The first question many people ask when they want to buy a home is, “How much money will I need for the down payment?” The answer to that question varies according to a number of factors, the first of which is the price of the home. When you finance a home, the lender will require a down payment based upon a percentage of the amount you agree to pay for the property. The type of loan will determine what percentage you will need.

FHA LOANS An FHA loan is offered by the Federal Housing Administration and is a great option because it only requires 3.5% down. Another plus is that FHA loans are much more lenient when it comes to credit score requirements (generally a minimum FICA of 620). This loan also allows the seller to pay the buyer’s closing costs of up to 6% of the loan amount.

CONVENTIONAL LOANS If you have 20% to put down, you are in great shape when it comes to a conventional loan. If you don’t have the 20%, you still may be able to get the loan as long as you have at least 5% to put down. Keep in mind, though, that anytime you put down less than 20%, you will be required to pay an additional fee called for Private Mortgage Insurance (“PMI”). The amount you pay for PMI is tacked onto your mortgage payment each month to help guarantee the loan should you default.

VA LOANS For those who have served in our country’s military and meet the requirements, the government offers you a chance to own a home with NO MONEY DOWN. There are also no monthly mortgage insurance premiums to pay and limitations on how much the buyer is required to pay at closing. These loans also work for new construction and manufactured homes.

TEXAS FIRST TIME HOMEBUYER PROGRAM If you make less than $110,000 a year and are a first time homebuyer, or have not owned a home in the past 3 years, there is a state program that may help you. It’s called the Texas First Time Homebuyer Program, and it allows help with the down payment and closing costs up to 5%. It also offers interest rates that are competitive with conventional loans. For more information on this program and the many others offered by the Texas Department of Housing and Community Affairs, ask your lender or go to www.tdhca.state.tx.us.
