As of the time this article is being written, the local real estate market is still in motion—and some serious precautions have been put in place to keep it that way. The industry is taking advantage of the ability to do the bulk of the transactions electronically, avoiding person to person contact. For the parts of real estate that cannot be done remotely, most companies have put policies in place to protect everyone involved.
TITLE COMPANIES
Some of the title companies in our area are offering drive through service to limit the number of people entering their office. They have also made efforts to keep clients safe by allowing them to sign documents separately and asking them to wait in their cars until it is time to sign. Many also offer mobile closing services that will come to you so you don’t have to leave your home.
HOME INSPECTORS
James McElroy of HomeTeam Inspection Services covers all of Deep East Texas and says they have made several adjustments, as well. Some of the precautions they are taking include diligently sanitizing their hands both before and after inspecting each home. They are also leaving their tool kits outside and only bringing in each tool when they need it. They are asking Buyers to remain outside of the home as they do their inspections, then speaking with them about their findings from a safe distance. They say the safest bet is for buyers to stay home instead of coming to the inspection, and they have allotted extra time to explain their results to them over the phone with the aid of photos. Homeowners are still encouraged to safely vacate the home for the
inspection, but McElroy and his team understand they may not feel safe doing so. He says they are also avoiding physical contact with everyone they encounter in their daily operations.
REALTORS
Most REALTORS® are working from home and conducting business electronically as much as possible. They are encouraging their clients to preview properties via virtual tours and drive by inspections prior to requesting a showing. Many real estate companies have put policies in place that only allow showings to REALTORS® and potential clients who have not been exposed to the virus and have no symptoms. Clients are being asked to take their own cars to all showings. In addition to making sure all hands have been sanitized prior to entering a home, Buyers are discouraged from touching anything during a showing. REALTORS® are being instructed to wipe down any and all surfaces touched (i.e. lockboxes, doorknobs, cabinet pulls, etc.) While these safety measures have not been officially mandated as of now, most offices have a policy in place.
By taking the recommended precautions and using common sense, we will weather this challenging time together. In the mean time, homes are still selling and new ones are being listed.
