Ethical treatment. Every REALTOR® must adhere to a strict code of ethics, which is based on professionalism and protection of the public. As a REALTOR®’s client, you can expect honest and ethical treatment in all transaction-related matters. The first obligation is to you, the client. 2
An expert guide. Buying a home usually requires dozens of forms, reports, disclosures, and other technical documents. A knowledgeable expert will help you prepare the best deal, and avoid delays or costly mistakes. Also, there’s a lot of jargon involved, so you want to work with a professional who can speak the language. 3
Objective information and opinions. REALTORS® can provide local information on utilities, zoning, schools, and more. They also have objective information about each property. REALTORs® can use that data to help you determine if the property has what you need. By understanding both your needs and search area, they can also point out neighborhoods you don’t know much about but that might suit your needs better than you’d thought. 4
Expanded search power. Sometimes properties are available
but not actively advertised. A REALTOR® can help you find opportunities not listed on home search sites and can help you avoid out-of-date listings that might be showing up as available online but are no longer on the market. 5
Negotiation knowledge. There are many factors up for discussion in a deal. A REALTOR® will look at every angle from your perspective, including crafting a purchase agreement that allows enough time for you to complete inspections and investigations of the property before you are bound to complete the purchase. 6
Up-to-date experience. Most people buy only a few homes in their lifetime, usually with quite a few years in between each purchase. Even if you’ve done it before, laws and regulations change. REALTORS® handle hundreds of transactions over the course of their career. 7
Your rock during emotional moments. A home is so much more than four walls and a roof. And for most people, property represents the biggest purchase they’ll ever make. Having a concerned, but objective, third party helps you stay focused on the issues most important to you.

HOMESTEAD Brokers Jeff & Heather Buchanan Answer Your Real Estate Questions If you are looking for ways to save when it comes to paying property taxes, the first thing you’ll want to do is make sure you have filed for your Homestead Exemption with your local appraisal district. WHAT IS A HOMESTEAD EXEMPTION? It’s basically a discount given to property owners who meet certain criteria. These exemptions are offered by counties, cities, school districts, and other local taxing units and can make a big difference in the amount you pay. Here’s the way they work: they remove/deduct part of your home’s valuation from taxation, making your taxes lower. For Example: If your home is appraised at $100,000, and you qualify for a $25,000 exemption, you will pay taxes as if it were only a $75,000 home. CRITERIA FOR HOMESTEAD EXEMPTIONS: Principal Residence Exemption: A homestead is generally the house and land used as the owner’s principal residence on January 1 of the tax year. Investment property, second homes, and vacation homes do not quality for this exemption because they are not the owner’s primary dwelling. Age and Disability Exemptions: If you are 65 or older or disabled, you may qualify for an extra $10,000 homestead exemption for school taxes (in addition to the $15,000 exemption available to all homeowners). Also, any taxing unit may offer a local optional exemption of at least $3,000 for taxpayers age 65 or older and/or disabled. These homeowners do not need to own their homes on January 1 to qualify for these special homestead exemptions, instead they qualify as soon as they turn 65 or become disabled.
Partial Disabled Veteran Exemptions: The law provides partial exemptions for any property owned by veterans who are disabled, spouses and survivors of deceased disabled veterans, and spouses and survivors of military personnel who died on active duty. In Angelina County, the amount of the exemption is determined according to the percentage of service-connected disability and is listed on the Angelina County Appraisal District’s website: http://www.angelinacad.org/media/ EXEMPTION_DATA_2016.pdf 100% Residence Homestead Exemption for Disabled Veterans: A disabled veteran who is deemed 100% disabled by the U.S. State Department of Veteran Affairs due to a service-connected disability is entitled to an exemption from taxation of the total appraised value of the veteran’s residence homestead. However, this benefit does not accrue to the surviving spouse upon the disabled veteran’s death. HOW TO APPLY: If your property is located in Angelina County and you want to apply for a homestead exemption, contact the Angelina County Appraisal District. Exemption applications can be picked up between 8 AM and 5 PM Monday through Friday at 418 N. Second Street in Lufkin. You may also have an application mailed to you by calling the Appraisal District at (936) 634-8456.
