ANSWERS: 1. D. Any agent who belongs to our local MLS will have access to any property listed in our area and the authority to show it to you and to represent you in the purchase. It is a good idea to call a real estate agent you trust to show you all the homes in which you may be interested because the person whose name is on the sign of a listing has been hired to represent the seller, not you. That means it is the listing agent’s job to get you to pay as much money as possible for the property.

2. B. It costs NOTHING to have a real estate agent represent you in the purchase of a property because all the commissions are almost always paid by the seller. So it is a free service to you to enlist the assistance of a buyer’s agent whose job it will be to make sure your interests are protected and to help you get the property as cheap as possible.

3. B. A seller’s’ market occurs when there is a higher demand for homes and fewer houses available, which is currently the situation in our area. Houses are selling quickly and are rising in value. Many buyers who wait a day or two before they call about seeing a home are often surprised to hear the property has already gone under contract. So if you are in the market to buy and you see something you like—don’t delay!

4. D. The amount of money you need to get a loan varies depending upon the type of loan. A typical lender will ideally want at least 20% down, but some will go as low as 3.5% utilizing various government loan programs.
