Brokers Jeff & Heather Buchanan Answer Your Real Estate Questions With so many real estate shows on tv, more people than ever are thinking about entering the field as a career. We often get asked how it all works and what it takes to become a successful Realtor. For those of you who are wondering if a career in real estate would be right for you, the answers to the following questions might help you make that determination: 1. Are you good with people and enjoy talking to them? 2. Do you have a passion for helping others? 3. Are you a self-starter? 4. Are you good at time management? 5. Are you detailed oriented? 6. Are you good at marketing? If you answered yes to those questions, you have the potential to do well in real estate. But there are other factors to consider, like how real estate agents get paid and if it would work for you. GETTING PAID Most people are not aware that the vast majority of real estate agents get paid 100% commission. That means that the amount paid is based on the dollar amount sold. In the majority of transactions, the commission paid out for real estate services is 5 or 6% of the sales price, and that amount is generally divided equally between the seller’s agent and the buyer’s agent. The agents then split that sum with their respective offices, which covers the costs incurred as part of operating a real estate business. The amount of that split is usually based on the agent’s sales volume at the time of the sale, and the more the agent sells, the higher the split they receive. That pay scale is determined by each individual broker. Since the amount of commission is based on sales price and not the number of transactions, an agent would make the same amount of commission for selling three $100,000 houses as he or she would for selling one $300,000 house. PROS AND CONS There are a lot pros to working in real estate. A flexible schedule
and the ability to conduct business at home or on the road can be very appealing. Another plus is the joy that comes from helping people make one of the most important purchases of their lives. But the most exciting pro is that there is no limit to the amount you can earn–unlike most jobs, there is no ceiling! There are a few cons, and the biggest one is most likely the fact that there is no guaranteed paycheck. You only get paid when you close a sale, which can make it difficult to budget. Other cons might be having to work and accept calls outside of regular business hours, or that clients can sometimes overreact because of how emotional real estate can be. And agents at offices that charge fees for various services like providing internet leads, advertising, real estate signs, copies, contact management systems, and office space might find those expenses burdensome—especially when they are first getting started. REQUIREMENTS To become a state licensed real estate agent requires 6 classes totaling 180 hours: Principles of Real Estate I & II, Law of Agency, Law of Contracts, Promulgated Contract Forms, and Real Estate Finance. These classes are offered at most colleges and online. Once the classes are completed, there is an exam that must be passed. You must also be at least 18 years old, a citizen of the United States or a lawfully admitted alien, and a resident of Texas in order to receive your real estate license in Texas. Online classes range in price between $499-$1,199, and allow you to work at your own pace in the comfort of your own home. It is always a good idea to read the reviews and get a referral for an online course before choosing one–because they are not all created equally. You don’t want to have trouble passing the exam because you chose a substandard online course.
