Thirty-year mortgage rates are hovering in the lowest range of our lifetime, which makes it the perfect time to buy or sell a home! We spoke with financial expert and Professor of Finance at the University of California San Diego, Harold Buchanan, to find out how these rates impact our average homebuyer here in East Texas. Buchanan says that while changes are driven by economic factors beyond most of our control, the impact of these changes hit us ALL in the pocketbook. He says if you are looking to buy a home, the interest rate at the time you purchase will impact how much you will be able to afford to spend. Focusing on principal and interest (setting aside other purchase expenses like PMI, insurance, taxes, etc.), he says you can see the impact on your buying power that occurs when those rates change. Let’s take a look at how this happens: Buchanan uses this example: “If you want to keep the principal and interest portion of your mortgage around $900, the table below shows us that every time the interest rate increases by roughly 0.5%, your buying power (the amount you are able to borrow) DECREASES by around 5%. This means that a mortgage on a $200,000 home with an interest rate of 3.5% would cost you $899 per month in principal and interest. If the rates increase to 4.0% and you still want to stay around $900 a month, the most expensive house you would be able to afford would be $190,000.”
