoured by landlords looking to start a portfolio or those who accidentally became landlords. In this scenario a landlord would be able to transfer a property into a company whilst purchasing another property in their personal name, meaning you would be exempt from paying the higher rates of Stamp Duty Land Tax (SDLT). The high rate SDLT is payable for people who own multiple properties or are purchasing another one. This is currently set at 8%, for a property costing between £250,000 to £925,000 – this is worth noting as the average Colchester house price, for example, was over £322,000 according to Zoopla – whereas buying as an individual you would pay 5% for the same criteria. Other tax benefits also include the payment of Corporation Tax as opposed to Income Tax on the company’s profits.

While there are no tax allowances, expenses and deductions can be claimed to reduce the tax owned, such as repairs or the cost of maintenance. Paying Corporation Tax on your rental earnings could result in you paying 21% less tax depending on your income. In addition, you can claim mortgage interest relief for a company buy-to-let, which is no longer available for individuals. The current rental market is buoyant, with Rightmove reporting an increase in demand for rental properties across the UK, with 39% of urban apartments being the most sought after.

he 2021 property sector has been recordbreaking and 2022 is predicted to be no different. As we head into the new year, what is in store for the housing market? With property priorities changing to favour gardens, large living spaces, rural locations, home offices and dining rooms, prices for properties with these features are set to increase further. As we head into 2022, the average UK house price has hit a record-high of £254,822, which is £23,902 more than the average in January 2021. Over one-third of properties sold towards the end of 2021 achieved above their asking price, due to the spike in buyer demand (source: bbc.co.uk). This year is predicted to be just as lucrative for sellers; however, experts have stated that buyer demand will be more stable. This will allow for more property choice if you’re considering a move. Some £316 billion worth of home loans were granted during 2021, thanks to a strong level of buyer activity (source: The Independent), and 2022 is set to remain just as strong for mortgage lending, with more remortgaging activity expected to take place. With so many positive elements to take away from 2021, and a bright future for the property market ahead, now is a great time to evaluate your options.

MOVING WITH CONFIDENCE Last year supassed all expectations, writes Hayley Hunt, and the future market looks well set to stay buoyant

A

year ago, we predicted that 2021 would not be able to sustain the 7.3% house price growth experienced in 2020. Even the most bullish economists predicted no more than a 4.5% increase for 2021, yet, according to the Nationwide, 2021 closed with a 10.8% increase in the average UK property price. Who’d have thought, during a severe pandemic, and as the effects of Brexit begin to bite, with rising inflation, unreliable employment and a fragile economy, that the UK housing market could do so well! The government thought they’d help avoid difficulties in such an important sector by introducing a generous stamp duty holiday from July 2020 to September 2021. Yet during that time, property prices rose by far more than the SDLT saving on offer. The question is – can this growth be sustained? Let’s look at the facts: the latest wave of the pandemic continues, the Brexit transitionary period has just ended, inflation is over 5% (a year ago it was just 0.7%), interest rates have already risen, and the full effects of the end of furlough are waiting to be felt. There is talk that household fuel bills could

double this year and we are all aware of the recent hike in petrol prices. Could all these factors combine to dent buyer confidence? Possibly – but fortunately we have a huge safety buffer here. We know that prices are always determined by supply and demand. According to Propertymark, there are 29 buyers registered for every property available for sale. Even if this were to halve, which seems unlikely, there would still be more than 14 buyers chasing every property – which is more than enough for a vibrant, gently inflating market. Many people had the foresight to bring their sale forward last year, and we find ourselves with far fewer properties for sale than we need to satisfy the relentless demand. So why not meet this demand if you possibly can, and bring your property to market now. This is especially the case if you are trading up, as, in cash terms, the growth in your purchase price is likely to be greater than the growth in your sale price – potentially leaving you with a shortfall in cash terms.
