Properly preparing your home to sell can make all of the difference when potential buyers are touring. This checklist provides simple, yet key, items to do to help your home sell quicker.

All of the REALTORS® in this magazine are experts in selling homes. They know what to do and not do to make your home ready to sell. Please, do not hesitate to ask for your REALTOR®’S assistance when you are ready to sell. Their assistance, advice and experience will help ensure your sales experience is a good one.

Do a faux renovation. Update fixtures, faucets and hinges. Touch up scuff marks and holes in walls and furniture. Hide worn cushions with a slipcover. Small changes make a big difference in the overall feel of a room.

Do clean everything. including overlooked areas such as dusting fan blades, wiping down baseboards and appliances, and washing windows. Consider hiring a professional if you can’t tackle a thorough cleaning.

Do let in the light. Open windows and curtains to let in natural light. Reflect light with a well-placed mirror or add floor and table lamps to illuminate dim areas. Your rooms will appear bigger and more inviting.

Do follow your nose. Rid your home of any strong smells - pet odors, cooking aromas and smoke for example. Light a scented candle, add fresh flowers or bake cookies to make your home smell delightful.

Do de-clutter and organize your stuff. Clear out your closets. Pick up piles of paperwork, clothes and shoes. Invest in boxes, baskets and other storage solutions to give every item a home.

Don’t start a large renovation project. Home additions, full kitchen or bath remodels, and swimming pool installations are costly expenses you may not earn back when you sell your home.

Don’t confuse buyers with multi-purpose rooms.

Instead, give each room a purpose (office, guest room, craft studio). Then edit furniture and clearly arrange the space to show buyers how the room can be used.

Don’t go overboard with color. Neutral tones such as grays, tans and whites offer a clean slate for homebuyers. Draw attention to special features or create a focal point using colorful accessories or plants.

Don’t leave personal items on display. Buyers want to be able to imagine themselves in your home. Replace family photos with more generic artwork and remove your kids’ artwork on the fridge.

Don’t spend all your time indoors. Enhance your curb appeal to entice buyers to see the inside.

Clear walkways, trim shrubs and grass, and weed flowerbeds. Brighten your entryway with a colorful wreath to welcome visitors.

Lisa Willmon of Lufkin asks, “We are looking for a home and are afraid to call a Realtor® because we are trying to stick to a budget, but many of the homes we want to see have real estate signs in the yard. How much more would it cost us if we used a Realtor® to find a home?”

A

So glad you asked this question, Lisa, because many people don’t realize that the services of a Realtor® are usually FREE to the buyer.

Here is how it works: the seller signs a listing agreement with a real estate company to help them sell their home. In that contract, the seller agrees to pay a commission once the property closes. That commission amount is based on a percentage of the total sales price (in our area it varies, but is most often 6% of the sales price). That commission pays the Realtors® involved in the transaction for both the seller and the buyer. So with the seller paying all the commission for the Realtors®, buyers get all their help for free!

As for those signs in the yard, before you call that number keep in mind that they represent the seller, not you. It’s that company’s job to get the seller the most money possible for their property. While the seller’s agent will most likely 16

be very polite and glad to assist you, that agent does not represent you. To have someone help you negotiate so you can get the best deal on the property, you want to have your own Realtor® or “Buyer’s Agent.” As long as your buyer’s agent is part of the local multiple listing service, he or she can show you all the properties available in your price range, help you negotiate the deal, draft the contract, guide you through the inspections, and be your advocate and adviser throughout the whole buying process. And again, all that will cost you nothing since the seller pays all the commissions!

Have no hesitation when it comes to calling on a Realtor® to assist you in the home buying process. You will have someone in your corner who will undoubtedly save you money and not even cost you a dime!
