The quickest way to evaluate your buying power is to go to the bank and visit with a lending officer. You can use your own bank or get a referral from family, friends, or your REALTOR®. By taking a look at your credit report, income, expenses, and savings, he or she will help you determine how much you can afford to spend. How much you have saved for a down payment will also be a factor. If you put less than 20% down you will be required to purchase Private Mortgage Insurance. Fannie Mae recommends spending no more than 28% of your monthly income on your home expenses, including taxes and insurance. You will also need to keep in mind that homeownership also means that when something breaks there is no landlord to fix it. The cost of potential repairs should also be considered when deciding if you are ready to purchase a home. Once your lending officer determines your purchasing parameters, you can ask for a Pre-Approval Letter. This letter is worth its weight in gold because when you find a property you want you can submit it with your offer to prove to the sellers that you are able to buy their property. That makes it more tempting for the sellers to accept your offer. 2. BEGIN YOUR SEARCH
Once you know your price point, you will be able to begin your home search. Jot down a list of the things you want in order of priority. You can head online to www.lufkinproperties.com and enter what you are looking for, and it will search all of the properties listed on the multiple listing service in our area. Once you identify some properties you might want to see, you can drive by and check out the area to decide if it is worth seeing the inside. When you have a good idea of where you want to be and what you want in a home, it’s time to find a reputable Realtor that you know and trust. A REALTOR® will be able to give you detailed information about the property that you will not find online. The majority of the time REALTOR® commissions are paid by the seller, which means the buyer gets this service for free! 3. NEGOTIATE THE PRICE
Having your own REALTOR® will give you an advantage when
negotiating. He or she will be able to help you determine the best price to offer by considering several factors: how much the home is worth by viewing what similar properties have sold for in the area, how long the home has been on the market, the condition of the real estate market, and what direction property values are headed. You will want to leave a little wiggle room in your original offer, because sellers usually expect to negotiate. Your offer should be in writing in the form of a contract, which your REALTOR® will prepare for you. If your offer is not in writing, it is not enforceable even if it’s accepted. Someone else could come along and snatch the property out from under you by putting their offer and acceptance in writing before you do. So once you reach a deal, make sure it is signed by both sides as soon as possible! 4. WHAT TO DO UNDER CONTRACT
Your REALTOR® will then take the newly signed contract and your check for earnest money (usually about 1% of the purchase price) to the title company to open escrow. Meanwhile you will work on getting the home inspected. Your contract should include an “Option,” which basically gives you about 7 days to get out of the contract if you change your mind or find something with which you cannot live during the inspection process. Pick an inspector that is licensed by the state. The inspector will go over his findings with you after thoroughly investigating the home. If you decide to move forward on the purchase, immediately contact your lender to lock in your loan and make sure you will be getting the same rates discussed during the pre-approval process. 5. CLOSE THE DEAL AND BECOME A HOMEOWNER!
The process of purchasing a home using a lender usually takes 4-6 weeks. On the day of closing, the buyer will be charged a variety of fees by the lender that must be paid at closing. These fees vary greatly from lender to lender, so it is very important to compare them when deciding where to get your loan. A cheaper interest rate from an online lender may look appealing until you get to closing and realize they charged higher fees in other areas to make up for it. At closing you will also pay the title company for their services and for an attorney to draw up the documents. You will be given the closing statement to look over beforehand, which will tell you how much to bring to closing.
