REALTORS® can use that data to help you determine if the property has what you need. By understanding both your needs and search area, they can also point out neighborhoods you don’t know much about but that might suit your needs better than you’d thought.
4. EXPANDED SEARCH POWER. Sometimes properties are available but not actively advertised. A REALTOR® can help you find opportunities not listed on home search sites and can help you avoid out-of-date listings that might be showing up as available online but are no longer on the market.

There are many factors up for discussion in a deal. A REALTOR® will look at every angle from your perspective, including crafting a purchase agreement that allows enough time for you to complete inspections and investigations of the property before you are bound to complete the purchase.

You’ve found a house in the perfect location with the perfect floorpan, but there’s only one problem—it needs LOTS of REPAIRS. So how can you come up with enough money to pay for BOTH the down payment and be able to afford the repairs after closing? There’s a loan being offered locally that can help make that possible. Chase Luce, Assistant Vice President of Mortgage Lending for Citizens National Bank in Lufkin, says they offer a “Purchase/Home Improvement In One Loan” that gives buyers the funds at closing they need to make those repairs as part of the loan. Here’s how it works: 1. The property is appraised in its original condition, and the buyer closes like normal and receives the funds to do the repairs. 2. Then the buyer does whatever repairs are needed/wanted as specified in a bid from a professional general contractor that must be submitted to the bank prior to loan approval. 3. From the day of closing until the repairs are complete, buyers are only required to pay interest on the loan. 4. Upon completion of the repairs, the home is re-appraised to assess the new value and a final closing is done. According to Chase Luce, the minimum credit score you need to qualify for this loan is 650. Approval, interest rate, and other terms are determined on a case by case basis. There is no 18
